We just bought a 2006 refurbished trailer all cash here! 3 beds, 1 bath (LARGE BATHROOM!), here at Raintree. We paid $29,026 for it, 90 application fee, a small deposit that was a bit over $400, and the lot rent is $455.15 on the 1st of the month. Pictures of our trailer I posted, I dont have any of the community but this trailer is very nice for a 2006! Very well maintained and they went above and beyond to make us happy from the very beginning with every little thing we pointed out (nitpicking really). Even though the flooring was perfectly fine when we first seen it and they just could have buffed it and saved money, they didnt, they replaced hardwood floors throughout all of the house and thick carpet in bedrooms. The countertops are huge. Not the nicest but definitely thick and spacious for a 3/2! It is very quiet here, neighbors are friendly and my teenage daughter, my husband and I are happier then we have been in a very long time! I hope we remain this happy! It has been a little over a month now and we love it! Front office is friendly and very helpful! I would definitely recommend this community to anyone! I dont even want to call it a trailer park because it feels like a friendly neighborhood! I would definitely check out their webpage, they rent, cash sale, and finance and very easy to work with. Couldnt be more pleased! It actually makes me WANT to pay our lot rent lol who ever WANTS to pay a bill of any kind lolP.S. Last 2 photos are of the hardwood floor up close, and the countertop up close. Oh and the bedroom carpet was changed after these photos to a tan with multicolored fibers, Ill add that photo now.

Nice atmosphere big place

This is the most unprofessional residency I have ever lived in. Unfortunately I am writing this review as a warning for anyone considering Raintree Estates. I would rate 0 stars if it were possible. The water is brownish and not drinkable, so bad that they hand out water reports on what is in the water. But most of the time, the water is being cut off for hours at least a couple times a week. There are loud parties every weekend until early morning hours. The cops are always being called to the neighborhood and are always around. If you cant fix things yourself then you are out of luck because maintainence never comes to fix things even when reported multiple times. It took an entire year of renting, for them to finally come paint our porch when we were told it would be painted within the first month of moving in. Even when they do come to fix issues, they never finish the job or half fix things and it ends up breaking again. Theyll do half of the job and say theyll come back to finish it and never do. Stray animals are everywhere and always tear through everyones trash, the streets are filthy and yet the residents get violations for it. There are many residents way over the pet limit of two, as well as leaving their dogs outside barking all day and night. The office hours on the door mean nothing and they dont answer calls. The office is quick to violate anyone for anything they can find reason to, and leave eviction notices every month before rent is even due. Renting here has been a helpful learning experience as what to look for in finding a new home because I would not waste any more money or time here.

The place was great at 1st but now they just keep trying to find ways to take your money

Added 1 year update 2020 - Yes this place is still bad since the new owners token over and its gotten worse. 2 of the 3 office personal is great and friendly. MGR on the hand is a different story. They love to put threatening eviction notices if your 2 days after the first. Normally they call asking when your dropping it off. But when they dont call they threaten you the next day. Yes I planning move out asap of this place and I think many many more are planning the same.Do not recommand moving into the park. They love to jack up rates every 6mos on lot rent and its super over priced. They love to turn off the water all the time. The water is alway brownish and not drink able what so ever. If you have a skin condition you definitely dont not want to live in this park. My skin condition has gotten 100% worse since living here.-Jared

I would not recommend this place if you care about your kids or safety and security. This place takes everything as a joke they would rather wait till someone gets killed before they take it seriously.

I drove through and was impressed especially by the mobile homes among the trees.

We have lived at Raintree for almost 4 years, we truly love it. If you need a place to live Raintree is great. My kids love the pool and playground.

Dont bother calling.NO ONE ANSWERS OR RETURNS CALLS.The management is rude and decides to pick and choose when they want to work. The hours on the door mean nothing. If you have problems, you better be able to fix them yourself... Im all for bilingual but if you dont speak Spanish nothing on your home gets done because maintenance can not understand you.

If I could put no stars I would.This place is awful . We lived there 5 years and Then after we paid feb rent .They informed us they sold our house and we had to move.But now I see it is back up for rent .This place is awful and does bad business they have no heart. Get out or dont go if you can.

Love lil park n now that pool is open but don’t like the lady that they picked to watch pool she’s rude n only enforces when she wants n it’s based on comrad system she’s not trained in nothing.. Office staff not always there they have people who don’t work there think they work there bossing people around based on comrad system which to me is wrong. The community is very nice but god forbid ur two days late on rent cause u get eviction notice even though u have paid for two yrs on time.

I give it 1 star because thats the lowest rating I can give, I wish I could rate it lower, the management is absolutely horrible and useless. Issues dont get resolved the management does nothing to fix problems, stray animals getting into trash and shitting in peoples yards, dogs left out and barking all night, the water is highly unreliable and when it is working its dirty to the point of staining tubs. And now if you speak English youre screwed because the maintenance crew and the lady that does inspections doesnt, I have constantly been complaining about noise from loud drunken parties, ridiculously loud stereo systems and people honking at all hours, the police have been involved several times and yet the management does nothing, and most recently they decided to leave a trailer in the road over night blocking 4 driveways 2 of which are of occupied homes, the only thing they care about is you paying rent and it better be on time,

Office staff is never in the office, nor on property for hours at a time. So unprofessional I have never seen a buisness establishment closed during business hours EVERYDAY. When my air conditioner broke I was given a window unit TO INSTALL MYSELF!

Not a good place to live . Kids and dog running loose everywhere, with out respect for other yards. Stray cats overrun the place. Managment does nothing about enforcing pet rules! Nothing done about controlling children in the streets or others yards.
