I love living here. Its quiet and clean. The park is constantly getting rid of ugly old homes and replacing them with brand new/modern ones. Ive seen a few new double-wides being installed recently. Theyre working on being the best park in the city and doing a great job at it.

This is the nicest mobile home park Ive ever seen. Clean, neat, people care about their yards and the staff is knowledgeable and friendly. The homes are also nice. Its in a perfect location, close to shopping, jobs and entertainment. Thank you for caring about your customers so well. America is the best place to live because we all care about each other.

Just purchased our new home here at the SPRINGS. We couldnt be happier. Felix was absolutely amazing. He was able to help us get financed.The park is nice and clean. Its nice to see security making there rounds at night. Monthly pot lucks in the club house and Bingo.. Grandkids love the pool and playground.. This is a very nice mobile home community. Very clean and organized. Have covenants that are adhered to by everyone. I am a subcontractor for a remodel company and we do remodle for a Nationwide Homes. The office staff are very friendly and very hospitable... simply enjoy working here when we get to..

Ok, first things first; if I could I would have made it a 4.5 star rating because no place is *perfect*. But for us, so far, its been a huge upgrade in standard of living from our previous park. Yes, there are rules but theyre fair and uniformly enforced. Nobody likes rules but it creates a better environment for everyone. Trust me, after our previous living situation, Im all for some enforced common-sense rules. The park is clean and well-maintained, the kind of community you can be proud to say youre a member of.

This place is awful.Theyve tilled up my yard after I planted grass then they fined me 100 dollars for not having grass. Then they threaten us with more fines for having childerns toys and bikes in our yard. They say youre allowed to have animals bit they will fine you for having them. You cant have visitors for a night without them towing your car. Cant get a pool pass unless you pay for a background check and so much more. This place isnt good just keep looking and save yourself the stress

I dont like the people but I have friends that live there and I think they keep the place cleaned up but they staff that work there could be more nice.

I have been evicted from this Park because a guest who was staying with me was caught speeding (Kristy) claims a couple of times and was disrespectful to her. And they claim that 5 neighbors I cant even know about have complained that theres a lot of traffic going in & out of my home....I know a lot of people but NOTHING ILLEGAL has ever been done in my home. These are unfair accusations from neighbors that obviously dont know me. I cant even defend myself since I cant know the names...I have broken my back and bank account making repairs and painting to keep up with Compliance and they are still nitpicking at my siding and patio cover and told me there wasnt any more room for discussion. I have been forced in a corner to sell to United Homes and now I have to find a new place to reside at the end of this month.. I have paid my rent EVERY MONTH for over FIVE years here! I have done my best to be a good neighbor and keep up with all their rules but I AM STILL LOSING MY HOME and EVICTED from this Paradise. I wanted to contact the Owner, Nicole to plead for mercy so I may keep my home and fix it up so I can sell it for a much better price but I heard from the Management team that she is no holds bar right now and has evicted 140 other residents around the same time. What is going on here? Doesnt sound right....

This used to be a 5-Star park before the owner passed away. He was a lifetime mobile home man and knew what he was doing. The man that made it so special left when the owner died. Since then it has gone steadily downhill when you look past the fluff.

If you dont want residents here to have visitors, you should post that clearly at the entrance or simply deny entry to anyone that doesnt live there. Thanks so much for towing our vehicle with absolutely no warning while visiting a friend. Klaus Towing, there is a reason you have an F rating with with the BBB, you are a gang of crooks, and management at The Springs is clearly in cahoots with them, making you crooks too. Dont worry, we wont ever set foot on any of your properties again. A $300 lesson has been taught.

I lived here for 3 years and loved the fact that there were rules in place to keep the park looking good. It appears most of the negative reviews are from people that have a hard time following rules or feel the rules do not apply to them. I was happy to have neighbors that maintained their homes to community standards when I listed my home for sale. It sold within 2 weeks. I never had any issues with Kristi or Ginger. Quite the opposite. They were always available to listen to any problems that I wanted to discuss. Yes, they get busy, but if you need to talk to them, call and make an appointment with them. As a single woman living alone, not once did I ever feel unsafe living there and If I ever found myself in need of housing in that area again, I would not hesitate to buy another home.

