Id love to give a 5 because my mother and I purchased a mobile home here to make this our forever home about three years ago. The current issue is with neighbors playing LOUD music inside their home even after the office personnel have told them something about it. The reason I am posting here is because this is my last resort honestly. Ive received nothing but attitudes from the two women in the office when I bring up an issue. I have even received attitude during a phone call with Sarah at corporate. So, with that type of experience, it makes us uncomfortable to approach anyone to communicate an issue. Mom and I just ask of a quiet safe place to live, but we get shunned any time we report something. The other issue at this time is the trees that hang over our property. There are three trees hanging over our trailer, of which none are on the lot that we rent. So, the owners are responsible for the trees. All weve asked over the last three years was to be put on a list to have the trees cut. Other lots around us are getting their trees trimmed, but never us. When we ask where we are on the list, we get no answer. Ive even been told by corporate that we are responsible to trim the trees that are on Yes property. Id like to have these two simple issues rectified. Then the rating would go up to a five. Mom and I have been great homeowners over the last three years, and we cannot understand why we receive this type of treatment.Thank you.

The woman in office was very nice and helpful and kind also offered water.Very well dressed professional person. Answerved all my questions kindly.I asked for credit application she got us one and asked if we could wait a moment to see her boss.Allowed us to sit even my autistic son was happy.I dont know if we will be able to qualify but l will send lots of my Arbys customers this way when looking for a home because of the two ladies there

I lived there nearly 4 years. The pool was open sporadically in the summer. I liked the geese, but, they were removed for some reason. Theres a fishing pond, that supposedly has fish in it. It recently got purchased by a new group who came with a many rules designed to garnet them extra money. ️ But it has fairly nice roads, which they plow a line or so. Ive moved out this month, & dont think Ill be going back.

Very expensive rent. Need to consider there prices. Rent 2bed 2bath for 1k up to 1,200. With no yard space a single parking spot. Your better off going to rent a house.

A great mobile home park. Safe, quiet and well maintained!!

Purchased my home in November. It is now June still do not have title to home. Cant get any answers from the park managers or anyone at Yes Communities corporate office. I will be hiring an attorney next week to handle this. Love my house. Not impressed with Yes Communities.*** I have called that number for months now. I have talked to Joyce at least once a week for at least 3 months. I have tried contacting Chris Girdin who is supposed to be in charge of the titles for your company and he will not return calls or emails. The property manager cant get any answers. Please do not tell me to call the same uninformed people I have been calling and emailing for months.

This is a wonderful park. Great location, beautiful and well cared for grounds, and the management is excellent. Highly recommend.

Grounds are good, rent seems to be fair from what is understood. According to residents establishments lot fees, water, sewer, and trash (not sure if electric is included in bill) can go upwards of $1000 monthly . Also if your grass height exceeds even an inch they come in and mow it then charge the renter $100...did I mention the yards are tiny? Ummm yah, no thank you.

Decent community. The roads could be better maintained especially in the winter. Rent seems a little excessive for location & condition.

Upon looking at the pics, I really like how these look on the inside, with the different layouts and decor, this is the ideal place for me to live in altho I dont like the fact that its a mobile home, which I never lived in before but the rent may be cheap...

Kansas City Lifted Breed Restrictions But Not This Place!

The young ladies in the office are extremely rude and unprofessional!! Contacted the office manager in April of 2019 in to inquire about selling our trailer back to them still waiting for someone to get back with us to this day to find out what they would purchase it for, it is now June 2019 and still getting the runaround!!! I have even called their corporate office to file complaints against them. Lot rent is never mailed on time to the tenants to tell them what they owe for the month. Extremely loud Park and nothing is done about this when you call to complain. There has even been drug dealers living in the park and when you call the cops or complain to the managers nothing was ever done about this!! Extremely disappointing!! There are a lot of tenants in the park as well that do not take care of their properties. In my opinion I would not move into this complex!! Use your hard-earned money and move somewhere else were you will be respected and when you have a problem it will be taken care of immediately!!!

