Had a great time. Happy it is finally open. We watched Infidel. Good movie. Some construction going on & have to wear a face mask but I had fun.

Wednesday Sept. 30th. It just opened since the state shutdown. Place is fully under construction for a new look inside. Dont expect it to look nice just yet. Theres a strict mask rule until you get to your seat and there is a limited menu for the concessions. I purchased my ticket on the Regal website because Fandango does not sell tickets for this theater yet. All in all Im just happy to be back in the movie theater!

Its always an enjoyable movie experience to watch a movie here. The staff is helpful, the concessions line is shorter, and the bathrooms are always clean. The seating is comfortable and the screens are a nice size.

Ive been coming here for years now and the place is always great. Never had a problem with staff, the place is kept clean, and the rooms arent kept ice cold. I love the added bar as well. Its nice to have a quick drink before a movie. Now if only the price of popcorn wasnt so darn expensive. If you can sneak in your own snacks, do so!

Came to watch a 4DX movie but the speakers were blown. I guess Ill see one next time. I like the theater set up and the entrance to their auditoriums have a theme that has to do with movies. Sign up for their rewards programs to get some great deals! I love it!

Its nice to have an Imax in the city but the service has gotten different. When you order a popcorn you put your own butter on now. I will say its nice to have reserved seating plus the seats are very comfortable. The screen is huge and thats a plus.

Tip: show up 20 minutes before the movie if you plan to get concessions.The theater is nice, ticket buying experience is easy. I just wish they would do something about the wait in line for concessions. The shortest Ive waited in line is over 20 minutes. One time, I waited like 15 minutes in line, ordered a few popcorns and drinks, waited another 5-10 minutes before I had to flag someone down, I think the girl that was helping us went on break and didnt bother letting someone know we were waiting for popcorn still.

Cant complain about $6.20 movies before noon. I love it! We saw Star Wars in theater #21. It was clean and comfortable. Great experience. I love Edwards.

WOW just WOW!!!I just watched Matrix in 4D and it was truly THE BEST experience I’ve EVER had watching a movie. I have seen this movie hundreds of times but NONE of those times was as amazing as this one. I loved the fact that they brought this movie back and that I was able to experience it, if you haven’t already I would HIGHLY recommend it, I enjoyed every minute of it!!! And the popcorn and spirits were also very good!! As well as the chairs being extremely comfortable!! I don’t go to movies often but I would MOST definitely come back again!!! I haven’t stopped talking about it with my friends and family!! Thank you!!!

Great service so far for me. Lines at the concession stand do get annoying sometimes. Workers have been knowledgeable about the movies when asked so thats a plus for me. Will continue to come here.

Took my son and went to see jumanji 2 on Wednesday. it was awesome! There was only two other people in the theater. No cell phones to interrupt, no talking from people around us. Nice clean, comfortable theater with a friendly, helpful staff.

My family and I havent gone to this movie theater in long time. We had a great time. Lots of concession stand snacks to choose from. I saw an IMAX movie and it made the movie an even better experience.

Overall the movie was great, but I have one complaint. The popcorn tasted like mold and this was not the first time. It was about three weeks ago that I experienced the same thing, the popcorn tasted moldy. Please find out what has gone wrong. I really like this movie theater and would like to keep going there, please, please look into this. Theater popcorn is the best attraction.

The only good thing about this theater is that they serve alcohol. If you want to watch and actually enjoy a movie, dont come here. It gets overly packed and since its in a mall you get the rude and obnoxious crowds that come in and dont respect other movie goers watch experience. Its also another theater that has succumbed to reserved seating which makes lines to purchase tickets take forever. Look at other options before coming here. Plus the seats are uncomfortable and are way too close to each other. If you like rubbing elbows with people and smelling their breath this is the place to be.

Its the ritzy multiplex with a bar. Arcade balcony. Entire walk-up to property sweeping and majestic. Individual theater facades with standalone marquees on the 20 plus screens. Option to see movies that are more like amusement park rides.Movie selections fan out at in every direction from time to time. Its a good thing.

Very nice theater, well maintained, very big many options, they replay some oldies and some special event movies only seen for a few days snacks beverages,security at the door and nice employees.

