So i was looking online for a home or mobile home for rent for me and my single family. So i decided to call this place on Thursday, an appt was set up for 11am Saturday to come out and view the property. But on Saturday when i arrived to the property, the office attendant was very unfriendly and told me that i would need to be buying a mobile home if i was going to be shown a unit..I was very displeased at the lack thereof of customer service. Maybe i would have been interested in purchasing a mobile home if i would have been provided an opportunity to view the property. But the office attendant neglected to show the unit and find out.. great customer service goes along way, with that being said they have definitely lost my business.

The place is ok. But ur not giving a chance to pay ur rent b4 they go to court to vacate. I called the office b4 the first to let them know i was gna b late. N they still sent my info to the courts. So know i hv to c if i hv to leave or stay n pay 121 dollar court cost plus my rent plus late fees. N what gets me is tht even through this pandemic we still dont get any relief. But it is what it is.

Overall.....Not bad for cheaper housing options. There is a play ground and pool area. The trailer park /home community live here within a few miles from greenspoint mall and other shopping. This community is not gated and the trailer homes have no fences so its a pretty open atmosphere. All homes come with a small shed in the back. Great point of contact is the office personnel if you come from I-45. There office hours are Monday - friday 8am-6pm, Saturday 10am-4pm and they are closed on Sundays. If your looking for homes starting around $50,000 and some inventory properties cheaper this would be a great place for you. These homes are 3 to 4 bedroom homes. A new gas station is being built as well for this communitys convenience.

Dont fall for it! Staff is all nice at the beginning to get you to sign but once your in thats it. Being nice and helpful is over. I lived there for 1 1/2 yrs. and always wondered people out here moving in & out to fast, quickly found out why. Had neighbors move in a little over my contract renewed. They were party animals, had issues with them since day 1, blocking my driveway, drinking and loud music till 4 am on school nights.I called the cops and complained to office, so much for security on duty, he was never around, I was fed up. According to contract that I signed which is the same for all, what they were doing was a violation of contract, We took matters into our own hands, turns out we were the ones kicked out. Now the fight is on about my deposit refund, they pulling rabbits out of there magic hat. On to a better place!

The people are polite most of them are Any way... Ive been trying to move out there for awhile now... Its a really nice community. At first I wasnt sure about live in a trailer park but its the complete opposite of that. Ive even driven through there at night its quiet..and the home are stunning i saw an older model and it was nice... I still plan on moving out there they just fill up really quickly.

LIARS, they allow criminals to do whatever they want here and will not notify the community or give warnings about what happens here. And God forbid if you try to let the office know what happened. They will shh you and tell you to lower your voice. They dont care about you or your family here. RUN!!! trust me if you want your family safe RUN!!!! Once you have signed your contract you are on your own. And get ready for their true colors to show. NOBODY SHOULD BE TREATED THE WAY THEY TREAT PEOPLE IN THIS COMMUNITY. RUN!

First of all , the neighborhood is calm, most of the people that live there mind their own business BUT management is horrible. Several managers were in and out every 6 months or a year, but this last one happened to be the MOST rudest, unprofessional, and unhelpful person. Along with that, I have lived there for almost 4 years and not ONCE did they help maintenance. They expected us to fix everything as if we own the place. I moved out of there because I was able to buy my own house back in September 2018, and I come back to find out NOW March 2019, with no notification, letter,etc (which they have my address on file) that I have some sort of balance reflected on my credit. Do not move here.

Been living here for about 3 years & by far the sweetest person in the office is Kendrick or Cecilia . ! I DONT DEAL OR TALK TO NOONE ELSE BUT THEM unfortunately their NOT MANAGEMENT , but they always help with any questions I have ! . It sucks that I live on the side we’re construction is being done for about a year NOW! . Wake me up every morning about 4 to 5am!

Pine Trace is a nice quiet place to live. The biggest problem for me is the lot space. It goes up every year. I have been here almost five years and my space has went up 225 dollars from where I started. I am a senior on a fixed income and its costing me almost as much as my mortgage. Its getting ridiculous.

We visited thinking of moving here.This is Thursday evening,no one walking around,the grounds and homes were so nice.We will visit again on and weekend night to see what the culture is like.

