My family and I lived here for 10 years. The entire time we lived here it was very peaceful and calm, we didn’t run into any issues with neighbors. The workers in the office were always polite and willing to to help with any questions or problems we may have had. Definitely recommend.

One star is WAYYY to generous.....the kids here are mean and they beat me up and broke my bike so if you have kids DO NOT MOVE HERE I am warning you. Just please do not move here

DO NOT MOVE HERE!!! 1 star is being too polite when referring to this place. Stole our deposit, in 6 months NEVER responded once to our insistent requests by emails, letters, ect. Lied about the home & charged premium rental amount &&& wouldnt respond to ANY requests for help; we didnt have a stove/oven to cook a meal could only use our microwave or eat out the entire time we lived here, said there was a swamp cooler for summer but by May the INSIDE temperature NEVER dropped below 87°F & by July in the 90s, somebody elses hair & dirt blowing through every vent so our family breathing DIRTY air eventually making it difficult to breathe at times as well as filling our fan vents, all over our furniture & clothes, ect (SO NASTY). Then when things eventually came to a head and we went to court they kept our mailbox LOCKED so that we couldnt receive documents from the court nor their attorney as well as LYING through their teeth to the judge. These are at the top of the list for I could go on & on with the atrocities. I dont want any other person to EVER have to be exposed to this indecency and warn you that it will be a living NIGHTMARE if you resort to this place. They make it look so nice during walk-through & pictures but its a hook, line, & sinker so DONT fall for it like we did!!!

My family moved here 25 years ago but over the years the care of the property has went way down management and staff is not really friendly speak only if they have to.You keep raising the rent but I see very little improvement done like roads that need repaired snow plowing not seeing any this year and very little last year. I guess you have to justify all the new furniture and pillows that were purchased for the office so I feel that I dont get much for the price that I pay for a lot rent.For seniors on a very fixed income you soon will run them off because they will no longer will be able to afford to live here .We have to maintain our yards. My question to you is.Why is it you cant maintain your property and make our entrance look beautiful again I do hope you take the time to read this and take it seriously

Lived here 13 years. Cant even load your camper for camping without them towing it. Raise the lot rent every year with out making any improvements, except pillows and benches for the club house. We all go two days with out water while the club house waters their lawn.

No club house everything is trash, towing car always around taking cars, manager never available, really really deeeeeep holes on every streetroaches everywhere, mice, racoons . Staff ready to quit very unhappy, expensive rent no pool open

I lived here for 7 years and every year they raised our rent more. Anytime I needed anything fixed, my husband had to do it because they never answered the phones. When our tags were stolen off of our car, we spoke to office to make sure our car wouldn’t get towed, they told us to bring proof that our tags were stolen, we brought in pictures and a police report. They tried to tow our car that very night we spoke to them. This year started out with us paying our monthly rent, and then the very next day them telling us they are not renewing our lease and we have 30 days to leave. Do not move here!!!

Great place

Sarah the new manager has done an amazing job cleaning up the park, it looks so much cleaner and nicer. Home-owners are painting their homes but many rentals are being painted too by the office management. Its nice to see a change and to see a team of people who really care.

People are so dumb. Last time I checked if you have proof of payment you can go to court and present it to the judge and problem solved. Let me guess you are going to say you paid cash? Here’s the problem that is the 1st thing they tell you no payments in the office. They don’t even take payments in the office. You have to have that card for Walmart or online. The ladies in the office are always professional and nice. My family has lived here 7 almost 8 years. The park is looking way better. They are finally making people clean. I think the only people mad are the dumb ones that don’t know where to park and the other dumb ones that don’t pay their rent. Keep up the good work everyone

I have lived here just over 6 years and this is the 1st time any one has taken any type of steps towards improving the park. I like all of the changes. It is nice that they are not letting people do whatever they want anymore. The pool is actually enjoyable now.

