Super great place for family. We love coming here! There is some noisy construction from the building to the right, but it will pass. Overall its an amazing place to stay, the mini golf course is a lot of fun. Definitely check it out!

They have alot of things a beautiful ocean front view(you might wanna get a room on the first floor there the only ones with balconies) and 3 pools with access to ocean and your right down the street from where the Daytona 500 happens. They even have their own little put put area were you can play mini golf. And a little tiki bar. If you want to go out to eat, you can ask the front desk and they can tell you about any food in the area even if you want seafood

Out at the pool the staff came down and took our umbrella away..saying the wind was too strong..no wind. Other partys umbrellas were not removed..just ours..the tiki bar never ooen..my family came in for reunion..manager came out raising hell about oarking.. we had 2 mercedes and one infinity g 60. Probkem..never again come back..other places in the area of class

Really nice place since Exploria updated it. Theyre still working on the south end but they have done a nice job so far. My only complaints are that we didnt get an ocean front suite and we dont have a shower in the master bathroom. But these are offset by the fact that we have a bigger suite so our 2 kids have a queen bed each and we have a king in the master bedroom. Very clean and comfortable. Pools are great and location is convenient to everything.

Great place to stay with lots to do on site. Two outdoor pools and one inside,tiki bar and restaurant. Great mini golf course right on the beach and across the street is a shopping center. Newly remodeled condo fully equipped. Cant ask for a better place to stay.

We didn’t have a great stay here. The room wasn’t clean and the bed was very uncomfortable. Had we known the tiki bar and restaurant was only open 3 days a week we would not have stayed here. That is totally ridiculous. Our family will never stay here again.

The studio where we spent the night did not have a regular bed but just a pull out couch..I feel that it should have a bed instead of 2 bathroom areas.. the place was clean and facility was nice overall. Access to the beach is great. Customer service at the front was a bit unfriendly.

Hi I just checked into the grandseas ocean front located in Daytona beach Florida. WORST CUSTOMER SERVICE the lady at the front desk was completely rude and unprofessional. Ive been coming to this same resort for 23 years ever year and never have I once been treated with such disrespect. If this is how the company treats its members of law enforcement I will be sure to inform everyone I know to never book here. The resort is going through a remodel. Upgraded decor with fresh paint and fixtures throughout. Restaurant and Tikki bar are only open Friday - Monday. Need to bring back the music and entertainment. Social distancing is rather easy. Not many guests here since only 1/2 of the resort is open.

This place is great it has so many amenities. Its perfect for families with or without children. Three pools and 9 hole mini golf course. Tiki bar outside and ice cafe. The remodeled rooms are very very nice. The ocean veiw is perfect! I love the beach access as well. The staff are friendly and helpful. Beware no where on this property do they take or accept cash. So always have your card ready. The prices of drinks for kids and adults are very reasonable and so is the food. Perfect distance from location for shopping and night life. And still very peaceful. We will be back again for sure!

This has just been recently renovated. Things I liked about the apartment we stayed in were the bath-new technology now just press a button like a mobile phone button jets all along the bottom of the bath. All new and modern equipment. Fabulous stunning beachside front location with big patio doors looking out onto Atlantic. Unfortunately these dont open but when we were there there was a storm at night so they wouldnt have been open anyway. Faults were no window could be opened safely as the only other window led onto passage way with no way of locking it open. Other than that a great venue but no restaurant on Thursday or Friday either!!

Im only rating 4 stars because hospitality is key.And the lady at the front was asked a direct yes or no question by myself and wanted to basically repeat what I asked her back to me.Confused at first my friend had to verify that she was technically answering the question.I dont like her attitude or tone.Now the long haired blonde woman was fantastic Aside from the dad above me yelling at his children to quit messing with his things and them repeatedly stomping throughout the night.Wish you got a balcony as well. Nope.Also they said they werent pet friendly and I saw people with their dogs

Right now half the amenities are shut down due to construction. Hurricane Irma beat this place up and they are still recovering. We love grand seas, the rooms are now beautiful and spacious. The male at check-in was extremely rude, a complete try hard. He was on his cell phone chatting when we got there then gave us heck about the card we were using for security deposit. The best thing the resort could do is get rid of him (night shift male) . Other than that this place is perfect.

Awesome view! Room was clean and the front desk staff was great. Tiki bar, pools, and putt putt were first class. Took us a few days to realize any housekeeping of the room had to be done ourselves or requested. Luggage carts are a hassel. Cabinets in the room had some minor water damage, but otherwise very nice.