Love It. Ive been living here for 2 years with no problems. If something breaks, they fix it. Its quiet and neighborly and so convenient to I45 and the Hardy Tollway making it easy access to get into or out of town. Whenever someone comes to visit, they say. I thought you lived in a trailer park, WOW, this is nice... And it is nice. SO much better than apartments...if you get a chance, please come and see our wonderful community

This community use to be nice, very well maintained and clean. After several management changes this place has taken a turn for the worst. Rent is constantly going up because of Community Improvements my only question is where? Management is by far the worst I have seen. The amount of poor customer service I received today after they wouldnt accept my rent yesterday because I was a couple minutes late was crazy. The man that answered the phone was very rude, talked over me and tried to belittle me when I asked for the manager it only got worse. I was blamed for the person being rude to me, I was blamed for being late and irresponsible. I cant help being late when they close the office at 6pm and I get off at 5pm with an hour commute. They now lock the drop box for rent at 6pm. I have lived here since 2002 and I am completely disgusted with the management of this community and the management team overall. DONT MOVE HERE!!!!!!!!!!!!

3 months now and the service here for having anything fixed takes an act of God. Its a nice community but only if you can fix your own unit or own your own unit. If it wasnt that I love my place so much and the community - I would have left. The promises and time wasted in trying to get things repaired is horrible, the excuses, lack of communication and lies. Then when you assert yourself to get things done, they come with a price tag of unwarranted attitudes. Renting is about service, and if you own here, then there should be no issue but renting and actually having the service in repairs - be sure to stay on top of them like its a job because it is and they have no regard for your time. Ive missed many days waiting and nobody comes.

I have been a tenant for a year now in the New Section and I have had nothing but trouble with the management/office staff. Never answering calls, never responding to repairs/fix-its take up to 2 weeks, always loosing your payments and never fails they provide you with a LATE NOTICE/EVICTION when its their fault in loosing the payment. I have notified Corporate about the accounting issues and nothing has been done. Its sad the amount of money you spend for homes they are NOT worth the price they are asking(Falling Apart). My neighbors have 10 dogs in their home they poop in my yard and never clean it up and my children cant play in our own yard when the dogs are out running loose because growl and bark at them IN MY OWN YARD, cant put up fences for the kids to be able to play safely because the streets are so full of speeders with near misses hitting a child. Down the street dope deals are going on cars in and out all hours of the day/night. Where is Security ? I havent seen a sheriff in over a month. The homes being robbed in the daytime. I thought when I saw this place it was a nice place to call home I was WRONG. If it wasnt so close to my job I would MOVE-OUT !ATTENTION CORPORATE OFFICE - GET SOMEONE IN THE OFFICE THAT KNOWS HOW TO RUN AN OFFICE !!!ON 6/10/2016 APROX BETWEEN THE HOURS OF 1:AM - 6:AM MY TWO CARS WERE BROKEN INTO ALONG WITH 11 OTHER CARS ON MY STREET. A NEIGHBORS HOME WAS ROBBED TVS, SOUND & GAME SYSTEMS, MONEY, JEWELRY WERE ALL TAKEN. ACCORDING TO THE CONSTABLES OFFICE THE NEW SECTION OF THE NEIGHBORHOOD IS BEING TARGETED. MANAGEMENT NOR CORPORATE WILL DO ANYTHING ABOUT IT.

Do not move in if you have to actually work for a living. Loud parties all night with speakers on porches, bouncy castles and yelling screaming kids until three or four in the morning. No security available. Pit bulls and other dogs running lose and charging people in neighborhood. Nothing is done even when videos/pictures of parties, spotlights, and actual drug use is provided.

Starting from walking in office from leaving, everyone in that office are so disorganized and absolutely NO good customer service.They are liars, and VERY scandalous.And the all stick together. There all full of it.I could write a whole book of what I’ve been through the 3 1/2 years Ive lived here. Maintenance are thieves, I have videos to prove it! And also even though your renting be ready to pay out of pocket for anything that needs to be fixed or replaced. And the manager is very very unprofessional. Please think twice before moving here. What now, pine trace have give the permition to tow cars out of your parking place, (they are getting a comission out of this of course))) friday 15 my friend drop off a car to my parking space and no later of an hour they tow my car, with out any notice or sing, i taught thst the car got stolen because crime here is bad, and there was no reason to take the car, after searching i find out that the office knew were my car was!!!! So they are abusing the power, before taking any car they need to notify the owner of the vehicle and a least give 24 hours, please people dont move to this place...Worse customers service, dont buy a house here over price, rent is $625 just for the lot, and continue growing every year. If you go to the office and talk about it they wont help they are rude, worse management ever

So far not good. This move in is the worst Ive ever personally dealt with. Theres no communication from the management office. I hope this is a isolated event and that the rest of my year here will go by smoothly. On a positive note, theres one man that works for this property named Cedric. Cedric is ten stars across the board! He keeps his word. Of all the headache Ive been through trying to move in here, when he shows up things get done.

Looks are very deceiving here. Management is the worst. Never able to speak with anyone and they never want to help. They have no idea what there doing. STAY AWAY. The neighborhood looks quiet but it is unsafe. Crime is high and management is uncooperative.

