Charming first floor unit with pool view. Comfy bed and everything you need for a great stay!

Here as guest. The noise from the floor above is bad Not fault of the property but a 2nd floor reality. This is no relaxing stay! Not impressed with the condo. Roof doesnt leak!

Quick access to the sea wall beaches. Nice, roomy condos. Multiple large pools are great for when the kids want to swim but you dont want to pack up and trek to the beach.

A beautiful 2 bedroom / 2 bath condominium located on the famous seawall with a breathtaking gulf ocean view and lots of amenities!!! Very nice mid-range beach condo located at The Dawn Condominiums.

We come to town every year for the Lonestar Rally we have stay at the Absolute/Dawn condominiums 3 yrs in a row. This year we are highly disappointed in our stay. We booked the same condo as last year and all the things that we reported wrong with the condo was still broken this year. But the biggest disappointed was when we checked in we were told that we had to go to the frt office and pay $20 per vehicle for a parking pass or get towed so we paid $60 Truck,trailer& motorcycle. On Saturday night motorcycles were park in the grass, on the sidewalk and in handycap spots I called the frt office with no answer or call back. So I called the Tow company that was listed on the gate. Was informed by the towing company that. They were told by management that they were not to do ANY towing out of the Condominiums during the Rally . So Ive called numerous times and left messages to management with no call back as to why we had to pay for the parking pass if there was not goin be any towing.This will be our last time staying here

Original Review with 4 Stars from June 2017: Beautiful condo in a great location with a wonderful view of the beach! There were some maintenance issues but not significant enough to call for service during our vacation. (door to balcony was very difficult to open, light bulbs out, etc.) I posted a full review on TripAdvisor.Update after 2nd Visit in September 2017:We enjoyed Absolute Paradise unit in the Dawn Condos on our last visit and reported some maintenance issues to Ryson at that time.This visit was a huge disappointment. On the day we were to arrive, as we were leaving MD Anderson Cancer Center at 5pm, we received a call to inform us that the AC was out in the unit. (Temperatures in Galveston were still in the upper 80s and high humidity.) They offered us another unit further back in the complex and we could move back to Absolute Paradise when the AC was fixed. We indicated that we select this particular unit for the view of the ocean and we would rather not move in twice. (My Mom is receiving chemotherapy and we go there to relax, not move from unit to unit.) They offered to put a 2nd portable AC unit and more box fans in the unit before we arrived.Arrival - Only one AC unit attached to a window in the laundry room and most of the SAME problems were still there that we reported to Ryson on our previous visit in June: Burnt out lightbulbs, carpet filthy with stains, bathroom door won’t close all the way yet won’t stay open, wood strip in bathroom doorway loose and definitely a tripping hazard, wrong shape toilet seat in master, blinds broken in master, long blinds off of living room. If it were a hotel room, I would walk right back out. Not only did we report many of these back in June, they were written in the Guest Book by another family in August!After calling Ryson, Krystal finally brought 2nd unit around 9pm. She helped us move the existing unit to the master bedroom and tried to set up the 2nd unit in the 2nd bedroom. It wouldnt attach to the window. This meant a miserable night #1. We were told that AC repair person would arrive between 9 and 1. After waiting around all morning, with no contact from Ryson or AC person, I started emailing and calling to contact someone to help. I finally talked to maintenance manager , Alex, and he told us that we could leave to eat as the AC repair person could get in. (He promised the company was licensed and bonded as our stuff was still in the unit). He would call to tell us when someone will come by to repair other items. As soon as we sat down to eat lunch in a restaurant, I got a call from another person at Ryson asking if we could let the AC person in the unit. I told them that we werent there and that we were told that we could leave. When returned from eating - AC person was gone and Jeff was in unit to fix various problems. (We never received a call to indicated someone else would be entering the unit.) Jeff was very helpful and did what he could to address the numerous problems. The light above the dining room table could not be fixed which was also problem on our last visit as we like to play games in the evening.So, to add to the fun, we washed a load of clothes and put in dryer - dryer didn’t work. Also, the AC just did not efficiently cool unit throughout our visit. We didnt want to waste any more of our vacation time doing someone elses job during our vacation but did report it on the paper review form that Ryson requests that we complete after the visit. You would think that we would have gotten a follow-up courtesy call after all of the repairs, but we received none.I am amazed that Ryson is still in business after this 2nd experience with them. Also, there are numerous other negative reviews regarding their management of other units and homes. It makes me sad to see other people have their vacations affected by Ryson’s lack of attention, communication and inefficiency.