Love this place, just wish it had better seats (like more comfortable) even if it meant less tickets. The people were super nice too. Rest rooms were clean as well

The staff, location and theater are great overall, the wait to get food or snacks at the concession stands not so much and with plenty of room for improvement.I have been there 10+ times and I have waited an average of 15 minutes to get to the front of the line, and one time it took 35 mintues. There are other concession counters in the theater that are closed even during rush hours or during popular movie premieres.The cost to get additional staff would be offset by the additional sales of getting more customers through the line rather than losing out on those who are not willing to miss the start of the movies.Once this issue is resolved then five stars would definitely be achieved.

If you want to watch a movie in 4DX you better go today tomorrow tough luck and its not going to be anything interesting if you miss that one you want to see. There rotation on 4DX movies sucks bit all in all I love this place.

Theater is showing signs of age. Most of the screens have been poorly maintained and have areas where the screen is separating some even have holes. The concession area is overwhelmed at all times and under staffed. Usual wait time to get some popcorn is thirty to forty five minutes. When its brought to the managers attention they just shrug their shoulders and tell you to show up an hour before your scheduled show if you want popcorn. There are better theaters in the area with much better service.

Awesome place to go see a movie. Me and the wife loved going.

They NEVER have enough workers selling tickets (1 or 2 people) or working the concession stand (1-2 people ) It is the SAME at Manchester ... the ONLY thing better at Manchester is that you have reclining chairs. Even though EDWARDS 21 is around the block from ME, I ONLY go here because a movie, might be playing at a more CONVENIENT TIME .... that Manchester does NOT HAVE. Now with the UNLIMITED APP, I do NOT have to stress about missing the beginning of the movies, because concession is taking way too long,since they ONLY have the 1 or 2 people getting EVERYONES popcorn, drinks, food etc.

Not the best quality movie screens in Fresno but the location offers great restaurants and shopping within walking distance. The theater is huge but the concession lines are always too long. There are 2 additional concession stands conveniently located at opposite ends from the lobby but unfortunately Ive never seen them open. Ive been going to the movies here for 14 years. The theater, however, is clean, organized and there is good seating availability. The atmosphere at this location keeps me coming back. This is a fun place to go see a movie.

Regal implemented a new expiration on points . Ive been a crown card member for 15 years and they stole over 68,000 points I earned. Unlike other loyalty programs like airlines that if you have activity in a certain period of time, like 12 months, Regal expires your points after 12 months. They say they sent an email about the change, but I couldnt find it. They refused to return my points so Ill be taking my loyalty elsewhere.

They have 3 separate concession stands inside the theater, but they only open and run the one in the middle. The lines are literally 20-30 people long, and they never open the other concession stands. You better get to the theater 45 minutes early, if you want a snack. Super annoying.

This is a decent movie theather but for the price and facilities too much to pay and the time spent waiting in lines is not worth it.

Was my favorite theater but after tonight, I can say I’ll will not be going back. Invited to advance screening of Bubble Bee. It was over booked, seats preassigned it was a huge mess. Me and my son got kicked out of our seats. We arrived 30 minutes early. They attempted to give me seats which really didn’t have seats were handicap space for wheel chairs. Took 20 minutes to get my refund. The whole experience was horrible for my son who was excited all day to see this particular movie. Staff was very unprepared, manager admitted to over booking theater. Open seats where available but since preassigned would not allow us to have them even though the movie had already started and those people had not arrived. One horrible experience can ruin your whole view on a place and I will not be back.

I love the seats and are super comfortable. The staff is very nice and helpful.

We saw Frozen 2 and had a really great experience at the IMAX

Great theater that has 21 screens and beer and wine.

Lots of good places to eat either simple or upscale within walking or a few minutes drive. Perfect for dinner and a movie with the family or date.

