I have been living here for a while now and I love it! I have a yard, a driveway, and a permanent home to call my own. The lot rent is amazingly reasonable and you are within a mile of everything you need: gas, groceries, fast food, fine dining and more. Camelot Manor is located off the beaten path, this mobile home park offers more than I ever imagined and I wont ever move. ️️️️A++++

We had RACCOONS living in our a/c vent trying to enter our house via the vents in the floor of our mobile home.. The vents arent bolted to the ground and it was pushing up on the vents trying to enter the home. The raccoon was entering under the house through a large opening in the A/C vent under the mobile home. The maintenance guy who works here (and likely was fired for telling us this information) informed us that the mobile home wasnt properly sealed when it was installed 2 YEARS AGO! He also informed us that he has had to PROPERLY RESEAL multiple homes in this park because whoever installed them first, didnt seal the vents correctly, so we werent the only houses with a giant hole underneath it for animals to come in as they please...on 8/26/20 we called maintenance and let them know what was going on. They came out and took a look and confirmed that footprints from a live animal was entering the home through our HVAC vents. The maintenance man comes back the next day and can be heard calling Pest Control and being quoted for removal of the animal.When I spoke to the manager tammy she laughed at me over the phone thinking it was funny and not her problem. Thats when I got my lawyer and involved and am preparing to sue.They were quoted for 400 to remove the animal professionally.. next thing he does is call his management team to get it approved .... management of Camelot Manor told maintenance crew that works here that this was too expensive we overheard the whole phone call and are frankly disgusted... So instead of having a professional do the job they made us wait for them to handle it and submit a work orderThey waited until 9/10 (two weeks) to re-seal the vents. throughout the 2 weeks you could hear the raccoon shaking the grates and actively trying to enter the home. This caused for a immense amount of sleep loss, and immense amount of stress. The raccoon had a nest and was living under the home and in the vents. It needed to be removed professionally by someone who was trained, not your own maintenance crew.NOW THE KICKER - after 2 weeks of waiting for them to seal the vents and remove the animal. THEY NEVER CAUGHT THE ANIMAL or removed it. They sealed the vents again and the holes so it cant come in... YAY!!! Nope, if you turn on the A/C or Heat now the whole house smells like fish/dead animal in the vents. Worse experience of my life, and they tried to charge us for the month of us renting here, GOOD LUCK!!!!

I applied to lease a mobile home. They will never answer the phone or call you back. First day spent two weeks trying to get a application. Then I spent another week trying to turn it in. Then after applying it took three weeks then I finally received a letter in the mail saying that I was denied due to a criminal background check. I work for the state of Michigan so tell me how I can file background check. I do not think they even checked anything. I think they took the application fee and ran. Not to mention I applied with two other people and their background check came back bad too. These people working in this office should be fired. They are lazy and don’t want to do any work. I also will be taking this further. Nobody is going to accuse me of failing a background check when I work for the state of Michigan and get away with it.

I wish i could give negative stars... This place is terribly run. The office lady Tammy is rude and does not do her job. The emergency maintenance staff is intoxicated while on-call and will also cuss you out if you call for any reason. Tammy also finds this hilarious. So no help there. I have called about my fridge stopping, lost $300 worth of food and had a cooler in my house for 5 days before it getting attention. Was told my not working washing machine would be replaced, 4 months later, still The same one, blows a fuse everytime you run it... Then the water heater that Tammy supposedly put a work order in for last month has still yet to even be looked at. The neighbors are loud and disrespectful. And now i owe extra fees because I wasnt given paperwork in a timely manor. 2 days before a due date. And corporate couldnt care less about any of this. Beware.Addition after feedback**I HAVE been in contact with your corporate offices, numerous times... Still, no resolutions... Im actually waiting on a call back now. That I was supposed to get Friday! Thanks anyway!

Our daughter just moved in and seems a well maintained park and friendly neighbors!

