Community is not helpful in leasing a home. Staff does not tell me over the phone that viewings are appointment only. Just says “yeah we offer tours”. I drove over 20 mins to show up and say they only do appointments. Then tells me the one i was looking at online wasn’t available and the others are for sale. I was hoping to get some help looking at future homes coming up. I’ll just keep looking at other places to rent.

I was here to help my sister move in with her roommate and she needed my niece, nephew and my dad help. I have to say, im coming over there when she need me or if she want spend time with her baby brother.

Terrible Place to rent from. They are slumlords who will not properly fix anything. These people are pure evil. They cater to people on fixed income, and then push then to buy a trailer so they can ratchet up the lot rent, evict the tenant and get a free trailer.

Customer service starts out good. After youve been here a while you see negatives. Random gunfire, security that doesnt patrol, and getting anything fixed youre better off doing it yourself. For the price definitely not worth it. Moving as soon as possible. If youre considering this place keep looking. Youll thank me later.

This place does not read the water meters correctly almost every month. I have been keeping track of my water reading myself and have brought this issue up to the corporate office and the property management and all they keep wanting to say is I must have a water leak on the months that they raise my water bill by 60 to 80 dollars more. I have had a plumber come check my house and there is no leak but that’s there go to when you tell them there is a problem. My water meter has very bad condensation in the lens and makes it almost impossible to read. The property manager said he was going to have it changed out when I had proved to him that they were not reading correctly but it still has not been changed and that was three weeks ago and I have called back and was told he was going to put in another repair order and still nothing has been done. If I wasn’t buying my home I would leave this place today.

I love my house. I think the water bill is ridiculously high but i can deal with it. My kids love it too because of the pool and the park

Ok so I been waiting on a place to be ready. I provided everything I was told to do. They set a date for me to sign my lease and get the keys so i can move in. They wait til I get to the office to do lease and keys to tell me I need 1 paper. I was told I was moving in today.. nothing but lied to..

Quite the contrary I have absolutely nothing to hate about this place staff members were very polite and professional (although its only been 24hrs) I Am anxiously awaiting my approval to become a part of the Oakwood Forest community.

Saw one trailer and was impressed with how large it was. Beautiful kitchen, living room, 3 good sized bedrooms and closets, full sized guest bathroom, and spa tub, shower and large closet in master bedroom. Kitchen and living room had hardwood floors. Nice out side deck and larger deck on the entrance side. Trees around providing shade. Larhe pool and playground.

It was different, eye opening, and satisfactory.

Friendly staff and beautiful modular homes that are worth checking out.

Today we did a tour because we are looking for a place with more room and a community we can grow within.. I have to say that Josh (sales rep) took his time to show us the properties that were available.. he is such a humbling guy.. it was such a pleasure talking with him. Josh is one of the reasons we chose to apply. I wish him nothing but the greatest success!

Best rental place i ever stayed...staff is great always

Very unprofessional. Voicemails have been let with no return. Call attempts have been made with no answer. Im actually really glad this place never took my calls because I couldnt imagine signing a lease with them and attempting to handle business with them.

Poor service. Not very attentive or helpful. We didnt enjoy our stay at all. Would definitely choose somewhere else before Oakwood. Upkeep of property is very poor it could be repaved. Some of the trailers are not worth as much as they are being rented for. Told us we could park our tractor trailer in a spot and then made a rule we couldnt. A suggestion would be put in truck parking for residents because it would help so much.

Ive been living here almost 1 year && the only thing I can honestly complain about is it not being close to public transportation for those who dont have a vehicle... The staff are absolutely amazing... Theyre very informative && oh so helpful...

This is a terrible place to live. Theyre constantly increasing the rent and making up new rules to squeeze more money out of you. Water system is always breaking and management is not helpful. Look elsewhere!

Nice place

Its not bad. They are slow at repairs. But it beats an apartment.

Prettty good area. Never really any break ins or nothin like that. Only problem is when u go out the complex u can only go in one direction wich is on the highway and u have to go all the way down the highway to turn around and go the other direction.

We moved here for our grandkids and they love it we bought our home a few things were wrong with it before we bought it and they still havent fixed them and we bought it in Feb other than than we love it and do suggest that people make this place their home and we do have wonderful staff

Great neighbors, great community, quite, friendly, neat, clean love the basketball court, playground and swimming pool. My kids are big but Im a aunty and i cant wait til my nieces and nephews come over so we can enjoy the playground.

They are horrible. Only good person is Tina. The “new” manager CHRIS is a liar and won’t return calls. I lived there a year, they never had a problem with me paying rent or anything. They constantly put a pet fee on my rent for about 5 months when i didn’t have a pet in my home. On the lease and the move out agreement it clearly states you have to clean out your place (OTHER THAN THE NORMAL WEAR AND TEAR) in order to get your FULL deposit back. We cleaned our place and even took pictures and videos. They never did a walk-through with us and took extra cleaning fees out of our deposit and claimed “they take those fees regardless if you fixed up the place before you left or not” when it clearly states “IN ORDER TO GET YOUR FULL DEPOSIT BACK”. If you want to stay out of court for dealing with money hungry people then don’t go there!

