Looks very clean and quiet talked to a neighbor where I was gonna buy a repo home n he was really nice. Unfortunately moving somewhere else due to not qualifying for that home. But its very nice.

Visiting family an my vehicle got towed. So I tried calling the front office and lookin at the website to see if there is any information on where it maybe and i cant find anything. How can you tow peoples personal property and not leave a note, a sign any information.

My friend lives here. Located on east side of San Antonio. Rent to own mobile homes. This place has some strick rules on maintaining grounds, but thats good.

I have called repeatedly asking to see if my wife and I could see the homes. I currently live in Austin and the Roberts properties here in Austin are beautiful. We want to move to San Antonio ,so my first choice WAS Woodlake Estates. Not only have they not returned my calls, they had told me once via text that someone would call me back. Nothing. I called today and some guy answered. I asked if we could come by and take a look at the houses. He told me someone from sales would contact me this morning, then he hung up as I was asking him a question. Sorry to bother you! I have 9000.00 in my account and was ready to make a deal for a new home. I will never call your business again. My first and 2nd impression of your customer service , is that you could care less and maybe you dont need my business, which is good because you lost it

Horrible experience all around. From going to look at a mobile home then to be given the run around, false information, no call backs, literally wasted time. They literally grab your information including social security number and they disappear. I would not recommend this place whatsoever.

The number system for the layout of the park was haphazard and made no sense...you could be in the 200s and go right into the 700s and then to the 1100s to the 400s. Either no maps or ones that also mad no sense. It took me almost 45 minutes to find the place I was looking for. Put up some directional and informative signs and maps for Gods sake. At a minimum show which series of numbers are through the left gate and the same for the right gate, sheesh.

My husband and I had an 11am appointment today for viewing of several homes. We asked to see a single wide first and after viewing it we requested to also view a double wide. The salesmen seem a little pushy for us to committ to the single wide. We drove over to the double wide and waited for the salesmen and even after texting them that we were waiting 30 minutes and no show so we left. Were very unprofessional and I dont recommend buying a home here after this experience today.

This was my first visit to Woodlake Estates and the way I was treated..Please read the second review from my second appointment with Mr. Delarosa..He delivered top notch customer service! How.about 5 stars.for.customer service alone!!1st visit...So I asked the sales rep if he was gonna take me to see one of the manufactured homes and he said why would I. His words were.. Would you take me to see it if I didnt have any money. I said why would I be here if I didnt have any money. He.said I have another appointment at 11 I said so that appointment trumps my appointment? I was scheduled for 1030 to 1130. He said excuse me and left the room.I gathered my things and left as I could clearly hear him talking to his next appointment. How rude and disrespectful. I will take my business elsewhere. No one EVER reached out to me after telling them what happened. Sooo Woodlake Estates can kick rocks!2nd visitI must take the time to edit the above review. Today I met with Mr. Guillermo Delarosa at Woodlake Estates and as you can see I had the most awful experience in the previous review. This review however is totally opposite. Mr. Delarosa reached out to me to make things right. He took the time to answer all my questions, time to show me around and explain a lot of the process. He was very professional, knowledgeable, patient and polite. I had a slew of questions and he answered each one. This is what customer service is all about! If I had met with Mr. Delarosa in the beginning I would probably already be a Woodlake Estates homeowner! I want to say thank you to Mr. Delarosa for going above and beyond and sincerely delivering exceptional customer service! You made my husband and I feel pretty special! Thank you again!!

There should be a zero star option!! My car was towed from my drive way where the tire was barely touching grass on side of concrete. The lady at front office rudely informed me it is stated in the huge rule book.I should not always have to feel on guard where i reside.Its advertised as a family friendly community but mass text messages are always sent out as reminders that kids are not to play around or near another residence or other properties other than your own, theyre kids!!Kids under 18 are not allowed anywhere without an adult, there is no basketball court or nowhere for them to play.Glad i did not go with buying option. And when repairs are needed no one is available then.

