High rent for zero services. no onsite manager. no pool. no club house. they rarely answer the phone number they supply. its a corp that owns over 40 parks across the country and we get a new manager every 6 months cause they always quit. They have many problems with old water supply pipes. water is rusty and low pressure to keep the rusty pipe blow-outs down. Sewer lines are old and slow. Prone to back-ups into the units. Rent raised every year in Oct. Extremely poorly maintained park. Lets not forget about the electrical poles falling over. I think the only reason they have some good reviews is they had a contest for one resident to win some free rent picked from the reviews. avoid this park!

Nice place, people are friendly, very clean. I am visiting my family but I wouldnt mind living here.

Perfect place to live

Very clean place. You can say its like an upscale mobile home park.

This place is hexed, cursed, and is guarded by a very gross and pathetic man, the kermudgens name is Greg if u see him there, u will because hes up everyones behind there, hes rude, a liar, and tries to ruin peoples lives but in the most idiotic and retarded ways. Be sure you at least throw a rock at this man, he will scream at you like an old woman but its funny because his hi pitched squeeling and spit flinging out his googley eyed face. He steals neighbors mail, rapes and drugs women, lies, and is the most annoying man on Earth. Happy trails would be a nice place to live if he wasnt there. The old mgr, Tracy is a hippocrit, two faced liar who thinks he better then everyone but hes too high to put his boots on. F you Tracy. u r fake as f. Almost everyone else is alright but Greg ruins it always.

Very dirty and places were too close together. People seemed nice and lit rent cheap if your ok with dirty

Use to be a good place but after a few years went buy its nothing but run down with bad management and some nasty neighbors like Greg getting into everyones business. No mainance no good management you cant get ahold of them and they also hold you money so they can evict you and get your trailer theres no pool. I wouldnt recamend this place to anyone that deserves a good chance in life.

Ive been here before and even though the grounds manager dont like me its not a bad place to live. You have shopping that needs to be done Publix is right around the corner Wal-Mart is across the street and its all in walking distance. My sister had lived here for some time now. But this review is for the short periods of time i was there.
