My family and I have lived here for over 10+ years and we recommend not living here. They’re always changing management, the pool is not open. The community gates do not work. They do not care about their residents or safety of the community. “Corporate” charge almost $100 for rent late fee and more money each day after that. It’s ridiculous, for low- income residents who can barely afford to pay rent and need a place to live. They haven’t fixed the streets lights and it’s so dark. It’s so dangerous to be out at night, robbery occurs and break ins and we hear gun shots often. Do not waste your money here.

A have a few friends that lived there and they dont recommend this place at all they left thank god.. Please dont waste your money here its not worth it! She stated they changed owner all the time and thats why they keeping charging more everytime they have different owners which it seems is every year hahaha... Poor management also and the office is always close!

Lived here for 5 yrs. Worst place I have ever lived. Pool is always closed. Security gate is broken most of the time. No one is ever in the office. Water is turned off often without notice. Space rent is very high for what you get. Lots of trash and junk everywhere. If it wasnt for my obligation to finish paying for my house I would move.

Visited today there was a lot of traffic people drive very quickly. People outside screaming at each other. Some of the houses are in very bad condition. They do have a very nice gated entry way and a pool.

No one was around the office, the place looked dirty and tried multiple multiple multiple times (at different times of the day) to call someone on the phone with Never a response or voicemail

Had no problems in the beginning. Until my mobile home was almost paid off. Then started to get over charged for the lot. As if they were trying to get me to move out. So I did. Wasn’t able to pay off my home. Even for being there for, four years. They keep your home. And milk it for as much money as they can get out of it. It’s a scam. As soon as your close to paying off your home. They raise your lot rent.

Constantly raising rent for the lot, might as well buy a house 0/5 stars any 5 star reviews are bs, management is horrible, they fine you for everything and anything, cant have visitors because theyll tow the vehicles, horrible place

It was good but after they starting to upgrade the park the rent went up to 600+ just for the parking lot!

Maintenance is rude and lazy. The guy broke our toilet and never fixed it when doing plumbing work. They charge outrageous fines and charged us for something we cant fix due to rotting wood. We have had rotting wood and black mold from pipes leaking underneath we had no idea till we recently called a plumber. He told us all pipes are not under code and were put in wrong. This place is lazy and they nvr do repairs like they tell you. The managers have no clue how to run this place or know what there talking about. We recently moved out and we didnt give a dime to them! So glad to be out we are in a better place now! No more health hazards and worry! Please thank twice before u move here trailers are all in bad condition and you will have to pay for mostly everything! They are money hungry!

I never been to these and I dont live in it but it seems nice I came in that place because I bought a cell phone and iPhone from a lady that was rude and screw me with the phone phone wasnt even real so I bought it at this application online and she gave me her address but never been to this complex but seems very nice

The place is making improvements in upgrading the facility. However, if you are not Hispanic then you will be descriminated against everyday. Management try to appear that they are only doing their job but really act shady making false documents stating they dont have a copy of something in you file and need your signature right then attempting to trick you into signing before reading. Then sign for certified documents that they mailed to an incorrect address. However, they signed for the document and placed it inside residents box as if they were the postal delivery company thats a federal violation. Forging signatures on leases is also illegal. So if your not Hispanic and want to deal with a manager who doesnt respect the laws of this country there are many vacancies. Lot rent is only 495 regardless of which lot and the playground, pool, gate still are not in use after 18 months of management improvements

They cleaned the place up a lot, the people are all really nice. But its almost impossible to get ahold of management.

