Housekeeping sucks at this place. Just look at the picture and see what we found out after our arrival. Manager wasnt surprise either. I thought he will offer discount or something but I heard just rough SORRY. Stay away from this place its disgusting

Pretty run down and dirty. Luckily we had brought our own bedding and cleaning supplies. Otherwise we would have canceled all together and stayed somewhere else.

Location is prime for beach and boardwalk accessBut this motel is not geared towards family. Its more of a party crash padSadly the room was filthy and we had no other choice but to leave a night early.Its not any better bang for your buck so if you can find another location, and you prefer cleanliness, look further.

Was charged weeks after stay over $400 and cant get an answer from them to add of why. Stay was very uncomfortable everything in room from 90s or earlier. Day of checkout was a mess. Staff very rude especially they lady.

We had a great time and were able to check in early the room was ready. The rooms have a beachy feeling and the service is great.

Had a family emergency that forced us to relocate back to Massachusetts in mid winter. We ended up here for a month before our place was ready.The staff is friendly and accommodating.The housekeeper was on top of things whenever we needed.The room was a 2 room suite which was great for a long stay.The motel has an on-site coin op laundry facility with all brand new machines... Super clean and convenient!!

I honestly would be very hesitant to stay here again. It was out of necessity that my family and I found a vacancy here during the very busy summer season. 2 stars is for the fact that we actually found a late vacancy but otherwise, the room smelled like a mens dorm room, the shower had beach sand from the last resident, the broken down pullout couch was painful for the kids to sleep on...it was just a place to close out eyes for a few hours and then head out, so we stayed. We will plane better in the future, especially at the peak season price we were charged.

Absolutely the worst place I ever stayed. Room was a closet. Open the door, drop on the bed and kick the door shut with your feet... Complete joke of a place. No warning of the size. Old and dirty...sleep on the beach... Avoid avoid avoid

I would never stay in this place. We walked in looked around and walked out. Pillow cases had hair on it, rooms smelled like an ash tray. Gross!!

Spent the night here with my family. The hotel was dingy and unkempt. There was a cigarette butt and an old flip flop under the bed. The pull out couch had former food crumbs and the extra pillows in the closet had dirt on them from a previous party. The level of cleanliness made it hard to sleep; we even contemplated sleeping in our car but stuck it out so the kids would enjoy their visit to Hampton. Please note there is no late night staff to help you if you run into an issue. Stay somewhere else. The money that you would save here isn’t worth it.

Its a bit out dated but thats ok. Has a small kitchen but when im on vac, i like to go out to eat. Beach is very close by. Just saw this past visit, they now have a laundry area. Very nice.

Until we got bed bugs and the hotel manager said we brought them...... never againReading the reviews I would have never came here, but we didnt see the reviews before and i am glad we didnt... yes the rooms are outdated but our room was very clean, the ac worked great, plenty of hot water for showers. The staff have all been extremely pleasant. A few of the reviews said the hallways smell bad, I didnt smell anything. We will definitely stay here again. Great hotel, clean and pretty modern. We’ve never had problems staying here. If you have a family and you’re on s budget this hotel is perfect. We usually get beach front rooms and it’s just great.

We had been in room 226 for 3 days before noticing bedbugs. On day 4 we spotted a bed bug crawling up from within the couch onto the pillow toward my wifes arm. We flipped the pillow and there were two more! Management expressed apology however would not comp us for our 3 day stay. Only credited me for the day we checked out. Unfortunate as we have stayed here on and off over the past 15 years or so. Toilet was also broken wouldnt flush, had to call maintenance. 100% not staying here again.

Me and my husband took a week vacation and stayed at the sands for the first time . We were very very pleased with our stay ! The staff , including house keeping was excellent. I liked the fact that there was always someone available if you needed anything and also the fact that they have someone who keeps an eye on your vehicles in their parking lot . Our room was very roomy and clean . I would definitely recommend this hotel to anyone . Our stay was excellent! Thank you to all who made our stay so wonderful .

Cons: They assumed since my friends and I were young, that we were going to cause trouble. Weird smell in the building. Very bad quality on the pull out sofa. The hot tub is kind of gross and has horrible ventilation. Strange staff.Pros: Good AC. Good Gym. Good parking. Close to beach. Sell water bottles at the front counter for 99 cents each.

Just stayed at the Sands Resort for another great weekend! My family and I have been coming to Hampton Beach for 15 years and the Sands is always our go-to place! From the friendly staff to the clean rooms, everything is great. Wouldnt go anywhere else! Cant wait to be back in 2019!

