I have absolutely no words right now. Miguel S., property manager on 4/29/20 just stole my double deposit and said I had no proof that I didnt create damages that were document on my initial walk through 2 years prior and noted during my final lease renewal walkthrough. Corporate is of absolutely no help correcting matters. Ethics and integrity dont exist there. If you move there (which you absolutely should not) expect to be taken. Period.

Ive had a wonderful experience with the maintanece team so fair. The entire community is kept nice and neat and I love the frequency of the yard team. I appreciate the fact managment makes sure they come on a regular basis to make sure the yards are nice and neat. It makes the community as a whole look wonderful.

Disgusting Practices. They drag their feet when it comes to repairs, the bug infestation was almost impossible to deal with, and when we moved out, they not only refused to do an inspection with us, but they had also decided to charge us for damages that werent even there.

Dont do it all of these five star reviews are lies. I paid 4000 dollars to break my lease 6 months early so I could move the maintenance was horrible I had leaking that made water damage I complained multiple times and they never fixed the problem after all was said and done 4000 dollars for a early lease termination in fees I revived a call from a collections agency saying that they want me to pay more even after i was told i had paid all the fees dont I repeat dont live here or at any of there communitys because corporate is a joke you cant even get a hold of a real person on the phone I hope your reading this corporate so maybe you will finally reach people back on your voicemails

My car was towed visiting my daughter and son-in-law. No curb side parking and the property always the Wrecking company to tow at their discretion. Pleas dont think about having company unless someone is going to sit in your vehicle. And the parking rules is posted coming in, so please stop and read it or be ready to pay.

If I could leave zero stars I would. We only been here for 4moths We got a brand new mobile home and this place is falling apart the toilets Knobs are breaking off.the wall trim is coming off. The floor tile is Paper. There’s lots of spiders all around the house. What even got me more upset is that I found two scorpions in the house I have kids and that is super dangerous. Worst place ever definitely don’t recommend this place at all. So far I’ve seen three people move in and move out 1month later.

This place placed an eviction notice on my mother’s door when my mother pays on time every month( By the way she owns her house and to have her house placed on a lot, it’s more for the lot than her house payment) my mom had to go down to the office and provide her receipts for proof of paymentThey found her payments in a stack of mail.Poor management and very unprofessional.I dare for someone to treat me the way my mother was treated in that office. That office will be wiped clean and have REAL PROFESSIONALS running it. Do not move here. I’m trying to get my Mother home moves. That pool in the summer time is filled with kids who have mouths like sailors back in the day and that office calls it “freedom of speech”.Get it together Woodlake

If only I could give zero stars. I lived in Woodlake trails for quite some time due to circumstance. I can tell you management comes and goes. They have all been terrible. The worst customer service. My lot rent started at $99 And when I finally moved out it was $525. For $525 I received nothing in return. What, my money goes to maintain a pool and playground I never use?? For $525 a month I can have my own private pool and playground! In fact the water bill shows a charge for irrigation. The only lot with irrigation is the clubhouse. So now I am paying to water the grass at the clubhouse. Management pick and chooses what rules they are going to enforce and when. They threaten to evict you if you do not comply with their sometimes ridiculous demands. Stay far away from this place. Don’t believe any of their fluff and lies. Don’t put your hard earned money in their pocketbooks. You and your family deserve much more.

Warning ️ stop don’t do itif I could put no star ️ I wouldThis place is the worst thing I have ever done why did I let them trick me into this first promised a 200$ gift card if we signed before a date 31/2 years still no card it’s on paper that they should level the house nothing yet but we have expanded and put more houses crazy they tow our cars no one can visit you unless they park at the pool and walk to your house. If you have three cars you have to park 2 at your house and 1 at pool really pay money for the lot and what we can’t do anything on our lots worst thing ever I would never recommend this place and if I could take it all back I would Beware people it’s all tricks been threw 5 or more managers and people leave here like flys it’s bad

Dont move in here we moved in thinking it was a good place to move over all the community is nice but staff sucks and are never no help water bill keeps going up and up they send u charges for stuff that they had to handel when we moved in another thing you cant have ppl over they have to park by the pool and make your family walk to your house because there no parking on the side of your house cant even have a party if your a day late for rent its a 50 dollar charge and they give u 3 days to move out like what the hell...

This is the worst place to live. Dont waste your time and energy trying to live here. The office staff is very rude and unprofessional. The manager doesnt know anything about running a community. If there is another option, you better choose that one.

