Love the new management at this park! Super friendly and keep up with all the rule enforcement which is a big thing for me and my family. And they keep adding more and more nice amenities for us to use. Much improved from the last owners/managers. Location is really good and they are putting brand new homes in. Glad we made the move.

The Friendly Village management staff is great. They are super helpful & always have smiles on their faces!

Manager is out of control and runs the community like a dictatorship from fear of getting fired.Sends out notices to residents to make improvements/paint their mobile homes yet she cannot finish painting her porch (does not lead by example).Wants to charge a fee to residents if violation notices have to be placed on their door and charges outrageous prices for lawn mowing, $40 for cutting the yard and $40 for trimming.She polices the community at all hours of the day trying to enforce noise control, went as far as driving around one day looking for a car who she asked to turn down the music who did not comply to her request.Makes up bogus noise complaint notices just because her 20+ year old daughter is a light sleeper.

Best Mobil home park in Texas

The previous manager, Tammy, was amazing! She spent several hours overall helping me get title to my home because I didnt understand the process or know what to do. Because of her, I now have proper title. She helped several others do the same. She made everyone feel free to talk to her and listened to everyone and took action when needed. She was the only person in the office who actually worked. The other office help was biased and racist and never did anything except divert them to Tammy. She should be fired! Tammy was turning things around and the new management cant begin to hold a candle to her. The owners should take a look at whats happening to their park and look at the wonderful job that was done by Tammy and question why she is no longer here! Tammy was kind to everyone and very, very smart. She didnt play games but you always knew you had her undivided attention when you needed a great manager!

Overall this place is a very quite place to live in. Management is on top of things, maintenance is always out on property making sure property is well maintained. The pool is always clean and inviting. I feel safe living here, I would recommend this place to anyone who is looking to buy a mobile home in Arlington.

This park is a great place to live in,very quiet,i barely get to c my sorrounding neighbors.It has allot of shade.Nice view.7yrs know never had a problem w other residents or strange ppl coming in the park.The only problem i hear ppl have is,the Office ppl,they are so rude,have no education.Thank God i have to never deal w the office women.(hope i never do).Other than that i love it here..

Ive lived here 5 years and its a very peaceful place. The park is clean and looks good, a creek runs through it and there are lots of trees. Each mobile home lot is big. The swimming pool is clean and popular. Management responds to problems and keeps the park up.

New management has truly made an effort and difference in turning things around. Excellent work, an excellent place to live. Alot of good neighbors looking out for eachother.

Great community. New owners care about tge community and are addressing issues the old owners neglected too. Extremely quiet atmosphere and secluded. Would recommend this place to anyone. Have been resident for year and half now.

The property manager (Tammy Rodriguez) was friendly, always helpful and knowledgeable, she really went above and beyond!!

Since the new owner took over they have been more concerned with installing new mobile homes and have not addressed any of the residents maitance issues the pool is black and for the last eight months the third manager just ask us to be patient. So I would say think twice before deciding to rent here.

It is close to where I want to be

They took away our storage lot for boat and RV. Now we have to pay 240.00 a mnth for public storage lot. Small drive ways they told us we could extend it with pavers so we did. 175.oo for materials. Now w years later we get notices that they will tow our vechiel out of our drive if we continue parking on pavers. We can no longer us the swimming pool. They raised our rent by 50.00 a month. Our morgage contract states we can nit mive our home fir the first 5 yrs of ownership in wich the property it is on can Nit raise the rent during this period. Un Friendly Village is more like it. This was once a great park when Travis Maguire was manager. Since he left, my friends say that this park went south. Took away rent concession, which was helpful with those w/disabilities & seniors. Took maintenance away so now youre on your own. They say management here sux so dont waste your $$$ coming here. Thats all these MFs want and care less about the residents.

Its property seems to be pretty well maintained.

Unlike the Los Robles mobile park friendly village is always clean and clutter free, great place to live with quiet environment.

Same owners as Valley Wood Mobile Home Park in Irving, if that means anything. Management seems to care less about people and more about their profit. They are dishonest in dealings and even claim that upholding their end of the lease (what they verbally call your bible) is only at their discretion, and worded in such a way to allow them to legally bully tenants. For example their website claims they accept credit cards. I don’t know why as deposit and application fee have to be money order, and rent is either check or money order. It’s just another way they deceive perspective tenants and make themselves look good to trap you into a lease. Renters at their parks have little to no rights and they make it clear they are still the owner. Stay away, there are much better places out there, places that care about people.
