My wife and I are going to buy a mobile home on a lot there from a couple that has been so helpful with tips and expectations on the upkeep of our first experience with a mobile home. Such heartfelt conversations throughout our entire walk thru of their home, and the Highland Manor Property. It truly exemplifies a Community of thoughtful and caring people to which is no surprise because the property we are looking at is directly across from my wifes cousin (family) whom that has shared nothing but great things about Highland Manor., whom referred us to a wonderful property looking over a pond, pool amenities, and such a wonderful welcome by Ashley at the home office when we visited the other day with my wife, our 3 year old son Isaiah, and myself. Ive been reading the bad reviews, and have difficulties even imagining what issues people are describing, because its a wonderful place to live and a family community we would love to be a part of.

Safe place to live and diversification, too. Out of necessity, the pool has been inaccessible; but, when safe, will be restored. The off-duty officer, Ron, is very attentive and easy to talk with. New homes are being presented by new management. Weve enjoyed living here for the past 17 years. Thanks

I cant write a review,since Ive never lived here. I came in to read the reviews to get more info,before considering buying a MH for sale there. Wow. Some take this process lightly,and need to consider what is being said and how it will affect people like me. Ive spent 5 yrs in a trailer park in a different town,with a property owner who inherited the park. VERY little is ever done here, and if you have a complaint,its best kept to yourself,as nothing will be done about. You all may just have it right! But again,dont type a review if you care who will be influenced by it. Its making me a bit intimidated!!

Absolutely the worst experience of my life.... the management is hostile and they constantly lie. This place just makes the poor poorer and themselves richer. My boyfriend put a positive review on here because he was afraid of getting evicted. I however just want to warn anyone who is thinking about moving here.... be prepared to deal with a slum lord

Absolutely LOVE it here! They work very hard in the office to make sure the park stays clean in every sense of the word. They are on top of any matters brought to their attention. They are always doing things for their residents. You will NOT find a better place to live for the price!! I live across from the pool and they ALWAYS clean it! There is a pond full of fish! Cant ask for more! Im grateful to be here and a part of the community.

Friend and I bought a vehicle from a resident , huge speedbumps do their job! It was getting dark when we showed, streetlights were on and roads were nice n paved.

Ive lived in the park for a little over two years. The management is strict but no stricter than any apartment complex Ive lived at. Their rules and regulations are there for a reason though. People think just because its a trailer park that they can act however they want, well in my opinion this is not a trailer park thanks to the management its a mobile home community with several amenities that many apartment complexes dont even have while still being able to have a home with a yard at the most reasonable price in the city.If you just go and talk to the management they really are there to help you as long as your honest with them.. they are understanding and give you adequate time to fix any issues they have with your property and offer solutions to help you.. highland manor gave me a chance to start over so that I can support myself and have a nice place to call home when no other renters would. Excited for many more years to be a part of this mobile home community.

Mike is definitely money and power hungry. Some of the lots have bed bugs so be careful of the company you keep. Seen roaches at a few of them also when I visited some of the people. If Mike doesnt like you then you probably wont live there long. He has a bad case of little man syndrome

My husband and i have lived here for just about 3 years. When we moved in the place we bought was trashed in ways not necessary to mention and this was of no ones fault other than the people who we bought the trailer from. We have had our own disagreements and personal opinions with the managment about certain things that were always handled as they should be handled; by adults and professionals. I see all these horrible reviews and i understand something that I am not so sure others that live here understand: WHILE THIS IS A COMMUNITY IT IS ALSO A BUSINESS FOR THE PEOPLE WHO OWN THE LOT YOU LIVE ON. You are to keep up on the maintenance of your lot that you lease. You are expected to pay your rent on time. As any other owner would expect. This is a trailer park. Not everyone in the neighborhood is someone youd like to know personally. And thats fine. To each his own. Highland Manor makes efforts to creat community within the park as well as to keep the park looking appropriate. Appropriate meaning less like a place druggies might choose to live and more like a place where (ill be frank) normal everyday individuals may choose to live in peace and happiness. If you cant or wont pay, clean, or comply with the lease which you choose to sign before moving in, then do not bother moving in. As i said, we have disagreed with the management before on things and yet, i still choose to live here and follow the lease to the best of our abilities (as we have children, home reapirs and other things may get pushed to the side) and we are never hassled by the park. Simply appropriately asked to take care of things needing to be taken care of and then move on with our lives. This is a home and a community. Take care of it and itll take care of you. Very simple. No need for name calling and bashing. Lets all be adults and be real with ourselves.

