If I could rate no stars I would! I lived in the Hidden Falls Community Acworth, GA for over 3 years and to be honest it was the worst 3 years of my life! I recently sold my home and moved out and could not move out soon enough!I made several complaints to the office about:1) Loud Music (it was constant)2) Cars and trucks constantly parked on the streets (almost hit a kid one day)3) Trashy yards4) Run down homes5) Kids out late at night6) Vehicles with hand written tagsI voiced my concerns so many times to the office nothing was done! I kept a log and had to call the police a total of 132 times in 3 years! For a number of things but the number 1 reason was for loud music which was constant there and I am sure it still is! I also had to call the police because I caught an illegal trying to steal the tag off my car! He ran but my husband followed him to his home and the police told us he was illegal and had a truck in his driveway with an illegal tag! Which brings me to how many people live in one home in this community! I bet some homes house over 10 folks, imagine the rent the community would get if the RULES were enforced, but in this community the rules ARE NOT ENFORCED.I have attached pictures of various days showing how at times the streets were almost impossible to travel down! Unfortunately I could not take pictures of loud music but if you call the local sheriff department they can probably tell you how many times they have to come out for loud music!In response to YES communities response, I complained SEVERAL times to the office through 3 different managers as a matter of fact! You guys will do anything and everything to cover up the truth! Look at the reviews on Hidden Falls you will see SEVERAL reviews complaining about what I posted, the truth is the truth! This is an UNSAFE place to live especially for kids running out from in front of parked cars constantly lining the streets. When a law suite comes forth from this I bet the rules of NO parking on the streets will quickly change. The loud musics, well thats because of the types of folks allowed to live there and pure laziness on the office staff NOT taking care of providing a quiet community as posted on the web site.

I have lived in Yes Communities for almost 4 years! I live in the Terrell community in Texas. Ms. Pat, Ms. Carol & Ms. Analy have always been so understanding & amazing helpful with anything and everything!We started using the resident app so we get notifications say if maintenance is working on something & they don’t have time to notify everyone or put a paper on all our doors....that’s where the app comes in great use& we get notified about whatever is going on! It’s amazing! I love living here cause it feels just like family

Terrell Crossing in Terrell, Texas is an amazing place to be. My family felt very welcomed by the community and staff here. Patricia, Carroll, Analy, John, and Josh are an amazing staff who are here everyday. They maintain the community by keeping the rules and regulations followed, they make sure no stray or pet animals are out wandering, the trash is picked up, they work on the mobile homes, the park, and the pool. I have never felt so comfortable in my life. When I am pulling in, my stress just leaves. I love my home. Thank you!

Lauren explained the community expectation thoroughly and made us feel welcome and excited about becoming community members. Of the three Yes Communities we visited, Lauren made us feel the most welcome and showed the most interest in us. We are extremely happy that we stopped in at The Crossing and met Lauren. Im a resident of Woodland Estates,Houston Texas. Ive resided here for (16) sixteen years, Im disabled also. Id like to comment on the management of this community. Which is a well kept environment, non operational transportation is a no-no. The grounds are very well kept, trash pick-up on a regular basis, self home improvements are made by the resident. While keeping up with the demand for current upgrades. We have great play grounds for the kids, security in place on a (7) seven day period by 9pm. Management keeps up with the demands of residents concerns, which reflects GREAT TIME MANAGEMENT. Monroe and Gabriela, both display wonderful sense of HUMOR. Management is very important to any company, it either makes are break the established operations,on a daily basis. Lastly they have never allowed stress to be a factor of a positive REFLECTION to the COMMUNITY ! Total quality management is displayed on a continued out-put,which has from my point of view,been very effective from these two. This has generated a great tool for management and a well serviced community. Customer focus has exceeded expectations each and every time with minimal rework.Steve

The staff is so very nice and respectful. They made us feel very welcome before we even moved in. Every need has been met when we call in for a work order they get it done same day. And all my calls have been responded to in a timely manner. We love our home here!

Ive been at Golden Triangle in Coppell, TX for about a month now. I absolutely love it! The neighbors are friendly and welcoming. The management does their best to keep everything nice for the residents. Stephanie is great! Friendly and professional, plus has been such a huge help for me in finding the contractors I needed to get my house set up.I might could find a less expensive place, or perhaps a slightly fancier looking one, but I dont think I could find a better one. Im just so very very pleased.Did I mention the community? The neighbors are awesome. They have put away my trash cans before I got home sometimes, brought me food from a cookout, and generally offered welcomes and help with anything I need. I feel entirely comfortable and safe here. Really good for a mature single female.