How stupid can you be or bored which of the two? I have lived here for 2 years. Can you not see all of the positive changes that the staff is trying to make? Take a walk into the office or better yet take a look at the pool, or playground. If the kids are the problem and trash is a problem maybe you should write a review to the parents who let their kids wander the streets at all hours of the night, or is that the staff’s fault too for not providing daycare? Try talking to your neighbors about that. Stalking the google reviews like a crazy person. First the community is robbing people with such high rents and now you say that they will take $75 a month off for a google review that they could easily write themselves. Idiot, in case you haven’t noticed they have set rates depending on the model that they are renting and lot rent is a set rate by the main office. I pay $740 and I am pretty sure all the people that own their home pay that because they send a letter every year telling me when it goes up and to how much. Get a life idiot or better yet MOVE or wait you probably can’t and some how that will be somebody else’s fault right. Keep up the good work and keep taking out the trash, human trash included

Been here for a couple years now and Ive always been respected by the staff in the leasing office. Rose is really sweet! Wish I could have a job doing security here. Overall Im happy with foxridge! They do the best they can with the budget they have to keep up with the place. Maintenance guys are all super cool and respectful.

Changing my review due to management. Ever since Sarah Lily and Mairah have taken over the park things dont get done. We call for service requests just for them to be ignored. Then on top of that we are receiving charges on our account for things the office did not help with. (Example mowing charge. I mow my own lawn and now im getting charged for them mowing my lawn. Which they never did) if its close to noon dont bother calling until 2 because they go on a extended long lunch to avoid having people call them to submit maintenance requests. Ive submitted 5 requests to trim the dead branches off the tree on my lot so it stops breaking and cracking my car window. But anytime i submit that request its taken off immediately and the girl just act like Ive never asked for it to be done. Im not sure if laziness has improved or they just dont care about their tenants and only care about money. If you can live anywhere else do it. Save your money and time and move somewhere that will care about your houses well being.

It is a nice place! You cannot live anywhere in the metro area and park trailers or boats, so I dont understand the issue with parking. There are only 4 reasons you would ever be towed. The management sent out 4 notices before they even started towing! Foxridge is one of the only mobile home communities that allow street parking, however people still want to park on grass and block entry ways. Overall this is a very nice community. People that complain do not like to follow rules! Keep up the good work, the community is looking great!

News flash to people on here you DON’T have to live here you choose to. If it were as bad as you say I’d move no questions asked even if it’s your trailer you can always sell it. Stupid people. The mobile home park is good there trying to clean the park but there not enforcing the rules to everybody they just do it to some people and others get away with having there mobile home fill with garbage.

Decent pool, some questionable tenants as to cleanliness, most were fairly friendly. But a friend was renting from them and she had a bad experience come time to leave. My other friend still lives there and has had some issues with management, but for the most part happy were he is.

I have lived here 24 years. It was tough at first, lots of power and water outages. Not so bad these days, but the longest you live here, the more rent you pay, I started at$265 a month for 100 X50 lot. I now pay$715 for the same space. No clubhouse, no gym, no community activities. No amenities. I would move if i could, but my home is too old and unacceptable for other parks.

Lived out here for almost 32 Years and love it. My wife and I have been through the good times and bad times and overall, this place is great. Once a year they have the community dump out where the owners provide dumpsters to get rid of the junk you dont want. The rents are going up, as are the apartments in the city, but that is something you have to put up with when you rent. Call the office and speak to Julie, always nice to me and gets a work order out and within a day they are here to fix. Sarah, the new manager is fixing the problems the old manager allowed for years. People do not like her because she is enforcing the community rules and regulations. Everyone who rents gets a booklet of the rules and regulations, so if someone gripes it is because they did not read the rules. I plan to be out here until I kick the bucket.

This is the worst place to live! The maintenance and the managers/owners are the worst! They have recently wanted to “change it up” and it is making it way worse for everybody living here. The water tastes and smells like garbage water and the park is a small place surrounded by streets which by the way these people drive recklessly not caring if there are children nearby. There are NO stores nearby and there is barley any parking! The tow trucks go all the way to where you park your car, like literally inside where YOU pay, the parking spot you’re assigned! I’ll admit it used to be calm but now they only care about their money and not their residents! If I could rate it a 0 star I most definitely would have!

This was a nice place 4 years ago. The grounds were well maintained, rules were enforced, there was a small store for the residents. Since then, the grounds are torn up. Kids run rampant on the streets all hours of the day, regardless of the 10pm curfew. Since the management hasnt enforced the parking rules, the streets are wall- to- wall work trucks and cars. Half of the maintenance crews quit because of overwhelming obstacles. Weeds and trash abound at most of the houses. Homes and cars are broken into. Homeowners are filling court cases because they dont want to follow the rules. The store was closed because management doesnt want to work on maintaining honest employees. Theres absolutely no security because management doesnt want to hire security. Rent has gone up 4, 5x what it was 4 years ago. No one should have to pay 2500 rent on a double wide mobile home.