I was really disappointed with my recent visit, I havent been here in almost a decade and was very disappointed. Would have rather gone to another more comfortable theatre. I waited in line for concession 15 mins with 2 people in front of me, that got the same 2 drinks and large popcorn, the girl was so incredibly slow, i was like in complete disbelief as the got my large popcorn and two large drinks. I missed opening to my movie when i had plenty of time to watch opening credits. It was absurd. Menu board was horribly designed, no combo deals. The toy story bucket they had was NOTHING LIKE THE ADVERTISEMENT! Such a rip off. THEATRE HASNT MADE ANY USEFUL RENOVATIONS IN OVER A DECADE. Then when leaving they had a spin board and some miniature tootsie roll candies and penny toys I thought it was a free spin thing, but suggested donation, no print or acknowledgment of what it was for, so i dropped 4 ones in the donation jar and waited our turn, but the lady stopped us because it was a dollar per spin! The kids that got to spin got a miniature lollipop like tiny, and top that was cheap tiny plastic one that came apart (it was half red half yellow cheaply glued together) and it cane apart before we got to the parking lot, and a poster. I was apalled. I will never return.

This theater is headed down hill quick! Ill give it one positive in this review and thats the addition of the bar and assigned seats. On to the negatives:We were at the theater on Friday May 10 at 5:35 pm to watch Avengers Endgame. We arrived at 5:10.1. I got in line to grab a drink from the bar. They had one bartender working with about six people in line. It took forever to get served. I dont blame the bartender, I blame the new owners. I got in the theater at 5:40. I missed some of the previews but luckily not the movie.2. My wife was not as lucky. She got in line for the food court at the same time. She didnt get into the theater until just about 6 pm. The food court had two registers open. Despite the long line they never brought more personnel to help. On top of that the popcorn was burned. Once again I dont blame the workers for that, they were doing the best they could.3. Looks like they are slowly updating but the theater I was in was noticibly dated. The fabric on the chairs was faded and was ripped. It is undoubtedly the same chairs put in this theater when it opened years ago.As far as the service, one of the workers told me that the new ownership is cutting back the workers hours. They dont care about service, just saving money. When I was younger they would open up the satellite food courts that they have throughout the building. That is no longer the case.I dont recommend this theater nor do I plan on coming back until things change. You shouldnt miss half your movie because you want popcorn.

Great cinema experience. Popcorn is always fresh. The bar with alcoholic beverages a plus. A clean theater for its large size. Service is top notch.

They have a lot movie hours convenient for everyone. Great staff. Popcorn are always good.

Was there for Metallica show, speakers kept cutting in & out, should have waited for DVD & had better sound quality on my surround sound at home.

Though they had to change theaters at the last minute and seat changes happened the show went on and it was great!

Wonderful huge theater. We were spoiled with our last place and its reclining chairs and lovely food. But this place has relatively cheap popcorn and we go tickets for $9 some a person, which in these days is a great deal. Place was clean and theres a bar if you need one.

Unfortunately theres no free style beverage machine, but you get everything what you can get from a movies. IMAX is in a different building than the rest of the big movie building

Went at 2pm on a Saturday with only two windows selling tickets and long lines running out past the coverage of the building. Inside was the same thing, only two people at the concession stand taking orders, and both lines were long almost to the alcohol bar. Extremely poor staffed for a weekend. Waited 20min just to order our food and drinks. Went into our auditorium 20min before the show time and was asked rudely by the staff to wait outside until they were done cleaning. But these were the same two who were standing in front of the empty auditorium, flirting with each other and goofing off, no more than 10 minutes prior. Do not recommend this theater. Manchester, another Regal, is right down the freeway, has much better service, with reserved reclining seats.

I will not be returning to this theater until they accurately staff for a busy weekend. I waited 30 minuets for popcorn and a soda because they were understaffed. On a separate note the audio mixing and volume level for the movie was incredibly off and low. Everyone should go to Maya or Sierra Vista.

This place is very big and structural appealing. Some of The movie theaters themselves arent as advanced but the place is still very nice. The customer service is also very very very good.

Regal Edwards has a great deal on Tuesdays. Tickets for $6.20. Pretty packed crowd for 7:30 pm Joker showing.

I see youve started but why not start with new seats, new decor, new EVERYTHING. Why the bar before everything else??. The bar is great but it sure would be nice to have comfortable seating. It feels extremely dirty and has a horrible oder in all the screening rooms. I actually spoke with employees stating my concerns and they assured me that the whole theater is going under complete renovation. First things first people....just saying. Super happy to hear that you are doing what you are and look forward to being in a fabulous environment in the NEAR?? future!! You have GREAT employees! All are super nice and accommodating....good job THERE!!

