Poorly maintained. Fees go up every year with no improvement. Pot holes in streets. Green areas no longer watered. So all turning to dirt and sandSand and dirt in gutters and streets. Main water gets shut off all time.

Nice community, spacious home layouts, management was friendly and welcoming, and its close to shopping and grocery stores.

Dont let family park in front of my 88 and 89 year old parents to visit for an hour. Unbelievable for what they pay and what you charge them even though theyve lived their for 25 years.

I absolutely love Victoria. She helped me so much while buying my home. She works very hard and she always made sure to call me to tell me if I was missing any paperwork so we could move in as soon as possible. She was very easy to work with and i look forward to working with her some more. She definitely made the experience more enjoyable especially when I went to other communities and they were so awful to work with.

They towed our car out of our own driveway at 1:30 this morning. They are claiming that it was a variance issue. Supposedly we were too close to our neighbors trailer. But again the car was parked in OUR driveway. The tow truck driver claims he put a sticker on the car yesterday but the car was not moved. My husband and I NEITHER one saw a sticker on the car. And we dont understand why they had to be all sneaky and tow it at 1:30 in the morning instead of at a normal time. I would have woke up and thought it was stolen if it hadnt been for the fact that my scurity camera went off and woke me up. Came out to the guy already hooked on to the car. Now its going to cost $236 to get it out of impound in the morning. Why couldnt they have put a note on my door saying theres a problem and it needs moved over. I would have gladly moved the car over and apologized. Thanks Lamplighter and Collins towing . You sure do know how to help people start the new year out on a good foot. I do not recommend moving here unless you are going to be homeless otherwise.Edit: 2 days later and my husband just found a used needle on the way back from the mail box. He took it in to the office and told her he just found this in the yard where kids play. She looked at him and said oh. Well you can just throw it away. Like it was no big deal. Is this REALLY where you want your family to live???

The staff is absolutely wonderful! Park is super clean and tries to incorporate family crafts for those with kids! Safe and definitely family friendly!!!

So I been living here for 5 years already, still am, but you know some houses are destroyed (4-7) and so which the person that buys the trailer has to fix it, but the rest is good its really safe when it comes to hail storms but sometimes the bottom of the trailer park flies off but u just gotta go find it so it isnt really that big of a deal, No trampolines, we got a new owner and shes going to make the park look better and fix the basketball court too. It pretty great, and lamplighter isnt that big as the others but its very organized and clean.

This review went from three stars a few months ago to one star. I would give it negative stars if I could. Read the review about the new parking rules and youll understand. Also, its not like they fixed anything like the giant speed bumps that could easily mess up your car and now, if you have two cars in your driveway you pretty much cant have company sense they will probably be towed. This is outrageous. Dont move here.

Seems like a nice little place. But I was treated very poorly by one of the office staff. The other lady was really nice though. Other than that seems like a friendly community.

I have lived here since 2012 I havent had problems before until new owners and new managers made new rules.These new managers are very rude and racist. Old mangers had parking area for visitors and residents so cars wouldnt be parked on the street. They even allowed us to add a third parking spot on our driveway that we had to pay for which was more than $1000 out of our pocket. However these new owners and managers will not allow us to use our third parking spot.Our car was even towed late at night from our house without any warning. We also now have to pay an extra fee a month to park a car in the parking area provided for residents. We are also being charged additional fees every month for each pet we have. When we had already paid the previous owners a one time fee for pets when we moved in..if this continues I will not recommend people to move in here.

Old and New management are racist. Only certain mobile homes are allowed to park 3 cars. The rest of the mobile homes are not allowed even if you DO have a 3 parking spaces. Your cars will get towed from YOUR front Porch. There are NO visitor parking for friends and family. So you will have to make your family park elsewhere and have them WALK. If you have 2+ cars, they will charge you $25 PER CAR to park them at the reserved parking. If you have pets, theres a monthly charge. We are in the process of getting a Lawyer to Represent the community against their unfair parking money taking rules plus their racist acts against the hispanic community.

Their visitor parking areas are not clear. I parked in a row of other cars but only mine was towed away. No way to fight it, difficult to contact management, cost me $300 to get my car back the same night. Terrible if you want to have guests over. I am so very glad my friends finally moved out of this place and none of us have to deal with them any longer.

*review edit* with prior management the park was amazing. Now the new management runs the park like Hitler. Do not move here if you like being in control of your home. You have no choices. If you fall under bad circumstances and need to make a partial payment, forget it. They wont take it. They charge $5 a day late fees. You cant take a step now without worrying about breaking a rule. They made the rules for the park after walking the park and seeing what they didnt like. They will take you to court instead of working with you. Stay away from here!