Village Park is a wonderful community! I was looking for a nice place to live and when I came and saw the property and spoke with Mrs Velez, she sold me. She worked hard to get me in a house in less than 24 hours. She was friendly, straight forward, and very helpful. I would suggest anyone to come and visit and consider moving here. I look forward to my new community home !!

Wood lake yes community is one of the best places I lived in a long time. From the beautiful nature of the trees and the lovely lakes that surrounds the whole community. This place truly feels like home. My children are aloud to be children, from playing at the newly built playground to fishing at the lake. The community management is always having events for the kids in the community. So time I come home and feel like I live more like in a resort more so, because of the up keep of our community. I give a 5 because this is the highest of stars to give, I would give a 10.

Coming from New York and living on my own for the first time, I was so relieved on how this company has made me feel like family. I was so impressed with how the communicate and help you the best way they knew how to connect to the community and helping with the transitioning of being in a new state. The staff is amazing and super friendly. As my first experience as a renter it is nice to be greeted and treated nicely. They answered every question that I could possibly think of and they did so with a smile! Can’t wait to start living at Hidden Lake!

As with any neighborhood with many neighbors, you will find a handful of people (at least) that are less than tolerable. Thankfully, manager at Eastwood Park (TN), Ron H. tolerates no drama. I like peace and quiet and this park is just that. Park is kept clean, maintenance is on top of his game as well, and I like it more than I first thought I would. I was pleasantly surprised, to say the least. Of course as with any place, there are things you will like and dislike, but with this place, there are more things I like than not. Ron, the manager, has helped with a couple of situations when we needed it, which gave us more faith in being residents here. If you are a clean resident and take care of the property, kudos... because that is what we like and that is what is expected of every resident here. Dogs running loose can be an issue, some residents dont want to abide by the rules, but management is on that pretty swiftly as well. If I had to complain about anything, I am not sure what it would be honestly.

I am relocating to Tennessee from New York. Ive been looking for a home for over a year. My sister lives in the Little River-Yes Community and loves it! I then decided to check it out myself and came across The Crossing. What a beautiful community! I instantly fell in love with it. I called Lauren and she was great! WORST EXPERIENCE EVER. I’ve been trying to sell my house as a loan assumption for 5 MONTHS now. The bank and my sales person Analy aren’t giving me ANY answers on why it hasn’t closed or when it will close. The buyer put in an application in NOV. According to the bank, Yes didn’t even send the application to them until JAN and now it’s end of FEB and still NOTHING. What is really irritating is the fact that clearly don’t think the sale of my house is important. Maybe they are discriminating me and my sale because it’s just a loan assumption and not a regular sale. Furthermore, I have seen them sell a regular sale in a WEEK. but we are about to be on month FIVE of trying to sell my house. I have lived in this community for YEARS. I have followed all rules and been extremely patient when it took them FOUR months to complete the purchase of my house. I have dealt with their old office managers that were doing shady things, I’ve dealt with other residents not following rules, maintenance not getting done when I rented (and I have emails to prove it) and posted nice reviews when your employees and corporate asked me to because they didn’t have enough, EVEN THOUGH I’ve had nothing but issues. So please someone tell my why my house is taking so long to sell!? I’ve been polite and courteous this far (I have all emails) but I’m done playing nice while everyone pushes me to the back burner! Stay away, you’ll thank me later. P.S. Analy seems to be the only one working hard on this.

I am rating this community 4 stars due to the two wonderful women in the office Mrs. Felicia W and Mrs.Tamika C. Since they started they have always been available and care about our needs unlike the property manager Jennifer. We are always greeted with a smile and always feel like valued residents of Green Spring Valley in Raleigh NC when we arrive in the office. Staff such as these two wonderful women make this community a better place to live in. I would recommend this community only if better management was set in place not a community manager that that attends community parties and is seen under the influence often. Not a community manager that is never there when you need her and does not report to our community office until late afternoon or evening. Not a community manager who lets things fly such as boats sitting in driveways. Once you allow some residents to slide many others will do the same, you can not be selective about who has to follow rules. the maintenance guys never perform the monthly inspections as scheduled, the pool is often dirty and my children do not always get to enjoy these paid for amenities. As you can probably tell I am truly disappointed with the property Management and encourage upper management to look into who you have in control of your community. It has been a hard and regretful choice to purchase in this community and now we have regrets and trying to sell our home based on the lack of commitment of management to make Green Spring Valley a pleasant place to call home. Besides the two wonderful women in the office I think some major changes and training should be put in place. Hope this review has brought so insights as to what we experience on a daily. And a huge thank you to Mrs. Tamika and Mrs. Felicia for doing an outstanding job making us feel like valued residents. You are greatly appreciated and you deserve recognition for you diligence and the ability to work under such poor management.Sincerely,Fed up resident.