Not worth headache. Poor management. Copy and paste responses to reviews. Be informed before moving here. You purchase a home which is mobile. You are not allowed to own the land ONLY rent. So rent fees will continue to rise and by the time they are unreasonable your home is settled and unable to move. You basically are trapped unable to afford to move your home or risk damaging it and forced to pay continuous raised rent. If you are on a fixed income I would not recommend , look for land you can purchase. The pool and splash pad are only open if someone can volunteer ( guessing people who dont have jobs) to watch them. So amenities are not always accessible even though your always paying for them. Management is aware of situation and cold and uncaring.

I moved here in Jan. and was enjoying my new home. On Sat. the 11 of April I had a very bad experience, as I walked my dog my neighbor, Mark Williams, who lives behind me and is a police officer for the city of Windcrest came out and told me my dog dug up his wifes garden, I said there is no way I would have seen that, as my dog wears a harness & leash and Im always on the other end of that leash, then he pointed to his camera. I knew for a fact he was then lying why I have no idea, but he said he saw her do it, guessing since he pointed to his camera it wasnt hooked up so he lied! So I was shaken up that someone could be so rude and mean then lie about it all! He then got louder, which was totally not needed I was right there, and told me to keep my dog off of his land. He said other things but I decided to walk away from all this nonsense he was accusing my dog of doing. Then the very next day Easter Sun. I went to walk my dog again, wondering if I would encounter this large rude man again which was bordering on harassment. When I got outside I knew he was on his porch as I could hear him talking I continued walking my dog he comes out being rather loud and rude asked if I heard what he said I answered yes I heard you, who couldnt as loud as he was! I barely crossed his yard to go next door to a vacant lot, He gets very loud then starts yelling at me to stay off his land. He goes on with more accusations that were false, He said so much I dont remember it all as he was yelling at me when I was 3-houses pass his, no one deserves that, I live out here too and never had had any problems w/ the other homeowners, I do remember he accused my dog of empting herself in his yard as he said there was white hair in it, then I just laughed at how ridiculous he was being as dogs dont poop out fur, I do brush my dog outside by my home and her fur flies away. Then he went to show me where his land starts and ends by then I had enough of him yelling at me as he was very loud and scaring my dog as she is a rescue and was badly abused, this was harassment! Nothing true just accusations as when my dog does her business I always pick up after her does. This was now harassment, bullying plus all lies. His wife who has talks to me many times and has seen me pick up after my dog Then on Mon. around 7:30-pm I went to walk my dog and I noticed this white envelope at the end of my top ramp on the ground barely seeing it! I pick it up and noticed my lot number on it so I opened it, it was directed at me only it was a Pet Violation, which I should have never gotten. When I had two bad encounters w/ Mark Williams I emailed the office here and to Noel who sold me my home about these encounters I had with Mark Williams. I tried to report this to Bexar co. Police dept. they did nothing just told me to call Windcrest and report it to them they said they would call be back, never happened! My other neighbors who have seen me out walking my dog twice a day knew I always picked up after my dog! Then I told my neighbors what happened and some of my neighbors said they heard Mark Williams yelling very loud Easter Sun. I talked to Adriana our manager and explained to her what had happened as she had no idea and she took that violation off my record and told me Mrs. Williams had reported me showing her pictures, her pictures only showed what she wanted them to see, so she also lied was her bully of a husband really worth all this so she lied too, unbelievable! She has seen me pick up after my dog as she talks to me mostly saying bad things about my neighbors as I dont even know her! During these tough times you would think a police officer would be trying to help people show a good example Mark Williams is just a bully, lier and harassed me for 2-straight days for nothing. Im a homeowner also! The manager here Adriana fixed all of my problems thanks! Karen Rouchon

Tese place sucks dont get house here

I lived here for 3 yrs. And at 1st management was really awesome. He would have movies nights where all kids in the community can come and watch movie on a big screen with projector and he was really understanding when payments couldnt be made on time. Now it has gone down hill. New manager is really strict and I seen people move cause of her. Adriana Lenero doesnt care about community and their families. She is strict and fines people for the littlest thing. I only pay lot rent here and just because I was late she sent me to court to get evicted and gave me and my family 5 days to move out. How can anyone move a trailer in 5 days!!!! It is outrageous. No notice about throwing us out of the community for a $299 late payment. Dont move here Adriana doesnt care about FAMILY.

