Very rude Manager named Denise. Horrible place to live. She charges outrageous parking fees, whenever you have people over and they park in the street right in front of your house. No overflow parking. We had 4 people living together and each had a car that she knew about and okd them, but that took up our whole drive way, so if the one in front had to leave, then everyone had to move their cars to let them out, so sometimes one car would park in the street if they knew someone else needed to leave to avoid constantly moving cars. As soon as the car was parked in the street someone would take a picture and then at the end of the month she would send a bill for $75 for each time she or the spying neighbors snapped a picture of a car in front of our house. Sometimes the photos were of cars that werent even there for us but we would still get the ticket because there was no way to prove it. If she was (is)doing this to everyone that parked in the street, she is a millionaire. What I want to know is where the money from all the parking tickets goes? Most likely straight into her own pocket. Its Shurely not being used to pay for a small overflow parking lot on the property, which could have been done easily because there were many empty lots with no mobile homes on them. She expected our guests to park at Walmart or some other business and walk a mile to get to our house. I would end up with $300 or more in parking tickets to pay with my rent each month and I would be expected to just have that money ready at rent time, even though I wouldnt know if I had tickets or how many until rent time. It just depended on how many photos she had of ANY car parked in front of my house. It is absolutely insane how she opeates a business. Most everyone there owns their homes and rents just the space from her. Oh and The Rules were only for certain people that moved in after a certain date. So some people were allowed to have cars parked in front of their house and some werent. I sold my mobile home and got the F out of there. I feel sorry for anyone that buys an expensive home and rents a lot from Churchill Meadows because she is so nice at first and then once she has you settled in, she switches up on you and shows her real side. Just BEWARE BEFORE YOU MOVE IN TALK WITH THE OTHER PEOPLE THAT LIVE THERE. YOU WILL HEAR THIS SAME STORY FROM MANY PEOPLE THAT LIVE THERE. LOOK UP REVIEWS BECAUSE I BELIEVE THAT YOU WILL WANT TO FIND A DIFFERENT PLACE TO LAY DOWN ROOTS. Buying a new manufactured home is a huge purchase and costs a lot of money to move it once you realize the schenanagens this woman plays with peoples lives.

Nice little community, with some really nice folks!! Seems peaceful and the residence are very friendly!! People in all age ranges... Families and single folks!! Very nice atmosphere!! Outdoor swimming pool is nice too!!

Trust me. You don’t want to live here. Is my house nice? Yes but the park manager is not a great person to have to deal with. When you are first looking at a place or in the process of buying it, she is super nice and welcoming. 2 weeks after we moved into our place, it was like a switch was flipped and she is so rude to not only us but many other people that live in the park that we have talked to. All the park cares about is money. They definitely don’t care about the people and definitely do some unethical things, the manager is never in her office, and forget about having guest if you already have 2 cars. No street parking for anyone new but 2/3 of the park is allowed to park on the street without a care in the world but if you are new to the park, you will get fined or get towed! She wants our guest to park across the busy street where there are cars going 50mph and no crosswalk or stop sign close for you to cross at. I’m not making my niece or younger sister or my grandparents cross the busy street... I have lived here a year and have wanted to move out for the past 6 months... don’t even waste your time trying to move in here. There’s a lot of people that don’t like the park manager and want to move out. Not just us.

Community is great! They offer community events and activities. Manager is cool and understanding. She will work with residents if you ask. Park has improved over the past few years due to maintenance getting involved and the manager caring!

Friends of mine live in Churchill Meadows and I have noticed through the years the vast improvement in the over all upkeep of the community. It seems like the residents are taking more pride in their spaces and maintaining their homes better. Management has really taken ownership of the park and I’ve noticed a lot more activities for any resident to participate in also, which I feel is very important for residents to get to know who their neighbors are. My friends seems to be much happier with new management and the way the park has shaped up. And I am much happier visiting a better park.

I love this park! I havent always loved it though. Several years ago it was hard to even go into it because of how run down and not taken care of it was. It appears new management really has been trying to make this place better for the tenants!

As a frequent visitor to the community I have noticed a lot of positive changes over the last couple of years; new landscaping around pool area, the community building has been painted and perimeter fencing surrounds the park. Though the park is located in a unique area near industrial and commercial buildings, it provides safe housing close to shopping, restaurants and gas stations.

I like the fact that the park feels secure (and I do not have to deal with speed bumps where my home is!). I have left me car unlocked a couple of times and nothing came up missing. I like the fact that the park is in this location of town. I can easily get to the Coast or to the mountains but am still in the City of Eugene. This park is affordable also. When I walk around, I get ideas about landscaping etc from fellow residents. I find that the people here care about where they live, for the most part. Where I live, which is close to Bertelsen, the residents are quiet, no problems. This park is just so convenient for shopping also. It is easy to communicate with the park manager and she is very reasonable. On a scale of 1-5, Id give the park a 4.5.

