There is a very rude lady that hung up the phone on my mom, I wouldn’t recommend living here or renting the lots, they give no importance to situation like a tree falling on top of you house, they are super unprofessional, and dont care for the people living here whats so ever. If I could give them 0 stars I would I will be calling corporate and the city on them.

My neighbors house got shot up 4 times in the last few weeks yet the trailer park likes to pretend they’re an HOA, so they fine and leave you notices all the time. Notices that look like HOA warnings for petty things.

The owner lets homeless camps/campers pop up and stay on their property all the time, for months to years at a time.

The ongoing saga of this place. I brought the fact that they only follow the rules they what and I basically got a letter back saying such. I loved living in this community until the last year. I was verbal and my rent sky rocketed. the most recent episode is that the trash company will now only take one trash can and it has to be theres. The passed them out on trash day last Friday and no one said why or what was happening. On the following Wednesday at 3pm management provided a letter on the mail box stating we can only use these trash cans and if we need additional cans we have to submit in writing. So we did and found on top what we are already paying for trash its yet another 7 dollars per trash can. Well I cleaned my yard Saturday and have 3 cans of debris from and that one on from the house. The issue is my contract and the amended contract both say trash is paid for. Not sure what they expect us to do with grass clippings and other debris. When we attempted to get another trash can the receptionist made a rather inappropriate and vicious statement eluding to theft and dishonesty. If you choose to buy or rent here I would be very aware.

You can’t even get a hold of them, that’s not the right phone number to the office, when you call it directs you to a machine. this people had my car towed and it was parked at my home. The guy in the grey truck and the old lady in the red Chevy have nothing better to do than to give out complaints about your home.

This year the jacked up the rent double of norm for the last 10 years. They still only provide and expect individuals to follow the rules they choose. Water issues constantly, if you have allergies to pesticides, nitrates or ground seepage we are on well water. I loved it here when i moved in but no longer would i recommend to anyone. For a couple hundred more you can buy a town home over the cost of the rent. Two years ago the snow removal staff came around the corner hit my car and left. Not a word was said until i called with video of the accident. Sometimes the snow staff may come through right after the snow but most time well after or next day. Water is horrible, requires filters to drink. Especially if you are immune compromised.

I am a little disappointed. I expected more from this property. It is probably the best in the area. We are just working here for about a month so I can deal. I probably wouldn't want to live here full time. The property backs up to a pretty run down apartment complex and is less than 5 miles from a correctional facility. I don't get out after dark. Trash pick up once a week is not adequate. The people and management are really nice and helpful. Close to lots of soon shopping, eats, services, and entertainment. Les than thirty mins to airport.

I have lived at this psrk for 22 years. This park used to be awesome place. In last 8 years it has gone way down hill. The park is only intetested in making money. The water is turned off quite often with out any notice and at worst possible times. The sewer lines are always backing up due to tree roots and park will try and charge you unless you confront them. The raise park rents over 40$ every year. The lease you sign is never followed, when i got here trash water and sewer was included then they change lease and now they charge for trash and now even sewer. Next they charge you for water. The trees never trimmed anymore a dead tree fell on home causing damage a year after they recieved letter on it. The management sucks. The new manager here hides off site and lives off site up north. They used to know the tenants now its all about money. The lot light by mail boxes have not worked for years. This is a park that will be gone in a few years like others so before you buy your home think 5 years ahead. The water pumps fail often and fills your water heater with red rust staining uour bath tubs for good. They are ripping down car ports removing lawns and replace lawn with rocks. Should you have a bad streak as we all do the park will evict you and will charge you 20 extra every week. Park oweners have no rights so before you move here beware. The children run wild in streets and yards pull your flowers up and lots of home break ins here as well. Your next door folks damage your skirting with weed wackers and dont care. I would give this park 0 stars if i could. This has become a trashy park and they are all sneaky they hate it when you catch them. They sneak and post notices on you and they dont enforce lease on everyone. No this park will soon be gone as new construction starts on Colfax. You been warned.

If Anyone has a Choice, do NOT purchase anything in this Park. I have lived here for Almost 8 Years and Management, though they started out nice and helpful has turned a Rude and Extreemly Bad in every way. Management is Soley interested in charging More and more for Lot Rent Each and every year while they do Nothing for the residents. If you Buy, You will be stuck here for the rest of your life because there are So many problems and Nothing ever gets done, and therefore you will never be able to find Anyone who would want to buy your home. Since almost Day one there have been Major problems with the water source , water pressure, tree roots in the main water lines, it goes on and on until recently not only have we had to go Without any water, when it gets turned on we have DARK ORANGE/BROWN WATER!!! It dyes any clothes you try to wash, you have to belong to an excercise club somewhere to get to take a shower. ( even when the water comes on clean, it usually is just Dribling they have the pressure down so low). I installed a brand new $700.00 Dishwasher when I moved in and within just a matter if months it burned out do to being run with No water pressure. You will have to use bottled water for cooking, cleaning, drinking etc... all the while the Management will be charging you for Water that they do not provide, we all have all been Paying these crooks for Water and then we have to go out and Buy water for our everyday uses. There is a Horid Skunk Problem in the Park and the Management again, does nothing about them. In One instance my house got sprayed so strongly that it cost me over $800.00 to clear the damage done. It is a City and County Law that Owners of the Property are to manage a Skunk problem. Management gets away with doing nothing because they say they are a Private property and do not have to follow any city or county laws. This place is the Ghetto of all Ghettos to live in.

Ive been living here for at least 7-8 years and its great i call it home.

Kids play in the street, speed bumps are huge cause people drive fast thru here. Down side, they raise the lot rent 5% each year.