Ive lived here for 15 years. The office staff have always been super friendly and helpful. The only problems are constant increase in rent and non removal of snow on streets and driveways. However, the new manager Sarah really seems to be turning things around for the better! Shes fixed multiple potholes that were there for many years and is making sure homesites are up to standards AND shes making sure all of the trash (human & inanimate objects alike!) gets taken care of. All in all its a decent place to live and getting better!

Terrible place. They want to force all the old homes out so they pull some shady behavior to get an eviction, they dont serve you a first notice they jump to the 60 day second notice, you dont get notified of a court date, and even though they dont own the home they break in and throw all your belongings out. They did this to us after we were in a rollover motor vehicle accident and my husband was in the hospital in ICU and I was unable to walk due to my injuries. They dont enforce the rules evenly. Rosie tried to write us up for a bucket of oil by the shed but when I told her it was the neighbors she moved it to the middle and had maintenance come pick it up, the neighbor being Hispanic and we are white had it been our oil we would have been responsible for it.

Ive been living here for the past 10 years, I can say that it has been really great. Rent has gone up, but every where in Colorado has. This place is awesome! Its so calm, & relaxing. Neighbors are super nice! The leasing office is friendly as well, they have always helped me when I have gone in there for help. Highly recommend Foxridge Farms for any one.

Please be careful here, most of the place is infested by bed bugs, and they keep raising rent to force out home owners.My family has lived out here for a long time, it was a nice place to live at first for a small family. It was quiet, everybody was friendly, the maintenance kept everything up and the community came together on multiple occasions for mass yard sales, barbecues by the club house, and probably the best of all was the corner store. It was very convenient to walk down the street to pick up items such as toilet paper, a bag of chips, or even a pack of cigarettes. It was very nice. WAS.Since then, the maintenance barely does their jobs. The whole Park is trashy from kids throwing their trash on the ground. The playground is littered and has profanities written all over it. Recently, a few owners have been getting harassed by the park for little to no reason. Its like the management here only cares about the money of renters and not taking care of the people who have lived there for ten years plus. The whole Park, if it doesnt sound bad enough, is overrun by a huge bed bug problem. Almost every house has them. Its nearly impossible to keep yourself away from them. If this doesnt sound bad enough, the water also has some sketchy stuff inside of it. Large amounts of lead among other things I cant remember at the moment.I highly recommend staying away from this place. Theyll do whatever they can to get your money. It is a terrible place and needs to be shut down and those running the office need to be fired. I cannot stress enough how terrible this trailer park is. Please take my warning and stay as far away as you can. I hear woodshire is a way friendlier community and they share the same schools so you dont have to relocate your kids.

YOU WILL FEAR FOR YOUR FAMILY AND PROPERTY LIVING HERE. THE MANAGEMENT LETS YOUR CAR AND HOME BE VANDILIZED AND WONT DO ABOUT IT. The park for children is really a place for all the teens and horrible smaller kids to hang out and cause trouble by hurting other kids who really want to just play. I have had my car mirrors broke off cause the teens like to play soccer on your home and car. When you confront them the try to get in your face and act like they will hurt you and right after you tell them they kick your car again. Management wont do anything and the police wont either cause its private property. Horrible place to live I wish I knew this before hand. I feel like a prisoner in my own home and my property isnt safe either. I hope the truth and bad reviews will change this or help others to avoid there things from being destroyed. I have installed cameras and during sunset to sunrise the teens go up to your car and look in to see if you left something of value for them to steal. My car was broke into once and they took my handicap sons iPad it was his most prized thing in life and they broke out my window and then took from my disabled son

I lived here and moved out in April and have yet to receive my security deposit I am owed back. We have called the office far too many times. I wouldnt go with this property if you are looking for honest and trust worthy management.I should add all the water is undrinkable and we got notices when we first moved in to not drink the water.