My experience is that Mike is money hungry. If he decides to evict you he will take your trailer before you even get a chance to pay to have it moved. I got evicted and I sold my trailer and he went to court and didnt mention to the judge that I had paid up for the last month and had sold it to someone who was the owner for the month of June so the judge said i owed for may which i did pay plus for the month of june I had to pay 600 and something plus lawyers a court cost. Then he went and got a lean on it and took it from the new owner. How messed up is that. Trust me if you get evicted you wont be taking your trailer with you. There are a lot of empty spaces and empty trailers because of poor management. No I did stay in contact with you because I paid the rent I owe for may before you even went to court and I have a copy of the letter i sent with the money order and i have the money order receipt. And you failed to even tell the judge that and in the letter it also stated that i had sold the trailer that as of June 1st i no longer owned the trailer. But you still lied to the judge and you also got a lean on it which was inappropriate to say the least. So stop lying to make your self look good. Evicting me is one thing but to take my trailer before I could get it moved is another and forcing me to sell it then take it from the people I sold it to. So I am telling facts I have all the paper work to back me up...

I have lived in the park for going on 3 years this coming August and while I have seen negative reviews on here and Facebook I can honestly say I have nothing negative to say. I personally pay my lot rent on time, keep my yard mowed and neat and also keep my home nice outside and I have never had one issue as other negative reviews have said on here or Facebook. In the time I have lived here yes the lot rent increased but in return we have street lights for night, we have received new drainage curbs and are getting new roads put in the park. People complain about the speed bumps but, in my opinion I have seen drivers in the areas where there is not speed bumps like my area and those speed bumps probably have not only prevented a child from being hit , but probably even people backing out of their driveway. I have no complaints about my neighbors and as others have stated in some reviews. As the management has left replies saying you wont hear from them if just follow the rules, well I can say as I said before I pay my rent, keep my home and yard nice and I do not hear a thing unless I personally go in there to talk to them. You can not get in an Apartment what you can get here, you do not have the space, a yard a driveway, the freedom to make your home your home. I do not plan on leaving personally and am hoping in the future to even move up from a single wide to double wide in the park, as I have been nothing but pleased and happy with the park and the staff and my living experience here.

My son purchased a 3 bedroom, 2 bath mobile home from Highland Manor a little over a year ago, he has refurbished it, and has an absolutely beautiful home. He has been completely pleased with living there, and knows it is a wonderful opportunity, as the lot rent is very reasonable. The new management that many have spoken of is working daily to upgrade everything about the mobile home community. Change is always hard, and I know many people have lived there for years and have not been required to make changes, however, improvements are being made in order to make Highland Manor the best it can possibly be.. This is a great location. It is a park-like setting, therefore, having no street lights makes perfect sense. I drive in and out at all hours, and I do not consider it to be dark. It is quiet, the people are friendly, and my son is very happy with the choice he made to live there.

If it were possible to give less than one star I would have! The park itself is very nice for the most part. The people who live here are wonderful and very friendly. However, management is another story. The manager is power hungry and thinks he can do whatever he wants to include going through U.S. Postal mail to see what mail you are getting and to see if other people are getting mail at your address. The manager is a proven liar on SEVERAL occasions. Situations that are above his authority and should be presented to the owner are ignored. His intimidation tactics are laughable. If you are thinking of moving in to Highland Manor, I suggest you wait until new, honest management can be found.

Pay your rent on time, keep your place clean... I have paid late, I have left a mess on my deck... All my doing!Yes, it is my fault my rent is currently late, my fault junk has been left on my deck. I will pay the rent, I will clean my deck.Compared to a boring apartment that costs twice as much as the lot rent here, AND I CANT EVEN PAINT MY CABINETS PINK OR PLANT FLOWERS! Im going to do whatever I can to stay here. And Im painting my cabinets pink, and next spring I am planting flowers!You people that post negatives are just mad. Sometimes I get mad, too. But the negative comments you all are making are not helping this community at all. If you want change, talk to management, dont cry to potentially good people that may want to move in.Its not a resort, but its fine. Its totally fine.

Nice as far as trailer parks go, recent changes in owners/management have ruffled a few people. Recently lost large trash item disposal which is a huge negative for many. Overall it seems well maintained and monitored.Update for 2020.CONSOffice hours are 9 to 5. No dropbox for payments, no online payments, so if you work normal hours, work nights or for some other reason are not able to stop in the office at a convenient time for management its your loss. They also demand a complete copy of your homes title just like a title loan company does. Seems a bit shady in combination.PROSThey have recently been updating/repairing a few of the older lots, and moving in nice new homes. Looks nice, and bodes well of the owners investment if not the managment.

I lived here from 2010-2014 and while I lived there the first 3 years were great. The neighbors were real nice throughout the trailer park. Management was awesome! Then the manager Jennifer quit and a new guy was brought in and ever since that trailer park has drastically gone downhill. What wad once a nice little community has now gone to hell. I had to move out because of management. They wanted to fight and argue with everyone. Make up nonsense that wasnt even in the park agreement. Would purposely try and find ways to evict people. All because they did not like the person. Manager is very money hungry. Only in it to make money. Not to make the community a better place to live. The community has definitely gone downhill since. It is very sad. To see such a great community go to hell. Its a shame. I do not advise people to move in there to live.

This is a well maintained mobile home community with side walks and close to a variety of businesses. Gas station, Tims Pizza, Salty Iguana Mexican restaurant, beauty shop, Hy-Vee grocery store, planet fitness, banks, Gordmans department store, Sonic drive in.
