We had a great time! Loved all the animals! The staff were friendly and the other campers were good people. Beautiful views of the mountains! I did feel like the campground was in need of some maintenance. We noticed that the building by the pool has a lot of rotten wood, the playground is a bit run down, and the putt putt golf course was weedy and over-grown. There is so much potential for improvement, but either way we had a great time and will return. Our 3 boys had an absolute blast and thats whats most important!

Beautiful windy country. Nicely kept grounds. Friendly staff. The washing machines need serviced. Covid restrictions closed a lot of the amenities. There is a pond with paddle boats. I enjoyed Skyline Ranch Resort and would reccomend it!

This was an awesome stay! We booked a chalet on very short notice and Anita, who talked with me on the phone several times, made sure I was well taken care of. We even requested booking a second chalet to accommodate some additional guests and she worked it out so that we could be close to one another. Great site and Id love to book here again to be able to see more of the facility!

Absolutely horrible management. We got there at 1 yesterday afternoon. power went out twice within an hour. To our surprise the transformer feeding at least 30 if not more campsites was bad for over a month. This place was literally putting many in danger by spraying this transformer with a hose and blowing a fan at it. Once the new transformer got there we were told by a managing partner, Richard, that he was busy and couldnt be bothered with this. He had to go fix something on the playground... Multiple people had to call the director personally to get this installed so we had a/c and refrigerators throughout the night. Richard then decided to turn the transformer on and off several times while sparks and smoke were rolling out of the unit. He had no respect for the life and safety of the surrounding rvs and people. A transformer that is bad and blows could throw shrapnel 20+ feet. At around 9:30 pm, we finally had power.Wake up in the morning to the power being turned on and off 4 different times, this is absolutely horrible for electronics a/c units etc, then loss of power for well over 4 hours. At this point, I request a refund for 2 days of my stay, least they could do. Nope the director said a full refund if we leave. Needless to say we left. Save your time and money and go to North Fork resort. Bigger campsites and more amenities!!

An abdominal beautiful place to stay. Laid back with plenty to do: fishing, horseback riding, pool, ball field, and more. It is set in the woods near Front Royal near the Skyline Caverns. Great Spot!

We stopped here just for one night. It served our purposes (get organized and vaccumed) before heading back out to boondock. We were here on a Sat night. There seem to be a lot of long term people so the night was not exactly quiet. Not loud enough to complain but loud enough to know we had people all around us. The office staff on checking in was nice and they are Passport America participants. They were ok for that price.

The resort is nice, kept well, lots to do for the kids if anything has been open when we were there. We were unfortunately next to construction for our 5 day stay, had that not been the case we would have given a 4 star. The chalets were beautiful time share options, for short term, the cabins were also beautiful.

Appaloosa Music Festival was held there and it was perfect for the festival! The grounds were plenty big and well maintained. Had absolutely no problems finding it or parking. Great ranch!

Our site was so small, we could not open our awning. We had no picnic table or fire pit. Maintenance people ran a motorhome with exhaust only four feet from our door and the fumes choked us out. On our last night there the electric service was only 110 volts and would drop to 100 volts when air conditioner condenser came on. The main breaker kicked off the power three times. When I spoke to maintenance man, he just said he was busy. Not a good stay.

We stayed in a chalet and it was the perfect size. Very nice, things like the bathtubs were a little old but it wasnt a problem. The land is large and spacious, theres cute goats and llamas and pigs, theres a dog park. We had a great time

Nice resort with options for those with campers. For those without campers, the chalets are available. There are two levels, with the master bedroom on the second, with a bathroom with a jacuzzi tub. There is a pull-out bed in the couch, and second bathroom adjacent to the guest bedroom. The accommodations are rustic and quaint, which matches the theme of the resort. If you pay attention, youll encounter some of natures cutest, most benign treasures.

