Getting here and going through registration was a breeze. I will not come back to this park. The sites are extremely tight! As a solo rver I could not back up satisfactorily into my spot and had to ask for another one. Trailers are side by side with slides almost touching. Sewer is at front porch as well as the water connection and the electrical post. This should not really be considered a Trails Collection campground.

Just got here. Ive been in contact with the woman how answers the phone. I could not get in the gate. I was told check in was at 3pm to find out its at 1pm. I was told wifi is free. No you have to pay as a individual. Not a happy camper

If you are comfortable with urban you will be fine. If you want a quiet camping place, this is not it. Well positioned for the beach goer or if you want to day trip to the numerous opportunities like the Keys or the Everglades. The spots are insanely right, but normal for Florida urban camping. Nice facility and is well kept for the most part.

Because prices change randomly other than you are quoted and they treat you incredibly ugly when they want you out. Per other resorts the up north customers wont be returning until this pandemic is over. Idk but what comes around goes around so they say.

This RV park is a dump. Its the worst RV park I stayed in all winter in Florida. Its a ghetto. When we checked in they told us to make sure that we had our bikes locked up because they have a theft problem. I do not recommend this facility and will never stay here again. Take a look at the photos I posted. This was the area around my motorhome. Mobile home next to me had gray sudsy water draining out of PVC pipe on to my site. Park is dirty. I saw no maintenance people picking up trash etc. Seems like management does no more then necessary. Some homes boarded up. I am surprised the health department doesnt do something about the park. Dont stay here.

I had company pass midnight & their car was towed. They will tow your car quickly. Just dont have company. It can cost you...

No public showers, poor maintenance and horrible management who gives very little consideration to fix issues you may have and Encore, did not care answering my 3 complaints wrt the management issues. Stray cats everywhere, residents are not friendly, shady landlords, not in a safe area. The gate is useless, a lot of the time it is malfunctioning and causing a line of cars to back up waiting to get in. They are quick to tow cars so be very careful.

Very crazy as far as locating addresses

Great place for short stay. Lots/spaces very small. 40’ RV plus vehicle will not fit! Reminded four times about proper parking and towing options. Don’t won’t to wake up to a missing vehicle. Older facility. Pool and common room was nice. Good luck!

We moved our son into this RV Park and it is a good location near many restaurants and businesses. The sites can be a little tight, but we managed. Office and maintenance staff are helpful to newcomers.

Its a nice trailer park very quiet and its gated with security. A great place to raise a family there is no drama or violence.

The management is very poor.Parking is not available, and they tow your vehicle for their lack of parking. They do not appreciate the customers if you are looking for a park to stay at DO NOT COME HERE. its a game they think is funny no parking provided here and when you have a tire in the grass they will tow you. Doesnt matter they DO NOT CARE.Please do a review research before deciding to stay here.They do not want Canadian people here. Canadians beware. No respect for the Canadian people.

Just awful. Open sewer smell throughout the campground, unable to open any windows due to smell. Extremely bright flood lights directly over our spot, illuminating our RV like it was daylight. Campground has no curb appeal, looks trashy, and RVs are packed together like canned sardines. No wifi. No dumping station. Rental office told there were no showers during booking, upon arrival we found that was incorrect. Very disappointing for how expensive this location is. A Walmart parking lot would have been nicer.

Not my favorite campground ever. The ladies at the office were friendly and helpful. The sites are poorly designed with the connections being all over the place and not in the standard spots for campers. I wouldnt leave anything of value outside over night. The bathrooms and shower areas are small. Two small pools. There was dog poop at our site that I had to clean up. It is a huge park with lots of sites. Only 1 shower for the entire campground.

Was getting in late and they were very accommodating. Will definitely be staying here again

The manager is an absolute troll with nothing better to do than to harass the people that live there! She had everyones car towed in the middle of the night for parking in EMPTY spaces. She drives around her golf cart looking for things to nag people about. Your money isnt appreciated here. Dont waste your peace of mind.

The management is the worst ever, I thank God I dont live there.

This place sucks. The gated community is a joke. Anyone can just follow any vehicle through the gate. Ive been here two months, and when I went to renew, they told me I had to leave because my camper wasnt normal. No notice at all. I was paying for another month as it was due the next day.I wish this would let me post pictures. My camper is nicer than most of them out here. This is the total slum pit.

Love it here the staff are great a little disorganized but at the end of the day its a good place to hang dont let the people that live there change your thoughts. Its really busy in the winter but thats the location its better on prices and total outcome than other locations.

