We moved into the park at the beginning of the year. We have had issues from day 1. When we first moved in our place didnt have blinds, the office took forever to get someone to buy and add them, and they got the wrong size. We ended up buying them ourselves. The park told us they would reimburse us, have yet to see the money. We didnt get our walk-through. The ceiling has 2 cracks. My dishwasher has been broken for a month now and I just keep getting the run around from the office. Once they get you into the home you are forgotten. Cant wait for our lease to be over.

Very big neighborhood. The home I went to was gorgeous on the inside. 3 bedroom/2 bath. Beautiful dark brown, wood flooring. Just gorgeous.

The lot rent there is outrageous!The residents have to travel through a minefield of pot holes and often they are without water seemingly of no concern to management.$600.00 a month for lot rent? And you cant fix a pot hole? Or insure the residents have water?

Pond area gets flooded easily because the water pump system has been broken for 5 YEARS and they dont fix it. They DO NOT ANSWER THE PHONE. They don’t care about their residents. They don’t want to do their job and they don’t care about anyone’s safety. DON’T MOVE HERE. TERRIBLE customer service. TERRIBLE management. They need to replace the entire Staff.

The roads are horrible. People are getting their cars broken into and things stolen. I have a swamp for a backyard because of poor drainage. The rent is too high for what is offered. Water pipes keep breaking everytime a new home is brought in. When we moved in we had a boil order every weekend. The office rarely answers the phone.

If I could rate a big fat zero I would. They go through office staff a lot and they rip people off. There is to much crime in that park and nobody seems to care, because nothing is ever done about it. The good people in the park are always the ones taken advantage of by the and park office, owners and the attorneys for the park.

They will also help violate a court ordered restraining order. They don’t care about their residents. They don’t want to do their job and they don’t care about anyone’s safety. Any issue you have. They ignore. I was not able to pay my rent on line the entire time because they couldn’t get their act together to fix the issue. DON’T MOVE HERE. TERRIBLE customer service. TERRIBLE management. They need to replace the entire office. Especially if they can’t obey a court order.

This place is a dump. The new homes are all roach infested and are actually not new at all . The management is pathetic, all they are wanting is your money. Make sure you look at your contract. It has loop holes in it and then you end up in court. Watch yourself there are alot of illegals living here. Watch your stuff, lock your cars.

Outside of the mobile home area by Lester street right by the area where they are building the new homes .There is a type of type of lake. You would not know they are are there until you get closer..There is lot of turtles. Some people feed them human food, I would not recommend it.( maybe turtle food).If you are running or walking around the area stop by there..its really cool ..My 5 year loves to stop by ..

Worse place in Apopka . These two fine police gave me a ticket ($165) for backing up 5 in front of his driveway. After the told me they are looking for a suspect that looks like me. All I can say crooked police at their best.

My family and I just moved here a couple months ago. This is our first full month paying lot rent and water. Let me just say I would NEVER EVER recommend to anyone to move here unless you want to be overcharged and have your hard earned money stolen from you from the community its self. They have well water and are charging residents way too much for it. The lot rent is increasing every year. It wont stop going up! Yet, they dont do absolutely anything for their residents or to fix up the streets in the community. Just take take take your money and hang up the phone on you. We seriously regret choosing this park to move too. The residents themselves seem nice. Its quiet and other than the management and high fees I wouldnt have a complaint.

Not such a bad place to live in APOPKA. People are nice enough.some more than others of course. The staff that Ive been introduced to had been adequately nice and professional.ive been here 3years,had a horrible notion that it was going to be some low class druggie infested spot but I have been pleasantly surprised and quite satisfied at this location...I would suggest this mobile home park families and hard workers. O yea and they have been working diligently Ive noticed, especially the first year or so I was here,to CLEAN UP THE PLACE............GREAT JOB GUYS!!!!!!

Trash and furniture in the front of a lot of yards. Should have bear signs posted. Redo the speed bumps so they are easier to see since the roads are dark.

