Applied and drove by a few days ago to check it out. Park was was clean and mostly well kept. Spoke to Jody on the phone and he seems like a good guy. Hoping to snag a place here soon.

I have been here now for a few nights.This place is amazing, it’s super quite and just low key and I am just loving my new life here. Jodie the park manager is awesome man. Any question or concern I have had he Gets on it right away. This place great and I would recommend it to everyone

Jody is a amazing and is working to make this the best community possible. He is a true asset to Gulf breeze and carry’s him self in a personal but professional manner. Striving to make Gulf breeze a family atmosphere with a genuine concern for each and every tenet. I have a friend who lives here and is new to the community and after speaking to Jody I am considering moving here myself. Thank you Jody for answering all my questions.

The maintenance people are amazing! Unfortunately this place is a dump filled with people that have no other options.

Super helpful landlord and park manager, quick responses with everything from the time I first contacted them to rent and about any issues we may have. Huge rooms in the rental we picked, and they allow my precious puppy dog which was huge for us as it’s so hard to find a place that accepts her breed.

Ughhh.. Tried to get a home here. Huge hassle. Got approved and they made me turn the lights on BEFORE i got the keys or even SEEN the place. Other than in pics and from the outside.When i FINALLY got a good look. It was SO TINY for 1300 a month. I had to turn the light back off and just a complete waste of all my time... when they could have just showed me how tiny the place was from the beginning!!its like they try to trick you into moving there... but trick no good

Just moved in about a week ago. Its pretty quiet here. A lot of these comments are pretty funny. Drugs are everywhere you go now a days, its not the owners fault people have a drug problem. Trailers falling apart? ITS A TRAILER, THATS WHAT HAPPENS! Move or fix it yourself! Some people are just never satisfied!

We are in the process of beginning a landlord/Tennant relationship. Weve been searching for a home in a good community and came across guilt breeze. Its a small community thats worry and had really good prices. Mr Andrew is giving my family a chance to get back on our feet. No judgment, no negativity. Looking forward to building a home for our kids here. Thank you!!

Unless you come from a family that love drugs this is not a place for you. I was there for two months before I even new who the land lord was. The price was way to much. I got a bigger place for half the price. Even if you just need a quick place to go its not worth it. They like you to pay weekly so you have no cash to save and you get stuck

Typically I dont post reviews however this place I feel needs one. First off he charges way too much for the places he rents, they arent even worth half of what he asks for. Nothing is properly repaired, or done. When the stuff they repair breaks again because it wasnt done right he blames YOU. We were there for 6 months, he cant keep track of payments and then tries to squeeze more money from you. We were doing monthly and asked to switch to bi weekly, he then tacked on a bunch more charges because he said switching messes with the deposit dates we tried to catch up on the extra fees and pay regular 900 in rent for a 2 bedroom which was actually a 1 bedroom and a half of room which looks like it was likely a storage room. There was a huge box board in the middle of the room so we couldnt even place my sons toddler bed on it, he had to stay in our room the whole 6 months even though they PROMISED to do something about it BEFORE we moved in. After asking the landlord and park manager about it and even sending emails to landlord to prove I was speaking with him. Nothing was done. We had tons of electrical problems, the porch light cant be turned on without blowing fuses. That was like that from day one. It took them 5 months to rescreen the porch which was tore up BEFORE we moved in and Andrew (landlord) tried to tell us we did it. All the places are infested with termites and roaches, again when we complained 9 times about it we gave up on even having the place sprayed. I believe the park manager came by once to spray after months of complaining however whats the point when we were already enduring it the whole time we were there! Our bedroom air conditioner leaked water into the electrical outlet all the time.....which speaks for itself when it comes to safety. Also the beginning of August we were a week late paying the first half of rent and when I mean late, I mean we had the cash but he refused because he wanted a money order and since we have no vehicle and I have 4 kids to take with me I just didnt get the chance to get one and he turns around and goes to the court house and puts in an eviction! Then tells me we have to pay the weeks rent, plus his court fees (which was unnecessary) AND find a way to inconveniently make it to the court house with no way there and the babies to travel with. Pretty funny thing to do when technically we had his rent AND have always paid him as well as we paid last months rent so I could understand if we didnt pay by the end of August but nope. Made no sense. After having august rent (plus whatever made up fees he was tacking on) he also wanted almost 1800 for September (900 on the 10th and 850 September 25th) when asked why he is double charging he said to have you guys a head of the pay dates I mean how absurd is that!? Now I know he has been replying telling everyone its the tenants who are terrible ECT ECT and Im sure he has dealt with some bad ones before however if you have almost everyone posting all about the same experience I will let you be the judge of that! Thank God we took pics that had date stamps from the beginning to show that it wasnt US, I kept track of almost all communication via emails and we also paid first last security when we moved in (which he tried to say never happened, or that he forgot) but we are smart and have receipts for every single thing paid. We moved out before the first because its more of a headache staying there and to be completely honest, I feel much better not dealing with them anymore. I can go on forever about all the issues but Ill just leave this post as a warning. If you are ok with these issues and living in a dump filled with drug addicts and drunks, being over charged and having the landlord throw you out or threaten you every other day then this is the perfect place for you!BTW Andrew claims we never paid EVER? Well I have every single amscott receipt that says otherwise! We always paid :) again, prime example of my beginning post. They dont keep track of payments!

