Ive lived here Since March and Ive not had any problems with neighbors or the leasing office. Its a very quiet and peaceful place to live. Also everytime Ive needed maintenance they got back to me with in 24 hours. Its also a very clean trailer park. They dont tolerate anything being messy and Im 100 percent behind them on that. Thanks for giving a peaceful & clean place to live.

If I could give 0 I would, when we moved in our ac didnt work and it was starting to get very hot out. We had maintenance over to try to fix the ac like 7 times and it never got fixed. Then they decided to go through our personal belongings without my permission and tried evicting us for a cat that we dont even have and still our ac never go fixed, yet he had time to go through our house without our permission

They like to play games and give you the run around and then two months later be like oh yeah none of this matters youre not getting accepts for whatever reason Nd its something they would have known from the start.

What a waste of time. Discrimination at it’s finest. I’m a biker with tattoos and leathers. I make over $84,000 a year and have worked for the same company for 8 years. I should’ve know I was in for a treat while filling out my application in the office and Miss Mutton (property manager) Logan (leasing manager) and one other male (I believe maintenance man) were being extremely unprofessional, dropping the F bomb left and right to the point the secretary got embarrassed and kept apologizing to me over and over. I said “you know what, my kids aren’t here I’m the only one here so I’ll forget it it’s no big deal” However, my ole lady and I applied to get a 3 BR trailer for $829 a month. After “running all the numbers” I got approved for $800 a month. I was extremely annoyed with that because I make more than enough to afford anything in that park. However, I brushed it off. I offered to pay 12 months of $29 up front ($348) they denied that offer. Okay, so be it. I then offered to pay 6 months in advance ($4,974) and still make the normal monthly rent payments for the first 6 months. So, for example, if I had only lived there for 4 months and decided I wanted to break the lease and move out (which I would never do nor have I ever done) they would have been paid 10 monthly rent payments by that time. Still, no go. I then called them again and offered to have my father co-sign for the lease. After giving me the run around they decided he would have to live there to be on the lease. I thought that was extremely strange. Never heard of that. Then Logan (leasing manager) said one sentence that made it all clear. He said, and I quote “miss mutton already didn’t want to rent to you, before we ran the numbers”. . . “She WILL NOT be willing to do a manual underwriting. (which the kid didn’t even know what that was or how to find an average number between 4 numbers. I assure you, I was laughing hysterically at this point on the count of the “leasing manager” couldn’t even do basic math). The owner Mr. Mutton is a great landlord and a great guy. I couldn’t say enough great things about him. But avoid this poorly ran, extremely unprofessional, discriminatory trailer park at all cost.Sincerely, Doug Bayes

I was very unimpressed with the management they were very unprofessional

Medium size mobile home campus. Mostly older homes but well maintained spacious grounds. Tenants/owners responsible for lawn care with some very large lots. Overpriced lot rent for what you get, overpriced rent for older trailer homes. Strict management but stable population. Rent to own available. Outright purchase available. Slow maintenance on rental units, weeks/months instead of days. Some utilities included. Quiet area with child friendly, slow traffic. Usually has both purchase or rental units available. Due to age of units, many roofing issues. Dog friendly. Cat friendly in owner units only. Still, as a mobile home campus, in comparison to others nearby is a 5 star. Shopping area within 3 miles, easy access.

Excellent. Have enjoyed living here for about 3 years and I have only positives to say about the staff.

We lived there for close to 2 years. It was a nice quiet community. The staff were nice, took some time to get things fixed. But it was due to things being on backorder. They were good to us.

Havent even been here six months and let me tell you its bs that we pay almost 900 a month and have to heat our home with the stove. I will not be signing a new contract save yourselves if you can

If you pay your Bills on time every month they are awesome.. these 1 star reviews most likely are from people that got evicted. The house we got is very nice, did it need a little TLC yea and they had it fixed within 3 days.

Its a really beautiful place to live and raise your family.

The neighborhood is quiet and the neighbors mostly keep to themselves which is nice. They are more expensive when it comes to lot rent. It takes the maintenance crew forever to get stuff done. They also have a run down playground that is old and not really a safe or good place to play for children.

