I currently live here. I’ve never been late on the rent in the 14 months I’ve been here. Lost my job due to Covid So am just getting bye with rent. And they have the nerve to hit me with a broken blind issue giving me 5 days to buy blinds I don’t have money for. And I do t see anything wrong with the blinds I have the window is covered up. I want my 1 star back. Don’t waste your time here way too expensive for all the nitpicking office does. once my lease is up I’m otta here. Just sad that even with all the covid mess all they want is money money money !!! Sad sad sad Id like to speak with someone from corporate send me the number !

My brother pregnant girlfriend had her baby shower at the club house. It was a nice place and the bathrooms was really clean. It actually was better than I imagined it will be. If you are looking for a small affordable place. This is a good option.

Cutler Estates is part of the Sun Homes Properties Umbrella. Ive personally lived in 2 of their parks. The rules are standard trailer home rules. This particular park offers a community center and pool.It also has a fenced in playground for the little ones. Lot rent is a bit on the expensive side comparatively. Over all Id have to say that this place gets a 3/5 $tars IMHO.

Amy Amy what can I say bout her she is rude n lies. I was in this situation where i was told by corporate ( vice president) that I was able to renew my lease on a certain day, and when I called Amy wasnt there to do the paperwork with me , n I called the next day to make arrangements no answer, so I left a message didnt not return my call until the next day which was Wednesday to tell me that they refuse to renew the lease cause I didnt come in on Friday. She stated that I had until Friday or it wasnt going to get renewed which was a lie. I called n called the corporate office plenty times bout the matter n the matter was taking care of, then she turned around n took me to court n to get me removed , without notice. Calls Amy n she was acting like she was really concerned bout what she caused. I also told a family member bout the parks ...I hate this place n would never tell a soul bout them again. They have my family n I out on the streets I dont owe any money no nothing now with short notice i am put out for no reason at all. Me n the vice president worked out things n it was broken by her and they allowed it to happen cause she lied to make me at fault, I am frustrated n upset on how culter estates ( Amy)treats people n she lied and dont return your call....n I am just talking bout culter estates NOT ALL THE SUNSET COMMUNITIES PROPERTIES. And by the way the corporate office n vice president was not to blame for this matter they was helpful...it was all Amy and her lies that caused this situation. I would rent to sunset COMMUNITIES again just a different location that I dont have to deal with her (Amy).

A decent mobile home park. Many decent people live there. The rents how ever are on the high side!

The park is maintained well outside of the winter months. The neighborhood is very friendly and does a great job looking out for each other. Plenty of variety in ages and amazingly pet friendly. However, the major complaint and deciding factor for the review is based on the staff. They have terrible customer service, most of them are related or family friends so if there is an issue, it is handled based on popularity. There are levels of harrassment disguised as minor violations that are not evenly distributed amongst the community. Not to mention if you personally have a complaint regarding the staff, it is almost never addressed even when following the proper process. Both the property manager Amy and the office lady normally there (curly orange/blonde hair and older) are very rude and to be honest I can take up most of your day pointing out the key issues resulting in poor rapport with the community. I have a few family members that have resided here for years and have had the opportunity to met many lovely members of the community sharing the same views. Unfortunately in this time, they have been under the same management and not much has changed regarding the issues that have clearly not been addressed. At this point the company that owns this park (Sun Homes) has shown severe negligence to caring for the opinions of the members. I wrote this review on behalf of many people who believe that at this point any complaints made by them would result in a negative response or discrimination because they reside here. As an individual who does not personally reside here but has witnessed many spending their hard earned money to be ignored and mistreated, I DO NOT recommend coming here. It is a shame because if the issues with management became priority, this would be a very lovely place and by reading the other reviews I can see that this is not the first time the problem has come up. Hopefully this helps.

Very clean very friendly and courteous. As a former property manager for a nicer mobile home community i have to say i am impressed with this corporation and staff.

Great place to raise ur children

EDIT: Corporate says to call them, I did, several times, I even spoke to someone! I left a detailed message, offered to send pictures, let information to call me back. Never. Did. I even tried sending a message through their online contact form. Still no reply. Corporates reply to my calling them out in public is a lie. They do NOT care, they will NOT call back, it has been over two years of me trying to contact them over and over and they just dont care. Im sure this new lady Amy is making them money by harassing people until they leave, having a huge staff of guys going around and doing nothing but writing people up, puting third offence on a letter that is a first offence and forcing people to buy instead of continuing to rent and so they let it go. CORPORATE ARE LIARS!It used to be nice. The office staff and Maintenance woman were great!! Then Amy took over. She constantly harrasses people, lies about things to get you to buy and not rent, she made some staff quit over her harassment AND makes staff lie for her so she can break the rules for herself and kids. Complaints to corporate are never dealt with and calls never returned.