(Revised) Brought a friend there who needed a temporary residence until the summer months. Place was clean and well appointed for the price range, staff was very helpful and laid back... Until they werent. Friend was unceremoniously evicted for one minor infraction of the rules that would have warranted a friendly warning/added fee at any other residence hotel. Just as well that he had to move out, as the place was under investigation by the local and state Board of Health a few months later for an outbreak of Legionnaires Disease.

My husband and I stayed here last summer for a few nights. The place was disgusting. The room smelled of cigarette smoke. We asked to be moved and the new room wasnt much better. The floors, bathroom and furniture were all dirty. The windows were so dirty, you couldnt even see out them. I would never stay here again. Its no wonder they have had so many issue.

This place is a dump. They kicked out half a floor last time I stayed there and wouldnt offer a refund because one person complained about noise and the SPRING LOADED doors slamming all before 11pm in a low rent paper-thin-wall motel in Hampton beach. Also they were the source of a legionnaires outbreak so that gives you an idea of the level of cleanliness to expect. Was not surprised at all when I saw that on the news a while back. Half the problem is the type of people who come to Hampton now and complain about bernies and arcade noise when theyve been there for decades. Talk about moving next to the highway and complaining about the noise.

By far the worst girl I’ve ever stayed at. Filthy. Blood stains, roaches, unsafe balcony. Horrible management who wont respond to customer emails or calls. You are better off sleeping in your car.

Stayed at the Sands a few times during my 40 years visiting Hampton Beach , this was the best Ive ever seen it. The bed was comfortable, the kitchen had everything, flat panel tv, large hot tub...etc. It was so clean hats off to the new management and see you soon!

Wanted to try ths sands resort, stayed overnight and was very disappointed the furniture is old and needs to be updated, the bath room counter was held together on one side with tape, the sheets smelled moldy the patio door was had no rollers difficult to open and close same with the bedroom window, difficult to open and shut, 2.00 to buy ice .shouldnt this be free? No toiletries like other hotels provide, no hairdryer like other hotels provide, looked out the window to see a construction site on property people in the hotel are noisy and disrespectful. What a nightmare, glad it was just overnight.now that legionnaires has been contracted i wonder how many good reviews they will get now.

Bare bones resort. It has a kitchen however no dishes, utensils, glasses, etc.. Also, no paper towels or anything of that sort. The furniture is second hand shop and not in very good shape. All I can say is, it is clean.

Their great prices are good real good. Clean rooms parking is great. We didnt get to use the pool or hot tub but it looked good.

Horrible service I had to request for complimentary shampoo, bars of soap, and towels at the main desk. This place smelled like dead animals. I checked under the mattress just in case, but found nothing thankfully. I witnessed an employee (I think it was a cleaning person) get in an argument with a patron, and nothing much came of it but when the patron walked away the man gave him the middle finger behind his back as I was walking towards him from behind. All I could do was shake my head. I will never stay here again, I would not recommend it to anybody.

The Sands Resort....Oh where do I start? It looks great from the outside, we rented 4 rooms and 2 of the 4 smelt like someone urinated all over the floor, and they were very hammered in poor condition, cabinets doors disintegrating in front of your eyes, fridge wouldnt keep anything cold, drywall pieces missing from walls, patches all over the Ceilings from previous leaks, non-working toilets needing to be plunged repeatedly & tubs, beds were rock hard and the list goes on and on, very happy with the staff except for when the maid came in and brought new towels and made the beds but never swept the floor full of sand ( if there were a broom I would of done it myself ) The pictures online were probably taken 20 years ago when they built because these rooms are far from the pictures.I get the fact you get what you pay for however I know what I paid wasnt worth the rooms we had got. Just be aware that this place is full of smoking mirrors and not quite up to a lot of peoples par.

Great place to stay has clean rooms close to the strip and beach the manager Bobby and his wife heather are great the staff are very friendly any thing you need all you have to do is ask as always can’t wait to go back.

We love this hotel always can get a room no matter the weekend. Close enough to the beach and bars. You can prk your car and not move it all weekend! Always a fair price rooms are clean and perfect for a long weekend. Never disapointed!!! Cant wait for the 2018 beach season!!

Been going here since 2 weeks old so they tell me. Only thing thats changed is the amount of people youre allowed to have over at one time. They told us only three people at a time and no sleepovers! We used to have ten to twenty family memebers at a time back in the 90s and through the years as well... So what happened? Thats the only reason for my bad review today...its a real dump on ones vacation etcetera!!