Bad homes and trashy workers. MaintenanceAre lazy. They cant get anything fixed. My washer machine broke. We called every week. After 7 months they gave me a old crappy used not even cleaned one. Then they sue you when you leave if theres damage that you pay for. DO NOT WASTE YOU MONEY AND TIME.

I am reading some of these comments and it sounds like a lot of the complaints come from people who dont pay their rent. And the person complaining about ants, its spring. When spring hits ants come out of hibernation. My home is spotless and I have ants, made one phone call to the manager and it was taken care of. The homes are older and need a little TLC, but I honestly have no complaints. I gave the manager a list of things that needed to be fixed and it was taken care of. I even received a courtesy call to make sure everything was taken care of. Its a good starter home for people with small families. One of my biggest fears is moving to a place where there are predators, I have kids. Sexual offenders list available for anyone to view online, and there are ZERO offenders that live there. The manager does a thorough background check. And yes there is an application fee, most places have an application fee unless they are running a promotion. Considering where I just relocated from, that fee is smaller than what i paid in Las Vegas.

This place used to be very nice. Now it is ran by slum lords who like to break into to homes and chase out people who have lived here for 30yrs+ because they wont stand for the way they are being treated. Child molesters and drug dealers are the norm that have been moving in along with trash and plenty of domestic violence. Police are here quite often. Horrible maintenance of the properties and grounds. Took over a week to fix a sewage leak under my fathers home. They fixed it with duct tape and a tarp. We moved him out of here immediately because of sanitary issues. They have sold lemons of homes to many people and purely ripped them off. Would not recommend to ANYONE! !!

Not good the service was horrible I moved in 3 months ago and they built other houses and finished them before they finished ares. But other then that I guess it ok. I mean its kind of loud at times because of construction but I can understand that.

Horrible experience from the start, logan fails to mention there is no pets (cats) and was very unclear about the security deposit and first months rent, my 2nd visit to look at homes the manager carrol or whomever then shows us through these homes and at the end decided to ask about pets once i informed her i have two cats she says nothing in the entire complex allows cats except this one that she cannot unload on anyone so after negotiation we come to terms and decide to put An app in the following week and giv them time to do the carpets before we would move in. A few days later is when i recieve a call saying nevermind they dont want to rent the place and have more cats inside. Seems like they need to fix up the office before going any further, houses might be decent but for the morons in the office i guess the residents just hope and pray stuff gets done correctly

Terrible place to live if youre a young person, the old people here are hateful and will tell on you for anything and everything. I would find some place else to live, luckily ill be moving out of here at the first of the year. Management has morons working for them who couldnt fix a hole in a bucket, or should i say they would patch it before they bought a new bucket (get the hint). Dont give these people your money!

Run down homes, expensive for the quality of home that you get. No pool, play ground pretty much no existent..

Remove this review. Your lawyer is shady trying to extort me for the full amount with 0 damages that have been fixed and im only on the hook for 50% since there was a co applicant. Take your demands and shove it. trying to sell a property for full price without damages being fixed. And you are also on the hook for how your lawyer does his business on your behalf. good luck on selling that run down lot 38 hope it sits another 2 years.

Horrible place to live. Bad management. The place is managed by racist liars and thieves. They dont fix anything and then try to sue you for the damage. The owner should be ashamed to call this place a family friendly place to live and to have his daughter and the other so called manager running the place!!!

My daughter was duped into renting a unit here. She did not even get to see the place until she got there with her belongings. The place should be comdemed.Now there is mold growing up the walls and the floor is uneven. Paint can impressions were left on the kitchen floor and she has a two year old living there with chronic allergies. They have been getting worse. The black mold is making the baby sick. There is no way they should have rented this piece of junk to anyone.

The maintenance guys are very lazy and wont do their job right , and they replace stuff that needs to be replaced with very cheap things and also the inside of my home from the first day I lived here its been full of ants !!!!! And they never shampooed my carpets before I moved in!!!!!!!! I dont recommited nobody living here its a VERY GROSS PLACE TOO LIVE!

Worst place I ever lived! 360 a month for electric in a old fema trailer that cost me 570 a month to rent. Complained about my plugs not working in the kitchen and the floors caving in from a leaking roof than after 3 years finally gave up and moved from this crap hole. Took 10 days for them to get paperwork to sue me for damage caused form there lack of maintenance but in 3 years they made one half attempt to fix a problem than never came back