As a resident of this community for over 3 years, I can honestly say I really enjoy living here. In the beginning, I was a little hesitant to live in a mobile home park, but my Sales Agent, Claudia Burns, really put my mind at ease, listened to my requests, and she was very mindful of my budget so she did not try to put me in a home I could not afford. Any time Ive had a maintenance issue, Juan Maldonado has not only gone above and beyond to make sure the job was done right, but has always been very courteous and respectful in the process. Jeff, the Manager, is also very mindful to our needs and concerns when necessary. Besides, theres no better reason to make a trip to the office then to chat it up with Ms. Eileen who is a sweet as they come. We are very happy living here with friendly neighbors, beautiful scenery, and a staff that truly cares.

Im a new resident at the oaks at Arlington and Gloria was so helpful and very kind. She answered any question I threw at her and definitely knows a lot about this community and I appreciate that so much. The houses here are very nice and its so quiet I am excited to start living here.

I always said that I would not live in a mobile home and that stems from the fact of being in a tornado prone area. I moved into this home, in South Arlington Estates, August 2012 during a very difficult year. The staff have been great and eventually my reservations went away. I am still living in the same home and now the staff that we have are truly a blessing. They always have time for me when I go into the office and the manager is willing, unlike others I have seen, to lend a hand. Andrew, the current manage, is not afraid to get his hands dirty. He also care for the staff as well as the residents and it really shows. The community is clean, quiet and regular community parties around the office where all the staff is involved. It really says a lot when I dont see an empty lot. I would recommend this place to anyone who is looking for a home.

Ive lived at South Fork mobile home park since May, 1991. Its nice, peaceful and a great place to raise children. Best of all are the people who work in the office. Maintenance men here are great at their jobs, especially Juan Maldonado. They are courteous,helpful, and knowledgeable, at what they do. Being divorced, Ive needed help with both small and large jobs on my house. Juan has always come through for me and the other homeowners. Juan is a fine example of the type of honest, hard-working folks who work at South park, Wylie, Texas. Cmon by and stay awhile. Youll like it here!

Village Park staff was friendly and efficient. The staff worked diligently to get us approved quickly! I would recommend this community to family and friends! Myself and all of my neighbors were so excited when you moved her back to our property. The entire staff at this property have been extremely helpful. Sweetgrass is a Definite 5 star community.

I met Michael Lopez on a flight at Christmas. From our conversation he realized I am newly widowed and unsure of my future residence situation. He suggested that I come by his office, which I did. Michael was very thorough in telling me about the park, homes, clubhouse, pool, requirements, costs. He showed me a map of other parks more in the area I was interested in living. In the future I may be in contact with Michael. He is very professional, knowledgeable, dresses impeccably, and projects a positive attitude.

We have been in our home for over 6 month from the application process onward, we have been treated with kindness, respect and timely communication. The house was definitely fixed up before we moved in and there have been some maintenance issues, but every time we have requested a service call there has been a timely response. In particular, Id like to recognize the seascape staff they have assisted us in the few situations where we needed additional help. I have recommended Seascape to friends seeking rentals and will continue to do so.

Oaks of Atlantic Beach is a very clean and family friendly manufactured home park. We rented for 1 year and bought a year and a half ago. Our kids go to the school which is within walking distance. We feel very safe here and enjoy living here.

Loved the community at Farragut Park. The manager Jerry Day was very helpful and answered all my questions. Cant wait to see the new homes arrive!! It will be an awesome place to live!!!!

I am at the Timberland edition in Choctaw, Oklahoma and we have had a great experience. It started out rough, but the new manager (Angie) has done everything in her power to remedy the situation. She has kept constant contact with us and infored us of all progress with our home. She has been wonderful and not sure anything would have been fixed without her.