So far its been a decent place to live, we dont get bothered since we pay our lot rent on time. The park is not too run down.Recently they have changed hands in management and are now under Yes Communities, whom within a couple weeks are already dishing out new rules and are turning this park into an H.O.A.I feel like they are going to continue to make this into a stricter community, but only time will tell.

Dont answer phones while I am looking through windows as they play in the office!!! VERY IMPROFESSIONAL!!!!!!Couldnt contact the office for over a week!!

Seems like it will be a great fit for me and my family ️They all are nice and so is the people that live in the park. Also willing to work with you with whatever credit you may have ️ All of the insides of trailers look remolded upon move in. A lot of things included like dish washer, washer and dryer and trash pick up which is very suitable and manageable ️ Good job Camelot ️

Mobile home is packed with cars, trash and people who work here are rude. Will raise rent $200 after first year. Tammy and management were awful.

They are ok. I wouldnt try and come here if you can get into a better park. They let my neighbors get away with what they write us up for. They also dont care about complaints about my neighbors being loud at 1am slamming doors and what not. They also dont care about my neighbors dog being neglected.

Applied for a rental and was denied. Then I decided to apply for purchase at another park and was approved. Turned down a veteran who served his country for 22 years who retired with a pension. Rent payments are not a issue and never have been. Never evicted no bad rental history. Its a shame how the company turned down a capable tenant. The home still sits un-rented till this day!

Really liked the rummage sales here. The park also appeared to be well maintained and a good safe place to live from what I could tell.

Decent mobile park, well maintained

Shady management! Will kick you out in the middle of a lease or forcing you to buy! Crime is allowed, speed bumps destroy the undercarriage of your vehicle. Lawns are not enforced to maintain. Maintenance is a JOKE. If a mobile home is really what you want. SUN HOMES is a better option, with quality people and communities.

Nabors are noisy and continue to bump their music past 10 p.m. the usual cut off time for everybody to be quiet and the smell of excess weed in the air only contributes with the nearby skunk

We stopped in to see what they had available Krysta was really nice and knew here stuff! We ended up applying to buy a home! Here to hoping. Park is beautiful

Not a good place to move I moved in on October 30 stayed for 4days and it was fleas in the carpet my kids and I got bit really bad than the ladies in the office had a really bad attitude when I kept asking them to fix the problem they had someone to come out and the bus were still there I requested for a different unit to move into They told me that I would have to pay 200 more a month than finally after me still not staying there because of the bug November 17th they called and offered me my money back it’s almost November 29th and I still haven’t got my money back

The park is definitely on the nicer side, but beware the speed bumps, even when going well below the posted speed limit they are killer on the undercarriage.

I wanted to go to the pool and the pool was closed for a week straight and today its closed till 4pm cause they open the pool at 12 and the had just put chemicals in the pool and closed it till 4pm like I said. Not very happy

I dont live here, but a friend of mine does. Seems like a well taken care of trailer park. I also feel safe when Im there.

Camelot Manor boasts super nice management and staff along with strict but generous rules. If said rules or agreed-upon formalities aren’t clearly explained/defined by the staff upon signing a lease, they can be incredibly understanding and responsive, within reason. Despite it being in a pretty low-income area with a few relatively disconcerting drawbacks (we’ve witnessed a couple of fights on our street, pretty obvious drug-like scents on occasion, stray animals/animals left outside in the dead of winter, and children playing in the streets without moving for approaching cars), this seems to be one of the safer mobile home communities on Division Avenue, not to mention its affordability.

Ive been welcomed and treated like a part of a real community. The people are for the most part kind and respectful, always saying hi and smiling!!! If I could afford it...Id definitely move My family out here!!!

Camelot Manor has done amazing improvements to the part . Put in lots of brand new homes updated the park in many good ways . The only complaint I have is how much litter is in the park and ppls yards and broken mini blinds sheets up for curtains . This is such a beautiful park I wish theyd get after the ones that are trashy. I lived in hunters Glen and if they seen a sheet up on your Windows or your yard wasnt mowed they write you up. It help keep the park nice and the value of the homes to stay nice also. Other than that its a very nice park. Close to shopping and work. School of choice I love our home they worked very hard to help us with a loan .