This place is horrible. My mother in law lives here they just towed all of the vehicles from the park in the middle of the night including my elderly mother in law. The manager has a bad attitude. Beware of this place i do not recommend it to anyone. Travelers beware this place is a rip off.

Worst experience ever. I had found a rental property in August and had done my deposit on the home all I had left to do was be approved by the front office. I filled out the applications ($25 fee each) and then submitted them. After a week or so, I received a phone call saying that we were not accepted and our applications were never even processed. When asked why they wouldn’t give me a straight answer..They told me that it would take 2 weeks to initiate a refund. I’ve waited about 2 and a half months and still haven’t received my refund.. I’ve called them and they’ve assured me that the refund will be processed any day now. This is a ridiculous amount of time to have to endure when we were told it would only take 2 weeks.. very displeased with this place.

The management is vindictive when it comes to forcing you to make a purchase of their trailers. If you buy used, be ready to be bombarded with violations and silent increases of lot rent. If your not a snow bird Canadian, this place is not for you. And having the trash dumpsters in the middle of the community, about ten feet away from your trailer doesnt help their cause either. If management doesnt get you then the garbage flies will...

Quiet and peaceful place to live. Conveniently close to shops and restaurant.

As far as RV parks go super clean. Security and gated. Good working people inside. Well kept grounds. Pool and other amenities well kept.

Large RV/mobile/manufactured homes. More permanent residents than transients. Spaces are tight but could be worse (tighter). Staff is friendly. Okay place to stay if close to where you want/need to be.

Park is ok but the customer service is HORRIBLE!You will be ok as long as you don’t have to deal with the ladies in the office.We had previously stayed at this park on two occasions no problems.We then booked 2 months before our stay thru the thousand trails website just like we had done before.2 weeks before we are supposed to arrive they call us and say they don’t have availability for our entire stay in the same site so we agree to split our stay into two sites.Days later they call again (different lady) and tell us they are completely booked and that we have to find some other place !We told her that we had already figured this out with another lady . That we were splitting the stay. But all she kept saying was “I can’t help you, we’re completely booked , call thousand trails” “ I don’t know why you are asking me these questions I can’t help you” “we don’t make reservations here” and all these things that didn’t make sense. She was absolutely no help and super rude. It doesn’t matter what we would say, all she responded was “I can’t help you we are completely booked”I would be very careful when booking at this park or look somewhere else.

Ghetto. Scared as hell. We had 4 night reservation left as soon as we woke up the first night. 3 gun shots around 11pm following with screaming. Yelled at when taking my pups out. Hook ups were on the wrong side of every site. Live ins are rude and will circle you 4 times when your trying to unhook your trailer

I would hate to keep up with the 1 stars but it is what it is... stay away from here.. couldnt get in the gate but when I finally did we had to wait a hour for the office staff to return at 4pm but hours close at 5pm... hmmm. Not pet friendly at all and with everything being chained up... no kidding, grills, bikes, everything were chained up... stay away.. I just wish I had looked at the reviews before we stayed.. hopefully youll do the same.

Full of low life landlords! Beware of who you are renting from they want to take all. Information about you ect. Even the shirt of your back! If you dont have any other place to go as a last resort then stay there. The landlords DO NOT DO THE PROPER BACK ROUND CHECK THEY ARE SUPPOSED TO BE DOING!!!! BEHIND THE OFFICES BACK. Nothing is private they WILL get info on your worst nightmares and try everything. I had to change my original bank cards after 1 month of living there. Then a fire destroyed all my electricals to, pc, phones, clothes, ect! Renter beware it might seem to good to be true and you think you are going to be in a safe place! NOT THAT WAY. The private owners that have been there along time always worry reg. The landlords practices and all they HIDE FROM THE PROPER OFFICE!!!!!!!!!! The worst experience of my life!!!!!!!

I love coming here and being in a most natural space thats just a few feet from civilization.

I stayed here for 5 days in April, 2018. Predominantly all the residents that I met were Canadian French speakers. They were friendly and helpful. I spoke with my neighbors a bit, but I was there for work and typically got in late at night so I didnt socialize much. The spots are very narrow and are crowned- fitting 2 campers- meaning that the camper ends up leaning heavily towards the door. I had 3 blocks under my tires on that side and still leaned. The roads were also very narrow and the gates a pain in the butt to get through. Plus no instructions out front on arrival. All in all, for single worker, not bad except for the lean. If you dont speak French or have kids, this might not be the place for you. I gave it 4 stars instead of 5 because of the severe crown on the spots. I would probably return to this place. Wi-Fi is $5 a day and no streaming available. For five nights I spent $98 through the Passport America discount. This is much more than I would pay in Georgia today, but I consider this location a necessary evil.