Ive been here for over 20years and even do they fixed the place up they over charge in rent and the things happening now are crazy so we became a gated community for what so we can get our cars stolen into I sewer Ive never heared off all this happening since this new management came and we suppose too have a security

Quiet place

If you could do a -0 it would be this place. Not professional in any stretch of the imagination. The only thing that gets the management going is how little they spend on maintenance and labor. They really do not care about the residents who live here. It is all about the money and the amount. Very sad to see Slum Lords

The manager here sucks!!! we been living here for years and all the past years were GREAT we would have activities for the community it was fun... but now that we have the New manager Mindy this place is been messy full of bull. they come cut yards and charge you the maintenance people are NOT professional the supposedly PLUMBER yells at people while talking, he stinks lol...... not that long ago there was a sewer breakage behind a trailer and they used the tenants water to Wash it out and the sewer pipe belongs to them because its connected to the Main Pipe and Now charging $125.00 cuz the plumber fixed it and den dey said it belongs to the tenant but yet they go and open it every time they have a problem with that pipe........ Nd by the way there are about 2-3 SEX OFFENDERS AND ONE OF THEM WALKS AROUND KIDS AND WORKS HERE!!!!!!!!!!!!!! THE MANAGERS HUSBAND IS WORKING HERE AND ISNT SUPPOSE TO BE WORKING CUZ HE GOT FIRED THEY ARE RACIEST THEY MAKE FUN OF PEOPLE WHO DOESNT SPEAK ENGLISH................ THIS IS A HORRIBLE PLACE TO LIVE !!!!!!!!!!!!!!!!!!!!!!!!!

I still live here only by monetary obligation. this is honsetly the worst place i have ever lived at. peoples hoodlum kids walk through the park all hours of the night. other tennants trash blow into your yard (thats a laugh). the maintenance team only does the bare minimum to make it work and the management is rude and inconsiderate.

Be advised that all bad reviews on here are accurate! We have lived here 2yrs, moved in to a unlevel mobile home and for 2yrs have been telling the landlord that it needs to get fixed (our bathroom door wont even shut because of the house being unlevel, we had to jerry rig it to stay closed). We have gotten 3 bikes & 1 red flyer wagon stolen from us because the ones in charge refuse to fix the giant hole in the fence (making it easy for outsiders to come in steal and escape easily). The community is full of Mexican hood rats that constantly bully other kids and steal their property. In their community handbook it states that trespassing through a neighbors home site or property is prohibited but if you take a stroll through the park youll find lots of little thugs walking through peoples property. Kids buy candy/junk off of a peddler guy that comes through the park and throws their trash on the ground blowing up into your yard (esp. if youre on the end of the street). We have street lights, but they were broke, they managed to get some of them fixed only for little thugs to bust them out again. If you have children dont let them play with the neighborhood kids and if you do be prepared for 8-10 year olds to cuss out your kids. Management has a registered sex offender in charge of maintenance, and helping out with the pool. Management hires nothing but their family to be in charge and when they get into trouble and can no longer work for the park then they just pay them under someone elses name and still gets away with it. In their community guidelines there are a few fees listed on there but not the ones that they hand out all the time and make up their own fees for. When confronted about why the fee changes your response is we have a list of fees to charge tenants and we can charge up to that fee. Be prepared to get a fee one time for $105 then the next time $75 and the next time $75 + $10 daily until it gets fixed. Ive never had to pay these fees because they give you a grace period to get it fixed. If you cross hairs with them at any time be prepared for them to have it out for you, theyll find any reason to give you a site violation. And about the pool...they dont test it, they just throw chemicals in there not knowing what it needs. We went swimming and the pool was perfectly clear and then here comes one of their people and puts chlorine powder in the skimmer basket (without dissolving it in a bucket of water first) & you never ever just throw it in the skimmer basket. Because the high dosage of chlorine eats at the inside of the circulation system which causes failure to your pump. He/She told us that it would be fine to get back in within a few minutes, but it wasnt, the beads was still floating all over the place and smelled really strong. They have no idea what their doing, another time we couldnt see 2ft. under the water. If you have no other option just be prepared for all this and more, and dont have high expectations of the place either. The get a pellet gun comment was quiet funny, just proves that they dont live here or they would know that we are not allowed to have pellet guns in the community.

Horrible place to live !!!! Paid off our home about to be two years ago and they refuse to give us our title ! Management is never in the office and we’ll never answers the phone !! Fines fines fines for everything ! New made up rules for everything ! Seems like money is getting pocketed by management . Management decides who can park at the front by her choice . Tow truck that was recently hired drops cars and messes them up ! DO NOT. BUY A HOME HERE RENT GOES UP EVERY 6 months !