Edwards is nice. Its big inside. The food is good. Not to pricey. Great atmosphere. Alots of stores around to shop at.

Go to this theater when Im going to watch a movie with my grandma. Great location. But if youre going to have arranged seating get the recliner chairs Haha.

This was my favorite movie cinema in Fresno for the longest time. I have to admit, it is now my second favorite, but not because Edwards did anything wrong, I just like the new one better. Still though, Edwards is a staple for our family during the summer months. Their Tuesday and Wednesday morning cheap movies for kids is one of our favorite, and still affordable, family activities. Well designed and well built, love this place.

Enjoyed my movie thoroughly. My ONLY problem was the theater where we were supposed to go was full by the time we got our snacks. We ended up having to go into another theater and had to wait for a later showing! I feel that someone should have been at the door to check your tickets.

Just saw Annabelle in 4dx. tickets were costly but more than worth every dollar. Great experience. Must try.

I love their iMax and their location, but they need to upgrade their regular theater seats to keep up with the times. Sierra Vista and others are a better option due to the better seats, better prices. Come on Edwards!+ a star for beginning renovations! 5 stars on the way!

Edwards theater is a perfect place to go to have a nice afternoon at the cinema. They can have their side seat bars more lowered since the bars block the screen and ruin the cinema experience. I think they charge too much since a family of 5 will cost 70$ not including the snacks that are overpriced. the employees are nice and very helpful and glad to assist you with your screening. all in all Edwards theater is a perfect place to go for a great night out at the movie theater

Never had a bad experience, and in this day in age that practically deserving of 5 stars. As of now, you have to choose a seating. It has its ups, and downs, but take it as you will.

Good theater. They have a come a long way with their snack bar offerings. But still traditional smaller seating. I would rather go to Manchester or siera Vista for the reclining seats over 4d or iMax. If I want big screen format mayas rpx is nearly as good and the seats are more comfy. and the screens not right in your face.

Saw Zombieland II - cool theater

I enjoy it but I dont like to put our own because you cant mix it thoroughly. Everyone is friendly though and its nice that they have an inside bar.

Probably the best movie theater in town. The location, the security, and the closeness to the best shopping in town really make it attractive to take your whole family. The staff is nice, the parking garage is close by(with security office), and the IMAX is there too! Great place to watch a movie!

This theater may have reserved seats but, not all their seats are recliners. Some of the theaters are still stadium seats only. Choose wisely.

Very good place for a family to go and enjoy themselves.

Lied about not having a subtitle, which previous people that watched same movie had said there was a subtitle. Also there was more problems. The screen was black and there was just audio, then when they fixed that screen the audio was gone. So we were watching sumn with no audio. Finally, they fixed everything after 30mins or more WITH no subtitle.

Very uncomfortable seating. The lines were so long we almost missed the start of the movie even though we bought tickets ahead on fandango. The lady didnt give us ticket stubs or speak up and since it was so busy we had to ask another staff member where the therster was. The seat armrest do go up so I was able to cuddle with my husband during the movie but the seats are very small and it is hard to get comfortable. The movie was 3 hours long and I wod not recommended going to this theater for longer films just because of how uncomfortable the seating is here.

Seats are uncomfortable and the wait in line for snack is 25 mins on a Monday.

Cinema 20 smells like old unwashed fat people and there is almost no one in here. The seats are horribly uncomfortable but I guess in the early 2000s they were top of the line. Very sad place. Wish I has butt implants so I could have some extra cushion to sit on as these are broke down and have no padding. The seats dont lean back and the arm rests are just plastic that you sweat too because its not too cool up in here. Wont be back. I will go to the nice one by Manchester where they have amazing reclining full cushion seating and it dont smell because the seats are washable.

Very interesting theater. Separate screens each had a theme entrance imitating a small theater. Stadium Theater seating, lots of room lots of screens and quoting a separate IMAX theater. Everything was great as long as you dont mind paying $6 for a drink and 7 or more for popcorn