This is a nice family place!! There is so much to do, in fact I grew up coming here and i always had fun. Going to the hot tubs at night, eating ice cream from the vending machine, going to the tiki hut to get a strawberry daiquiri, and swimming down the slide in the large pool. They have so much to offer like a restaurant. Also its right across the road from a shopping center (Pub-lix & Bells Outlet). If you like to watch the sun come up this is also the place to go, when I was a kid I would always see dolphins in the morning. This really is the family place. 5 Stars

06/2020Update...much of the construction seems to be completed. The indoor pool has been closed every single year we come so I dont think it is ever open....they just announce that they have one. The front desk and restaurant staff are pretty bitter people....seems to be a hiring requirement.... The house-keeping and security staff are wonderful. Our balcony room is amazing. The pool and beach are amazing. Lots of little fish & lots of dolphins.10/2019The remodeling after hurricane Irma is starting to look nice. There is still much to be done so some parts of the hotel cant be used and are roped off. There are construction trash containers still out in the side of the hotel that remains closed. Im not sure if thats why they are closing the beach access at 9:00pm. It felt like we had curfew because of it.Our room was lovely, though. I think we were the first to use the room we got. It still smelled like paint. But that quickly fades away as you get an incredible full view of the ocean. The rooms no longer have a window for you to hear the ocean from your room but the view is amazing!

Stayed here for a family vacation with 5 children. 3 of the children were under 5 years old. The hotel was amazing! Plenty of space great access to the pool hot tubs and beaches. The mini golf course was perfect. The slides were amazing! The room was great we could go eat for lunch then come back to the pool. The tiki bar my husband really enjoyed! Great drinks which were not over priced and actually put a real shot of alcohol. The entire staff was very pleasant and more then nice from the front desk to the housekeepers! Customer service was beyond excellent and I would recommend anyone to stay here! Also not 30 mins away is a lighthouse that you can actually tour ponce island lighthouse it was great to see one upclose and personal and the children loved it! By far the best vacation ever thanks to the Adrian at the front desk of Grand Seas for recommending it to us!

We had fun but here but there was a lot of construction going on when we visited. I was disappointed that my room didnt have a balcony, only a window. The bar on site is fun & the bartender was super attentive with good advice on nearby places to visit when the bar closed. (they close early at like 8 or 9pm) Overall good stay, wed visit again. Right on the beach, cant beat the views. Putt putt was fun too.

To Expensive for what they offer, they are in progress of being rebuilt after hurricane Irma, old and not attractive, pools are cold no continental breakfast as advertised, the room we stayed in had been renewed but had nothing I would call luxury, Hard Rock Hotel is right down the road for a few dollars more and is a day and night difference. Won’t be back.

Very Displeased. Been a owner for 12 years,own 2 fixed weeks for Bike Week. Generally always enjoyed staying there for the event. Hurricane in October 2017 severely damaged the resort. The resort had to be shut down for repairs. During Bike Week 2018 the resort was still closed for repairs. I had to still pay my full maintenance fees and taxes on both units even though I was unable to stay in either one. Then I had to go pay full retail and rent another condo at another resort to be able to stay in Daytona for the event. This year for the 2019 Bike Week I had to pay my full maintenance fees and taxes on both my units again. One of my 2 units I own is fully repaired and up and running again. But the resort refuse to let me stay in my unit that is already repaired because they rented it out already. My other unit is still under repair. So far I have paid out aprox $3400.00 in maintenance fees and taxes on two timeshare condo units that I have not been able to use for the last two years.I have finally reached the point where I have lost enough money where I have started to reach out some law firms to discuss what I have for litigation options .

Going to many timeshares in my life, this is the worst. I dont know where to start. But Ill try to list:1. We have yet to receive any type of room service, no towel exchange or linen swap. No trash pickup. Nothing.2. Outdated. Although currently under renovations, our room is decent yet extremely outdated. The fridge barely cools and its permanently stuck (switch is broke) on power save mode. The dishwasher looks kinda moldy. They put new tile floors down in our room and its not laid correctly. In spots you sink or feel like stepping on air. The bathtub, although new tiles, is outdated. The Jets dont work and the caulking around the edges are dirty. The bed feels great when the springs touch your spine....2. A) The pools look somewhat clean and right next to the ocean. However, the bathroom for the pools looks absolutely disgusting. I went upstairs to my 3rd floor bathroom instead of using theirs next to the pool.3. Parking. Non existent. Its first come first serve to park near your room. Hard to explain. Plus, I just saw a woman hit a parked car. She proceeded to pull away and leave. I called the front desk and they told me their was nothing they could do. I had the tag numbers... try something lol dont feel confident leaving my car outside but dont want to park a half mile away.4. No balcony. Minor but would be nice.5. No washer and dryers in room. They charge for it somewhere here, Ive yet to find it.6. Active construction going on. Nothing like the sound of beach waves and saws in the morning to wake you up.7. No coolers allowed in the pool area... what?? Im not paying your ridiculous prices at the tiki barThe list can go on but Ive hit the hot spots (or cold).If u want a place next to the beach thats not cheap, this is it. Wouldnt recommend to buy here (or stay)Update 8/18 just found 3 roaches in the kitchen. Yummy

