THEY INCREASED THE LOT RENT IN MAY, DURING A PANDEMIC! They say they increase the lot rent according to the local market value. I wonder if they will lower the lot rent this year since the market is heading downwards? When they bought the park they took away free water. The people that cant afford the extra expense (a lot of people living on a fixed income here), dont water. There are a lot of dry, pitiful yards. They also added a pet fee—$10 per cat or dog. They cant explain to me why I get charged when my cats never touch their property. This is the most expensive park in Norther Colorado. It is quiet, has beautiful trees and the people that live are wonderful. It is the best park in town, just do not expect financial compassion.

When I first bought my home there the fall of 2016, I wouldve said what others said. Nice, quiet, nice pool. However, they have serious management issues. No longer owned by a nice person, it is now owned by SunCommunities and they are a huge Intl corporation who could care less about the residents. They keep raising the monthly lot rent fee, keep adding more rules, and keep taking away the reasons for high lot rent, and even charged me monthly for my 2 cats, even though theyre indoor cats living in the home I owned, not using the dog park or anything outside MY home. They no longer include water and you pay your own water; they want your lawn watered regularly by you, without any help on the cost of water for that, they want your leaves raked, your sidewalks and driveway shoveled of snow (and this is a 55 and older community), and the worst part is they cant keep a manager. I had enough of the place and the raising of the lot rent and decided to sell. I went to the manager to broker my house sale and she quit (happens frequently there) right after I signed the contract. After the previous manager quit after 2 months to work nearby at another place similar, it took SunCommunities 3 months to find a replacement manager for this one who quit, and for 3 months there was nobody handling the sale of my home and I lost out on those 3 months of possibly selling it. After numerous calls and emails to the SunCommunities headquarters, they wouldnt even reply or respond. I was totally ignored, with them as my broker. It doesnt get much worse than that. Now even the pool cant be trusted. The previous maintenance person quit, and the replacement had never been around a pool or trained, so he messed up on the chemicals and they had to close the pool with a sign closed for safety reasons. Thank God I hired a new real estate agent, sold my place and Im free. That truly is how it feels to get away from SunCommunities. Free!!!!

While a nice manufactured home community, the owners, Sun Communities, a real estate investment company, is unresponsive to residents needs. The rent increases annually despite many seniors being on a fixed income. Recommend looking elsewhere to live.

Been in negotiations for over a week on lot #39 to buy it. Was quoted by park manager, Lynise Baker, that she could sell it to us for $45,000. The day we went in to pick up applications we noticed a flyer on the bulletin board outside of the office with the price of $64,900 for said trailer. Upon going into Lynises office Craig asked if there was wiggle room in the price and Lynise said theres always wiggle room. Dropped off our apps, app fees and $1,000.00 earnest money Saturday 8/10. Lynise called the following Tuesday to say we were approved and set up a time for us to go in Wednesday to negotiate the price and set up a closing date. When we got there Lynise had the paperwork all drawn up with the $45,000 price on it. At that point Craig made an offer of $40,000. Lynise said ok and that she would have to get that approved by her boss who was supposed to be calling her at any minute. That call never came in so it was agreed that Lynise would call us as soon as she heard from her boss. The next morning Lynise called and told Craig that she had made a mistake, that because all the appliances (with the exception of the range hood) were new the price was actually $48,000. This has FRAUD written all over it along with misrepresentation of price and false advertising!!!***As a side note this trailer is also listed on Facebook Marketplace for $55,000.***Craig S. People are very friendly and helpful. It is a quiet neighborhood with activities to participate in all the time. There is a swimming pool onsite, and they plow the road right in front of our driveways to make it easier to get out of the park. There is no street parking after 10 p.m. for security reasons. Its a quiet, calm neighborhood and I dont ever feel nervous or worry about my safety. I love it here!

New manager is very very rude! My ex husband was here helping me work on my jeep and he had his dogs who are very well behaved and were tied up and manager left us a violation stating she was going to charge us for the dogs being there. When I went in to talk to her she was very rude. I asked why she was going to charge me for dogs who were here for a couple hours vs my dog whos been here for 5 years she then tried to tell me my dog wasnt registered here and that he wasnt in my file and so she got out my file and saw that he is registered and is now charging me a monthly fee for him when I havent bee charged the last 5 years! This place is a joke

Great retirement place. Friendly place to be with everyone being extremely nice. Definitely if you have a problem in the park call ABA mobile home parts and service. He is friendly and does the job right the first time.

Staff is nice when its convenient and you dont need anything, amenities stated are not always available and overpriced for what you receive.Rent goes up every year sometimes you are notified sometimes not.The huge fantastic trees are getting cut down more and more, gets a little less nice everytime.Most of the residents are great.

No reviews yet so heres mine. note that this park is for ppl 55+ not sure if theyl change it. the park people are nice this isnt a 5* expensive park but it isnt super cheap ether. the park has a cool swimming pool for summer and ppl come by to mow lawns and a guy plows the streets in the winter. Its a nice neiborhood nice people live here and the new park owner is cool. Also for people with grand kids, the park is servalenced by the city police for protection which is nice and theres a fence around the park except the main entrance i feel more safe here and more at ease. If you are looking for a place to retire or just want a place to put ur trailer or buy one this is the place to be.