Poor management , constant steady unwarranted increase to rent with little to no improvements. Petty miticulous fines for everything. Very limited parking if you have more then two vehicles you have no where to park. They are waiting to tow your car. You get fined for everything but any mistakes made by management are expected to just be dealt with when they are available. Broken gate for over a month, so many rules for pool use it is uncomfortable, Lady management is rude. There is a long list of unreasonable prob that could be dealt with or handled with caring management no problem. Here you get no sympathy in a place that should be your home.

It is located in what appears to be a safe area. The houses do not look like the picture you have shown. There are some houses that look like the picture, but, they are not the house that I looked at.

Looks like a nice place to start looking for a home, need to check them out. Place looks like its in good place and close to a park.

Angel was a God send! When others said no, he worked hard for me and got a yes. He listened to my needs and wants in a home. I love living here! It’s quiet. It’s close to town. The judson schools are great! Yes, the neighborhood has rules, but that is a positive because it makes it a nice place to live. Being a single mom, these things are important. I also have two 60 lb dogs and they had no issues with me having them.Yes, there are other manufactured home communities around this area and I saw all of them. This one was the best. The staff are always nice and professional when I see them.Go see Angel. He will take care of you. Tell him I sent ya!

I was impressed with the level of professionalism that Mr. Parker and the whole staff displayed while going through this process. He was always available to answer all of our questions, explained everything throughly, and made sure we were comfortable with our decision. Mr. Parker understood exactly what we were looking for in a home and helped us find not only a home but a community that is a perfect fit for us. Mr. Parker and his staff receive an A+ rating from my family and I.

All the staff are very friendly and helped us get into these great mobile homes. I was very satisfied with the process and didnt take long at all. Thank you Angel and the rest of the staff for all the help, my family and I love it here.

Alright place. If you live here then you know how pretty strick they. Not to excited about the surrounding neighborhoods they can be very rough if your familiar with the area. Had my truck broken into several years back in front of the main office one night. Other then that its a decent place. I hope to see a security guard put in place one day.

Below par management.9/18/19Do your research before moving here. You can own or rent mobile home which is technically not even mobile. But property owners can continue to raise your lot rent as they see fit knowing your unable to move your home. So either pay or lose home.

The community we live in is very save. The only reason I did not give it 5 stars is because they keep changing management without notifying the owners. Every time a new manager starts mortgage payments go missing...claiming clerical errors. Thats why I always pay with cashier checks that can be traced and whomever takes my payment, I demand a signed dated copy of my payment.

The very worst rip off, over charge rent maintenance people with horrible attitude now I understand they have a reputation for not paying their sub contractors, not just here but everywhere

Very tedious rules regulations since day 1; yard, patio, windows. no warnings and very cold office management. But when you have an issue like paying for yard service they never forget to charge for but not receiving service. It is not big deal. 7 months ago.Today ; september. car was towed away. Just gotten off work 2am , went back in at 6 am happened to have family over so planned to move car from street but fell asleep. Wake up at 5am car was gone. No courtesy knock no warning just car gone. First time parking in street. No sympathy from office , just agreed when i said sucks to be me. Not even a sorry. This place is not friendly neighborhood.

Woodlake Estates is a great community with lots of room for families of all sizes. Upon entering into the gated community, the first thing I noticed were the huge lots and beautiful homes. The clubhouse is perfect for parties and other gatherings. I would recommend this community to anyone who is wanting to own a home in a safe and family friendly environment.