Attitudes are a real problem here Christy is always screaming at kids and you know who her favorites are. Shes unfair and ginge er cannot make a move without her. WE NEED NEW MANAGEMENT PLEASE! FELIX IS COOL BUT THESE 2 MANAGERS ARE A JOKE.

Ive lived here for 3 years. At first it was hard for me to do repairs to my house and lot due to health issues. The ladies in the office were very considerate and helpful. The maintenance guys are just awesome. I had the pleasure of meeting the owner, Ms Nicole, and sharing concerns and ideas. She was very polite, attentive and very reasonable. I have pride in my home so I understand the need for rules. Its very simple, if you follow the rules that you agreed to when you signed your lease, you will never have a problem with management. There are a few residents that just go out of their way to bend/break the rules and then get mad when they get fined. Others just dont want to maintain their homes to a decent standard, or are just plain lazy and disgusting. They should definitely be evicted. They are usually the trouble makers anyway. I love kids. But sometimes they can get out of hand. My biggest pet peeve is the fact that we have a huge park, playground, basketball court, etc...yet they choose to play right in front of my house. Especially when my husband, who works nights, needs to sleep during the day, they get very noisy. Also, since we dont have fences, there are some people that think its okay to cut right through my yard. There has to be a way to prevent this. Other than these minor issues, The Springs is a very nice community, probably the best in Colorado Springs. At least you see your rent money being put to good use. Thank you Nicole, Kristy, Ginger, Steve and the rest of the staff for all you do and for always doing your best. Please dont be discouraged by some of the as#@oles that live here. Most of us understand and appreciate the work you all do. One last thing, please get the gate working soon and please get someone to properly patrol the area at night. Okay, thats all folks....

Ive lived here for 18 years. For me its a safe community. Lots of get togethers. Spring bbq., Halloween, Santa Clause and much more. And meeting neighbors from all over the community.Fun, Fun, Fun

Nice park if you do not have kids or do not plan on working on any of your vehicles. You are not allowed to work on certain vehicles in your driveway besides oil change and brakes. Also the management here is awesome Christy the lady in the office will help you with whatever she can. The only thing I dont like is that there is a lot of illegals in the park now catching not speak English and think they own the place. Besides all the Hispanics in here now not all of them were bad I would say 75% of them are the other 25% speak English help each other and say hi but theres some of them that just for me not say hi to a white man or a black man. Me and my brother-in-law who is a black man was walking to the mailbox said hi to a couple people they just looked at us and didnt wave back or anything. Also theres a lot of Hispanics in here that drive around with expired tag from Texas because Texas does not put stickers on their tags they just do inspections on your windshield and if you look at the windshield some of the trucks have not had inspection since 2013 or 2016

Visit a relative, the girl who is young, idk if shes still a manager, stuck up, made my sister re- paint her trailor right after she paid over 1000 dollars to have it painted. That color choice doesnt apply to everyone, i guess!...pick and choose who she likes... A. K. A paint redo. Dont like HOA deals!

I moved into the community in 2015, the staff here is absolutely awesome to me and my kids. The clubhouse and swimming pool give my kids and myself a safe close environment to hang out in and have some much needed fun time together. They have always treated Mt kids and myself with nothing but respect. Yes every community is going to have negatives that someone will always complain about. However you can see just in the time Ive lived here how much they are trying to do, to improve the park. I agree another open gate for better access to the back part of park would be nice...hint hint.Maintenance has gone above and beyond at times to help me a single mom out and I cant thank them enough. Ms Ginger and Ms Christie are doing the best they can but they to have to answer to a higher power as most of us do at our jobs, so ladies thank you for all your caring, kind and compassionate nature in handling what Im sure is alot! You ladies rock! I know if Im having a issue that I can walk into the office and you will address it to the best of your ability.One more note, love all the improvemnents, park clean up, dog park addition rocks, and longer pool hours..Thank you!!

