Clean mobile home park. Very good maintenance. Rent is good. Dont see office staff often, last manager did little events for residents. Need new pool safety staff

We left because the guy working the pool was letting teens in with no parents and letting them do and say anything they wanted.

Used to live there , nice park , but sun home is the owner of the community, and raising rates ever year , many older americans live on a fixed income so just makes it harder for older adults to live in their golden years, with the cost of living, medicare and medicaid and their deductible when should the bottom line be looked at and stopped ??

My friends live there and I havent heard anything nad from them.

When we first moved into the park in 2015, management was friendly and approachable. The manager in the office and the grounds-keeper were a married couple who were laid back and reasonable. We never had any problems. Some items promised in the home sale, such as garbage disposal and dishwasher, were not provided. However, we did not make any fuss as were pretty green as is, and prefer hand-washing anyway.Since summer/autumn 2016, when that couple was promptly dismissed, harassment from maintenance has become unacceptable. We once received a notice that our grass needed cutting THE DAY AFTER OUR MOWING SERVICE HAD CUT IT. Nearly everyone else on our street received the same notice a few weeks after management transitioned, despite everyones lawn looking fine and it being October, a time when grass rarely grows fast. When approached, the office simply told us wed need to pay the $35 mowing fee. No alternatives were offered, no agreement could be reached.Since then, we have received weekly harassment from maintenance man Al, who constantly posts notices on the door about moving porch furniture off of the covered, carpeted porch. There is no space for complaining about porch furniture on the form, as this is not prohibited by the lease, so he checks the no outdoor storage - tires, debris, etc area. We do not store tires or debris. We have outdoor furniture on our covered porch, as this is a safe area for it year round being COVERED and all. Theres no where else for this to be stored, and certainly no way wed pay additional monies to rent a storage unit to store items we want on our porch. In addition, even though weve been at home each and every single time notices have been delivered, the man has never taken the trouble to actually knock on the door and discuss the problem. Instead, he tucks notes in the door. Although weve addressed this with the office, and were given permission for the furniture, the harassment continues.Its such a shame to see how poorly this place is being run, as its full of nice people and could really be a pleasant place to live if the rules were upheld properly and not so whimsical and Byzantine. Unfortunately, we have decided to move out due to the poor management and continued harassment.

Ive lived here for nearly 5yrs and for the most part I loved it. Nice well kept landscaping. And its surely reflected in the lot rent!! Absolutely ridiculous management. I couldnt be happier that Steve Townsend is finally gone, and the little helper Al who rides around on the golf cart needs to be re-educated to the fullest on his employment. If you can afford to buy a home in this place, then you can afford an actual mortgage on a house with an actual foundation. I cannot wait until I can get out of this place. Better than apartment living if you ask me depending on the complex. DO NOT PURCHASE A HOME THROUGH SUN HOMES!! Build your credit and get a real house. Especially when the lot rent exceeds the value of cost of living.

They are really nice and they helped us get in fast, really nice community! Havent had no problems!

The new management is alot better then the old. But when repaving the road. We didnt get any notice. Nor can we even drive on it for hours. Would have been nice to know especially with two babys. Ended up having to carry both the whole walk to the trailer.

Not worth what you pay, and rent goes up every single year. Yet they cant replace a light bulb at the main entrance or get the neighbors tree off you roof. That was an expensive fix, due to negligence on the park, that i was responsible to replace.

Parking spaces included at some lots to support more than one car. Thats great for when you invite guests over to an otherwise fine mobile home village

Lot rent is $520/month for a tiny patch of grass. Houses are crammed in sideways, so looking out your window youll look into the next-door house. The roads are never plowed in winter. New management is horrible. They will scream at you if you so much as ask a question. They cheat on the paperwork. Promises made during your interviews and sales pitch wont be upheld in paperwork so never sign unless your lawyer reads it first. Most the people who live here are nice, working families mainly, but there are some drug dealers and generally horrible people too. It makes more financial sense to buy a small lot of your own because youll pay out the nose here.

A really good community. It is not the stereotypical trailerpark trash in any way. Sure there may be some people who are not the best just like many who are. It is one of the best mobile home communities in the whole area.

We moved in as newlyweds last year as a place to live affordably while attending grad school. We have saved money living here, had great encounters with the staff, and it has been a quiet and family environment. Would do it all over again.

I lived in this park for 15 years. When we moved in Pat and Roger were the managers and although they were growing grumpy in their old age they were really good at their jobs. After they were forced into retirement then all the managers to follow have been disappointing. The next ones took away security and now there is so much theft and vandalism in this park on a regular basis. This place was so nice and the rent was in the $300 range when we moved in and as the new management took over we have had rent go up and more things taken away. They have resided the office/club house two times but we cant afford security/ management says security doesnt do anything. Plus if an empty mobile home water pipes break on Friday management leaves it running all over the road and to deal with on Monday. Plus the cost of all that water that they let run all weekend gets added to everyone else in the park their water bills.

This park has overly rude people living here and the park manger will not take care the poublems that people come to him,to take care of. You have kids going through yards picking plants that we planted . The pool monitor that works at 6:00 pm and weekends dose not do her job.

