I managed this property for 5 years and tried to get owners to replace old trailers with news back then and noone would. I also told them to replace the pressure tank by water tower cuz it was going to blow through a trailer cuz of all the illegal welding they were having to do on it for leaking, 2 months later it did and almost killed 3 ppl in the trailer. I was trying to get em to fix the water issues, it was always brown. But they didnt wanna spend the money to improve the property. So I got fired 8 years ago for trying to stand up for the residents.

Benbrook Village is currently in the process of removing the older trailers. They are replacing these trailers with New trailers that have never been lived in. Im not sure but I have been told these trailers are for sale only.(call the manager for more details )

Not a bad place to live rent wise. Neighborhood is run down somewhat and Im pretty sure my next door neighbors sell drugs since there are always weird cars around at all times of the day and night.

Used to live here and I hated their double rules policy. Ok for some but not others rules enforced at their will. The water is well water and free but now they are using meters to gauge your usage and if deemed too high usage you get a notice to vacate (my son lives there currently) also the lot rent is higher than your home pymt and it goes up every year saying its based on other properties. We dont have a pool a covered bus stop or even a playground when I was there but the rent is now over 300 monthly. Do yourself a favor and dont move in here. I left as soon as our house was paid off.

Great place to live!! Very quiet, my family and myself can actually walk out our front door and interact with our neighbors cows, which we love to do often, were from a big city, so we appreciate the quiet country life now!! Not far from the city, shopping is within 6 miles, so perfect!! Our maintenance man Jim, goes above and beyond for this community!!! The office has always been extremely welcoming to us, any questions we have had were answered in a reasonable amount of time. I would give this property 10 stars if i could, but there were only 5!! The manager plays favorites based on race and thinks she had the right to levy funes for the least thing without notifying you that she was about to. The water gets turned off or is pretty much undrinkable all the time. The owners lurk behind the scenes and nobody can reach them.

I live here for 25 years..wish the owners would uniformly enforce the park rules. It would be much cleaner

Visiting family we had a blast

The water has been unavailable for a month. The water has had issues for years. Now its on from 6am-9am then again at 6pm-9pm. And we have been asked not to do laundry at home. Besides that no issues.

Dont move here. They are totally unprofessional. They wont give me any information like my balance on my house note. When asked for the owner of the park info they put me on hold then hung up and wont answer or return my calls

Quiet place to live, but the water situation is a problem. My family deals with the bad water and we dont complain, but randomly having no water with no notice and seemingly no concern from the park to remedy the situation is unreasonable. We had low pressure last night and NO water all day today. No showers, laundry, cleaning, or comfortably using the restroom on a Sunday. It would be one thing if this was unusual, but its no surprise to any residents when it happens. Very frustrating and inconvenient.

No constant water, the maintenance guy Jim always cussing, yelling and making eviction threats to residence when he is asked a question or approached. Managers are never there.

How do these people live here with out water in the middle of summer??? conditions here are very hard! They dont have water, they only have certain hours of day to have water! Its terrible the way the people have to suffer during the middle of day and in the heat!