In the beginning I rated this place excellent,now I agree with the previous bad reviews. They know their playing dirty and its just a matter of time before it all catches up with this company the sad part is im sure the actual board doesnt even know how dirty they are I encourage anyone looking into them to really investigate the so called team they have

They have people living there illegally renting out homes on Facebook. They said They would look into it.. but we will see.. they also have people living in there with way more people then legally supported by documents... a little confusing when coming in being they are building new properties or bringing in more homes.. even police cannot find their way through lol... and there are 2 separate offices... otherwise homes are very poorly made. At least new modulars are. You pay 1500+ for cheaply made paper mache Barbie houses. Looks good but many problems moving in. Nothing worked properly, new dryer dented and broke, mud every where bc they are trying to install new sprinkler systems per home during move in.. dumb as hell... they are missing screens in Windows and left up broken blinds, and we all know you have to replace those at the end so why even leave them in a brand new never used home?????

Its great and will be home for the rest of our life.

I have lived here for more years then I would like to admit and I can not stand the way things are run here. The pack of stray dogs that was mentioned in another review they are still here and have been for over a year and yes they do bite. They bite a child who was playing in her own yard but we dont even bother complaining any more because the office doesnt care. Even of you cut your own grass expect the office to send you constant notice that your grass is to tall even though you cut it 2 days before but when you look at one of the empty houses they havent suckered some one in to the grass is at least knee high. The cops are in this neighborhood every day. No Im not exaggerating they were here just yesterday because some one was robbed at gun point in there own front yard at 12 in the afternoon. If the officer had not told me what was going on I would have never known because the office does not even have the decency to warn the people who pay to live here. So after you spend the day wondering if the guys who have a gun and are running around your neighborhood have been caught you can try to sit down outside and enjoy the nice weather. Just dont forget the popcorn because here go your neighbors again having there weekly nock down drag out again right in the middle of the road and if your really lucky like my family has been they may even end up in your yard up against your car. Fun times right. Also while the office is not caring at all about any of this they will complain about every thing you have in your yard on your porch and yes even what kind of blinds and curtains you have on your windows. They just want us to pay them our money and keep our mouths shut. So if i were you I would think long and hard about moving here. Because the only good thing I can say about living here is that the cops have a very good response time since they are always here. And if your dealing drugs this probably isnt the place for you we have enough dealers here you know not enough business to go around. Hope my review was helpful and kept some of you from making a huge mistake.

Lot rent is to high water bill keeps on going up n up ...n all u get is promises promises things r going to get better..Its my two boys n myself and water bill is $150 and they tell us that we have a leak somewhere in the house every timeYou cant have family over because if they park on the street it will be towed away and then $300 or more to get it out....not good

Im leaving 1 star bc I have to. We moved into our place in March and its been nothing but a nightmare ever since. The lady who did our leasing paperwork didnt know the rules anf told us we didnt have a deposit and then they hit us with a deposit months later. They moved us into a roach/mouse infested house and now theyre trying to say were financially responsible for the extermination fees. Dont fall for it, move somewhere that they actually want to work with the tenants

In the time I have lived here .numerous managers, and office staff, have come and gone. There is no such thing as customer service. You are either ignored or treated as if you are inconveniencing them. I have had a stroke and cannot walk without difficulty but I am required to go to the office to handle business. They refuse to talk to my son, who lives with me and cares for me, even though his name is on the original lease and I own my home. They keep telling him he is not an occupant. I have lived here numerous years and have seen my friends leave one by one. If you are thinking about moving here DONT. As soon as I can move I will.

Dont move here ! I have only been here for about 4 maybe 5 months and the customer service is horrible! These people are very rude , and they never answer the phone I always have to go up to the office . They have tried to put an eviction notice on my door saying I didnt pay my rent but I did ! Come to find out my rent was applied to someone elses account . I went to the office to prove these people wrong bringing receipts and what not , once they have figured out that my rent was posted to someone elses account I get no apology instead I get Well , it happens and everybody makes mistakes. This mistake has happened twice now, this should never happen . You could imagine I was furious. I recommend any one looking here do not rent , buy or lease !

THE LOT RENT IS RIDICULOUS AND THEY DONT PROVIDE ANY SERVICE TO THOSE WHO PURCHASE HOMES. THEY MAKE YOU CUT THE LAWN AND ITS NOT EVEN YOUR LAND...WILL MAKE YPU PAY $40 IF THEU HAVE TO CUT THE GRASS... RIDICULOUS AND I DONT LIKE IT. I PAY $500/MONTH AND GET NO BENEFITS. THEY GO UP $20 A YEAR. M6 MORTGAGE IS LESS THAN THE LOT RENT...MORE RIDICULOUSNESS

I am moving to San Antonio and called to see if I could rent a house. I always get the run around about receiving pictures or videos. They never call back like they are suppose too and seem very unprofessional.

Dont do it! The staff is rude! I have lived out here for nearly four years and in my experience with these people there is no customer service standard whatsoever. This community has changed management 5 or 6 times since i moved in and under none of the managers has their ever been good or even fair customer service. These people are so rude. If I could sell this house Id be outta here tomorrow. No one should live in a place where the management has no respect for the residence just as people. This place sucks!