This place is amazing! The pool by the clubhouse is a wonderful place to take the whole family and have a great swim. Also management is fantastic. Everyone is polite and respectful of each other. Everyone is safe driving through the park, so no need to worry about people speeding. This is a great place to live and its safe for the whole family and if you were lookinh for a great trailer park that takes care of its community, then i would recommend this park everytime

Our construction company was in the process of working with one of the homeowners at this location. Not only did it take their HOA 3 weeks to decide on an acceptable paint color but they took down our yard sign without bothering to contact us.There were signs from much smaller companies up for almost a full 2 months before we began our assignment. However, theyve thrown our sign out which unlike the small, cheap, single sided ones, costs us around $75/per sign.Should your community take issue with a yard sign, its much more professional to contact the business responsible for the sign rather than destroying their property. If one wants to look professional, one should act in a professional manner.

The management here does everything they can to ensure we live in a community that is safe and well kept for their residents. I have lived in the community for many years and the current managers care about their residents and making The Springs one of the best communities in Colorado Springs to live in.

The two ladies in the office have no business running this park. They believe everything any of the older people say. For instance, on the north side of the park there 4 or 5 trailers where older folks like to come out and cuss out the kids in the neighborhood for playing in the street. Then they will go and complain to the ladies in the park about these kids saying the kids were cussing them out. Ive heard one guy threaten to shoot the kids if they come in his yard. Theres another guy that is a convicted stalker who drives around and video tapes women. Hes about 70 years old. And when the police were called their response is its freedom of speech.They need to get rid of these biased women running the office and get some real managers that know what they are doing.

Best manufactured home community around! Management goes above and beyond to help out the community. Maintenance keeps the community beautiful and are always available to help with problems.

Well here gos. As a once long time resident its time for me to write a review.Personally I think Christy and Ginger do a good job in what is a tough deal. They were always fair and consistent with me. I think if you are a pain in the butt to them thats how you will get treated back. The last few months I lived in the park they were very fair with me and understanding of my personal problems.On the other hand the people that you will have to live around is another matter. If you want peace and quiet dont move here. Thumping bass, screaming unattended children, drunks, meth heads and people that are literally too stupid to have any awareness of how their actions affect others is the norm here. The place is full of illegals too. The people who are registered with the park arent who actually live in the mobile home. Lot of that going on. Then Hammers Construction has turned the area behind The Springs into an industrial park the noise level is off the chain.Its a cheap place to live if you own your trailer but other than that I really cant recommend The Springs Mobile Home Park.

This community is anything but a community. Instead of talking to their residents they post fines on your door. They also wait to do it when youre not home and wait until Friday so you cant argue with them. My kids are outside a total of 20 min a day and I have 3 witnesses that say its not my kids throwing rocks yet we still get fined for it. They do everything in their power to evict you from the park, not to mention flat out lie to your face about your guests. Even if you are desperate for a place to live like I was when I moved in, do not come here if you can help it. I have lived in other home owners association communities and have never had as many problems as Ive had with these people.

If I could rate less than one star, I would.Ive lived here for 7+ years. This used to be a nice place to live. NOW; incompetent management and complete lies and harassment from them. Live here if you dare and be prepared to here the excuse of Its not management, its the owners whenever you have a problem or get a notice...Especially when you have raw sewage smell coming from your sinks etc. as they already admitted to having problems with that and tried to make me pay for it at one time.Also, expect lot rent raises whenever they do improvements. They try to act like theyre doing us a favor when were paying for it. Of course the Clubhouse/office looks nice...Youre welcome. The thanks we get is notices on our doors that our grass is an inch too tall or some other excuse to try to leach more money. $110 to have your lot forced to be mowed, is that even legal???The so-called lease I signed said water and sewage was included with lot rent, WRONG. Dont be fooled, beware!I was also home invaded, robbed and assaulted. Police were called and couldnt do anything because the office withheld information of the person(s) who lived in the park who did it. Management covered it up and I later found out they were friends with the person(s) who violated myself and home. The only thing that management offered me was a gun. ... Thanks, Kristie.Everything else follows since new management took place. I hope, Nichole-(owner) reads this to know how incompetent management really is and what really goes on around here.I speak only the truth.Peace and Love, be safe.