I am a resident here and this community is great! Diversity in residents, great management, and a community pool. Extremely close to shopping, and great access to major street routes and highways.Safe community with good neighbors.

This place is awful. Some people fly through here (note limit is 15 mph), people revving up their loud pieces of junk at night. Towing rules are atrocious and the people who tow are also rude, careless, and only want your money. Cant have more than 2 cars in your driveway or they will tow. Really? Dont even consider living here (especially with children), not even a last resort. Management is rude and careless.

Ive lived here for about 7 years. Im happy to call this beautiful community my home. They treat you like family here. The management team and maintenance workers are kind, friendly, devoted, and extremely hard working human beings who will treat you with the same upmost respect that you treat them with. The neighbors are friendly and respectful of each others spaces. The park and the houses are clean and are constantly being improved and modernized. Its super family friendly and includes a cozy park with tons of character,a quaint basketball court with a unique woodsy feel, and a beautiful heated swimming pool thats always extremely well kept and clean,its definitely a park favorite. All and all this is a fantastic community to settle down in.!

Kinda safe, rude neighbors I once was walking to my stepmoms trailer from getting dropped off from the school bus and I look over to who I thought would be a friendly neighbor when she started to meanmug me and the only thing I did was smile so I’m guessing people are not nice there, and people stare at you while your walking though the neighborhood but I mean good thing I didn’t live there sheesh but at least some people are friendly right -_0_-

I have been here for a year, looking for somewhere else to go other than the #%it hole, they try to improve it but it’s a trailer park. They make bogus claims that they sent out notices but they will still tow your car out of your yard if they don’t like it. It was poorly managed with the previous community, now it’s bought out and taken over by another company they have now changed the rules and made it even worse, do to not move here unless it is a last resort!!!!

As of April 2019- Still have horrible mangement. Shes all about money. Has no idea what shes doing. You will get up for work and your rides been towed. Sherry was a better manager because there was no trashy yards, grass up to your thighs, drugs & gun dealing in the streets with the kids playing outside in PLAIN daylight! Other people turn their heads...you know so youre not a snitch. Kids shooting out street lights. People speeding through here at all hours of the day and night. The lady in the office is black so she lets the blacks in there do what ever! Shes racist af! No four or two wheelers in here...thats a lie...all weekend and weekdays after 5....thats when the witch leaves. People drunk & influenced will run into your home!! Especially in winter...sliding and playing on the ice! Repairs come out of your pocket!You have to pay to park in visitors parking! Your family & friends have no where to park!This place has got worse since Sherry left. Hate to see it in 3 months from now. I moved because its to much for me and my family. One thing changed though...someone answers the phone now!!8 months ago-No one answers the phone except time to pay rent. The park is quiet though. Streets are rough especially is winter. Management is rude and disrespectful. Park needs updated especially management. If i could give this a zero rating I would. The corporate offices seems not to care about this property. Just another income in their pockets.

This community gets an average rating. The lot managers spend more time critiquing the residents than being open at the office. For example, the 1st day I was here, I offered a friendly neighbors greeting, and she went off the deep end, yelling at me because she didnt know there was a husband here too with my wife. (They were not at the office, even though the hours said open, but at home next door to me. Had no clue who they were at the time, but that is the last friendly neighbor greeting they will get from me)On the plus side, this can be good, when they actually enforce rules that are a safety hazard. (Like parking in the street and speeding. Although usually they are more concerned with looks not safety)Another bonus is the fire station next door, who responds quick to every call.Again on the flip side is the sirens going off Every night...Lastly, they have a fairly good sized pool that they do keep clean and open during the usual Colorado pool season.

Lamplighter is not a good place to live right now new owner and management put new rules and they don’t even care about all the people that have lived here for many years the new manager I believe her name is Grace Steven is very very rude. At this point I don’t recommend anyone to move in here.

No a good place to live

Not the best community to live in anymore. More recently there has been more police activity, the grounds do not get taken care of, its dimly lit at night, property projects take years to complete, lot rents go up while no improvements are ever made (unless its to the front office of course). Streets have been sprayed with new asphalt but not repaired. Sidewalks are falling apart and not being repaired. It used to be nice, but now its a dust bowl full of illegal immigrants, weeds, and broken bottles.