Just spoke with Andy in regards to renting a 3 bedroom on the1st. Andy took time to answer all my questions was vwry patient with me even when I interrupted him to ask another question.Looking forward to filling and getting him the paperwork to be approved. I hope to be renting at Gulf Breeze very soon.

After my friend fell through the floor of the bathroom in lot 50, they started to demand that the leaky plumbing be fixed. After, and only after weeks of requests with no fix in sight they decided to hold rent until the landlord or maintenance resolved the issue; it took them 72 hours before they sued the tenants. Now, almost a month into the process they still refuse to fix the problem because they claim they cant enter the trailer because of an ongoing legal battle.They accuse them of being drug users, which has no bearing on the landlords duties. Just for the record they are not, I cant even get them to have a drink with me on the weekend. The simple fact is, the owner of this property is a terrible excuse for a human being, quite frankly, disguisting, nearly as disguisting as the roach and termite infested, rotting shells that were once trailers.They have since had the health inspectors out who found, and I quote, complaints are legitimate. I would not let an animal sleep in some of these trailers, and further more, I think as fitting punishment the landlord and maintenance man should be made to live in these trailers as punishment for their horrible treatment of other human beings.-EDIT-This edit is in regards to the owners response. I live in the home across the sreet. First you have your imaginary world, and the real world confused. I never lived there. Secondly, you had them sign a contract stating that they would not counter sue you; THAT is why you paid them, you lost, you are a loser, your park is filth and most of the home owners on 16th are waiting for it to shut down so our property values will increase.Lets just take a moment to look at most of your responses; they almost all include some sort of statement about drug use, or criminal behavior which most of the reviews complain about. Let us just entertain the idea that I did live there illegally. Almost all of your responses deal with illegal activities of some sort and drugs, so you have readily admitted that your park is full of drugs and criminals. It is ok that you have no idea what you are talking about, you are clearly not equipped with the tools needed to argue with anyone other than a child. Just be quiet, please, your ignorance is an insult.-edit 2-I heard that the maintenance guy had to go to hospital a month ago; drug overdose. Just saying.I have also read some of the newer reviews and that is exactly what he does, he does nothing until you finally stand up foryourself and then blames you.Hey mr slumlord, why dont you post somenof the requirements you got caught on. Where thwre is smoke there is fire, and your park needs to be smoldered.

I cannot believe how broken down this park looks from its pictures on this web site.I used to live there for about a year.It never looked so bad then.

Drug infested and hookers

Very bad area of largo crack park but the price is ok landlord finally remodeling what were dumps.

Definitely not the best place on the face the planet the owner doesnt want to fix up and other trailers and my friends home needs a lot of stuff fixed and he absolutely refuses to fix it its disgusting! Its not fit for a pig to live there!