Well, its a trailer park located off Division near 68th street. Its clean and maintained, houses are in good condition. They have a pool too, but that doesnt help unless you live there and pay the fees. Its a relatively quiet park. People arent trashy.My favorite part is the house located near the bridge always has some cool light displays up. Its enjoyable to drive by that house. Other than that, I dont really know what to say.

Stay away from this place. They are scammers. This park used to be nice and looks nice but they only care about money. They harass people who own the older homes so they will move and the park can put in their own homes. They lie and try to cheat people out of their money and will write you up for everything under the sun while cherry picking who they enforce their vague rules on. Lori is nice but Amy is a crook. Ill never live in a Sun Home Community ever again. Overpriced homes where you arent treated like a human being. Not worth it. Not by a long shot.Also right by railroad tracks and the highway and it is constantly loud, on top of the fact that theyre tearing up the side of the highway right behind peoples homes.Living in a Four Leaf Property now and couldnt be happier.

Very expensive lot rent. Fireworks are terrible this time of year. Management churns as bad as the residents. The park will target you with write ups for your lawn etc. Neighbors have lawns not even mowed all summer and you cut yours consistently your wrote up. Amy is horrible to deal with. There are no benefits to owning here let alone renting. We go through maintenance personnel constantly. Snowplowing is a joke.

What a clean park! This is a very nice, well manicured place. And its a decent place for your children. They keep this place up very well.

Lived here a few years ago & neighbors seemed very friendly. Maintenance people were also very friendly & helpful. The office people seemed to lack communication between each other. There was one lady that did it seemed like everything, running around like a chicken with her head cut off. Definitely a whole lot better than the park Im living in now & a lot better than most parks around this area.

Under new management who thinks money is more important than the residents a lot of residents turn over more crime happens it used to be better than the way it is now

Needs to be cleaned up trash all in play ground..saw a kid break a hickey stick over another kids head ..poor kid was rushed to tge hospital needing stiches

Very nice park. Liked the trailers we were shown very much. The first lady we set up an appointment with was very kind and even stuck around the office after hours to set something up with us. However the lady who actually showed them to us was not very presentable or professional at all for that matter. She didnt introduce herself, never told us how much the trailers were and hardly knew anything about them. She let us in and let us look around them but seemed like she wanted to get us out of there as soon as possible.

Trailer park managed by sun homes that chased us out of our rental after 3 years of on time rent, no petty maintenance calls, and getting along great within the community, because they wanted to sell the unit. They were nosey and intrusive, and would NEVER rent from them again.

Would not live in a Sun Homes Community ever again unless you paid me. A lot. They dont care about people. They care about money. They care about their own selves. They care about what the community looks like and they will enforce ridiculous rules unfairly, writing you up first, asking questions later. They will take your money out of your security deposit when you leave too. And whatever you do, if you get hurt on their property, dont sign anything! I was miserable there with nosey neighbors and the one time I was needing help screaming in the dark for my roommate to come help, the neighbor didnt come out and help because she said she thought I was being raped. Nice. By all means do nothing. LOL. I have a friend that lives there now and he seems okay with it and he lives on a quiet block. However I noticed he got one of those nice you didnt mow your lawn! notices. Nope.. dont miss it.

This park was once a decent place to live...not anymore.The management is a sham,the older homes are sold for 3 times their worth,not a decent place for low income people or for that matter any people.This park owned by Sun Homes is a scam,they should be ashamed and put under review by the Better Business Bureau.

This place is a joke. Was told the house was move in ready and that was a lie. Also was never told about a pet fee. Nothing like surprise fees.

Bad directions from map quest, it will send you in circles and unless you call the person you are trying to see you wont get there. Maps tells you to turn down roads that arent there and then has you go in circles again.

Cutler Estates and Sun Homes should be under review from the BBB. The office is ran by at least one cruel individual that cares nothing for double income families and willing to do whatever it takes to reacquire the home after a sale is made in attempts to resell and double profits. Ive bought a home of theirs years ago and about 2 years ago my family and I tried to. A warrant for a non-violent, non-drug, non-sexual related crime kept me from not only purchasing another home but from residing there as well. My girlfriend being in a hurry and rushing to not be homeless acquired a mortgage and lease by herself. I went to court and did the time for my warrant but while incarcerated their law firm sent me, my girlfriend, their office and the Chief of Police of Grand Rapids all a letter stating that even though my girlfriend and children lived there that with my Child Support felony I shouldnt be allowed there anyway and my presence there would result in a trespassing charge. My girlfriend desperately needs my help and theyre doing everything they can to get her evicted in an attempt to retake her property and resell it. Theyre mean, constantly giving strikes against their tenants, calling CPS and kicking them out. Stay away from this place if possible!
