I have lived here for about a month now. The neighborhood is charming and the neighbors are friendly. The location is PERFECT! The Alamo Ranch shopping center is near by and has numerous options to shop and eat. During these Covid19 times, the near by stores and restaurants offer the essential service of curb side pick up too!The Yes! Communities office representative, Francesca was very attentive, reassuring and answered the million questions I had during the initial leasing process. She walked me through step by step. Francesca returned my calls and emails promptly, since our primary form of communication was electronic due to this pandemic.Nothing in life runs smoothly. Apparently there was a price discrepancy for the monthly rent, between what was advertised on the Yes! Communities website and what was on the books at Northwest Trails. The monthly difference was negligible, $50. However yearly that adds up quickly. Thankfully Francesca was able to remedy the situation.Please ask for Francesca if youre looking to live in a nice side of San Antonio, full of near by amenities and an affordable home larger than an apartment. Trust me youll be pleasantly surprised with what Northwest Trails has to offer.

I have to share my experience because I am so upset from my experience today. On Saturday I brought my daughter to see a trailer that was advertised on the web for $62,500. We told Veronica that we were VERY interested in purchasing it, and she said we could bring a cashiers check for $1000 to put as a down payment. Of course we had to get to the bank on Monday and bring it over. We also had the money to pay cash at closing. When we arrived, Veronica was sorry to tell us that her bosses said the trailer price was too low, and they raised the price $10,000. The price was advertised on the website and also on the board in the sales office for the 62,500. I don’t believe that a reputable company would have ever treated a customer like that. To turn down what we already had agreed upon is unconscionable. Veronica really did her best for us, and I don’t blame her one single bit.

Great community but more than anything great service!Franchesca was an amazing help for me and my mom. She was able to move us in in less than a week!!She was extra helpful with everything we needed it and she was able to help my mom whom only speaks Spanish.Very satisfied with everything and general and of course very thankful for the help we received (:

Working was Franchesca was so wonderful! She’s very helpful and has such a infectious energy. It’s a quiet community and it feels like a nice neighbourhood. The office staff is all very friendly and helpful.

When Moe and Merrilee ran the Community, it was a real welcoming place to live. Hadn’t been since the new management took over. The ONE and ONLY good thing living here is Tom. You should make him in charge. Trying to reach someone is horrible . No such thing as a return call. Very unlikely I would ever refer anyone to live here. Constant issues with stray cats, raccoons etc. every year a raise on lot rent and for what we get it’s hard to accept . I have a car port that I have reported to the office where rust is eating through a post but can’t get anyone to look at it . Once was a friendly family oriented community ...not so much anymore with the new management, sorry to sayShould have written a review sooner but doubt anyone really cares about the tenants out here

No trailer trash Clean Families

I went in toThe office a couple of weeks ago to look at a home. I was very pleased with the greeting as you walk in the cleanliness in the office and the wonderful energy from the staff. But most of all Veronica she has been very patient with me and my spouse. She is very sweet a people person, she was soAccommodating. Her personality made me comfortable she is friendly. I will definitely be referring people to her to purchase a home. She is the perfect person for her job . Thank you Veronica for being an amazing person and helping me pick my home.

Less user friendly than when Moe was the Manager.

I currently live here, although the school district is great I cant wait to move outta here. They had an attempted kidnapping n failed to at least advise the community, on top of that the people man n woman who attempted kidnapping live in this same community. They are very friendly but during the community events we dont feel very welcomed. We wont be attending any more. Maintenance halfazz on the work I know the are gonna try n charge me for there mistakes when its time to go but Ive been taking notes n taking pictures. Any way I wouldnt suggest or refer any one I know to stay here.

Worst community experience ever. Management sucks they never reach out to you when needed on questions you may have. You cant do anything without them giving you property violation notices. I do not recommend this place at all, because you cant really live comfortably in your own home.