I have to outright brag about Lauren King at the Crossing in Knoxville tn and the job she has done setting up my family in a place. Very responsive I can always get a hold of her, she lead us every step of the way with any questions or concerns we had on the property just overall made our entire experience a breeze. I really wish there were more people like her out there that were as helpful as she has been just wanted someone to know!

My wife and I have lived at the Summit Oaks community for roughly four years. You would expect there to be some ups and downs in that span of time, in ANY managed living. Im truly racking my brain, trying to remember downs worth even MENTIONING! Weve been through a few manager changes, but really, this is a well run corporation. Knowing that we are just two of the over 48,000 residents that YES! encompasses, I dont expect to be treated BETTER than the other tenants, just as equally well. And here, April and the staff have treated us exceptionally well. Whenever a problem with our home pops up, they are always available and willing to respond with an answer or the manpower to rectify the issue. I guess I COULD have saved time and effort and just said... Thank You, YES!, for making our living here at Summit Oaks, truly a pleasurable experience!

My family of 4 and I moved in about 5½ year ago. We love it here at Summit Oaks. The management team at this location are great. They have a genuine concern for the residence and very prompt on getting things done. They also have little get- togethers for the community and it helps everyone get to know each other and its fun for the kids. So if youre looking for a great Community Park look no further you have access to everything, shopping movies, restaurants, schools, and parks. So I say Yes!

Moved into beautiful brand new home in the Oaks of Atlantic Beach. Rema and Becky and Chris were absolutely phenomenal! The customer service and communication I experienced when moving in was unlike any other community Ive ever lived in. Thank you to the amazing staff. Simply Amazing!

(and first let me say, that Im not easily Impressed but, WOW!!That is truly an Awesome Community and the staff there are Amazing. I recently purchased a home at Oakwood Cove Dallas, TX and we are very happy and content with the home we purchased my husband is happy everyday he comes home to our spacious brand new home!! Our community is very quiet all the time and there is never any issues. We have a beautiful sparkling pool at our community we are excited to start using!!!

I lived at Arlington lakeside since the beginning of this year and I have no complaints. Its a great neighborhood with friendly neighbors. Also great management and super fast maintenance. I recommend this place as a great place to live.

One of the best places to live! The neighbors are friendly and the office staff is amazing. When it comes to YES! Communities there is no place like home. I fell in love when i seen how much they appreciate the residents especially our children. Ive never seen a more dedicated staff like i have here. Definitely check it out if you are lookikg for a new place to call home. You will not be disappointed!

I have been living at Amber Village for many years and it has been by far the greatest experience, the staff is very polite and respectful. They have been wonderful in helping with any issues that have come up in a timely manner. The area is very clean. I recommend yes communities to all my family and friends.

I live in Southfork Ranch in Wylie Texas. I was very pleased to find this lovely little community! Ive lived here for almost 6 months now and my next step is to purchase a home here. I love it here! The staff are super friendly, Claudia has always referred to me by my first name and has helped me with whatever I need. I look forward to many more years here.

We are new to the Stables community in Sevierville T.n and it is the nicest place with lovely homes and the staff is wonderful. They are extremely helpful and very nice to answer any questions. Would recommend this community to anyone looking for a place to call home

People who work at the office they are very polite and very nice to the tenants. Pool is available for the community and is always clean. At this time I am renting but with the option to become an owner.

Yes! Community in Southfork Wylie its so awesome, so safe and so clean. I love living here and love the amenities that are offered. Claudia Burns is such an amazing representative of the company, she is always so caring and is always putting my needs first. Cant ask for better service!! South Arlington Estates is a very good community. Its a safe community, weve been here for at least three years and have never had a problem. The management is very nice and we get along very well with them.

Chalet City in Crowley, Texas is an amazing place. Ive lived there now going on 8 years (I think). The community is peaceful and I love the dog park. Steven, Colton, Edna and Jorge are always helpful!

Lakeside Arlington has been amazing to me. I moved in almost a year ago and I have yet to have a problem. The neighbors are very friendly and office staff is just great. I live at the Oakwood Cove community. I just moved here in March of 2017 and it has been a great experience. Everyone is very helpful and all issues are handled in a very timely manner. I would recommend this community to anyone looking for a new home.