Kids use our streets for their play ground. Neighbors are not friendly. Go up $50.00 annually for rent. A new manager came in awhile back still dont know her name. Thats enough for know.

Nice neighborhood

Very nIce place to live but, to many restrictions. I am a disable veteran, a widow and a 74 year old senior citizen. My limit to walk my dogs is a issue that was bought to my attention by your new management. I was told I could not have my extended patio that is completed sealed and have my dogs outside, which they only stay outdoors for a few minutes to do their pee , etc; I paid for the extended patio because of my limit mobility, not able to walk my dogs. I moved in 12/2013. I was given permission at that time that I could have the extended patio and let my dogs out since the patio was sealed. I also adding a patio door for the convenance of my dogs going in and out when they needed too. They are small dogs and are very friendly. I was told this was OK by management. Now your new management says I can Not have a patio door for my dogs. I am a very private person and never try to brake rules. I was given permission by previous management. and now I am told I cannot have a patio door, my dogs cannot be out in the patio (which I am with them most of the time). I was given a warning notice, I this situation. Being my disability, limit to walk and given permission by previous management I do not understand why I was written up. I have been here for 5 years and never ever have I had any problems. Please advise to your respond to this matter.I hope this will be taken care of, without further notices by your management.Have a nice day,hfs

Its a nice, quiet place to live. What I dont like is sometimes car go by a little too fast and that can be dangerous for kids.My stepdad has lived here for a few yeara now and I think they are nice homes.

Great gated community, friendly and peaceful ! If you’r ever interested in there homes i STRONGLY recommend speaking to Angel . He really does give all eyes and ears when it comes to your spacific needs in a home and is really understanding .

Its nice, quiet and clean, good for kids to play around. But if youre a nature person that likes to plant a garden with fruit trees and plants, no way. Not here, theres a lot of restrictions. You need authorization for a bunch of things. Only one pool for more than 200 homes. You can not paint your own house the color you desire. You can not put a fence for your pets. Lot rent increases, the home payment increases too, when it was not supposed to. Now we have to pay the garbage and recycles. So, now paying more than 1k monthly for non worthy home. I have friends that only pay like $800 or so for a real home, with their own land and a garage for their cars. This movil home is nice, but not worth what were playing for. So, regretting and wishing my husband decides to move out soon. . Very true what Mr Michael Grady says on his review

Good customer service

Weekly harassment , high priced rent , 18 days without a gate and no explanation... Would like to give negative stars , dont move here you will regret it ...Now gate has been down 2 weeks again (gated community) I guess new side more important, by not finding me reassured that only one thing matters pay your rent and be ready for our next threat

Buyer Beware!! The most horrible experience ever. We gave them a large down payment to hold the home we were interested in (which they do not tell you is Non-refundable) and 15 months later we still have not closed on our home. Reported them to the BBB with no solution and no refund. We are forced to buy a home we do not want because they refuse to give us back or down payment. The house has had leveling problems from day one which still are not resolved and getting maintenance to fill work orders takes months.

Between lot rent, house payment, interest, mobile home quality, It is a very bad investment and you regret purchasing a home that will carry so much debt for so long when the house itself will deteriorate by the time it is paid off. Amenities are nice.

I bought my home 3 years ago..its falling apart. .my kitchen floor hall and bathroom feel like I am walking on hills..when I had one of their contractors come look at it he said its because of the way the home was built with poor quality materials. ..when I addressed this with the sells manager she said its like buying a used car, a tire could blow up and then you die so much for compassion. .I cant move my wife has lupus and R.A. so we have to stay on ...and try to fix the problem...oh and the water smells

My little time spend with woodlake staff was most delightful helpful n they made me feel that like family I came in mid December 2016 worried about how hard it would be to by a home here but i was I taken back on all the information n things needed I was surprised n so moved on how they wanted to help us. It took us 2 months to come up with the deposit but well worth it LIZ the sales maneger told me we could do it and we did ..Today 2-10-2017 I live in the home I wanted We moved in on feb 1 2017...