My husband and I moved in 11/2017 and it was wonderful until we got new owners/office staff. All they care about is money. Since the new additions of homes in the community, they focus on leaving notes on your door when rent is not even late threatening of evictions. Not to mention we pay so much money for lot fees and now they are wanting to charge $25 to register every vehicle in our driveway and any guests vehicles because they partnered with a towing company that will start towing all unregistered cars. Today an office staff came banging on my door, mind you I have a video doorbell, saying they needed our lot fee immediately today. I used to love it here but as soon as we can we are out of here! I do not recommend living here especially if you are renting your home.

This neighborhood used to be a great place to live when Moe was in charge. The new management team did not inform current residents that they were transitioning to a new team and to make it worse they are rude and completely idiotic. They do not give straight answers to simple questions and give you the run around. They also never seem to be available for current residents to speak with them because they always seem to have the “out of the office” sign on the door. However, they are always available and very friendly to people looking to buy but can’t seem to manage the same friendliness to current residents.Plus after 8 years of living here they want to charge us parking fees to park in our driveways that we already pay for in our lot rent. They’ve turned into a place that’s just seeking to get your money and have no care to the residents themselves. They are only interested in making sales and most likely a profit.I do not recommend buying or renting here.

New management which we werent even notified of. I loved living here at first...but a couple months in...hell on earth. Ill update when we gtfo of this place in the next few months. If youve already invested in buying GOOD LUCK. We considered it at first, glad we didnt.

Please don’t buy a home at northwest trails. Management is horrible, rude, unprofessional, no help once you become a homeowner. Tree maintenance, lawn maintenance is the homeowner responsibility. Every year I lived at Northwest trails the property rent has gone up. Management only cares about selling more homes, and in the cosmetic look of homes on the main street Leading to the back of the new home sites.

This place is for people that dont mind livng in a mobi ome and now ow t be clean .that means with your yardand vehicles.i got a very god lady and daugter famfriends they are a very great peope that i thank god i met them they have help me alot and they now wh tey are and publicly i want to sa thanks hope god can repay you everthing you all have done for my fam.godbless

Loved living there for 17 years. Good clean Manufactured Home park with great management. Only part I didnt like...monthly Lot payment going up every year. And you got nothing more for it. We moved into a standard house now. We have many fond memories of our home and NW Trails.

I’m completely disgusted and disappointed in NORTHWEST TRAILS. The lot rent is way too high for no work I see getting done. Same problems everyday around here. I have eviction notices for my neighbors left on my door. They threaten eviction even though rent was paid on time. They lose receipts for rent that was paid on time and immediately leave a note on your door.They will not help you if raccoons invade underneath your home.Every $25 the office took from the people who live here for the “new” towing service needs to be refunded.There were rules in place already and the office didn’t enforce the parking protocols. So now everything is spiraling out of control.

We have lived here since May 2012. It is beautiful, quiet and filled with hard working residents. While it is conveniently located on 1604, it feels like a well kept secret. Plenty of space to run or walk. Management does an awesome job of keeping the property looking nice. I feel blessed to live here.

Went in and was surprisingly greeted with respect and class, place is very well maintained and clean.fell in love with one of the single wide trailers I was shown..it was very awesome and even comes with its own shed..they even mow the grass for free..however I was denied due to credit issues..I still dream about the house I wanted ..oh well please see Veronica...very nice and Sweet lady ..Im out God bless everyone .,....

I bought a home here about 2 years ago. The manager then, was Moe, he was awesome had NW Trails looking amazing and clean. He retired recently and this place has gone down hill fast. The area is always dirty/trash everywhere, no weed killer on the lawns that are rock, trash, boxes, and clutter on patios. At night, there are commercial vehicles parked blocking the street. Trees hanging low scratching and damaging the roof are not cut down and all of a sudden is the homeowners responsibility. I spoke with the manager to have them cut and I was told that 1. the maintenance were too busy and did not have time for that ( I saw them parked in the back playing on the phone more than once) 2. Tree cutting is the home owners duty (Moe always had someone cutting the trees). The company contracted to mow the lawn crashed into my parked car and I wasnt notified or even left a note, I had to inform the office, they are also damaging my skirting. This week I paid for my home to be painted, the painter notified me that when it starts to get dark he saw many raccoons running from yard to yard going under the sheds. I feel that management and staff are more concerned with selling new homes than with the established residents. I called Corporate a few times a bout 2 weeks ago and left a message and have yet to receive a response. This place used to be great to live at, not anymore... I do not recommend buying or renting here.