I would like to give some positive feed back , although I cant disagree with many of the negative comments here , I will say that there has been HUGE efforts to improve OUR community ...In the beginning I really struggled here mostly due to the lack of compassion of the previous park manager , Ms Rudell who consequently earned the nick name RUDE AS HELL by MANY of the community residents , I understand the basic premise of business is to make money however in the very spirit of the word COMMUNITY , management should also recognize that we as residents LIVE here , we do not just stay here and so a little more effort on the management to be A LITTLE more flexible with its residents in times of struggle, imposing huge penalties such as attorneys fees and heartlessly tossing residents in as little as three days seems to be extremely INFLEXIBLE... that being said I would absolutely love to acknowledge all the new homes , replaced sidewalks and drive ways , the new waste cans in public ares new walking paths and dog park is outstanding , the new clubhouse is beautiful and the fact that we actually get to enjoy it is awesome , as previously it was a privilege denied by Ms RUDE AS HELL . all of these improvements increase our appeal to future members of OUR COMMUNITYThe staff is friendlier and pleasant , we adore Ms Ginger and Ms Christi ...If I may put a request for some future consideration , having the other gate open at the same time would be a huge help , especially for residents towards the back of the park who have to catch city buses to get to work , It also cuts down on shady actions of less desirable people , when the gate was opened temporarily all the negative behaviors absolutely disappeared because there was to much traffic and attention drawn toward that area , I would also like to see a possible second overflow parking, remember we live here which means children grow up here and someday will start driving , a right of passage and privilege most of us have come to enjoy , this becomes a problem with parking spaces limited to two and overflow be so far away for many ...In conclusion I would love to see the back part of the park opened to new residents , this could only be beneficial to both park owners and residents alike .... Management has so much favoritism. Some people get notices for everything and their friends or the ones they like dont have to fix anything. The have so many activities for families and kids and nothing for seniors. Kids run all over the yards and speeding is out of control

Christy and ginger have to be the biggest liars ever. They try to intimidate people by acting like they know the laws. People who don’t know them, get scared and end up Leaving. They try to act like they follow rules and regulations, but they have favoritism. I know of illegals who live here and even drug activity that is going on. The owner doesn’t have a back bone and they allow managment to do and undo as they please, they turn a blind eye. I heard of a couple folks about to sue them and i hope they get a taste of her own medicine! And christy should practice her pda with her boyfriend in private, that’s not cute lmao if i could give you 0 stars I’d give this place negative stars lol. Run as fast as you can away from this place.

Nice place for your family to live

This mobile home park has a real issue with going after the entirely wrong people based on race, monetary income, and even down to what lots you live on. These people Christy and Ginger the ones who work the office give out warnings to people who have their grass a little to long or have one hole in their skirting. They also do not go after people who have the entire sides of their houses full of holes from the hail storm, people who ignore the quiet hours and blast music into the obscene hours of night, speed in their strict enforced speed limit zones. And to seal it all off they ignore any complaints and act on their own personal hatred instead of from a professional stand point. I would recommend looking any where else for a place to live. Drugs are rampant there, the DEA had been out to this park several times to shut down meth labs that have been set up in the homes on the parks property. They have around 56 speed bumps that are ridiculously high and are placed every 10 feet it would seem. I cannot recommend enough to just stay as far from this park as possible. I have lived here since 2008 and I hate it. 5 years ago they raised the rent to put in a new gate. The gate broke and they just gave up on fixing it, but Im still paying the increased rent. Then they decide to raise the rent again in November to apparently fix the gate AND put in security cameras. Nothing has been fixed or installed. The park is filled with glass and trash. When I complained I was given the excuse that parents arent teaching their kids to pick up after themselves. There is NO trash can to pick up after yourself. They have problems with the water. Throughout the years they have randomly turned the water off without any notice that this was going to happen and it would be off for hours. The HOA rules are unrealistic. I cant have curtain rods in my home because my autistic son pulls them down. I called Christy at the office to explain this to her so they didnt fine me. She told me verbatim Youre house has always looked like a piece of sh** I couldnt believe it. Ive worked in customer service for 8 years and know that I would be instantly fired if I told a client that. They definitely have the wrong people representing their company.