Very unprofessional!!!! I had an appointment to view some trailers @ 5:30pm! I literally arrive 5 minutes late and the doors are locked with light on, I begin to knock and the lights turn off. As I noticed that someone peeked the window I continue to knock. Finally!! Almost 5 minutes later. A lady comes out and I explain to her I have an appointment and explained I was just 5 minutes late . She says she just sold the home 30 munutes ago. But never thought of giving me a Curtisey call to notify me!!!! Very unprofessional !!!I would give it a -5!!!!

If your looking for a trailer park stay AWAY from Southwood Village.Unless you have befriended the grounds keeper who rides around the park everyday, or the ladys in the office they will continually write you up weekly and harass you. I have pictures showing that the grounds keeper lets things slide with those he stops to hang out with, than those who keep to themselves and not butt kiss up to him. They have written us up weekly for unreasonable things.Examples,As soon as we moved in here we got harassed almost daily with phone calls and letters about having a clothes line. The clothes line is on our property. On our back porch that is attached to the trailer. Something we bought that is not on there lawn. They try to use manipulation, harassment and threatening tactics to get what they want done, even if they are in the wrong. There is no rule saying no one is not aloud to have a clothes line on there own property.Theyve written us up for not moving the trashcan back to the trailer the next day it was picked up by the garbage man. Or have stopped and gotten on my case about having the back tires of my car in the yard!We have a car that we have yet to get plates for. Its a nice looking car, does not leak anything. He goes out of his way to look behind the car and write us up. It should be up to us (the owners of the vehicle) when we can go and spend money on the cars plates and tabs.We have a very well mannered dog that never leaves the yard, never bothers anyone ect. He wrote us up saying the dog needs to be on a handheld leash at all times. Now the grounds keeper that hangs out with another residents allows his dog to be off a handheld leash. I have seen this dog in other peoples yards, crossing the rode ect. We have gone for a walk threw out the park and have been charged at across the street by a rottweiler, there are breeds in this park that they have forbiddenAnd other dogs I have seen off leash. Not to mention the stray cats around here are ridiculous. They poop in our yard, are full of fleas and are aloud to roam where they please.We are constantly getting written up for our lawn not being perfectly mowed at the exact time they want. I dont know about most people, but if the grass isnt long and people work and all day and take care of there family at night its not something that needs to be harassed weekly. And Im sure I dont need to tell you that there are others lawns that grow well above my ankles.They call and harass me constantly on top of there notes on the car windows or doors. They refuse to call me back to discuss things OR use someone elses number to call so he can discuss this with them.We have been here a year and they have raised the rent $40, raised the late fees and now tacked on an extra monthly fee if you choose not to be attached to year leases.When we first moved in and was signing papers, the way we were treated was absolutely unprofessional. The office lady was extremely rude and sarcastic to me all because I wanted to read the papers we were signing! They are rude, unprofessional and basically seem to have a power trip and use all the harassment and rudeness they can towards those they dont seem to likeI am pregnant at the moment and the amount of phone calls, notes and CONSTANT harassment has actually given me so much stress that I have had problems eating and sleeping at night. I have contacted Sun Homes several times to try to resolve this and possibly just be able to live the rest of our time in peace here, but no luck so far.I hope people take this into considerable consideration before they think of moving here. We just wanted a nice quite home to live in with our family, but between the grounds keeper and the office ladys they have made sure to keep us on our toes and find ways to make us unhappy here.Thank you

Absolutely terrible place to live. I have been here for 5-7 years now and they are beyond ridiculous. The park rules are enforced with such favoritism. The new park manager is very disrespectful, rude and ungodly unprofessional. My experience with this park since sun home communitys has taken over is terrible. Then write tou up for the most ridiculous things and fine you with no questions asked if you dont follow them. The rent has consistently increased, the staff continues to get ruder and ruder even when they restaff the office and maintenance employees. There is one old guy that has been here since the first sunhomes community managment. He drive around on his golf cart and writes people up for the most rediculose things, he also picks and chisses who to write up! He does not enforce the so called rules through out the entire park. He wrote me up for two privacy bush in my front yard because they where above my windows in the front of my trailer. That is tge most rediculose thing ever. The bush are tgat high because of the registered sex a fender that live around the corner. He lets some people get away with have cars park in the road over night and not others as well as write people up for having kids toys in the yard or on the porch. Its ignorance! He will sneak a write up slip in your door and run away to his little gold cart, if you do get to talk to him he is rude and very unprofessional. I resently have the park manager knick on my door and complain about a small 10 ft wide 27 in deep pool in my yard i put up. Instead of being polite, respectful and professional about it and simply asking use to remove it. He chooses to being rude, disrespectful, and in my opion very immature about the situation. He has a high school attitude when he talkes to people and tends to state smartass comments under his breath to his coworkers as he very rudly walks away from the conversation without accually ending the conversation. Or attempting to end on a good note. The staff here is horrendous to deal with. They write you up for everything without following there own set of rules provided by the state. Like the wild cats that are repopulating at a tremendous rate, that are flea infested ( which is a violation of renter right according to the state of Mi) aswell as the wild animals that brake into the bottom of you trailer and tear open the belly ( insulation ) of your trailer. When brought to there attention in the past the only answer I have received is to catch them.I have tried to contact corperate about iss but that has proven to be impossible. RIDICULOUS moving into the park was a very bad mistake. From the experience I have had here I will or would not suggest anyone to move into these parks. I can not wait to get out of here!