Near Walmart

Northwest Trails, in San Antonio, is my home. My best decision was the day I stopped in at NW Trails and met Merilee Wood. After relocating from Phoenix I was going to just rent an apt, but after Merilee discussed the options of buying a mobile home, I was convinced that this was where I belonged. My first impression was correct, she is truly a people person. The office manager, Moe and the maintenance person, Tomas are so helpful and courteous. Always there in my time of need. Being a senior, this really gives me peace of mind. The new renovations have made such a difference. KEEP UP THE GOOD WORK NORTHWEST TRAILS!!! YEA, Just 6 more payments and it is mine!

I imagine this place is great if you are buying. Renting however is a nightmare. For the first month we were being watched by maintenance. They wont come in and do what they say they are going to do. Charge you additional fees with no notice and then you get charged late fees for not paying the additional fees you had no idea about! They have breed restrictions that seem to only apply when its convenient for them. I personally cant wait until my lease is up and I wouldnt recommend anyone else renting from them either.

I have lived here for 3 years and from the very first time we drove in it was one of the cleanest mobile home communities we had ever visited. It has remained clean and quiet and has always been a pleasure living here. We recently made use of the clubhouse which was very spacious, convenient and super clean! We recommend this community to anyone looking to purchase a home here.

They care more about collecting monthly rent!And there still isnt the dog park they were supposedly gonna put! Rent goes up but the amenities arent provided as stated.They really should bring Moe back!And the number yall are leaving is not in service. Tried calling

Been here going on 7 years and never had a problem with the office until after moe has left the new person in charge is very rude and dont care if you have a problem I am not even a month late on the lot rent and my house payment has been made but still tells me that she is going to have me evicted from my house because she needs the lot payment frist so i told her that the month is not over and told me that the frist has past so really dont care if you have had problem of any kind so now i have talk to other people and they cant wait to move also because of her ways

I have lived in here for 8 years since then lot rent has nore then doubled. Only to add free landscaping and they dont even do good job. No dog park that was suppose to go up. New management is horrible. Getting asked for lot rent before its due. And threatening letters of eviction. Didnt have to go through that with last management but Then again I was here for 8yrs and new manager very well. New one is rude and has no consideration to your situations jist want $$

It’s a dirty place and new management sucks , specially the new one the manager who always complains of everything. Landscape people when the cut the grass they hit the mobil homes scurting and braking them , also when they open the pool it says no diving or drinking alcohol and people drink and trash the place , the Pool gets visits from people who don’t live here . Since Moe left this place hasn’t been the same . New manager has no respect and walks away whe you ask her a question or she will say has no time , but she has time for people who want to purchase a mobile home .

I purchased a lot about 5 months ago as I have bought a home and was having it moved here. On my arrival date I had no CPS Energy. I called CPS and they advised my order was never put in. The front office said they did. Well I was without power for 10 days so I doubt the order was put in. Then we have no driveway. Which they had 5 months notice of me moving in and thats unacceptable. Ive had to move all my stuff through mud since I dont have a walkway either. The house next to me is a new house up for lease and has no current tenant. Their driveway is further along than mine so that tells me their more concerned with the houses they are trying to lease out first. Now we are trying to have our deck painted maroon to match our home and it was not approved by the office, they stated it looked weird. Well if you drive around there are several maroon decks to match maroon homes. Ive had nothing but problems since being here. Oh and I see how on all the reviews their response is to call upper management and a phone number is given. Well Ive called that number for weeks and left several messages. I have not once received a call back and not once has anyone picked up the phone either. If I could go back I wouldve never came here had I known Id have this much stress and difficulty.
