One of the nicer trailer parks in the area. Friendly people living there too.

Unsure.. But this place appears to be a Senior community.. Streets are in good shape.. the Mobil homes are very nice looking.. the people living there are very courteous.

Since new owners & new staff took over, Holiday Hills has become a terrible place to live. Endless construction projects that serve no purpose and seem to never get finished and at times no water because who needs water especially on a 100 degree summer day? In the last 30 days, I have woken up 5 times to find I couldnt take a shower because there was no water. Suddenly water has become a constant problem and when you try to call someone to get an ETA on when youll have water, they always seem to be out of the office. They also just raised the rent because theres nothing that makes more sense during a pandemic when people can barely pay their bills. Just another corporate group buying up properties so they can see how much they can milk out of poverty stricken seniors...avoid this place.

Good people and good times

The neighborhood is one of the best round because of the age of the community members but the people that run that place not including the maintenance cuz theyre phenomenal as well just the people operating in the office terrible with getting back to you always and really are no help at all once youve moved into the park.

I have only been here a short while. I love this park! What park do you know had a library?The staff goes beyond their responsibilities for you if you ask for help in understanding things. I believe Maggie is new but she and Hanna were so sweet helping me read and understand some paper work. I have macular degeneration which makes it hard to read.They could do some snow removal but sometimes it comes so fast and unexpected.Its a very peaceful place to live and I’m so fortunate to have very good neighbors! At my age this is golden!I’ve seen people complain about the lot rent but considered buying a condo and with the HOA’s and payment on the condo would have been much higher, no yard at all, and and someone would be living above me. Small houses were way too expensive. This is perfect for my lil dog and myself.

So, I have to agree with the sentiment of others. The office for this complex is never reachable nor do they make any effort to inform residents of events like road maintenance or water or electrical problems AND, since you cant reach them by phone and they are never there when you try to walk in, it leads to a really interminable situation. Maintenance on snow days barely makes a path through the snow, clearly taking the attitude of not my job.

My Sister has a place here, I visit her and help her with different tasks, the place appears to be well kept, it has a club house and pool, no children live here, an adult community

I have a lot of concerns First some of the trailers are in the 100 yr. floodplain. next you cant sale your place because of the Adult only clause. My children could not inherit. Most people are forced to sale back to the park for way under you purchased it for and way under its market value. Last, the spaces our over priced even for Denver. If you have the money buy here, buy somewhere else.

The trip was awesome the employees were also we had a great time breakfast was great will do it again

A Quiet place to live because Ive lived here 3 straight Years. Im never going to live in Westminster ever again. The schools there arent worth the money.

Weve lived in this dump for almost 5 years and regret buying here. Problems are completely ignored, rude and inconsiderate liars for neighbors, the worst management I have ever seen. Do NOT move here, its a huge mistake.Remove the 1 star, have to click on it though.

First off, the manager lady is rude as all can be. Dont bother having people come visit you without your nosey stuck up neighbors who (are all buddy buddy to your face and then gossip behind your back) arent in your business! God forbid you or your family hit a hard patch. (Youll see)Maintenance is horrible, they act like rent-a-cops pin pointing everything youre doing wrong on your lot and they are as useful as a 3rd elbow. Dont forget you cant do anything to upgrade your home without asking your management parents.This place would thrive more with better staff! Move in at your own risk.

Renting here is somewhat expensive but I liked the community and felt safe. There is parking for two vehicles per residence and visitors are suppose to park in the parking lot, which is fairly large and located at the center of the property. Occasionally you will find someone having a party and their guests parked along the street; it is a bit crowded and a little rude to the surrounding neighbors.

Management is RUDE as hell, the rent is raised annually on those with fixed incomes, problems brought to their faces are ignored and those who brought them are basically called liars. This mobile home park is a sham full of scammers who sleep fine at night knowing they are stealing from the older generations. DO NOT MOVE HERE!

Lots are a bit on the pricey side. Nice park though.

The people in office are very rude..It was a 55+ community. Now it is 40+ with no vote from residents. They cant keep help cause they are cheap, even though our lot spaces keep on going up..Residents DONT keep thier yards up. Alot of very old run down mobile homes in the park with knee high weeds.. NOT the scenic place they advertise in thier brochure. I do own a beautiful home in this park becuz I made it that way.. I hope I can continue living in my home until I die, however with lot space going up every yr, I might not be able to.