1st time staying here at this resort! Was very clean, close to beach. If you get there before check in and your rooms not ready you can leave your car parked there! Staff is very friendly! Rooms are all the same size but bigger then your average hotel room, bedroom is private from the living room. I would recommend this resort to anymore!

We have stayed here at least once a year usually more, never had a problem or concern. I can stay any place I want but the service you get here can not be had anyplace else these people are very nice and do anything to help if you had a concern. Our rooms were always cleaned and clean towels everyday. I could go on and on not enough time. When we stay again I will add more good thing about The Sands. Thanks for being in the best vacation spot on the East coast.Frank

Unit owner here for several years now. Staff is wonderful and no drama or problems are tolerated. We enjoy the quieter living one block back from the beach and main street.

Meyers, the commissioner of the New Hampshire Department of Health and Human Services.On Saturday, the number of Legionnaires’ disease cases in Hampton rose to 14. An elderly person died of complications from the disease, and 12 people have been hospitalized.

The staff is really nice, the rooms were nice and clean. Its a little outdated, but totally comfortable.

After all of the glowing reviews posted here we were looking forward to a great stay.We made it into the room for about 5 minutes and went back and checked out. This place looks and smells like it hasnt been cleaned in years. The staff was great and gave us a full refund.

We stay here quite a bit. Its fairly out dated, but very affordable for the location.

Most of the reviews on here were ok, so we gave this place a try. The 1 star ratings were right! This place is gross. The first thing I smelled was smoke (despite no smoking signs). Musty smelling unless you run the AC constantly. The bed and pullouts are so bad they are ready for the dump! Same with the linens and the pillows. Cupboards in the kitchenette were broken, and the counter top in the bathroom was held together with tape. Kitchenette chairs were badly stained. The balcony had room for 2 chairs, but no room to sit in them. It didn’t feel safe to go on it anyhow.The staff were not always available. If you had a problem at night, you had to call an emergency number that was posted at the desk. But, the 2nd night we were there, the number wasn’t posted. Each day we had to ask for more towels because the teenage housekeeping staff never left enough.The place would have potential if it was given the proper TLC. It is in a great location. Someone who had the money to do a total rehaul and who could manage and maintain it could turn this place into a gold mine.

I mean the water might have a disease, so thats not good. But we already made the reservation and there were no other hotels left so what were we gonna do? I took off work and drove 240 miles to come here I wasnt going to turn around and go home.

Well theres a funny odor in each room.. Extremely outdated.and if you get past the smell.. Dont be alarmed when you find mold in the bath tub.. And not to be able to shut the bathroom door.

Good if you need to crash after a night out. This place is not a resort. It is home to people who pay by the week. There is an odor. The amenities in the room are very out dated and worn. Balcony door did not lock. However, for 2 days of booze and sun its in the middle of everything.

It is close to the night life of the Beach strip. A little overpriced and sparsely furnished. No TV in the bedroom. Old wallpaper and furnishings, but clean enough for an overnight if it is what is available.

Cleanliness is not good. Dropped something on floor and saw under dresser .... gross. One pillow case had a dried blood. Case had been washed but stain not removed. Bigger gross.

Fine place to flop at Hampton Beach. Nothing special, typical hotel room. Me and the fellas stay here when we see a show at the ballroom. Perfect for our needs: tanking down a 30 pack before the show, then late night pizza and passing out.

Stayed here weekend after the 4th, Friday- Monday, and while the prices were good the staff was rude. I should say the manager and the female, cant say lady b/c she wasnt one, on the desk were rude, unprofessional and down right nasty. I can deal with a lot and have stayed at worse places but at least the staff are usually friendly and helpful. Not here. Stay away. I seen many good reviews for the Sands but I bet they are returning customers. If a newcomer stay away. They treat you like they are doing you a favor allowing you to give them your business and money.

I like the hotel but the bed is very uncomfortable, and forget sleeping on the pullout couch, its just Springs, slept on the floor instead. Everything else was good, nice spacious rooms, balconies, our only problem was at night, didnt have a good sleep due to the uncomfortable beds. I would stay here again, but I would bring a blowup mattress :)

Stayed here during last weeks heat wave! We were checking out different hotels. My friends and I picked this place. One of the nicest at Hampton Ive ever seen. Security is tight though. Def not a place to party. However the staff was nice, and they gave us a late checkout deal for Sun.

