I moved in the beginning of 2010. Had a $52,000 share in community and lot rate was $375/m. My family moved in around 1981. Lot fees were $175 then. Found out that maybe 10 households thought they controlled the community. They mismanaged it, so it was sold to Cal-Am. Made promises never kept. Lot fees went up from $375 in 2014 to over $800 today and still going up.Oh, by the way..... The $52,000 share disappeared also.... GONE!! EVERYBODY LOST OUT

When you drive in here it is so beautiful. It’s pleasing to the eye. Debbie in the office was very nice. She greeted my grandchildren with such kindness. Put them in a conversation asking lots of questions make them feel important. I loved that the ladies were forthcoming with information they let me know if something need to be done and how they would let me know. I just liked how they were upfront with me.

Very nice place to live in the winter. We looked at a number of other parks. This park clearly stood out from the rest. Very clean, nice people, great location, heated pool, big hot jacuzzi, spotless community building, workout facilities, pool tables, & did I mention - Big Hot Jacuzzi

This is an absolutely beautiful park, in an excellent location. People are friendly, there are lots of activities. The only thing I have a problem with is the yearly increase in Lot Rent. Its currently at $868.00

The rent is very excessive it is now up to $824.00 a month and is expected to keep increasing.No Utilities are included. Most parks in the area include at least one of these. There are about 40 mobile homes vacant at this time. Be very careful of your neighbors some of them just like to complain about petty things. I guess thats what happens when you have nothing better to do with your time.So, before you move in, I would definitly talk to residents in each section of the park to get a true feeling for the neighborhood you are thinking about moving into!

Well organized and maintained manufactured home park. This park is literally in the middle of everything! But it is a Haven of peace and nature. 55+ locals and seasonals put it on your list!

Salespeople are ok, Debbie, the office manager is rude and condescending. She kept telling us we didn’t have enough income to move into the park. We knew something was wrong, WAY WRONG, we had ample income and good credit, but for 5 hours, she insisted that we didn’t show enough income, even though the bank statements clearly showed monthly deposits. Turned out she had listed a one month ss deposit as our YEARLY income. She also had a real attitude that we couldn’t show our original social security cards (there is NO WAY in today’s world that I would keep that card in my wallet) And, in the middle of all this, she had the nerve to pick up the phone to call Hooters for a luncheon the next day. Yep, that’s professional. Facts being what they are, you get nothing but a pool. Just the privilege of living there. We’ll spend our cash where people appreciate their tenants. Island in the Sun has a problem, an office manager full of rudeness

Lot rents go up $20 every year. You get nothing for your money except lawn maintenance . Only the bigger nicer lots have some decent grass. No trash, water, sewer paid. Water costs 100, electric at least 150. Not even basic cable. Speaking of cable, only Spectrum, but theres better, other cable companies all around.

Nice community conveniently located to everything! Airports beaches, piers, parks, fishing, many eaterys. The local charm of ole Safety Harbor. The Arts & Music of Ruth Eckerd Hall Clearwarter, Straz Ctr., of Tampa Bay area and more.

Ive been shopping around in the area for 55+ parks. This place is okay, but the deal breaker is the $800+ rent with nothing included but lawn care. Seriously? Just a mile or so away is a nice Park with FRONTAGE ON THE BAY that rents for around $600 with water, sewer, twice weekly garbage, weekly brush hauling included. And less than four miles away you have $650 a month including water, sewer, garbage, lawn and basic cable plus a deal for a special cable/Internet rate for 2 years just cause you live there. I could name several others in the same area in the $550-650 price range with the usual water, sewer, garbage, lawn included. Pricing, therefore, seems out of touch with the local market. Activities and other amenities at all are basically equal, but many of the other parks also have open spaces, park areas, etc, whereas this one is just paved cheek by jowl with revenue producing units and more being brought in. Lots of homes for sale here, for obvious reasons.

Horrible dealing with mgmt. Lot fee is going up to $800, and guess what you get for it: bad lawn care and free ice. Cal-Am owns the real estate, residents own the trailer. OK. Cal-Am owns the real estate BUT THE RESIDENTS ARE RESPONSIBLE FOR THE MTCE OF THE ENTIRE PROPERTY ??? Do not, I repeat, DO NOT move into this property.

Lot rent is $800 per month and no water or sewage included. The front of the park is well maintained, but the rest of the park is not..not what I thought was a good place to retire.

Not a good first impression, had an appointment for a tour and representative didnt show up. But in driving around a little the community is way to crowded, no space between homes or in front on homes, narrow streets. Cars were parked up on the sidewalks.

Nice park and lots of for sale signs due to very high lot rent $760 and rising and no bills paid. Water $100, electric $150 or more. Nice neighbors but not good for limited income. Company owned $100,000 new trailers moving in and eventually will replace all older trailers. Older but in good shape trailers for sale $20,000 average. A few eager to get out before January 2018 rent raise to $780 have lowered price to $10,000 or walk away while cal- am either fixes up the free for them Trailer and sells for expensive price or tear it down and put their brand new $100,000 in lot. Close to Campbell Courtney bridge, hooters and target. Wouldn’t surprise me to see $5,000 for sale by owner next year.