AN ABSOLUTE NIGHTMARE!! BEWARE OF THIS PLACE! Encore took my reservation in LA when I called to book, I drove all the way here and arrived to find my spot was taken. I parked at a vacant trashy looking site and after getting NO paper work when I checked in the next day, I get a call that says I have to leave because my 2015 Cargo Conversion that’s featured in 3 magazines isn’t accepted. Now it takes 7-10 days to refund my money but I have 24 hours to GET OFF THE PROPERTY!!???! I asked the manager for the rules and guidelines saying that my CARGO Conversion that is registered and insured as an RV isn’t accepted and she COULDNT SHOW ME ANYTHING! I’m DISGUSTED

Rarely ever is there hot water in the shower. It seems they only care about their French/Canadian community. I have asked Nicole at the office if there is hotwater and she disregarded me/ blew me off when i asked if she can call the maintenance man to ensure the hotwater heater is turned on (took a super cold shower that day). I have been harassed, targeted and discriminated here for what seems to be because i am American. I can only say the manager seems nice but still unsure if they truly care.

No self respecting RVer should stay at this place. I booked it online because the pictures looked inviting. Upon arriving at the place everyone was like, what is that!? The park is in a very bad neighborhood, questionable folks roaming around even though it has a gate. Roads are broken. The pool is tiny, nothing like in the picture. The grounds looked dirty. Its mostly old mobile homes. There were no new rvs. Its also behind some stores which have questionable businesses. Stay away, we lost our deposit, but I wouldnt stay there even for free. Went to yacht haven park and marina - gorgeous.

The best I can say is it was not horrible. Unless you think yellow tinted water is horrible or your neighbors leaking sewage hose is horrible. We did have a place to hook up.

To many rules. Okay in security. Pool is sometimes clean. NEVER brings kids here because the old people/Canadians treat kids like garbage. Trust me.

Well we a%e staying here now thru January and so far there have been several police runs to the mobile home park within the rv park. While we havent experienced any issues it doesnt feel very safe here.Wish we would have spent more money to have some peace of mind.

Cramped sites, management is at best disorganized, not to mention her surly attitude, and miserable demeanor towards non vacationing rvers. I have been rving for 16 years, working in the same industry, and have never been in a park where water and electric are out side the front door, and sewer hook ups are randomly placed. I for one will not recommend this park to any one

Friendly and helpful office reception, that would be a five star. The pool is clean by our site 335. There are clean public toilets by that pool area. I didnt check the other pool. One side of the park is for permanent mobile homes, and other side for RVs and some permanent mobile homes. The sites are large and relatively empty on April 26 when we were here. I can see that when the park is full, the large sites are shared by two RVs and there may not be much room between the adjacent motor homes. So the best time to have a large site all to your self would be during the Off Season My 30 amp connection at post did not function, so I used adjacent post connection at 338, it worked. There is no cable, but over the air channels come in strong here...The WiFi is terrible. I am sitting across the WiFi repeater transmitter at the pool house, and getting 5 bars out of 5 bars for signal strength...yet the purchased camplink WiFi is very very very slow...I tried several of the different location signals through out the park. That is why it got only 3 stars. I would come again, because the discounted price is very good for Passport America. Be sure you return the two cards for the laundry room and the Shower rooms, because there is a deposit for them. There is a place to drop them off, if the office is closed as you leave. A few stray cats around the area...but they dont bother me. My GPS would not accept the West location of the street, only showed the East location of the street. The RV park is located West of the Interstate 95, get off at exit 31B. My wife and I felt safe here.

If i could give this place zero stars i would. Managenent sent me to a site the town had deemed unfit. My RV sank and they called in there tow company that lifted my RV so high damaged my RV 5+ cracks alo f with cracked windshield. Mananger was rude and not helpfull at all mostly. People notfriendly not clean at all.The back is all beat up houses, The front is pretty scarry also. Not recomended at all

We had a reservation arrived gate was closed.No one answered the gate call.A patron opened gate the bar came down on our motorhome.Got went office in middle of park it was closed.No one answered phone.Found late check-in note(?)The sites are so close you would have difficulty opening slides,could not be more than a Ft apart.There was no way I could have got into spot.Pulled out and found a KOA near that was so friendly.I would never and I mean never stay there.

Old dated, half rv park half trailer park....some nice people, some oddballs..a bit overpriced for the amenities. Id avoid it if you can.

This is the worst place you ever want to rent from Id rather Park my RV at Home Depot that manages very snotty and very disrespectful and the price is very high youre better off going to TBN they have a beautiful place and the rent is very cheap
