I live up here

Garbage, trashy, not friendly, I can go on prices go up and up place goes down its never ending. Management has changed an unimaginable amount of times and it is impossible to get approved to buy a trailer from here, just go elsewhere this place is trash

I have lived here for 12 years and find it to be a nice place to live for the most part. I also have great neighbors on my street.

Wish the lot rent would stop going up every year but thats a given. Have lived here for a couple years and feel comfortable. Besides the fact that people keep letting their dog poop in my yard and dont pick it up.

Id give this place 0 stars if I could. My family has lived here for roughly 10 years, and within the past year or two the lot rent has raised by 55 dollars. And we have now been ordered to remove nearly everything on our deck and patio (Including removing our backyard deck entirely). Were being charged and written up for the littlest things, like the minor holes in our skirting from weedeating. I will not reccomend ANYONE rent a lot here, because they treat us extremely poorly. Theres a curfew for vehicles on the street from midnight to 6AM, which only makes sense on snowy days and trash days. The park owners would rather spend money on fixing the pool and playgrounds or patching the streets instead of actually fixing them. This place was nice when we first moved here, but has since gone to hell. I cant see this park having an increase in residents any time soon, only a decrease.

Ive lived here for years. Prices keep rising to pay for these roads and new play grounds.. its getting way to expensive.. but on the other hand, the manager Megan is amazing! Better than the last manager. Shes not snotty and works with you. John...everytime we wave or say hello he gives us a dirty look and wont say hi back. I think he treats us like little kids because we are younger than a lot of people who lives here & assumes were immature... We are married and have a son. Always pay on time. And I dont like us being treated like we arnt humans. we are such nice people. I dont know why we get treated differently then everyone else. Hopefully he realizes soon how rude hes being. This is our home. We deserve respect & kindness back.

My husband and I moved here a year ago. We absolutely love it here. The management is helpful and easy to get to know. John the maintainace supervisor is spot on and always willing to help. The owners of the park provide movie nights at the tennis courts! The community pool is beautiful, well maintained and simply a pleasure to have! Colonial...we live you

This place is full of good hard working people and retirees. The place is ran like a gated community. They dont tolerate any nonsense any junk cars or any dope heads. The facility is always well-maintained and the pool is a great bonus. like any neighborhood theres probably a few potheads but you would never know it.

I bought a trailer and moved in cpl months ago and so far its nice and peacefully here

The manager is a terrible person. The park is infested with cats, racoons, groundhogs, skunks, and coyotes. The back end of the park floods terribly, in even modest rain. And wont dry up for days. Repeated requests to fix the problem has gone ignored for years. And dont visit! She will call the sheriff for anyone here more than a few hours.

If your looking for place to call home . Then colonial estates is the place to be . Park manager Tina is great person an very understanding as well

I have lived in Colonial Estates now for a total of about 14 yrs & although at the present time the Management leaves alot to be desired. Living here as a whole is a positive. Id rather be here than in any of the rest of Lancaster.

They have plenty of ammenities! Theres much to be understood in how things work in the office?

I live in Colonial Estates,Its a wonderful place to either raise children (parks, basketball court, pool). As well as older adults such as myself and my husband.

Cost way to much to live there

I have lived here and at their East Side Location (Lancaster Estates) they will tell you they arent owned by the same people but they are. Its a trailer park, and yes its just like Trailer Park Boys. Complete with drunkos, druggers, weed trailers and cats, lots and lots of cats. Everyone has 9 cats on their porch and any given time and pot heads and meth cooks abound. The one on the East side had several fires from the meth being cooked in the storage sheds.

Great place, staff friendly, nice trees, but not a lot of parking.

Was at a friends mobile trailer..the trailer park seemed kept up in decent shape.

My cousin lives here and she rents a lot.. clean environment and reasonably priced lot rent tennis courts bball court and a pool!!

Both the complex office and the corporate office in California are very rude, not a place I would recommend doing business. I do not live here so I cannot speak on that but my experience doing business with them was definitely a bad one.

I love it here!! Peaceful and the staff is great!!

I was yelled at by the manager for reporting a groundhog under my trailer. Its their responsibility for removing and relocating them.

The person running it is out to take your trailer and tell you your family cant visit simply because that person dont like them and wont let you have whoever u want over its not the Hamptons. I dont suggest it at all

If I could give zero Stars of the rating of this place I would Colonial Estates is the most shittiest place to live I would rather be homeless this place loves to kick out handicapped people plus its a very strict place to live they love to take your trailer

Ive lived here for three years worst place Ive lived they will evict you for the littlest thing like having toys in your yard helping out your mother in law who got kicked out of her trailer for letting her grandkids come over the manager is the most vile hateful person Ive ever met if you get on her bad side she will evict you and take your trailer so be careful