I agree with Ms. Castillo. Weve also had our bad experience. Unfortunatly, my husband and I had just moved our new mobile home into the community when we found out it was OUR responsibility to invest on the lot and provide the sewer and electrical services!! which means the lot had none of those and we had to spend $1,700 on the electrical connections and $2,500 on the sewer! When I had signed the contract it clearly said those services were going to be provided but it was all a lie!!! I was not the only one with that problem my neighbor had to go through the same issue. Thats not all.... about a month ago 3 black people broke into my home at 9:45 in the morning my husband and I had just left for no more than an hour when we saw the broken door, they even stole my frozen foods from the fridge and the sodas not only that they stole my husbands clothes and shoes, and they even stole the wedding video we had!!! thats not all theres a sheriff that guards and when we ran for help he didnt even rolled the window all the way down, he didnt even bothered to take a look he just said he was getting payed to guard the office and that we had to call 911. Now we have a security system but even so we are not safe in here anymore a lot of black people are coming in to the community and crime in escalating!!!!!! My advice to anyone interested in this community is to do YOUR research and ask people living in the community for information. Dont even bother going to the office because they are just going to sugarcoat everything for you. In all honesty I dont recommend this community it looks nice and peaceful but dont let that fool you. Lived here for a long time, paying rent every month, expensive too. We lived comfortable, felt safe and secure, until now that they broke into our trailer and stole everything we had. And once we asked for help from the office, they treated us like if we were the thieves, they humiliated us, even blamed us for someone else robbing us. We didnt receive any help from them, they dont even want to fix the door. I wouldnt recommend having contracts with these people at Pine Trace, Houston.Also lately, there have been many break ins and they refuse to deal with it. Instead they told us to speak in hushed tones because they do not want other people to know. Again, please think twice about living here, take it from someone who actually lived here a very long time and seen how they started from a few trailers, to a huge neighborhood.

I call the office to come and fix my ac it took about 3 days to come and fix it and then a week later something else brakes and they took two weeks to come fix that there team is not all that great as they use to be the manager of the porptey is rude just like her coworkers

I lived here for 2 years. When I renewed my lease, i was on auto-pay for my rent and the community withdrew more money than my rent was and had me incur an over-draft fee with my bank. They claimed I never renewed my lease and had charge me as if on month to month payments. I went in, informed them, they kept telling me we will take care of it then you can come in and pay the correct amount MINUS the incurred over-draft fee. I went in every week for about 2 months and they kept saying we are waiting on Corporate. This happened in May, in September I received an EVICTION notice stating i missed a payment and was paying short every month since. To this day they have not noted that i renewed my lease and that the missed payment was an error on their part and that I DO pay my rent in full. They have denied me for rental renewal due to bad payment history and now will tarnish my impeccable rental history. DO NOT MOVE HERE! They are irresponsible, dont care about their tenants and are very rude when they make mistakes and will NOT help you!! I am putting a formal complaint with the BBB and speaking to a lawyer regarding this whole situation. I have witnesses and other tenants who have gone through these EXACT same issues. DO NOT MOVE HERE! DO NOT GIVE THESE PEOPLE YOUR MONEY! THEY WILL RUIN YOUR RENTAL HISTORY FOR THEIR INCOMPETENCE!!

BAD MANAGEMENT, TAKES THEM FOR EVER TO FIX ANYTHING, THEY NEVER ANSWER THE PHONE, NEITHER RETURN ANY MESSAGES LEFT ON VOICE MAIL, NOT AVAILABLE AT THE OFFICE FOR SEVERAL HOURS THROUGH OUT THE DAY, TOO MANY TRAILER AND NOT ENOUGH MAINTANANCE PERSONNEL ... THEY BROKE INTO MY TRAILER TWICE IN 8 MONTHS EVEN WITH ALARM SYSTEM, POLICE REPORTS STATES THAT IT WAS ACTUALLY SOMEONE THAT LIVE IN THE NEIGHBORHOOD, STILL WAITING FOR MANAGEMENT TO FIX THE FRONT DOOR ... TOO MAY PETS WONDERING AROUND WITHOUT SUPERVISION ... VERY BAD EXPERIENCE SO FAR ... IM PAYING OFF MY LEASE AND MOVING OUT IN A WEEK ... IN A GOOD NOTE, MY IMMEDIATE NEIGHBOORS ARE CLEAN AND QUITE.

Pine trace is a rip off they cheat and steal people out of money they are rude when you asked them to fix something if you try to move out they will lie and say they never got your 30 day notice and keep you from getting a new apt. or house i recommend that you never live here if you dont want you car vandalized and the wires going to the house cut they let the tents put their pets out side to attack kids and have late night parties all hours of the night please keep going and never turn back this place is a nightmare!!!!