The whole place is like a camping heaven. It is a great place to camp. And the pool is amazing but some of the things in shallow water is broken. Like one bucket is stuck and wont go up also in the bear sprayer 2 or 3 spayers doesnt shoot water out. Besides that, the whole place is very good.

Tight and unlevel spaces - avoid #59 and #60 if you have a class A motorhome. Worst sewer connection that weve ever seen as it was located at the back of the site. Hose was barely long enough to reach. Terrible design folks! Very hard water, bring your softener. Dirty bathrooms but showers had hot water and good pressure. Decent food at the restaurant (cash only) and chef Terri was nice. Workout room was a bonus as this is rare at RV parks. Our Verizon hotspot did not work but our T-Mobile phone had 1 bar.

Great place to stay! Our family stayed a week and enjoyed swimming, mini golf, petting zoo and beautiful walks around the area.. It is a quite place set just far enough away from the hustle and bustle of town to be relaxing but close enough to the city for shopping and exploring. Skyline caverns are just down the road and they have trail rides and stable on site. They also have an excellent restaurant on site that has really great food and very friendly staff!!

If you dont mind camping without a fire, its fine. Have to burn their wood, which costs about $1 per piece and it was GREEN! Ever try to burn green wood? You have to pay for Wi-Fi, which is very outdated! Bring extra money for add one. Lots of rules but most seem to ignore them.

What a wonderful experience. Great family run campground with a lovely pool and great horseback riding trails. The staff is friendly and helpful. The campground is cozy and clean. The restaurant is run very well and the food is quite good. We will definitely be returning in the future.

Consumer beware. Not even close to what they advertise. Everything is either sub-par or broken. A lot of construction being done for the horseback riding, nothing being done for the camping areas which are run down and in bad need of gravel and trash cleanup. They seem only concerned about their bottom line and for what they charge there are much better accommodations at other facilities.

We are owners and have a week each year in one of the Chalet. This years was not as good experience as past years. We prefer the campground experience. Either Chalet or camp site does give access to a great pool, lounge, restaurant, riding, mini golf, exercise room, etc etc.

We were there for 6 days, when we checked in I told the lady that our 10 year old grandson would be coming the next evening and would be staying with us. I also told her our son was coming. She said that the grandson was fine because he was under 18 and we were allowed to have up to 4 underage kids. My son and grandson arrived after the office was closed and there was no one at the entrance so they came to the camper. The next morning my son went to the office to pay and he asked for a military discount seeing it was memorial weekend. Well the lady said NO, today isn’t Memorial Day so you don’t get the discount. She also charged my son for him and our grandson. I went to the office and asked why my grandson was charged, she said well he isn’t your biological child and you didn’t give birth to him so we had to pay $80 for the two of them. The total trip for 6 days was $ 530. Oh yeah, Do not eat in the so called restaurant they have there. The food is awful and greasy. We had to ask a couple of times after the food had arrived for our drinks. The only reason we stayed was it was our 37th anniversary and every other RV park in Front Royal was completely booked. There were 2 people that were really nice, Jerry and Hannah all the others were rood

Our assigned site was not maintained. Electric at our site was not working. Mens and Womens showers need some attention. Fees paid were very reasonable due to our club membership. Would like to visit again when camp is in season to see if its maintained better!

Wonderful place, with a beautiful building, venue, and views. We had our wedding reception there, and they let us come in early to set up, let us stay late the night of the reception, and let us run the show. If youre looking for a very hands on team, then this isnt the place. But if youre looking for a beautiful venue with tons of freedom and laid back staff, then this is the place.

Not a terrible place to stay, but not in the top 50%. Very cramped spots. Once parked, the only level spot we had was where the RV was parked. No level place for a table. Couldn’t open awning because of a tree that was feet from the side of our RV. The pool area is very impressive, but that’s the only thing impressive. There’s no TV signals available.