Well kept park with decent management. The community has improved substantially over the last 3-4 years, it was getting really run down. Very close to shopping which helps when you have kids. Residents are pretty friendly for the most part.

I have been living here for 1-1/2 years. Churchill Meadows is a very neat and up-kept park. The manager is more than fair in handling all situations that arise. We have a street sweeper. I like the way that the pets are controlled, all dogs must be on leashes. Riff-raff is conveniently kept out of the park. There is also video monitoring around the facilities. My neighbors are really nice and polite people also. I am basically very happy here and have nocomplaints! I will be 77 years old and am very content here!

Changes always happening at Churchill Meadows, good ones though. I have noticed tenants taking on the responsibility of painting and taking care of their spaces much more than in the past. Management appears friendly and reasonable. I would recommend this park before many others in Eugene.

THE IMPROVEMENTS IN THE PARK HAVE BEEN VERY NICE FOR THE CURB APPEAL. RE: MANAGEMENT, IF I HAVE A COMPLAINT OR PROBLEM, SHE IS ALWAYS WILLING TO LISTEN AND USUALLY GET IT FIXED FOR ME IMMEDIATELY. OVERALL THE MANAGER IS A VERY NICE PERSON TO WORK WITH. THE LAST MANAGEMENT TEAM WERE VERY CONTROLLING AND BIAS TO ANYONE OUTSIDE OF THEIR RELIGIOUS BELIEFS. MANAGEMENT HAS TRIED TO BRING THE COMMUNITY BACK TOGETHER IN THE PARK THROUGH DIFFERENT SOCIAL FUNCTIONS.

I really enjoy living here. The pool is nice and clean and everyone Ive met are very nice. Its a safe environment to raise your kids. Not to mention its close to many stores and a great school. The manager and maintenance team are also every enjoyable to talk to and are nice people.

I have noticed over the last few years how much the park has improved. There are many new homes now, the landscaping and the overall appearance is really nice. It definitely has to do with the new management because things really began to look good after the old managers left.Denise, the new manager, is very welcoming and willing to help. She seems to care about Churchill Meadows not only being a safe place for the residents but also a place we can be proud to live.

Been visiting this community for several years. I have seen a lot of changes since the new management took over a few years back, all positive. It appears parking is getting little more under control and cars arent lined up and down every street (real problem for emergency firetrucks and ambulances I am sure). More people have painted, which always makes things nicer and all the new homes instead of those vacant spaces really makes the community way better as a whole. I am sure residents must appreciate all the wonderful changes. I know I do when I visit. Thank you new manager for taking pride in this mobile home park!!!

I appreciate the new management a great deal. The park has improved from a 2 to a 4 since she took over! Even my sister who visits periodically says it is really looking nice. We are pleased with the park and the new perimeter fencing that went in last year...it certainly has changed the quality and quantity of people that pass through the park on the bike pass. No more motorcycles, shopping carts, fewer indigents, etc...traffic has really been cut down. Residents have also been taking care of their lawns and painting their homes, it has been wonderful. ONLY complaint we have is...with rent going up, it is getting to the point where we are getting uncomfortable as we are on a fixed income, which is of concern to us.

I think Denise is the best manager that this trailer park has had in 24 years. She has always put her goals high and takes on so much and has done so well for this park. Other people in the park may not like the rules and may not like to spruce their places up by it makes the trailer park look better. Landscaping and other work Denise and her team have done to this park has been fantastic. I think she should be commended for all of the negativity that she has taken from people here; the people who do not want to speak up in front of her, which is kind of sad. BUT the positive side is; the Christmas, Halloween and other get-together parties i.e. BBQs, etc has never happened in 24 years, and this is incredible. She is the best person Corporate could have found for the pressure she is under here. I have no doubt in my mind that all she thinks about was this park even when she has taken small time off for little vacations. I personally think she is irreplaceable. Breaks, water leaks, and other major things co-workers have jumped in to fixed along with how well the park is looking really helps. Again without Denise and her team, we wouldn’t be where we are and she has made a huge impact here. I would give Churchill Meadows a 3, 5 with Denise.

When management first took over I wasn’t really sure about the changes, community living, but prior management didn’t really do anything for us, but looking back I have noticed how much the park has been cleaned up and people seem to be taking care of their units better. Management has tried really hard to get social events started and maintained. But due to having arthritis in my feet, I cannot attend many events due to the limited parking and I cannot walk from the back of the park. Another concern I have is there is no visitor parking for my friends to visit. I also think there should be a covered bus stop for our children, especially when it is raining and there is nowhere for parents to wait with their kids. Because the park is not real kid friendly for activities and parking is very limited I would rate Churchill Meadows a 4.