So ever since August they have been raising rent , and for what? Its not like these homes are worth much anyways . Theres NOTHING nearby, the roads are horrible, when it snows the roads are pact with snow, nobody comes clean the snow. The white folks that live here have a mess in their area and are forcing me to remake my whole porch because of the paint falling off. The white people also smoke and sometimes even go meth around children. This place is ridiculous. Dont get me wrong, when I first moved here it was good but now theres no point on staying here.

I have read some reviews. And it now alarms me as your current delivery driver that your packages are being stolen, broken and I an requesting the office make a room specific to you the residents to keep them safe.I would not mind going to your home leaving a door tag. Which comes with a sticker and a track number to get them. You should have to present an ID and the track door tag. Please fox Ridge listen to your residence. They keep your paychecks coming. And I as a delivery driver can make it easy to have comfort you get a package.

The management SUCKS! You ask for something to be fixed, and you have to be on them day in and day out as their excuse is always, We have no record of the complaint. Seems like theyre allowing ANYONE to live here, as there is a lot of drug activity now, and management does NOTHING about it, neither do the cops! Rules arent enforced equally! They pick and choose who gets away with what here. They refuse to fix anything, but are quick to fine everyone for the dumbest things! Ive had to fight them on fines for my lawn maintenance, they claimed my grass was too tall, but when I measured it, it was well under the allowable length so they had no choice but to remove it off of our bill. (They dont even give you a notice, it just appears charged in along with your rent) This place has just gone downhill over the past couple years. It was great when we first moved here, but now looking to move. They finally got rid of the horrible manager that was just blatantly prejudiced and we thought things would get better, unfortunately that doesnt seem to be the case. Rent is cheaper than anything else you can find in the city, but for all the hassles, it just isnt worth it. In the past two years, we have had one car stolen, another vandalised, and one, an attempted breaking into. (We had to replace our lock on the vehicle) Our neighbor had her car broken into a few times too. Has had her house AND car vandalised, and management never cared for her complaints either. They just dont care, but they will try to tow peoples cars with no good reason, yet then theres people who have over 5 cars to a home, and then have wild parties and take up others ASSIGNED PARKING SPOTS AS WELL, which management will also do nothing about, and if you try and report it yourself, they tell you that the management has to put in the complaint! Its tiring. Things need to seriously change around here.

Its a cheaper place to rent in the Denver area. Thats good for your pocketbook, but bad because it means you have some less desirable people in the community (lots of people with loud exhaust and loud stereos). The office people are great, very helpful, and if you complain about neighbors they take it seriously and handle the complaints quickly. They give you a community handbook, but the standards are not equally enforced. Some neighbors get away with things while others dont. Playground is nice, but some kids have messed things up. Parents dont watch their kids so they roam the community, sometimes causing problems (i.e. hanging out/sitting on mailboxes). Some problems with package theft. If you have one delivered via USPS you will have to pick it up at the post office in Aurora. People have broken the package boxes so many times that USPS will not fix them anymore. Owners are quickly upgrading homes as people move in and out so appearance is improving. Many residents dont care about appearance and kids will throw trash on the ground so you will see lots of trash at times. Pool is nice and not crowded. Compared to renting in the Denver area, this is cheaper and its nice to have a small yard! Neighborhood kids can walk all throughout community and Ive had to tell kids not to kick a soccer ball against my cars and home. Lots of good neighbors though, and a good group that organizes community events. Lots of positives, but some big negatives.

This mobile home park has gotten worse with every passing year. First, no one in management cared about the rules and people werent held accountable. Then a new company bought the park and decided to not only crack down on enforcing standing rules, but also introducing new ones without alerting the current residents. So suddenly, everyone is being punished for rules we didnt know we were breaking.

Maintenance team is Great, Site manager is on top of stuff but......the front office leaves allot to be desired on record keeping and ppwk so when paying your rent get a receipt always, always, always!....My husband and I left the park after Having lived here for four years (2008-2012). I know of others there that have had same problem hopefully they catch this indiscretion and address it

If you enjoy getting your vehicle towed by unlicenced tow company that foxridge hires then paying over a grand to get it out this is your place.if you enjoy going to court every three months because its manager is incapable of handling books and or any day to day tasks. Then please stay here. BTY rent starts @ 1500 but costs about $ 2350 to actually live