I have had nothing but a great experience with the staff since Ive applied. Tina and Claudia have been very helpful at meeting my needs (especially since Im not from here). Tina went above and beyond to find the perfect mobile home that catered to my needs and my personality. I look forward to moving into my new place this weekend!!UPDATE:Week of move in: So, Im still excited about my place overall, but was a little disappointed at my move in. On the 24th, I came down from VA to move some of my things in. I had to camp out on my floor. I woke up to unwanted guests. My conclusion: They came to throw a party in my honor!! I say that jokingly because right now thats the only way i can deal with it. I look to see the problem get resolved, so I will hold off on any further comment because I think previous tenant-wise, this place was not kept in a sanitary condition and it now the burden lies on the staff. So, well see what happens. In the meantime, Im back at my daughters.Update: came back to my home. Conditions are great! They are replacing my refrigerator. It is and has been a very quiet neighborhood and nice ppl Ive met that live around me. They have been awesome at making me feel at home.

Way too crowded

I have lived here for almost 3 years with my children and I am currently looking for a new place to live. When I first moved here it was so nice and the staff was awesome. After the first year things started to go way downhill. The home that we stayed in was falling apart and they seemed to not care. The floor in the bedroom and the kitchen began to rot out and after complaining for some months about it they came and tore the carpet up Im those spot and put peices of ply wood down then covered it with the carpet which they glued down. The place in the kitchen was never fixed. Then in my second bathroom and my sons room there was a leak in the wall and it caused some damage to the wall. After I complained it took about a month for them to come fix it and with that they cut a hole Im the wall and then put a piece of plywood wood over it as a cover up. I was informed that I needed a new tub Im that bathroom and found out they had the tub in there worker shed for about 2 months before they came to install it, after I called several times of course. It was not even a new tub, it was a used one out of another home. We then moved out of that home and into another and during the walkthrough there were no bugs but we are now waking up to bugs in the kitchen mainly and I have complained several times as well as set off bombs. There is mold in one of the bathrooms, the neighbor puts her dog out at 6 every morning and he just barks and barks. There is a different staff in the office every month hence different rules every month. With each new staff that comes in it seems the attitudes are worse and they care less about the tenants here. They have raised there fees so although my base rent is 800 I pay almost 1000 a month. Everyones experience is different here but mine has gotten worse with time. I am now in search of a new home for my children and I. I can no longer live like this.

Update: So, right now, my rating has gone from a 5 to a 2!! I held off on re-rating to see how my transition would go once I was actually in my home. First and foremost, the home itself is fabulous! The staff themselves are nice ppl. However, I would hv to partially agree with someone elses comment of once youve paid and youre in here, they forget about you. Here is why I say that: I paid my deposit the 3rd week in July to receive the special. I came, signed my lease, got my keys, did the walkthrough on that Friday. This was my 2nd time through. The main problem (at that time) was the refrigerator. Looked immaculate, but smelled like something crawled in and died. So, it was put amongst the list of things to do. Meanwhile, I tried to clean the smell out, but it is deep down and not coming out. Hence, I was unable to buy food and put it in my fridge. Today is August 3rd, Ive had to eat out EVERY DAY cause my fridge has yet to be replaced (this is the only solution). Otherwise, my food, ice, and everything else will have that stinch. So, 1st week Im here, I sleep on my floor. I wake up on and off to killing roaches. Didnt see many during walkthrough so, Im thinking, nothing my bombs wont take care of. As night goes on, I wake up and go in kitchen and cut light on. THERE WERE OVER 30 roaches in my kitchen!! No exaggeration. I immediately packed, set off my roach bombs and left. So, for a week after I paid my deposit, I could not enjoy my home. Ive left messages, 2 see when the fridge is to be replaced. No return call yet. Left that message LAST FRIDAY before I went to Virginia to get my things. So, now I am back, but I have seen less and less roaches, but for $775.00. I dont want to see any!!So, Im still setting off roach bombs. Dont know if they sent their person in, but I still hv to do it because I cannot STAND bugs!! As far as other maintenance (kitchen stove light, bedroom window and some cracks that need caulking) to prevent roach re-entry, havent seen anyone yet. So hence, Im a tad bit disappointed. This is a big community, and I expect delays, but not with the refrigerator and not with an infested roach problem. Those are too priority(especially with new tenancy). So, right now, its definitely a 2 with me.Tenant from: July 2017 to Nov 2017.This review was written at the time of the occurrence.

Great homes but some coulduse a upgrade as well as the park

Come here if you want to pay for an overpriced home. Plus, youll receive constant disappointments from the management here. They do not give two schitts about you. If you do not pay your rent on the 1st month, they will charge you $250 on top of it. You are also not allowed to park in your own yard even though you have to pay lot rent every month which is like $400. So say goodbye to having family get togethers.

If I could give this place no stars I would. They act like the care in the beginning then once your in the door and they could careless. My home I just rented in March had mold in it. Some of the personnel in the office doesnt take the concerns of the current residence serious and could careless if the neighbors were abiding by the same rules as the others. 2 am music blaring from radios, Kids out past curfew, repairs needing to be done on multiple units go left unattended.They dont read the water meters they estimate. I know this because I didnt even have a washer and was going to the clothes mat and they are claiming I used 5,000-6,000 gals a month and thats just crazy. My best advice dont move here stay away and go some where not trying to rip you off. Everyone deserves a quality home.

Empty promises, many problems with a new home. Work orders never get done. Have to call, and call to get anything done. The property manager raised her voice to me, a resident, over the pool being delayed in its opening. Do not live here.

Dont do!. Once you buy they dont know you!. Left me with some major problems!.

They tell you it will cost you blah blah a month to rent the mobile home. Then you find out they charge $15.21 for trash pick up, you have to pay for water and sewage at inflated rates, They charge $18.93 a month admin fee and if you have pets, its $25.00 a month per pet. Its very expensive to rent here.
