This is cheap in which is why you d always see bums by corner liquor store behind this rv park. the owner there is mean. very mean. he will kick you out without giving you a notice. i recommend you NOT TO EVER RENT HIS PROPERTY!

I have never met a more helpful park owner than Dennis!!! When my husband and I made visit to his park just to inquire about general information regarding rates, rules, and the surrounding Springs area, Dennis took his time in answering every question, regardless of how busy he may have been...He took us both into the office and made us feel like we were sitting at the kitchen table. If he was not 100% of the answer, he wasnt afraid to be honest, AND reassure us he would not stop until he got us an accurate answer...and NEVER failed to get back to us ASAP...He ALWAYS treated us with the utmost patience and respect...THANK YOU DENNIS!!!! We would recommend your park before all others!!!;

Been here for a while, like it because of the convenience and location. Pricing for living in the park, in this area is very reasonable. It is super quiet here. People here are really nice and relaxed. Manager is very helpful and nice.

Dennis is never anything but kind and helpful. Folks had nothing but wonderful things to say about the place until recently, so I am surprised to see negative things on here. ...by the way, the homes are RVs and its been a brutal winter, we all had frozen pipes. Its part of the trade off for a great place in an ideal location at a fair cost.

This place is awesome. Not expensive at all and the owner denise is pretty amazing. Everyone seems very nice and quiet. I would most definitely recommend this place to anyone who asks about it.

Moved into a lot here with my 20ft back in August 2018. Had nothing but a positive experience for the couple months I was there, wish I had never moved out when I did! Owner is also very professional and well-to-do, helping me out in dire straights the way he did. It is, however, still a trailer park with a few units/rvs that are older and a bit weathered (from what I remember from my stay), and its not in the greatest part of town as there are frequently vagrants in the vacinity, albeit mostly up and down Nevada ave (unfortunately theres not a whole lot to be done being so close to Las Vegas ave and Nevada ave, just research where the county jail is located).Overall, Id recommend to anyone looking for a cheap living situation to check out AMHE

The owner (Dennis) is a really nice guy, an attentive manager and has been steadily improving this property for years. Its centrally located and an easy commute to everywhere. That said, the neighborhood is a bit sketchy around it (luckily there is a fence around the whole property) and the property itself is just bare gravel and dirt. The rent is reasonable, the neighbors are mostly quiet, the spaces are larger than average, and everyone had to pass a background check to get in since its across from a school (one of the best around for small kids). If I moved back I wouldnt hesitate to call Dennis and stay there again.

I have lived here for many years and love it here. Great place and convenient for my needs.The comment that coin collector has made is not true, he has had access to shower, toilet, and fresh water at any time, as he needed. As his friend and to a small capacity his caretaker, if he had any request or needs they were always taken care of by myself and other neighbors as much as we possibly could. He was a very independent man and has many circumstances that many people dont know or acknowledge. So until people know and understand him then those untrue comments should be disregarded. The community has always helped him when he needed or asked.

I have lived here for a while now and I love it here. Its quiet, and within walking distance of most things. The rent is cheap and the water is split by how many homes are on the lot. The most Ive ever paid is $42. Electricity is also pretty cheap. Never over $100 and thats running heaters all winter. The owner (Dennis) is a nice guy who is personable and friendly. He is friendly to everyone.

Great place to stay, been on and off here last few years. Come back because of the location. Very convenient.

Wonderfully affordable and they keep a good eye to make sure that only residents and guests are on the property AND it is a very well-maintained place. Very quiet peacefully kept not at all like many of the South Navada places! Yet down to earth and friendly! It is also very clean and maintained offering a wonderful range of shops Home Depo, Bed Bath and Beyond, Pets Smart, Ross Outlet, Michaels, Gordmens, Safeway, Mc. Donalds, Dollar Tree Laundry Mat and much much more, all with in walking distance, as well as bus access! A Family feel with everything close by!

I just moved into this park and everything is nicely set up, clean and I havent experienced anything like or out of the ordinary. I love it here, the owner was great and answered all my questions, he was straight forward and very up front about any issues. Ive also noticed he has no problem commenting back on a bad review. I dont see not do I understand the bad reviews. Moved in here with my fiance and we both love it and we both feel 100% safe. The owner has really made this a great place, great prices, fees and we love our spot. Very happy campers on this end.

People in the park are hard working individuals. The management is on top of any issues that arises. The park doesn’t have to have flowers and water falls to be pretty. In fact, that will just raise the price. It has to be safe and a good place to be. it Is safe and a good place to be.

Location, location and location. Every conceivable food you could think of is in walking distance: German, Mexican, Japanese, American, Korean. Great shopping also beautiful modern strip mall on Southgate! Close to Fort Carson and I25. Owner lives on the property, a big plus.

I love the Owner Dennis Kil and for being in a busy area it is very quiet clean and peaceful.

Ive been living here for the last four months, and have never been happier in a park. No drama, great location, and everyone looks out for each other. Best place on the south side to live, if you ask me.

Great location! Lowest price for monthly long term rent in Colorado Springs $300 + electric and water with $200 deposit. Month to month. Criminal background check so no undesirables allowed in the park. Great neighbors. Quiet. Family friendly. Kids and pets allowed. Excellent shopping nearby. Best location for restaurants and shops. Next to Broadmoor Shopping complex. Can walk to shops. NOTE: previous comment about being a slumlord and allowing prostitution is completely false! No drugs allowed. There are no facilities but a great laundromat right across the road. If you are fully self contained this is the park to be at! Save your money and stay here!

Ok. This is my honest review. At first sight I didnt know if this was going to be a big mistake. But after talking to Dennis, the landlord, I felt OK to give it a try. The very first day here, my teenage son met all the people. They are very nice. Really cool and just laid back. My son was given a nice mountain bike by one of the long term residents here. Everyone was willing to give us directions to anywhere, and gave us great tips and ideas since we are new to Colorado. You CANT beat the rent here. Even though the place doesnt look like one of those high class resorts. It is maintained clean and very quiet. By 9pm everyone is indoors. What I especially like here, is that the community watches out for each other. Im currently staying here and if you are a family with some cool kids..they are most welcome to hang out with ours!

Dennis is great, very helpful, understanding, accommodating. rent is reasonable, may not be the most beautiful place but its a great location and quiet, most everyone here keeps to themselves or are very nice, theres a lot of feral cats but they leave you alone. Sadly the only complaint I have is that I was unable to have my beagles here because other people refuse to leash their dogs and pick up after them among other liabilities, though its upsetting its understandable and a legitimate reason for denying further animals.Side note: Please disregard the comment from ally below, she is a spiteful girl and though she had no right to post a bad review because she doesnt live here she did anyways she made the review because she was mad at another Tennant(who is gone) and has been asked to remove it and says she did but clearly didnt

This place looks like a dump. Could hear yelling from people arguing with each other in other trailers.I hear it’s the cheapest place to live in town aside from actually being homeless. So I suppose that’s a positive.In a very bad part of town, it seems. Would not recommend unless you have literally nowhere else to go.