I MOVED TO THE AREA WITH THE INTENTION TO BUY, BUT I WAS TOLD TO TEST THE WATERS.....I TOOK ON A LEASE WITH LOTS OF PROMISES AND PAYED RENT IN MY OLD HOME FOR THE MONTH TO GIVE THEM TIME TO DO THE WORK AND REPAIRS ..I CALLED THE WEEK BEFORE I WAS DUE TO MOVE TO BE SURE THE WORK WAS COMPLETE, AND WAS TOLD ALL HAD BEEN DONE AND WAS READY FOR MY FAMILY. WE ARRIVED TO FIND NO WORKING TOILETS AND ONE OF THEM HAD BEEN USED AND LEFT FULL OF EXCREMENT FROM ONE OF THE WORKERS...THE SHOWER STALL HAD MOLD AND WASTE ON AND AROUND THE DOORS TWO FEET FROM THE FLOOR..THE KITCHEN SINKS HAD BEEN USED TO DUMP PAINT AND HAD TWO NEW STEAL WOOL PADS (ONE IN EACH SINK) LEFT FOR ME.THE A.C. VENTS ALL HAD YELLOW DROPLETS FORMED ON THEM AS IF THEY WERE ABOUT TO DRIP..THE AC RETURN HAD A FILTER IN IT THAT WAS SOLID WITH FILTH AND HAIR..THE DOORS (FRONT AND BACK) HAVE BEEN WRENCHED OPEN FROM THE OUTSIDE AND DO NOT TO THIS DAY CLOSE WELL OR HAVE ME FEELING SAFE WE FIXED THE PIPES UNDER THE SINK IN THE KITCHEN OURSELVES ..AFTER THREE CALLS OVER A PERIOD OF 22 DAYS...WE REPLACED THE ONLY SMOKE DETECTOR AFTER TWO WEEKS OF ASKING ..AND WE STILL HAVE TO STOP COOKING AND REMOVE OUR FOOD FROM THE STOVE TOP WHEN IT IS RAINING , AS IT COMES RIGHT IN AND FALLS ON OUR FOOD....WE REPLACED THREE LIGHTS FROM THE CEILING AS THE BULBS WERE TOUCHING THE TOPS OF THE FIXTURES AND SMELLING OF BURN...IN THE MIDDLE OF THIS MONTH I STEPPED IN WATER IN THE MASTER BR CLOSET AND AGAIN THREE CALLS AND THREE WEEKS GO BY AND THE MAINTENANCE MAN CAME OUT AND WENT UNDER THE HOME AND POKED HOLES IN THE FLOOR TO DRAIN IT AND LEFT.....! I WOULD NEVER RECOMMEND A MAN BRING HIS FAMILY HERE EVEN IF YOU WERE GIVING THEM A HOME FOR FREE...I WAS TOLD BY THE STAFF THAT THEY KNEW I WAS CALLING EVERY DAY BECAUSE THE PLACE WAS NOT UP TO MY..( PARTICULAR STANDARDS )...WELL, ...I TOOK PICTURES AND VIDEO OF EVERYTHING AND EVERY REPAIR...AND WOULD TABLE IT WITH ANYONE WHO WANTED TO KNOW ....WHAT ( PARTICULAR STANDARDS ) I WAS GIVEN TO LIVE IN ...IN THIS YES COMMUNITY P.S. I HAD TO GIVE A STAR IN ORDER TO POST THIS....YOU MUST BE JOKING...I WOULD ALSO AD THE STAFF THAT HAVE BEEN IN MY HOME...NEED TO BE DRUG TESTED..AND THE REPLACED WITH LICENSED,BONDED PROFESSIONALS.....NO PART OF MY EXPERIENCE HAS MADE ME WANT A SECOND LOOK AT BUYING FROM YOU .......

Looks like Im not the only one with problems. Too many to list. And the person responding to these reviews is a joke. No records of things.... Seems fishy to me. Of course shady management isnt going to document things. Its called covering your ass. I know the people I need to contact to fix all these serious issues. These people could care less. Even after the Safety manager came a month ago. They should cause its gonna bite them HARD. Several neighbors both renters and owners, had NOTHING good to say.

I live in Green Spring Valley.What caught my eye was it one of the cleanest trailer parks around here.Theyre not only are they professional,theyre very friendly.Any issues I have with the place or need anything that needs to be done,was fixed as soon as they possiblity get it done.Love the community,love the crew that works in the office.I have nothing negative to say about them!