I lived at Lamplighter for 12 years, Rented at first but ultimately purchased through their financial arm, Chartwell Financial. The experience at first was generally very good, but then Sherri’s mother Pat came in and begin to take things over and that seem to sour matters, she wasn’t the friendliest person I ever met. We then sold our trailer in 2015 to a Pueblo, Colorado seller. We then moved and received a glowing WRITTEN recommendation from the Manager of Lamplighter, Sherri Denz of what great tenants we were and that they hated to lose us! We used this letter in order to get into a nice house. It was then that I realized they had not yet given me back my security deposit of several hundred dollars. I inquired and Pat (Sherri’s mother) stonewalled me, would not return my calls or emails, nor would Sherri or Jim Denz (Sherri’s husband) return calls. I then had my attorney write them a letter and they stonewalled me again and claimed at that point that I had somehow damaged their property and that they needed to keep the security deposit! Never mind the glowing recommendation in writing in which they claimed we were the best tenants of all time! We then became trash all for the sake of keeping the deposit! I am not so sure I would recommend you dealing with this snake in the grass, unless of course you don’t mind dishonest business dealings, then I suppose they are the greatest thing on the earth! It was Ok during the era when Marilyn and Bob managed the trailer park and before it was sold to the owner of Chartwell Financial, but they left in the early 2000s, unfortunately.There were two (2) methamphetamine busts of labs that were manufacturing meth in the trailers within the Lamplighter community during my tenure of 12 years, with full police action and hazmat teams that even condemned the trailer in which they had to completely remove the trailer because of the health risks involved. We could’ve been blown up by these idiot meth manufacturers! But somehow they allowed for such people to live there.They charge commercial rates for water. The water is dirty and filthy most of the time (horrible tasting) and they usually have water main breaks every other year! Boy I bet you just can’t wait to live here! They have playgrounds for the children but usually there are mean spirited kids that live in the park that take control of such and make it miserable for the decent children that try to utilize the playgrounds. Will Lamplighter ever do anything about this? Are you kidding? And I will tell you, every year the rent always goes substantially up for the property!

Management is never avaliable. They are rude and have preferencial treatment with those who kiss their ass. The parking situation is ridiculous; I was helping my disabled family member into the house which meant I parked infront of the trailer and got out to help him through the stairs. The car almost got towed; it was less than a 5 min stop I was charged $75 just to unhook the car only because I had to help him up the stairs and in through the door. Its not like I can park else where and have him walk all the way to the house! They don’t allow you to park by the office or the street: there are barely any empty lots so forget about visitors because they have to park outside the parking lot and walk through the whole park to the trailer you want to visit...RIDICULOUS . They will fine you for anything and everything they can think of. Every year the rent increases and sometimes 2 times a year. It is an absolute nightmare.

Zero stars i see all the reviews on here and there are way to many negative ones and i hate to say it so is mine. I was some what happy when i moved here and i thought that it was a great place.... BUT ..... after being here for almost more then two years i cant wait to leave it was ok for the first few months till they put a note on are door when i left to go buy a new gas can for are mower because some one had stolen ares from are lot..... no big deal people steal stuff but they took are tools also and food out of are freezer also... anyways the note that was on are door when i got back home was a warning for are grass being to high..... fast forward a few weeks got a new note telling us that we need to mow are grass and that time are mower had water in the gas seemed like some one intentionally did it but no big deal fixed it got the grass mowed p.s. I love mowing grass...... anyways fast forward maby 6 mounts ended up with a new note on are door telling us that its are 3rd warning to mow are grass and they new what day i mowed are grass which was always a Tuesday the day after most people would mow there lawns and at that time i wouldnt even say we had grass because its hard to grow grass in this place anyways the note was dated 3 mounts be for the date we received the 3rd note i ended up taking a picture of it because of how out dated it was and it said that they arent going to give any more warnings they will just come and mow are lot and charge us $70 on top of the lot fee like realy $70 to mow this little lot i just find that to be realy funnyBut the greatest thing iv seen so far about this place is how you arent aloud to work on your vehicles in your driveway...... i mean there driveway but you will see people working on there cars and trucks all the time hoods up tinkering tire off changing breaks and i take the grill off the front of my vehicle and they want to tow it from are drive way and when you call them THEY NEVER ANSWER THERE PHONE and people try to say that management is cool or ok SHADY is more like it they will take your money any way they can.....yeah and two cars per driveway no street parking yall should walk around at 2am and snap pictures of every car in the streets and every driveway that has more then 2 cars iv had my eye on a few that have 3 or 4 vehicles.......... so........ yeah ........ welcome to little Germany and Hitlers in the main office not answering her phone........................ i didnt want to give a star but i have to to post this to you all hope you all have a greattime living here because im out