This place is a very bad place two live very pour I have been able two go two the pool 2 times the entire time I lived here... probably was swimming in piss water. Pretty bad the people running the place r piss pour employees Im a manager my self and if they worked for me Id have fired ever single one of them. Then on top of that they want two ride me about my stuff they dont like and I fix it and they do nothing on there end.. keep going y all collected them checks every mo.. so for new comers is u got a cliff in your back yard lol dont expected them two cut there grass and dont look at the pool of ever being open cause it wont be and dont plan on being able two get friendly with the office because they r nice at first but once they got you under that contract lol enjoy everyone and sorry for the others who have two live here

Surprisingly nice. Grounds are clean and well maintained. Nice pond and small playground with a little community building. There were not any unkept mobile homes or yards that I seen. Office staff was not very professional and not very friendly but it was my only encounter thus far so hopefully she was just having a rough day. Overall, one of the nicer parks Ive seen and conveniently located by supermarkets, shopping, and highway access is directly adjacent the park.

Pool,pool,pool... Its now July 8th and no sign of pool being open... Contacted office several times to get answers but have been told everything from bad water pressure to waiting on inspection.... Which is it? Speaking to other tenants and they said its a annual thing of the pool being broken and the office just doesnt want to deal with it so they make up reasons to keep it closed...

It had promise but their are so many rules living here and they have it so easy to kick u out and take over ur trailer that u pay for. Currently looking for land to move my trailer out of here.

Staff needs to be more friendly towards potential resident. I understand there are rules and ways they decide who resides there but I dont want to hear how they cant wait til they go on vacation in a couple of days from the stress of working. I would also feel more welcomed if you can be smiled at at least once instead of making it feel like I was more of a pain in the rear than a potential resident.

They play favorites in here and those of us who dont rate..Well., Were the ones who get Red chked on our doors all the time..and dont even get me started on the Water bill..UGH!!$ think twice before buying or renting here..been here over 16 yrs and my sister over 20 yrs..

Not only is maintenance less than subpar, dont ever send your disabled mother to live there and purchase a trailer Cash because eventually... Management finds ways to fine or try to evict the elderly. This place along with its owners/management... Theyre disgusting individuals. I wouldnt recommend this place to my worst enemy. Thank God my mother has other options. Ill say it again, owners are garbage.

Just terrible management. They ripped up the yard bringing in the mobile home, and never repaired it the entire time I lived there so a bunch of weeds overran the yard. Nothing was set up initially. No AC, no stairs, outlets not working, etc. They did not set up insulation for the water pipes under the trailer, so the pipes froze. They would have maintenance work on the neighborhood water pipes without telling anyone. We called, then they told us the water would be back in the next day. The water was off for three days. Many more incidents. Id ask for something, and theyd tell me something and never follow through.Some guy got murdered like 300 ft from our house too. We hated living there, and couldnt wait to leave. Worst property management Ive ever experienced.

Nice place to live

Lakeview Terrace has some nice people who live there. The concensus is, however, that management, i.e. the landlord, owners etc do not respond to renters or residents needs. They do not return phone calls, even though someone is supposed to be ion call for emergencies. Example: Frozen pipes in the middle of winter, and not responding, or contacting a plumber for 8, EIGHT DAYS!!!! You can buy water to cook with, but having to bathe, shower elsewhere for 8 days is ridiculous. This occurred 3 winters in a row, after they reportedly had it fixed each year. Thats the biggest problem Ive seen, but they are very lax about getting back with renters even over small needs, or answering basic questions. There is a terrible mole problem also , but you have to take care of it yourself, they will not, and will not reimburse you for any of the cost. I think they need a more aggressive maintenance program, or new management. Take heed!

I am going to write this review as honestly and fairly as I can. I will first start off by saying, dont waste your money on this company. Yes, it is cheap, and the homes are nice but you will run into several problems. Ill start off by saying that our pipes froze over the winter time resulting to us losing water for nearly a week. Second, they told us that we would receive a shed within a week of moving in and we didnt receive a shed until 5 months of living there. Third, I actually moved out of the home 6 months before the lease was up because my roommate and I got into an argument and caused me not to feel comfortable living in the home with him. (Mind you, I still paid rent in full even not living on the property). Jennifer, who works with leasing told me that when my lease is up and my roommate wished to still live there and I did not, I was forced to STAY on the lease and forced to sign another year unless I had his permission to be off of the lease even after the year lease agreement was up. (which is against the Missouri tenant laws). And finally, you will get an attitude from Jennifer any time you speak to her. She will act like it is a major inconvenience anytime you call up there to speak to her about anything regarding the lease, or any questions. After receiving my deposit check back, (which they charged me $10 for a toilet paper holder) I realized that she also included that our vacant date was 9 days after I returned my keys and that is because she did the final walk through 9 days after I returned my keys. I will tell you that Arlinda is a fantastic manager of the community, she knows how to speak to people and communicate very fairly. I am not one to write much reviews but I have had it with this company, and I am warning anyone not to waste their money here.

