Been waiting trying to get the rental applications for weeks now. Lady keeps saying theyre going thru new ownership amd cant let me move in but will send me an application but hasnt. Wondering if someone else had this experience cus it seems now that she was bs,ing me since she didnt follow thru multiple times.

I love it here management is amazing takes great care of the property. And i love that its quiet and friendly. And very clean. And having a food pantry has saved my family so many times.and rent is reasonable

The lady was very nice on the phone. Was on the way to check it out and all of a sudden found another rv park to live.

Just a little quiet trailer park, nothing fancy. But its somewhere to live.

Seems like a chill mobile home park. It is very well kept, clean. The residents are friendly. All & all, it seems like it would be a decent mobile home park to reside in if your looking for one. I dont live here but have friends that do. They seem to enjoy it.

Not in a great part of town. A disgruntled former tenant followed us out of the park to tell us to never live there. I won’t lie it freaked me out!

This company will screw you every month. Youll never know what youre going to pay because theyll add whatever they want to your bill & when catch them at it & prove theyre wrong, theyll start lying, & making false accusations about you to justify them ripping you off. Then they come after you to evict you because you dont want to pay to play their game. This place Sucks to live here. These owners have nationwide lawsuits for screwing people over trying to steal your property. Any property own by Impact Communinties run like hell & dont look back. Youll be the better for doing so !The manager here is awesome & very professional ! Too bad her skills are being wasted working for this company. She has integrity unlike this company. You pay the rent by the 5th of month, (5day grace period) money orders dated 5/5/19.the exact amount of my rent invoice. They wont accept my payment w/out the late fee added to it. Its not late. This is how these criminals operate monthly. Why is this company allowed to get away with doing business like this. Somethings needs to be done about theyre monthly abuse to people just trying to enjoy living w/out these stressful problems every month paying rent.

The place is kept up nice, but the neighbor hood is a little sketchy. When we moved in we were suppose to give the a deposit of 490 and when we moved out July 31 and we still have not recvieved our deposit and it December. We left in good terms left the lot clean, with no weeds and we even leveled it out for them. I feel like they are giving us the run around and they don’t have their accounts straighted out. I’ve called every week and nothing but the run around. If i was able to cut the check that day they should be able to cut my check that day or a week from my moving out. Don’t rent their they just want your money. With no return of them maintaing there lots.

Great place to live!! The owners, Chris and Emma, have created a clean, safe and respectful place to live. They are kind and mindful and have initiated assistance programs here, like the Food Rescue delivery twice a week. There is also a strong sense of community among the tenants. People look out for each other. Happy to call it home!

RV Horizons (who now owns this place) have lawsuits against them in other states, I can see why. I foresee them having lawsuits in Colorado soon too.They never returned my deposit, they never gave any reasons, they just ignore my phone calls. You may as well just consider it part of the rent because you wont get yours back neither.While I stayed there these are the issues I had, electric meters were not correctly numbered, they were flip flopped. so I was paying my neighbors high electric bill and he was paying my low bill. many sewer problems in park very common to smell sewer for days and weeks. Theres a paving company that runs their business out of the park, very noisy and they take up more than their share of parking spots. This place is very shady, not in a good way.

Very unsafe, this place use to be nice when I moved there last year in July/August. Once the new owners came in after a few months, they started trying to raise the rent. So I got out of there. I was exposed to creepy methhead neighbors and alot of days with it smelling like sulfer... Its not kept up, people are rude and the residence who havent left all look like they are on drugs.

Went there just for information. I work for another park in the area. Some people dont qualify for our mobile home park, so they gave me their requirements for living there.

HORRENDOUS MANAGEMENT!!! I tried to move in here for two months but nobody is ever at the office. It took two months to work with them just to submit an application and get a lease. Background check cleared a month ago. The manager Cindy refused to ever be in contact with me, choosing instead to deal strictly with the prior tenants mom who relayed info to my friend who then would tell me. The first time she ever called and spoke to me was Friday saying that her corporate office approved a 6 month lease to start and I should come in Monday to sign it. Through a program I was involved in, they had guaranteed rent for 6 months paid by the state. I waited there for 2 1/2 hours just to get a voicemail saying they received my background and would not be allowing me to stay there. Mind you Ive never had so much as a speeding ticket and had 4 background checks within the month for companies I work with and all have been completely clear. Cindy simply made up a bs excuse because she personally decided she didnt want me there. But of course no detail was given to me because shes unable to be a professional and speak with me. I have never in my life dealt with such unprofessionalism in my life and this will certainly be used in future job interview questions as my answer to describe a time you received poor customer service. Also keep in mind they apparently changed management and half the park has cleared out or is in the process of doing so. Cindy should be replaced if she is unable to do her job...ever.

I have been looking at the reviews on here, and I am absolutely appalled!! Not once have they ever admitted to any mistakes or wrongdoing past and current tenants have expressed in their reviews. They seem to always have an excuse-- oh that never happened that tenant was wrong they lied. It is completely unprofessional!! I have lived here for quite some time now and I become more and more unsatisfied as time goes on, unfortunately I am not able to move right now so I have to keep paying rent to these jerks. Chris and his wife are extremely rude and unprofessional. A young little lady told me that her family is getting kicked out for writing a bad review! This young lady is pregnant and her family has always been sweet and never caused any problems. Im not even sure if its legal to refuse payment of rent and kick out a tenant because theyou had something bad to say about your business. Chris is an unpleasant person to talk with in general, he is rude and condescending. Please strongly consider living elsewhere.I cant wait to see what excuse they come up with to debunk my review, ha!

I feel like the previous owners made the park more of a community and kept it cleaner. A lot of rules have changed, not for the better... I believe the idea is to get all resedents out to build up Nevada. When this side of town is nicer they arent going to want a crack head bait trailer park around.

Very kind people always willing to help out. I am a veteran and they have shown extreme respect for me and my rescue dog. They have even offered food for last Thaksgiving dinner. God bless them for their help and kindness!

Warning, new operators are corporate monsters. Newly acquired, no concern for current residents. Cant comply to new rules and monthly rent increases? Your trailer will be seized and flipped. May the karma flow back on these faceless RV park moguls.

Very wonderful people, and managers also, cheap, RV and Mobile homes.

Low income housig be better than most

This place used to be a great place to live tell impact cares (less) took over the park, they over charge for water and have no explanation as to why,they have raised lot rent differently for every lot no matter if it has a fence or not, now they are putting people on the street me included cause they claim the zoning laws have changed, they will not give anyone a straight answer,the office lady just blows you off,the food drive they offer is discussing, the grounds are a mess all the time. What ever you do dont rent a lot from them rv or mobile home. They will lie about everything...

I used to live here and its awesome place to stay and very friendly

Chris & Emma are very arrogant and unprofessional people. They put people out of there homes and into the streets with no justification at all. And just before the holidays. They will lie and make things up about you if they dont like you. They kicked a woman out on the streets after she has lived there for 15 years. Never late with rent and no complaints from surrounding neighbors (except for one who belongs in a mental hospital). This is not a good place to live, it used to be before Chris and Emma bought it. Now I wouldnt house my dogs there or recommend it to my worst enemy. Chris and Emma are LIARS who use there money to bully people. The food program they have there is nothing but rotting leftovers that the grocery store has thrown out. Chris and Emma have no respect for anyone but themselves. And they will do anything to anyone to get what they want. So dont get in there way because they will break the law to screw you over.

Doing laundry here for a disabled Tennant of the park, and some rude lady busts in and tells me that if I dont live here that Im not welcome. No need explaining myself, because she works with the owners! Very rude!
