Irma is great! She actually cares about the residents and community. Finally mail boxes are fixed including the gate! We just got notice that lawn care will be included in our rent too.

Gated community always has front gate falling apart every other week and mailbox have been broken into weekly, video cameras are not functional anywhere only in office but the property rent raised 3times in the pass year due to new owners taken over and no security officer at night but if your lawn is not cut and trimmed they fine you 60dollars while other people in the community have trash on their front porch stacked to the roof thats okay (parking is a joke) tow trucks come in every night and taking peoples care out of there driveways to get impounded so if you want to get ripped off and taking for a ride then have ownership swapped to another company which you cant have any answer for what previous owner have done to sue or have gone so called bankrupted this is the place for you!

Their pool SUX! Its more like a hot tub.

Since they went under new management I wouldnt suggest anyone move over here. The will stop your mail without your consent or letting you know. The new people in the leasing office always have attitudes. I currently have a package missing because of them.

I would not waste the money to try to move in. When we first did it was wonderful. No drugs, unruly neighbors, and well kept. This year in March the management was thrown out new management was placed. It has gone downhill. Hardly maintained, kept asking for money they said was lost, and for some reason now they are thoroughly cleaning up. Looks like a sell off to me. This new management is shady and untrustworthy dont do it.

I been living here for 9 years and I think they need to get management under control because each 1 or 1 1/2 year a new management comes. Some of the manger were ok but other were terrible. And feel like the management situation is the big factor is why people say this place sucks.

We have lived at Crescent Place over 3 years and find this a very welcoming community. Like many others Im sure there are issues but then what place doesnt. However, our current management staff have done a great deal to rectify a lot of those PAST issues. They are more than pleasant, accommodating and helpful when approached. The staff & property manger have added a great deal of amenities for its residents and for our children to have a safe place to play. On site security, they have begun to add more trees to beautify our area, it is a gated community, Many changes have been made to rules, and we should keep in mind they are for they safety of everyone here at Crescent Place. We prefer to do our own lawn maintenance, but they do provide that and we should help by a little bit of TLC of our own after all it is YOUR home and it should represent you when visitors first drive up on it.Kuddos Donnie !lets work on are maintenance crew.

Its very funny that everyones review talks about how they loved how Patricia && Jin ran the community! Seems kind of fishy! To my knowledge Patricia was a thief HERSELF! She put her NAME under the mobile home after being let go! She allowed maintenance men. To take things from empty homes sell it & break her off! However when they ran it money still was coming up missing & stuff still wasnt getting taking care of! Donnie was the ONLY person in the office that actually helped! Jin NEVER did anything! NEVER spoke up always had Patricia to & gods knows she wasnt the brightest! Yall require a BACK GROUND check but yet rehire thieves as managers! This place as had many fails when it comes to hiring managers! Their lack of experience when it comes to hiring people is HORRIBLE! Its like any one can come right off the street to apply! What they need to worry about is cleaning up our community, stop giving warnings about the grass not getting cut if they cant even maintain it themselfs! Try to actually hire maintenance men who value their jobs! What yall need to do is stop trying to poke peoples eyes out! I recently had an friend that applied they wanted almost 3000 to move in thats insane! I moved in with 1500! Clean up the empty lots get some move in specials try to bring our community back to life! & do a back ground checks on your employees!

Man i aint gonna lie I lived here for about 2 years and was about to move out. I thought the other manager was still there but when i went in i spoke with the new manager and he really convinced me to stay. I saw new changes and how nice they were. It is a big change compared to before and they actually have good maintenance guys. All the bad stuff from before is true but i really appreciate what the new people are doing. Oh yea and the pool is actually open when its supposed to be.

Best advice is to continue looking elsewhere! This community may look nice, easy to get approved, may have newer models of mobile homes (compared to the ones you see before you enter the community). But think about it? Its to good to be true!My family and I have been living here going on 3 years. It was nice here, great neighbors, they did take care of landscaping (but found out landscaping service did not want to renew their contract) so we cut our own area. No biggie. They do have security and are very strict of the 10:00 pm curfew! Weve had bar b ques with family over and got rudely interrupted by them to hurry up and go inside! How embarrassing! Were adults, who do not drink or disturb our neighbors. My family then left.. One night a neighbor of mine was taking her dog out to do his business, they told her to get inside, find another solution cause she was breaking the curfew! Another neighbor was walking his company out ,they also started giving him a hard time. I can go on and on...Now the pool, it is only open during office hours, not on weekends, and half of the time its closed. Office staff are unprofessional, unfriendly, and look for reasons to fine you. They never last, always new staff and when you ask who the owners are they withhold information. This property has been sold and bought numerous times and rules change along the way.We have lived here paid our lease, never had violations or been sited. Until today when my husbands truck was towed. He had parked in front of our home to unload the kiddos from the pool (where it was forced to be closed after a tenant got into a argument with office staff..but thats another review!) Went inside to rinse the chlorine off of the baby then went outside to move the truck cause we know we are not allowed to park in the street for a long period of time. It was not even 10 mins, The tow truck driver did not care. We had to pay $300. which we did not have because we just paid the lease for upcoming month. Not sure what are next plans are but for you reading please do yourself a favor keep looking, youll find something better, nobody deserves to live this way especially when you pay your bills on time and follow the rules...

