I just purchased a newly renovated home that is only three years old and I am so happy. I cannot believe they went out of their way to make the home absolutely perfect and I mean that. The staff is awesome and Sujey Toledo the agent is fantastic. She goes out of her way to make your purchase easy and works within the budget you have. Great place to live.

Constantly shutting off water!!! People have to cook and get ready for the day. They put notice up but did not say It was going to be 2 days in a row that they will cut off water. Happens almost every freaking week! WATER SHUT OFF FOR HOURRSSSSSSSSSSS!

Shadow hill is a decent place to live, if you dont mind the cats, that stroll around. But as far, as living there its not a bad place.

Ive been living in this community for over 15 years it was kind of rough but still a great place to live when I first moved in. It seems like since theyve changed management about 5 or 6 years ago things have started to go downhill. Management staff is always rude and unfriendly, we did have armed security riding around in cars and as of last month there now riding around in golf carts but yet our rent is going up and at least two or three times a month our water is shut off because theyre moving in new trailers and they break a main water line which they know thats going to happen because thats the excuse they use every time, and still they do nothing about. I looked up the laws because my sister-in-law is a paralegal and told me to look it up, the landlord and tenant law states that they are to give you reasonable notice when they know the water is going to be shut off like when they move in a new trailer knowing that a water main is going to break because it happens every time yet they still give us no notice and expect us to be fine with that. Its really disgusting how fast this community has declined when the management changed. It used to be a nice quiet place to live not anymore with rude management staff kids riding up and down the road on their four-wheelers security riding around in golf carts not really securing the community just watching the new trailers they put in and then you call to complain or ask about something and you get a rude staff member and then a notice in the mail saying your rents going up every year. Save your money move somewhere else!!!****UPDATE!!***Here we are again the water is shut-off and this is the third time since the last time I wrote my review 3 weeks ago. Its cute how you say oh one of our corporate managers reached out to you regarding the issue because I had to call the corporate office three times before I finally got to speak to the corporate manager who didnt reach out to me I had to reach out to them. You say dont hesitate to reach out to you but when the water is off we call the main office and it goes to the answering service or I call corporate and they asked to take a message and someone will get back to me which I already know they wont because I had to call three times last time to talk to someone. I Spoke to the Frank gay guys which is the people hooking up the new trailers for the water personally to ask what was going on with the water main breaks they said it is absolutely not their fault the trailer park should know beforehand that our water is going to be shut off and theyre not breaking any means they have to shut all of the water off in order to hook up the new trailers theyre putting in which obviously makes sense because how are they going to hook up the trailer without shutting all of our water off because theres no individual shut offs instead of just lying about it. They could be truthful and maybe people would be more understanding but the fact that they lie to you and expect you to just take it, knowing full well the water is going to be shut off and gives the residence absolutely no notice until after they shut off the water for 5 to 6 hours at a time. No compensation no consideration for the residence and theyre raising our rent is just disgusting!! The only thing they care about is putting in new trailers and making more money for themselves instead of the existing residents that have helped build the community to what it is for the past 15 years plus! Again save yourself the headache and your money and move somewhere else!!! new residents beware!!

Dirty, lawless, disorganized, outdated in technology. If I could give it a BIG 0 I would.Has the feeling of a ghetto. 90% of residents do not respect boundaries, and they could care less about creating a respectful community.

It looks clean and well made. People in the office is expected to answer all the questions and they are really nice

I live here. Some days it can be a pleasure, others a test of patience. Staff had been changed out frequently, but that issue has been sorted. Maintenance staff are friendly and usually out and about.

Shadow hills is a horrible place to live, management does not follow their own rules but expects the home homeowners to. TERRIBLE lawn service and is now putting a hold on rent because they want to make new rules that do not withhold are lease agreement. Instead of holding rent and threatening to evict us they could at least put it on the rent and charge us. WE OWN ARE HOME NOT RENTING ONE OF THERIS.

We have lived here at Shadow Hills for 28 years and would highly recommend it as a GREAT PLACE to live. Mariam Mercado is the best Manager of all by far, and she gets an A+ for her excellent work all the time! All of our requests are taken care of immediately and well. We appreciate that the dogs on a leash rule is strictly enforced. The maintenance and security workers are always excellent, too.Mr. and Mrs. Gerald Warnock

If only zero stars was an option. Anything nice here is superficial & strictly reserved for tours & appearances, my street has pot-holes years old. Secondly, the maintenance-men are glorified snitches, whom are very comfortable with litter. Theres a HUGE Stray problem promoted by the trailer-trashiest of us. They also LOVE to cut off your water for SEVERAL HOURS at a time, and the only notification is dinky dry erase board with chicken scratch on it. The lawn service destroys property and does a hack-job 9/10. Theyre constantly hiring rent, averaging about 4 times a year while overcrowding. THEIR LATEST OFFENSE, towing resident vehicles for parking on overflowing curbside grass they fail to upkeep and edge the audacity!