When we arrived the bed didnt have a boxs spring, so as a Murphy bed it wasnt heavy enough to stay down. The staff manager lied and said they were all like that!!! we knew it wasnt true cause our friends had a similar room with the same bed, plus it shows the bed with a box spring on the website. We are timeshare owners through exploria which owns Grand seas. I had to use my remaining expos by the end of the year so we booked at Grand seas. They are remodeling and everything is closed down. We get to our room and it doesnt have a bed but a roll out couch. They spent so much time decorating that they left out the bed. I just booked a room at Hyatt place where I know we will have a comfortable bed and free breakfast for members.

Stayed second week of Feb 2017. We got an excellent price for our stay, so there was no comparison to the surrounding options. It appears that this was a great resort that seems to have lapsed a bit in maintenance and, under new management, is now on the return to former glory. As mentioned ,we got an excellent deal for our stay so in perspective of the price we were extremely happy with all facets of our visit to Grand Seas by Exploria. There are countless staff and admin. all continuously working to ensure a pleasant environment. Staff was polite, pleasant, attentive and ubiquitously present. Calls to front desk and concierge services are handled courteously and promptly. The property is beautifully manicured in its common areas but some small details in the room could have been slightly better. There are dozens of renovations and improvements taking place throughout the property. Given sufficient time and money, this resort could become one of the premier locations in this area and class of accommodation. Conclusion: If you get a good price for your stay this is a great option.

Old hotel, damaged by couple of hurricanes during past years. Easy to notice from A1A. Small parking lot. Offers golf carts for rent. Rates is a bit high, compared to Daytona Beach hotels. Medium size pool with a small size pool area, but beachfront. Across the street from Bellair Plaza.

Super friendly staff! Loved our big 2 bedroom suite! Got to enjoy a beautiful sunrise and sunset each day. Indoor pool was very nice. Outdoor pool was even better. 2 hot tubs and a bar within 25 feet of my patio door. 50 feet or so from the beach itself. I had the BEST vacation! Would definitely return.

Room was nice and roomy. Staff was very pleasant and helpful. The pool areas were always clean and easy accessible. 3 pool areas and each was always cleaned. Staff was cleaning and touching up paint where needed. Indoor pool was nice and warm, when the night got chilly. Very convenient to shopping and just a short drive to all of the attractions.we drove 12 hours and even though check in was at 4, staff let us checking early. Great stay with kids, so much to do and keep them occupied. From the mini golf to the kiddie pools to the ocean.

Grand Seas Resort is conveniently located in beach side Daytona Beach. There are many great restaurants and shopping options within walking distance. The rooms are clean and the staff is very friendly. The best part is the pool deck. The pool deck is clean, seldom overcrowded, has beach access and both pools are incredibly refreshing. The outdoor tiki bar has great drinks and the ability to order food. I would recommend Grand Seas.

Im a owner with grand seas and I wouldnt reccomend this place to anyone its a dive they keep saying they were destroyed by the hurricane and havent opened in 2 years and want owners to pay all these fees but cant use the premises also say they got room open but cant use pools or see out nothing this managament has went to hell, when I bought this place 20 something years ago it was great but now they just dont care about owners trying to foreclose on me so they can steal their money and than file bankruptcy or foreclose on building it keeps foreclosing than other owners get it and leave it no one even has time or wants anything to do with it. Im not paying all these fees to just pay and never be able to use it been told numerous time on phone oh we will open soon they never do post on dates opening and never open its horrible Id stay anywhere else than here I reccomend Hilton and ocean walk 2 of the top places gonna pay just as much at this dive of a place when you can stay at a gorgeous place which is updated and great for kids and has great lazy river pool tiki bar great kids play area and more. I feel this place will never open they just wanna find any way to get your money they keep saying dates and not opening they just want the owners money than try to foreclose on you when you offer to pay but find it ridiculous you gotta pay on something you cant use worst customer service they probably only care about the non owners the ones to pull you in care about you some time than throw you away like the rest of us that been in it for awhile. Great place to stay. Recent (much needed) renovations to elevator and floors of hallways (really nice tile). With several pools, 3 hot tubs, and quick and easy access to the beach, there really isnt much to complain about! I would recommend a room upgrade to a 1 or 2 bedroom suite if youre coming with more than 2 people. Close access to shopping center across the street, which has a supermarket, a liquor store, and a few other cools spots. Would highly recommend coming with the family or as a romantic getaway.