Rules and regulations as the contract said enforces equally but is individually they can thread you with out any warnings with lawyers and fees and tell them to do there job. They get a attitude and the next day you another final notice no matter if you fallow the rules they always changes.Management sucks turn around there are other places.Is not what people things that is RUN FORREST. Youd be better off sleeping in your car. Run down and abandoned trailers with squatters living in them. Not safe for ANYONE.Water is only available 50% of time. Cant leave anything unlocked or outside because it will be stolen or broken into. Run. Here is a full review of everything.The neighborhood seems quiet and nice, however there are many crack heads and meth addicts walking the streets at night looking for places to rob. On my street alone I know 6 different houses selling drugs for sure, confirmed by people I know have bought from them. We have had hour car broken into three times. The police respond slowly because of how many issues go on in the park.The office management will raise your lot rent in an effort to make payments behind. Once late, they send you lawyer fee notices, and threaten eviction. They will charge you if you miss cutting your grass because they send someone out to cut the neighborhood.They will tell you you can park 2 wheels on grass and 2 wheels on road if you have no parking, but a tow truck will come in and collect vehicles parked like thia, because it is a hazard to fire trucks and ambulances which will fine the trailer park.A neighbors parents died, and he tried to sell their home to a relative of mine. You still have complete an application with the park when buying privately. application fees are non refundable 60 per person. Her credit score was 785, with no eviction or criminal record and they denied her, and then when we tried 2 other family members with good credit they were all denied. The next month they had a low income family living there and were evicted within 6 months.New residents aign a contract stating homes will not be moved put of the pqrm for 5 years after move in date. If the home belongs to you, and you are evicted the park makes you pay lot rent until someone else buys and moves in approved by office. they file a claim for title if it is paid for in your name. If it is in park financing they automatically keep the home.Renting the clubhouse is overpriced and never clean when you get it, plus a church often reserves the building for service so booking it is hard.The water bill has been taken off of lot rent and made a separate bill, it can not be put into anyone elses name other than the name on lot rent and trailer payments, regardless if the person is also listed. My mother and father are both listed as owners, yet they have told her she can not have the water in her name because he is primary on lot rent.The water is frequently cut off during the day for maintenance and you get several boil water notices. Once a neighbor sprays yard for bugs you will be unable to get them out of your homeThe pool is only open office hours despite having signs up stating it has no lifeguard on duty. Now it is CLOSED on Sunday because the office is CLOSED on Sunday.Speaking of the office, there are multiple employees, yet the office is frequently closed or has no one in it during office hours. You can not file a complaint or speak to anyone higher than the staff who is in there.

I have lived here for 20 years. I have seen a lot of changes , some good , some bad. The staff at this time truly does not seem to care about their residents and has a poor attitude towards them. Many residents have come to me with complaints about the management staff and the inability to get things done in any time of efficient and consistent way.It would be nice to see them actually care for the residents a bit more and work with those residents (like myself) who are constantly trying to help plan events and holiday stuff for the entire community instead of just instead of saying yeah we will talk about it and letting it go, never to be brought up by them again. The previous managers have been more willing to help with events for the residents and it was good and good for the community and customer relations.The rent keeps sky rocketing and the fact that the park now rents to residents instead of being a buy only community still, makes for a lot of riff Raff.

Well I lived for a year and now it seems that they have new rules on late fees my rent is 1350and the late fee was 75 dollars so now its way more if Im late. If Im late now they send me a letter in stating that a 1000 dollar attorney fee if I dont pay before the 21st of the month, again my rent I 1350, with the new late fees I got to pay 1522 dollars for that month which is 150 dollars in late fees. If i dont pay by the 21st i risk eviction plus 1000 dollars of attorney fees for eviction processing. I got 3 kids and it seems unfair that I have to go through this when I have been paying every month. I would not rent from these people ever. There is nothing better than buying a house but not everyone can. These are trailers not real houses I dont understand why put that preassure on the renters.

These people are crooks... We rented the clubhouse on site for a baby shower. We paid the manager Madeline a deposit and upon arrival found a very dirty clubhouse. The floors were sticky and there had been uncleaned spills. When due to get our deposit back, she told us we wouldnt get a dime back because we left the place a mess when in actuality, we left the place cleaner than it was when we arrived. Now she is being very condescending and rude. NO MATTER WHAT, nobody gets a deposit back from this lady. So in conclusion, if you want to live here, please reconsider! Terrible management practices and NO customer service. Not to mention they steal peoples hard earned money! Also this is a very lively little neighborhood....lots of noise and police activity.

Ill be honest. Cant say I really love living in the Mobile Home Park but it is where I live. It is our Florida Home.There are plenty of residents which live here also. Weve lived here in the Rock Springs Mobile Home Park now since 2000.

Clean, looks like a decent place to live.I talk to some good people that live there an shop at the Qick mart.

#1 The water is always always always off . This means no toilet water, after work shower before work shower, clean dishes, drinking water or water to wash hands or brush your teeth. Numerous boil water notices and in recent trends is no notice at all. I mean the water is always off this a problem year after year.#2 Lot rent goes up each year without fail usually 20.00. The current bill is 525.00 just for your lot rent.#3 You can not repair your car on property.#4 The yard is not yours but you must maintain it or they will charge you. You can not just plant a garden or a fence or tell people they cant walk on it because its not yours. you cant put a shed etc. They go around checking your property passing out to do lists.#5 Police officers sit at the entrance regularly. They always pull people over. Who needs to deal with that in front of your home.#6 The office is constantly closed while staff is out . The day rent is due its always extremely difficult to find someone at the office to get a receipt and make sure there are no problems with your payment before you get a penalty fee. Most people are forced to use their drop box which you can always reach into and take out other peoples payments.#7 There are no side walks or drains. Kids walk in the streets without moving out of the way for cars and after it rains you cant go for a walk due to water pooling everywhere in the streets.#8 Poor lighting and visibility in the dark due to only a few street lamps.

This community started off very good. They keep it clean. However, the pool is not open past 6 pm, the office is horrible with getting back to people that call and leave messages.
