Floods a lot and poor water run off. Manager is rude and she does not act on problems she wants to play the blame game.I would think her upper management would look into why the flooding keeps happening and help to improve conditions.

I write this review as I made the decision to stay here by trying to stay close to work so this decision taught me a valuable lesson.Overall if you are a full time RV person that has to been to many places in your travels, I would highly recommend you skip this place. The cost that they charge makes you think they are a KOA but let me tell they are very far from it at 400+ monthly. Think of the worst park you have ever been to and then X2 and this will bring to your imagination this place. First and foremost you will be parking on DIRT. They have no concrete except to park your vehicles, which if you have two they are in perfect straight line. If you have a heavy trailer and it is anywhere near wet you will be down to your axles in muck. They have no concrete or caliche where your trailer tires will set. I had plugged sewer line issues which I was told that was my fault because I was dumping my tank every 5 days and was told by the know everything manager that I needed to leave my black tank valve open because I was connected to a city sewer system. Real RVers know what happens when you do this process of leaving your black tank valve open. Another issue was the power supply here as I left for a couple days and come back and my 12 volt system was completely out and my transfer switch (Generator wired RV) was buzzing like crazy.I have been on the road for 18 years with an RV and have lived in an RV full time for the last 5 yrs so this review is based my experiences. As a present regional manager for a large corporation over 20 states I have dealt with many people over the last 25 yrs of my career so please read on. I have had my dealings with stupid people, people with no clue and people that rode the short bus to school, which best describes the manager of this park.Management is a overall a joke here. I would say this fits the manager here as OBLIVIOUS TO THE OBVIOUS. You have a manager that sets in the office that knows everything about everything. When I say everything she even know everything about your RV even though she has never pulled it, set it up etc. It gets even better as she has offspring working in the office with her that about the same in the IQ dept.Took two weeks to get my plugged sewer line unplugged after calling the offspring then to the oblivious manager. This led to the finger pointing game and the denial that there was ever a call or that they were aware of it. Took a 2nd attempt to get the line unplugged about a week later, which at this point Oblivious blamed me for dumping my tank every 5 days. This line was plugged to begin with when I got there as when you are trying to push shower water through and the line is back pressuring through the hose there might be a problem. Oblivious said they never had a problem before at this location surprise surprise. Lets move on to my electrical issue. Left for two days come back and my 12 volt system is out and my transfer switch was buzzing like crazy, which it had not been doing before but this outage was blamed on the city by Oblivious. I asked Oblivious to check the 50 amp plug in as in the past at other parks this buzzing was normally due to cross wiring at the terminal on one of the legs. Oblivious said it was my trailer and not her plug in and the plug in was never checked. The only bright spot of this park are the two maintenance guys who are 5 star in my book and deserve a large raise for dealing with Oblivious on a daily basis. One of these guys came out on a cold night to unplug my sewer line. He could have waited till morning but he came out and took care of business.Last item here for your reading pleasure is this park has enough paperwork to check in like you are buying a house. Told the offspring our last day there at check in the first day, which to the day I said I was on the road heading to Houston. Oblivious had the gall to call my wife to ask where we were at and we should have given her notice but the point of this is there is no communication and Poor management.