Lived here for over 25 years. Went to the office today to ask about the new homes theyre bringing in. Wont even let me look at one unless they know what Im doing with the one I currently own and wanting to move out of. Its older and nickel and dime me to death. I dont mind if it needs to be junked or whatever. But, to not let me even look at a new place is bullshit!

Done a lot of work to make this place a great place to live.

New ownership is filling the empty lots with new mobile homes. Some old, raggedy ones have been removed. Theyre even planning on getting Google Fiber installed in the park. If further updates improve the park even more, Ill consider increasing my rating.

Rent goes up every year EVEN IF YOU OWN YOUR TRAILER... they close the pool in the summer bc (FOR WEEKS) bc the office lady is over on her hours. its 105 degrees outside....even though the pool says no lifeguard on duty... BS.

Its a friendly family coumminity. I have great neighbors. They always say hi. When you have a question the office will try to get an answer for you

We lived in Lakeview for a year. We started out with a few hiccups but it worked out. The office people were amazing the maintenance men came and fixed things as soon as they could. They put in new homes we lived in one and when we moved we just wanted to live in a house. I and my son cleaned our Mobile Home after we moved out Jennifer did her walk through and said it looked amazing. Thank you all the girls and guys that you made our move in and out a very good experience. The park is a very nice place to live.

I lived in this mobile home park with my gentleman friend for almost 15 years. It was his home so they considered me his roommate. The staff was very abrasive and rude. Maintenance and repairs were sporadic and poor. The last year I lived there (2017) they attached individual water meters to the homes. Prior to that the water was included in the monthly lot rent. The first month they did this they tried to tell us we used 13,000 gallons (I kid you not) of water. My friend challenged this reading. They then told us we must of had a leak. If that were true water would have been running down the street and a muddy mess under the home, but it was bone dry. He ended up taking them to court and he won. The judge found them laughable. I still talk to my friend weekly and he informed me that the park manager was fired for questionable work ethics. She didnt pay the parks electric bill for months and the street lights were turned off. I wonder what she did with the money?

This place totally sucks. The management is very rude. There was a lot of things wrong with the new trailer when we moved in and took them a long time to fix them. One thing I had to try to fix myself because they wouldnt and they were very rude and unprofessional about it. The water went off for days four different times in the winter. When we moved in the AC wasnt hooked up yet after they told us it was ready to move in and was very hot for ours dogs.

The trailers arent insulated so your electric bills are sky high. And be prepared to pay astronomical water bills as well.

Extremely strict rules, outrageous water bills, they advertise a pool but have not opened it yet this year and the management sucks. Find literally anywhere else to live!

I lived there as a child and remember a much different mobile home park than the one there now. There was not a pool, only a laundry house with a few pool tables. The pond was smaller and more overgrown. One of my classmates at Englewood Elementary drowned there. I am 60 now, so it has been there a long time. Driving through a few years back, it has grown so much and seems well maintained. There was a time that it took on the appearance of poverty level, but has been turned around. Fun memories!

I used to live there in a mobile home. The lot rent got so high it was cheaper to buy a house.

This place sucks have lived here for 6 months and had nothing but attatude and problems with from staff.they are more worried about paying lawn care then getting security in here BC all the brake ins and cars getting broke in to. They wont take care of the yards if they flud BC of the rain they tell u to dig a trinch and if something gets broke we have to pay for it. Let alone cars speeding going at least going 30-40 in a 15 mph zone. U say something to them about it and say theres nothing they can do. Well there are kids in here so put speed bumps down or something the problems sent going to fix them selfs

I dont live there personally but I know people who do live there every month theres a different reason why each person is paying more they find some stupid reason to jack up prices just because they want the people who have lived there almost their whole life out because their trailers are outdated they have no respect for the older generation that have been there before then because they dont live up to a certain standard that they want to have Im not saying change is bad but they dont care to work with people they just want to charge them an arm and a leg until theyre forced to move