Had mixed feelings about my recent stay in a cabin.Appreciated that they let me bring my dog and did not charge extra to have him there, unlike most other facilities.However the cabin was fairly beat up. Also the only air conditioning was one window unit in the living room. It was unable to actually cool the whole cabin, and only about half the windows had screens on them so was unable to open all windows at night to try and cool off the cabin.Did not realize in advance that this is an RV park. That may have been my fault for not looking at website closely enough. Was hoping for a little more rural retreat, but did not really feel that way with so many RVs packed so close together. Also they did not seem to enforce any quiet hours as there were parties going on outside a nearby RV until at least 11 o clock at night.Overall location was nice, did have some grounds to walk around with my dog.I think if you were a family with young kids you would be more likely to enjoy this place better. Nice big pool for kids to play in, petting zoo, room for kids to run around and play games. Mini golf course pretty small.Did have a folk singer Saturday evening that was enjoyable to listen to.The staff was very friendly and helpful when I checked in.

We went just for a wedding anniversary. Has a nice open area with a nice backsplash of mountains. The meeting area where we held the anniversary had a spacious inside with nice paintings and decently comfortable furniture. Id come again :)

Wouldnt know. Tried to get reservation with rpi two years in a row. Said they were full. We know someone who is there now and they are not full. But what really stinks is that my sister in law also called the next day and is not an rpi member. She was willing to pay full rate of $70 per night so we could go together and they had room for them. ???? Suspicious. So unless you pay full price, you are not welcomed. Unethical management. Sorry for them as we spend lots of $$ when we are on vacation together.

Nice place. But no cable and WiFi is $3 a day(what?). People are real nice. A little restaurant, clean bathrooms ,a hot tub and the pool is almost ready to open. A fishing pond too. Very pricey if you dont have Passport though and a long drive to town. The water is awful, dont drink it.

This place has horseback riding, a petting farm, cafe, huge clubhouse, large pool, miniature golf, and more. Tgey have a campgriund, cabins, and chalets. The location is right at the base of the mountains. Nice and quiet!

HORRIBLE TIME SHARE!!!When I use my time share I expect the place to be better than a ghetto run down motel. When I stayed at this location we took up two units and were shocked when we walked into the units.Issue 1 - BUGSWhen we arrived the kitchen, bedroom, and bathroom all were infested with flying insects. No windows were left open when we arrived so they most likely came from the septic tank (that was visible from the back patio).Issue 2 - CleanlinessWhen cooking our food we realized all of the dishes were not cleaned and the dish-washing unit that they had in the unit was caking on more food onto the plates & silverware when it was done. The bedding was not changed out, we found in all of the beds human hair through out the sheets and had to wash the sheets our self just to make sure that they were in fact clean.Issue 3 - Horrible Water (YELLOW)Ive visited may location through out the United States and Ive never had Yellow Water come out of the pipes, could it be that the water pipes in the area are 150 year old? possibly? but the Skyline Ranch (not resort) should add a filtration system on the water line so their visitors will not experience the horrible water.So over all result is a horrible visit and since we had to use our Time Share Points we were unable to really get a refund and the closest resort within our Time Share network was 200 miles away.STAY AWAY!

We stayed in one of the cabins and it was smaller than expected, it says full bathroom on description but its like an rv toilet not a regular bathroom, we were also next to the stables where they were doing some sort of work and had to hear the noise from the machines a lot. I guess for the low prices you do get what you pay for.

Highly over priced. $750 a month is outragous for the quality of this campground. The campsites are too close together, the water is always dirty and they make you pay a ridiculous price for wifi (which I didnt use because Im not going to pay $750 for a spot and also pay for the wifi). They also dont allow refunds if you have to leave before you planned to. This campsite is ran by a GREEDY group of people. Theres a better campground 10 minutes closer to town and only $550 a month. Well be going there from now on.

Think it through carefully and read everything carefully and know what you are getting into. Timeshares like this have many hidden and not clearly presented problems (commitments). It can be a real eye opener and bad lesson learned.