Rude, staff stole from my room when they went in to clean. They assume anyone under 40 years old is there just to party. The place smells like mold and the quality of everything is very poor. The pull out bed has a paper thin mattress that does nothing to stop the metal bars from digging into your back. The manager is a perverted man. Who always has his hat pulled low to hide his eyes, and Ive caught him staring at my girlfriend in a very intense and uncomfortable way. She didnt feel safe alone to say the least

Do Not Stay Here! Stained mattress, hard as a rock. No hot water. Dead flies in windows, toilet and tub issues, our door did not lock unless bolted! It was left open while we were out (thought it closed behind us). No staff on overnight, and we were not able to get assistance. In the morning, I found an emergency # because no one was around. No one on duty until 9am. Received a refund for the 2nd night because we left. Refused any type of refund for the 1st night because we didnt complain prior til morning. THERE WAS NO ONE ON DUTY TO HELP! Tried housekeeping, management, etc... always voicemails. I also emailed 3 times following up on a refund. It was ignored. We left with sore backs, and a horrible weekend over all. Stay somewhere else! Not worth the headaches.

Not a bad place to stay an evening particularly during the off season. Room was clean but nothing spectacular. Our room was great for 4 guests but the pullout couch bed was not the best mattress.

This is Lee & Dorothy Miller. We stayed at the Sands Resort from May 6th - May 13th, 2016. This place is very clean and quiet. Best of all is their staff who are very friendly and helpful. The location is within walking distance to so much; such as a beautiful beach that goes on for miles with an outdoor stage with live entertainment.

Pricing is great. Rooms are cozy. A little dirty though. 4th floor view is good.

The manager will not rectify the bed bug issue that has been proven to be at this hotel. DO NOT BRING YOUR CHILDREN TO THIS HOTEL!!!!!!IT IS UNSAFE!!!

Kevin and Denise Sheehan, we have been coming to the Sands Resort, Hampton Beach NH. for about 5-6 years this has been our place to stay. The accommodations are excellent, clean rooms, complete with full kitchenette with microwave,cable and WiFi. A private balcony on every room for the morning coffee or a relaxing evening. The Management headed by Bob,as we have come to know him is excellent.Once he meets you, he never forgets you or your needs. the rest of the staff is always friendly and accommodating, no matter what the problem or the time of day! Secure parking is also a plus, for both Cars and areas to keep Bikes out of the weather.Only one block from the beach and all activities This is a excellent place for a nice stay at a reasonable price.

The cabinets tub sinks counters were dirty crumbs everywhere.. Molded deteriorating under sinks wouldnt be that bad if it was cleaned well .. The room stunk like bo and sweat I had to buy disinfectant to breathe in there .. A lot of staff is very friendly and so helpful but the room was not comfortable to,be in .. Its a great location the beds are clean (besides couch bed that needed to,be replaced and cleaned of food) wouldnt go,there again .

My name is Don Robitaille andI have been going for to THE SANDS for a good number of years now and find the place well worth the stay. Staff is exceptionally helpful, polite and professional (especially Bobby). They are constantly making renovations/improvements to improve the quality of the place. I have been allowed to check in early and check out late when necessary and leave car and go to beach(not many in Hampton will allow that.) I read some reviews that put THE SANDS down and must wonder if they are talking about the same place. Rooms always clean, people always nice. Best stay on the beach for your $$. Walk to Casino Ballroom, beach and strip.

The rooms are very basic.. If staying, be sure to buy plates/cups/silverware, shampoo, conditioner, and soap because the room doesnt come with any of those items. Also, the office is only open 9 am- 9 pm and there is nobody you can call to contact during off hours. We had to leave around 7 to make it to work and we were unable to check out or get our security deposit back.. Overall, it was super over priced for such basic accommodations, and a huge disorganized mess. We will not be visiting again.

This really is the only place I stay at when I come to New Hampshire and I would love to even buy one of these units. I highly recommend this place.

Stayed here with my fiancé in August 2016 for a mini vacation and we were pretty surprised. I had been searching online for places to stay on the strip and reviews scared me!!! BED BUGS EVERYWHERE!!! So we decided to to come and try to find a place to stay...we searched for HOURS til we finally got to the Sands and they were able to accommodate us. Gave us the room key so we could check it out before we committed to staying and we were so surprised at the room. Kitchenette, table, pull out couch ( not great ), tv, balcony, and separate bedroom!!! We of course grabbed it. A tad pricey but what do you expect during peak beach season. We brought our own linens cuz Im paranoid, lol, but there were no bedbugs or anything. The bathroom is very basic and a bit blah but I wouldnt say this place bad at all! Yes you will have to bring dishes and stuff in order to cook (unless theres those things available at desk, we didnt ask). But all in all it was a great place!!! A short walk to the beach and shops. We had a great time, I recommend it