I moved in there and the community property itself are awesome. The Office is always having events for the community and making everyone feel at home. The amount of traffic is a lot more than expected.

Not impressed at all with this community. My neighbors home was broken into in broad daylight and not a single person called the police. They dont enforce keeping the yards up, just about every single yard in nothing but weeds. They dont enforce in having dogs licensed, kept on leashes. Or even keeping up on the maintenance requests in order for the renter keep up the home. It takes several months for them take care of anything. All they seem to care about is getting as many homes put in and on top of each other I might add, getting them rented or sold. I would not recommend this park to anyone . And unfortunately I am forced th o put a star on here even though I wouldnt even give it that high a rating

I moved in 6/1/18 and I had a plumbing issue but they came out and fixed it right away, staff is really great, very clean, havent had problems with anything or anyone. I really like it here and would recommend it to anyone......except my family dont move by me please I like my little community

If youre a good tenant, dont go through an unexpected event thats out of your control, and expect them to be understanding and work with you through it, because they wont. You might as well put in a 30 day notice a head of time, because they will choose evicting you instead anyway. I guess if youre not purchasing, you the individual dont count. The days of landlords appreciating good tenants no longer exists. Also as another tenant mentioned, the grass is more weeds than grass, but they expect you to keep it cut and put down weed killer, or cut it after it has rained. Youre not supposed to cut wet grass/weeds....

I REPEAT, DO NOT MOVE HERE.I moved out of Camelot manor about a month and a half ago, and I gave my 30 day notice.The ladies that work the office in Camelot manor gave us the OK to move out and that all is good. We paid the last of our bills, cleaned the trailor SPOTLESS and tried to leave on good terms with the community of Camelot manor.Prior to all of this, the pregnant worker knew that we let a friend move in temporarily and she had some anger issues and created some holes in the walls and her dog ruined the carpet in her room. (She had her name on the lease as well.) For OVER 6 months we asked for new walls to replace the damages without charge. We spent our own money out of our pockets to replace the flooring as well.Tell me why I just received a phone call from a debt collector saying we OWE THEM over two grand. HAHA.That’s a huge joke since that trailer is worth not even 7 grand. I didn’t receive any form of paper work or phone calls in regards to this. I called Camelot manor personally to ask what the hell is going on, and all the lady said was “we sent out a copy to your new home. You should have gotten something.”I obviously have not gotten anything, since I check my mail box every single day after work.Now I have to take time out of my busy work day to fight this charge now.This was probably one of the worst places I have moved into in Grand Rapids. They are lazy in the office, and even if you put in a maintenance request in it will probably take the maintenance workers a month to get around to it.

Lived here a year and love it. Park is always clean and they are always working hard to make it better. Repairs are done fast and the right way. Friendly staff.

Fair housing... Better than a decade ago

Ive lived here for going on 2 years now and its a nice place to live, the owners are reasonable and the office staff are wonderful. You get the occasional bad neighbor but they dont normally last long in the community. I take away 1 star because theyve brought in so many new homes recently its severely hurt parking space for many and caused a lot of street parking which isnt supposed to be happening. Of course people were parking on the street before but its worse now than before. Itd be nice to see them expand some parking areas and add new ones as they continue to grow the community

My sister lives here so I visit a lot. Since the new owners took over, the park has been renovated and new homes brought in, I have seen many repairs made & the manager seems to be doing a great job.

I personally dont live here, but we do have a few family members that do and i also have a friend that lives here. Now from what ive seen the lot rent is high and so is the rent to the trailers as it is my friend is looking to move out because of this. Now when my in laws moved in it was a new trailer and the reason why i say new is because just cause they said it was didnt mean much because the moment they moved the trailer it self started to fall apart and it took forever for them to fix. Although they do have a trailer public pool and a community room which we use and that honestly is pretty nice it has a kitchen plus restrooms. And it fits a far amount of people, but you do need to put a request in for it.

Great community, quiet and inviting, has a pool, zero disturbance from neighbors. Ideal place to live.