When my husband and I moved in four years ago we were a little bit worried about the manager, did not take long for her to disappear, Thank God. Donnie, Patricia and Jin then took over, took them awhile to clean up everything and it became a great place to live, Donnie left and Patricia and Jin were the primary managers, we loved it, they had resident parties, planted trees, the gate was fixed and they screened everyone before they moved in. A little over a year ago the owners decided to strong hold Jin and Patricia and had them removed, everything has gone down hill since then, different managers, office staff I never know who will be in the office and the current property manager Noe is a joke, he wears a badge, i asked him why he said because hes the property manager and he wants everyone to know it.....please!!! hes a goon and needs to go away. They really dont know what they are doings, I would look else wear for a home, too many problems here.

I lived there a year had nothing but issues. Was told things would get fixed. And nothing was done the central never worked and they knew this. So electric bill was outrageous. let them know I was moving a month in advance the lease was up but wa under my boyfriends name. They wanted me to sign a new lease I refused. They kept my deposit and send me to collections. Im having to retain a lawyer to fight this. Stay away bad people.

Last straw....I never thought I would be posting a review, especially for the place I decided to call home, but this is the final straw.When I moved here 8 years ago this was a very nice community. I chose Cresent Place because it was close to my family, it was easy access to everything we needed, and was a quiet and fairly new MH Community. You had a higher standard to meet in order to finance a home. But after about 2 years we started seeing the community going down the drain. Things were not being taken care of, people in the office (Blanca & James) didn’t care about the residents, nor about what type of people they were ‘renting’ to. The houses were being rented for $500.00 down move-in special rates. Yes, the occupancy rate went up, but then all of those ‘special offer’ renters didn’t pay rent for 3 months, had to have eviction notices filed on them, which in turn, they would destroy the houses & yards before they were officially evicted. The community started looking trashy.Then we got new people in the office (Jin, Donnie & Patricia). They started evicting all of the people that hadn’t paid their rent, that were tearing up the houses, tearing up the property, the nuisances. Whether you walked into the office, or you were outside anywhere on property, they knew your name AND your lot number. They knew the vehicles you drove, all the people that lived in each house (husbands, wives, children, grandchildren, etc). They were involved 100% with EVERYTHING within the gates of this community. They were making the community nice and inviting. They made Cresent Place feel safe. At any hour of the day or night you could talk to someone from the office with just a phone call. Just when we started feeling comfortable again and safe in our home, they were gone. A note was posted on the front door. No reason was given, but telling us to not talk to Jin or Patricia. Then we are meet by the same 2 people that started the ‘down the drain’ affect, Blanca & James. I spoke to Blanca at length about my distrust towards her and James because I had already been on that roller coaster ride before with them. She could never get anything straight with running the office. There was always some type of confusion with the monthly payments (lot & house). Then she was gone, prayers answered? Nope, it has gotten worse.Now we have a whole new set of people in the office. They are again renting to whoever comes through the door with a little bit of money for a low move in rate.I have gone to the Property Manager (who wears a badge around his neck that says Property Manager but it looks like a Police badge) several times about the cars that speed in the community. They pass other cars on Wynne Rd, Makayla Bluff, etc, where there are always children playing. I have given him license plates, description of the cars & drivers and sometimes the lot numbers they live at. NOTHING has been done. When I have made reference to HIM speeding or the maintenance people speeding, his response is always ‘we are always in a hurry’.I had NEVER complained about anyone or anything in this community until I started being ignored about the issues I have brought to the current Managements attention. When Jin, Donnie & Patricia were here there were never any issues of children almost being hit because of speeders, or children playing in their yards or in front of their homes being afraid of dogs running loose, or people walking between the houses, or dealing with loud music & cars revving their engines at all hours of the night. You could pick up the phone and call the office and you talked to someone and it was taken care of. Jin was always walking around the property so he took care of it right then. Donnie & Patricia always answered the phone.So why the rant, because NOTHING is being done about the trashy road this community is headed down, the disregard for the people that live here (that care about this community) and the fact you can’t talk to or even leave a message with the office, after hours because the mailbox is FULL, and has been for weeks.

This is the worst place to move in to. They complain about everything. I have been living here for 3 years. they tell you its a gated community and have a pool. Pool is always closed, the gate has been broken for 2 years. They tell you they have security but they are never around. The manager and office assistant are always rude. If you do something wrong they are quick to send you eviction notices. The only reason we have stayed this long is because my oldest wanted to graduate from East Central High. I am already looking for another place as soon as he is done. Kids are always out past curfew here. And they let just about anyone move in here. Always have stray dogs and cats. If you have your trash knocked over they want to charge you $75 to clean it up if you dont clean it up when they call you. Unlike most people we do have day jobs, cant just come home to clean it. One time the office assistant told me to leave work to come clean it. I told her she was retarded. If I knew that all this was gonna happen I would have not moved in here.