I have lived in the springs mobile home park for 10years and it seems now after new management Crissy!! She does not treat all residents the same she favers others. Also raising the rent so that they can fix the gate or the inside of the office. I understand there are rules, but they should apply to everyone not just the ones she does not like. Also someone wanted to put in a complaint about my family so I also went and tryed to complain but she was very rude and said its non of my business in all honesty it is my business cause how can you say you dont pick favorite but yet when I want to complain its non of my business.. but when someone wants to complain about my home,family,exc you should aslo tell them its not there business. There are so many things wrong with management. They want to be a community but yet they should fix how they handle ppl before they expect others to get along. Cause when we see management favering others of course we arent going to get along. First off and foremost I would like to say what an amazing job management and maintenance do. By far the best manufacturer home community in Colorado Springs. Beautiful park, pool and clubhouse. Offers alot, and is well taken care of. Fun community events and alot for kids. I have lived in this community for 13 years and I believe that if your looking for somewhere to start and raise a family great place and very affordable. My kids have made some of the best life long friends here and I wouldnt want it anyother way.

Warning: dont move here...I love my trailer but the park is horrible.

I have lived in Springs MHC for almost 2 years. While it’s not “perfect”, it’s by far one of the nicer places I’ve lived in! I appreciate the basic rules that are enforced to keep this place looking decent. On the occasion I’ve had issues that needed to be dealt with, the folks in the office did their best to resolve my issues as quickly as possible, if it was within their power to do so. I have thoroughly enjoyed the updated clubhouse, the exercise rooms, the pool and the hot tub.I come down to the clubhouse actually quite frequently, to use the free wifi. So I’ve had numerous opportunities to see the office girls “in action”. Sometimes I’ve been amazed, no matter how crappy people are or how stressful the situation is, they have remained calm and professional.I was browsing over the reviews for this place and I’m ashamed at the 2 residents from last week, who can’t even be creative enough to write their own opinions, they just gotta copy off each other. On top of this, they claim to have lived here for 7 years and they “hate it”. My response to this is: if you don’t like something, make a change! No one is “forced” to live here or anywhere else.As a teacher for special needs kids, I can surely appreciate the mother’s challenges of having an autistic son. But I have worked with hundreds of parents over the years and I very rarely meet such immaturity. Each one of us parents has a choice: we can sit on our whiney hiney or we can roll up our shirt sleeves and make the needed changes. For example: curtain rods are not the only window decorations available. Get online and google and find out what works best for you and the safety of your son.Don’t tell me this park is “filled with glass and trash” … I’ve got dogs and kids and we spend a lot of time outside and at the playground. If it were as “trashy” as these residents claim, I wouldn’t be out there with my family.While reviews can be helpful, I would encourage everyone to see for yourself. It’s wisest to make your own judgment after you’ve seen something with your own eyes. A park that’s been around for 50+ years and currently has 450+ residents must be doing something right!

I moved here 4 years ago, I have seen constant ongoing upgrades and improvements. The clubhouse was recenty remodeled and is abosolutly beautiful. The swimming pool was just resurfaced and retiled and new patio furniture was purchased this year. The brand new gym equipment...very nice!!! I strongly belive the people that gave bad reviews are upset because they dont have pride of ownership. The only thing the management asks is for you to make your property look nice and follow basic common courtesy and pay your lot rent on time. If you take pride in your home, like a community that is diverse and nondiscrimating, that listens to residents concerns and cares about its residents this is the right place for you! My kids love it here, this summer: the zoo brought animals! We have arts and crafts, senior breakfasts, pot lucks...breakfast with Santa, Should I keep going? Overall a great place to live, and mature trees and nice lots! Why not a 5 star...because some things are still being improved. Right now concreate work is being done for safer sidewalks and driveways, looking much better already! As for the gate and cameras...technical stuff takes time, but will be worth it!