Mobile home park, is not kept up very well if you look at other mobile home parks in the area. Manager does not care about the fencing that blocks the park from the traffic on 92nd Ave. There are abandon Mobile homes that are run down and attracting feral cats as well as other animals. Streets in the area need repaving. For the most part the park is very quiet and doesn’t appear to Have much trouble or rather crime.

We have lived here for six years and each year this park declines, 2019 the park rent has increased $45.00 per month yet the perimeter fence has been falling down for years and looks like DUMP!!!!! Holliday Hills brings in more money than the ENTIRE city of Federal Heights. NO EXCUSE for this inappropriate property maintenance. They have filled every space with new homes, remodeled the entire office and clubhouse yet they require all to maintain each space. Something needs to be done here. NOT RECOMEDED AT ALL. Crime rate HIGH to say the least !!!!! GHETTO

Great property, but over priced lot fees!

I must say that I really wished my mom lived elsewhere due to the fact that she can hardly keep up with the lot rent that goes up all the time which I think is very ridiculous, I mean seriously how do they expect seniors to live here and be able top also afford to try and take care of themselves and other bills! The Management is Probably one of the most inconsiderate, rude, hateful and doesnt care about seniors at all that Ive ever seen! And she had her car broken into now 2 times, they dont care. And I also think they should leave the pool open until the very end of September were adults here ok not little kids please try and treat us fair and respectful for once! Management is what gives this park a Bad Name not the Residents.Thanks!

I am living here and this is my ninth year. I feel safe here and we have picnics, pot lucks, a bus that goes to black hawk, a shuttle goes to bingo, a Christmas Dinner enjoyed by all. We have a garage sale once a year and a craft sale in the club house. One of my favorites is the ladys lunch, the first Wednesday of every month. It is always so nice to see every one. We have church on Sundays in the ball room. At the club house we have arts a crafts, card games. Our pool is 88 degrees and we have a hot tub. We have a work out center also. I have enjoyed living here

A very nice place to call home. Grounds are kept up and the area is trash free. Quiet neighborhood. A person rarely hears the music or T.V. from anothers residence.

Be watchful of your neighbors, especially if you live near the lot with the Broncos house. Them and the people the associate with are thieves.

Holiday Hills is one of the best customer providers for MB Vistas Mobile Home Leveling. We re-level double wides and single wides so we really appreciate the business!

If I could give this place 0 stars I would. I just found out from an elderly friend of mine who has a home here about the awful situation she is in. The manager has been absolutely inconsiderate and ignorant towards her concerns. The manager purposely (against the contractors recommendations) replaced the perfectly good original driveway with a very, very steep driveway and my friends handicapped daughter has already fallen 3 times because of the steep grade of the driveway. My friend has tried repeatedly to talk with the manager about fixing her driveway but the manager says my friend has to pay for it if she wants it changed. Everyone elses driveway is normal and flat but because she did not buy her home from them, she purposely got screwed over with the driveway. The men who did the contract work and replaced her driveway told her they didnt want to put in such a steep driveway but the manager told them to do it. How can someone be so intent on causing harm? My senior friend has to provide solely for her handicapped daughter and what happens when she gets injured herself from falling or her daughter takes her down with her? When there is ice on the driveway there is no way to safely park. Her car has rolled down into the street with the emergency break on! Do not take your business here! Look at other peoples reviews of the manager... we are not alone in our views of her. If the manager cares at all about the safety of her residents, she will make this right and fix her driveway before something serious happens!

Made online appt and Mgr lady was not helpful from moment walking in it seemed she didnt want to help us ... Did not offer to show us anything nor take application for park even though we expressed interest..online ads are very misleading is not a friendly atmospere we Are Hispanic Americans and felt she was saying we dont belong there ...I had a SSDI..settlement and coulda placed huge down payment or bought a used one ...as we liked the looks of the park ...But I would absolutely not give this park your business if you are of color ....How Sad This still happens in 2017!!!! Get with times people...No one in a Viable Bussiness should be employed or run an establishment that thinks like Hitler

The manager is very rude and she dont care about we are on a budget. The neighbors are nosey and will turn you in for anything. They raise the lot rent every year $35 or more. They Need to get rid of her. Dont live there.