If you are looking for a ghetto to live in, this is the right place. It is the type of place you wanna run away from in your worst nightmares.

I like the place. I see many bad reviews about it. Lets do something to fix the problems not just ignore them. If you keep your place clean,music low,kids aware of their surroundings, they will respect the place they live. Dont just talk about the problems, bring solutions to the table. The office staff will listen with respect if you are respectful when you talk. Ty.

I lived in the Orlando area scene 1985 until 2006. Everything was great until about 1998. I never seen a community and a hole city become so ghetto and dirty so quickly. Shadow hills used to be a beautiful and full of family and retired people. now Im in Texas and everything is great again. And Im happy about Trump winning.

I was born a raised in Central FL Shadow Hills was known as a tough property about 10yrs ago. I can say I have many friends that live there and attend Valencia Community College. Shadow Hills is less then 2 miles from Valencia and needless to say we all hang out together. The property is beautiful from the moment you drive in all the mature landscaping through out, the homes look clean most importantly the pool is AMAZING! My friends tell me in the past it was not the safest, but since new management has taken over in the past 6 years it has completely change the entire place. I love it & its an affordable nice place to visit and live.

My homeboy lives there. People keep to themselves but yet are still friendly.

The office staff is always very friendly. They treated us like family. They always had a very caring personality, helped me and my family a lot. The maintenance was there to help me out in time of need. The people living there need to throw there trash in the trash cans. It is there community to keep it clean. And safe. The maintenance people are not your garbage picker upper. They are all amazing people that works in the office and maintenance. Keep up the great work. God loves you all foreverWhat makes me mad is the Corporate office that owns Shadow Hills they are bunch of theivies they stole my property off of me not giving me the right papers to evict me and my son. Especially when I have been hospitalized. I hope they go broke and left homeless. They are greedy a..holes

Horrible place to live ESPECIALLY with teen/kids. Please stay away and keep your kids/teenager away form this neighborhood and side of town in general. Lots of drugs and shootings.

Edit 7-17-17. Once again water is shut off without any warning like always. Just arrived home from being out and I cant even use my owns house restroom because there is no water. Called the office at 4:25PM and no answer like always. This place cant get anymore ridiculous every day!Edit: 4/19/17. YET ONCE AGAIN THE WATER IS SHUT OFF.No warning was given at all so of course I couldnt prepare for it all. Im sure if I call management there will be no answer; and if go to the office I will be told that there was a water line damaged and they dont know when itll be fixed, same excuse every time. I arrived from work at 9 am after working all night and cant even shower in my house.Edit: 8/24/16 the water is off again! It has been out since 3pm and its almost 7 pm and no water.It is truly ridiculous that you cant even make dinner, wash yourself or even use your house restroom. No war in was given and the office is closed so we have no way to get information. I have a pregnant wife that needs water constantly and is going to the restroom every half hour.I would highly suggest to new people looking to buy or rent in this mobile home park to seriously look at other options!!!!I cant wait to get out of this place! Ive lived here for 2 years and I cannot wait to find a better place.Every single week, once or twice a week the water is shut off without any warning. Here I am on a Thursday morning waiting for the water to come back on. No warning was given at all.Rent goes up yearly without a doubt. Even though they keep adding more houses.The roads keep getting worse and worse without any sign of future repairs.Management never answer the phone calls when the water is shut off. Just keeps ringing and ringing.

I honestly dont know why some of you are giving bad reviews. Ive been driving around to a lot of mobile home communitys because Im looking to buy a mobile home and Ive got to say this is one of the nicest and quietest place. Ive drove by here in the morning,afternoon and at night while security is there driving around which is great. If all you got to complain about is the water that is stupid because in every mobile home community there is going to be some water problems when they are fixing the new houses or plumbing. Nicest pool Ive seen in any community. I cant wait to move in to my new home! F.Y.I every mobile home community raises their rent every year by at least $20 just like if you were to buy a big house in a different community its called the HOA if you dont like it save up and buy your own land! Do your research.