I have lived there more than 4 years and though management keeps changing and all the financial troubles lack of security or the lack of effective maintance. We have been pleased to live there. The office has had severe problems with the fireing of great managers. And replacing them with lousy ones. I give a 5 star rating on convenience and availbleity simple fast easy terms to ownership very quickly. We have always kept out of gossip and made sure to comply completely with ever changing directives and in so doing have had a good report with maintainance, office staff, and owners they used to work with you on your budget to keep you as a tenant, that is till now. The new managers at first meeting showed no sense of humor or compassion or towards even there most obedient and reliable clients. I hope this was an exception rather than the rule. Remember the Adage you can attract more flies to honey than you can with vintage. We respect business, professionalism and up front frankness, however it was an extreme shock to the caliaseness if the staff at our first meeting. My wife and I are both in upper management and though hers is the hospitality business and mine is in behavioral and clinical therapy , as well we administer our own respective bussineses and practices we always strive to satisfy the person not Their money. We would rather have them as repeat and retained as a regular than get the max we can out of them on the first visit. As a business, finances a key component but thats where it ends, the client is the utmost importance and happy clients are repeat clients and very good advertising and referral method by far word of mouth advertising is both cheap, and can make or break a business in an instant.Thank you for the opportunity to voice our opinions in this your forum.

I lived there 5 yrs. I could no longer live with the total destruction of my rights. A 10 oclock curfew is not a law and I refused to let the rent a cops push me around.The big girl who thinks she is the owner is a nightmare, worse than Angela. The stray dog population is ridiculous and the rent is unreasonable.It is against the law to with hold the numbers to corporate offices, which they do and if you havent noticed, they get away with parking on the curb.A complete destruction of family values and safe living. Should be shut down.One more thing...ANGEL SWEETS is not a real resident. She works there!!

No the city needs to step in and inspect this place ask every resident there if there house is infested with roches the answear. Will be yes. Not only that they will sell you a runned down cover up not a refurbished mobilehome but a home with hidden problems that are major problems a that and you have 60 days for them to fix any occuring problem . What do they do they wait to send some one out to fix. Any issue until after the 60 day period and say oh sorry but you have to fix it you self...........not only that this place is unsafe really unsafe go to the city and see how many times the police have been called out there for major crimes too.

I moved here in 2015 managment was fine I was comfortable until March 2016 different management got into the office and just started asking people for BLANK MONEY ORDERS and trying to evict people in 3 days by certified mail..when legally a constable is suppose to serve you .DONT TRUST THISE PEOPLE IN THE OFFICE EXPECIALLY BLANCA MACIAS SHE IS A CRIMINAL SHE WAS FIRED FOR TAKING MONEY ORDERS..AND THEY HIRED HER BACK IN THE OFFICE NOW NO ONE WANTS TO PAY AND PEOPLE ARE MOVING OUT LIKE MYSELF..I THOUGHT it would be a nice place to have my kids grow up they cant even fix the front gate its suppose to b a private community they dont care about anyone they just want your money and there not fixing homes before they move people in. maintenance guys were awsome before all this the grass was always cut and now they have someone here every week trying to cut the property .. Dont even get me started on the pool previous mng payed a lot of money to fix it and they just let it go and wont even bother to fix it has been infested with bugs and green slim..The staff in the front office in sorry to say they are Korean but from Canada they need to go back and study Texas law.. They are breaking son many laws idk why the hell they arent being prosecuted..I just hope God watches over the residents that have been here for many years and If you ask any of the residents the issues that are coming abroad Im sure theyll tell you

Worst place ever they refuse to fix things and then expect you to pay your rent and everything when you cant even stay in your trailer after you go to court and move out they send some retarded amount to a collection agency so they can try and get money from or ruin your credit even though a judge told them they wont get anything do not move out their youll regret it

I have lived here at Crescent Place for a little over 2 years now and I can honestly say that im happy i decided to stay. Previously the only thing this park had to offer was a swimming pool which was hardly ever open!!! Now there is a basketball court and playground. I absolutely love all these new changes. This past Saturday i met the new management team and the head maintenance guy at the Easter party they threw for us and i was so glad i did. They were very inviting and seem to have great intentions. It was very refreshing to see the owner of the property entertaining us as well lol. What i guess im trying to say is THANK YOU Donny, Trisha, Sammy ( hope i spelled your names right) for all that you guys are doing.

This place SUCKS I have gotten three noise complaints an have had issues with the office asst Veronica, she is the rudest most unprofessional person uve ever met so bad the police Have when been calles. Ur not allowed outside Tour house past 10 witch is. Bs i haré this place pla dnt move here