Amazing! I hope this is the place I can bring my family to every year. This family friendly, perfectly located hotel is the best Ive stayed at. There were daily kids activities, slides in the pool, the rooms were spacious. I read some bad reviews on this hotel and was a little worried, but the only things I saw were from the age of the rooms (A patch on the wall where the tv was and now sat on the dresser), which are all being renovated. There are tons of people constantly cleaning everywhere trying to keep what they have nice, while they prepare for the new rooms. And for the price, why stay anywhere else?

Our 2 bedroom room on the fifth floor has been phenomenal. Amazing ocean view. It has a full kitchen stocked with pots, pans, glasses, etc. They are still renovating but every staff or crew member I have come across has said hello or smiled and waved. Grand SeasStayed for 3 nights and were completely satisfied.Rooms are a little dated and worn but our room was clean and with a view of the sunrise and ocean what else matters. Pools and hot tub were great temperature. Mini golf is very basic, free and we had fun!Pool noodles and beach chairs and toys are also free!I have visited a lot of resorts and this one surprisingly has one of the best ocean front amenities around. Playground (really made for the younger crowd) 2 large outdoor pools that are 10 feet deep - love that and slides for the kids make the outdoor pools fun! Indoor pool and hot tub for rainy days.Tiki bar had good drinks and friendly people.They are renovating and that will just add to the fun that is packed into this resort. Not super fancy but perfect for families and couples alike.

The rooms are well equipped, a lot of space, a 42 TV plus a 32 tv in the bedroom, big kitchen with all the supplies. Great view. 3 pools (including an indoor one). Some renovation still going on. Room service was just changing towels, I had to ask for more soap. The area is not bad, a lot of rentals. We went to Daytona Lagoon (go-karts, golf, arcades, water park). The rooms are not expensive either.

The front desk staff was not at all informative at check-in, so make sure you ask questions. At check-out I was informed that the pool bracelets needed to be turned in or they will charge you. Nothing was said at check-in nor was there a courtesy call letting us know the check-out process. There were no planned activities for the entire week. Even though it is under construction some music or games would have been nice. The rooms are very used and old, but I understand this for a hurricane area. The housekeeping staff was very friendly and helpful.

After reading some of the comments I was a little nervous; but I must say the place is clean, the elevators were not a problem the rooms were great and the pool area was amazing. I would not hesitate to return!!! Everyone was so pleasant and they couldnt do enough for you!!!

If I could give this place 0 stars I would. Bed bugs. The mattresses (one was a couch bed and the other was a fold out bed from the wall) were TERRIBLE. Both had bed bugs. The couch bed was brown with years and years of use. The fold out bed almost fell on top of me. There were no outlet covers on the wall sockets or light switches. There was mold in the room. Apparently we were given the upgraded VIP suite. Which basically means that it was the most recently updated room, but the front desk lady (sweet, but she acted like I was bothering her a little too much...) told us that it has been years since the room was updated. The only other option they gave us was to move us to a different room of the same status. Im so disappointed. I made my reservation back in March but thats the best they could do for us? Im just astounded.

Im prefacing this review with the fact that the Grand Seas Resort is currently undergoing renovations and so your stay may be much better. With that said I am a little disappointed, the suite we have is really showing its age. The furnishings are outdated and well used. The paint in our suite looks fairly fresh but the caulking around the the tub looks horrible. I only say this because when your on the toilet your looking right at it. Speaking of the toilet it was clogged when we checked in. Thankfully it was full of stuff. The hotel staff are curtious and they had maintenance up to fix our toilet problem rather quickly. The entrance door while locks doesnt close tightly against the door jamb. One last gripe, there isnt a balcony which is really a bummer since the hotel is right on the beach and all rooms face the beach. The views are great. There are two outdoor hot tubs and a pool and one indoor hot tub and pool. All in all not bad especially for the location.

Unfortunately, our stay here was very short. We were scheduled to arrive Friday by midnight and to check out on Sunday.We got in due to a late flight overlay which was caused by deicing the plane in Atlanta. We arrived at 4:30 am in the morning. All we wanted was a good view of the ocean, hot shower and a comfortable bed. None of these things were achieved at this Grand Seas. Called the hotel operator and reported our findings and was told to let the water run for a half hour :(. Very disappointed and just could not sleep due to the foul mildew smell in the room. Will never stay there again. We couldnt endure it and checked out the same day at noon. A refund should be generated for the poor room accomodations. Very dissappointed.

Close to every place. Had a wonderful experience. The staff was great. Room was cozy, beautiful and with ocean view. The outside Tiki bar was nice. Helen was nice! Would return.

Location is wonderful! Its just minutes away from excellent places to eat, a supermarket, even outlets! Rooms had tons of space and were very clean. Service was phenomenal.