I am a first-time home buyer and I recently bought a older home here at Churchill Meadows. The entire experience for the last year-and-a-half has been fantastic. The manager is extremely understanding and is more than willing to work with you as long as you communicate. Staff are courteous, knowledgeable, understanding, and extremely helpful.I have never lived in a location where Ive had to maintain the yard. The manager has been extremely helpful and understanding. I am currently ramping up for an interior remodel of my home. I very much appreciate how accommodating and knowledgeable the manager has been.I have found myself having long and wonderful conversations with her. If I ever have any questions I can go in there and she can explain it from A to Z in a way that I can understand. This has truly been one of the best decisions I have ever made.My neighbors are all very nice and more than willing to help if needed. The price for space rent is very reasonable considering the location. We are a hop skip and a jump from Walmart and 7-Eleven but you wouldnt believe me if you saw the inside and outside of the park.I dont see a lot of traffic. Our young lady has just started kindergarten and we love the elementary school for our location. This is a fantastic Park to raise your children and/or retire. All the children here are courteous and respectful.The only complaints that I have do not have anything to do with the stuff or location.First there are certain residence that despite Managements best efforts completely refused to obey the traffic guidelines within the park. Such as not maintaining the proper speed or using the stop signs. But at the very least when they see children or someone walking they are courteous enough to slow down.2nd I wish that corporate was more understanding and realistic. Not everyone has money saved or is capable of doing so. Improvements on the space or home cost time, money, and labor. Lets say that youre in your Elder years and youre on a fixed income. Then your income in total pays your bills and leaves a leftover of a very small amount. Youre not physically able to do the work yourself so you have to pay for labor which cost money that you dont have readily available. Youre left with two choices borrow the money and pay it back in payments or save your money overtime and pay for it yourself.Having high expectations isnt necessarily A Bad Thing.On another note I feel horribly bad for our manager. She is just trying to do her job to the best of her ability. She gives many chances. She is willing to let you borrow tools. She gives you extensions when you need it. Shes more than willing to give you all the information you need and/or steer you in the right direction to find it.I feel bad for her because she is literally paid to be the bad guy in this situation. Shes the one that has to tell us what corporate wants. So she ends up being the target of everybodys dislike for the rules. I personally wish that some of the residents here would give her a little bit of slack and be more understanding of her situation to.Corporate please give her a raise. I seldom give reviews, but here goes. We have lived at Churchill Meadows for over 15 years. I do need to say that for the last 3 years or so I have felt so much safer and content. I had a personal tradegy last year and the management has been so incredibly accommodating and kind. Denise *manager* and I talked about leasing and I decided to go that route. I honestly cant see myself living anywhere else. I Love my little home and I have great neighbours that look out for eachother. I feel truly Blessed to be in a place that I am so comfortable.

The reviews mentioning Kelle are referring to old managers who have been replaced. The new management is fabulous and the park is, thanks to them, much better. I recommend it to anyone.Since Denise came on in April 2016 this park has improved remarkably. everything is up to Oregon legal requirements and safety rules and the lots and homes look much better. Everyone is working with management to improve things here. An occasional resident who is failing to follow park rules will attempt to retaliate against Denise but both she and the corporation work with that resident to deal with the problem and bring things under control. It must be frustrating for some who were allowed to get away with breaking the park rules by the previous manager, but with the rules firmly in place things are improving. I recommend this park to anyone wishing for a nice quiet place to live.

Worst place to live ever. Dont move in here. The management has been oppressive and controlling on a host of issues. We have gotten so many warning letters that Im afraid to open the mailbox; its quite ridiculous. I only check the mail once a week now because the stress is just too much. So inevitably I miss notices that are time sensitive, causing more warning letters and threats of fines, whuch range from: grass needs mowing if a few inches long; weeds need pulling right away; our shed must be moved 6 feet away from our house; stop using power tools in the front yard where I had set up a table with lights to work in the early evenings- we had to move our table to the side of the house and take down our party lights; utility trailer not allowed to be parked on the street; dog must be on a leash at all times; dog not allowed to bark; dog kennel must be taken down, resulting in the dog ruining every carpet of our home while we were at work, causing thousands in renovations; our carport must be cleaner; cat attacked another residents dog, cat must be controlled (this is real folks, lol...nevermind that the dog was aggressive and jumped at my cat!) kids must be attended by a parent at all times, no matter their age (our 6 kids grew up here during the 17 years weve been a resident); we received a notice that our boys were not allowed to get their ball when it went in the neighbors yard; the kids were not allowed to horseplay (not sure what that meant) in the pool (Kelle would run over and yell at my kids and demand that we keep them under control or we wouldnt be able to use the pool, publicly shaming my husband. This happened twice early on in our residency and after that my husband refused to swim with us because he didnt want a confrontation with Kelle. So 12 or more years of missed family pool time together because of the extreme management has been really hard to handle. Oone of my boys did a flip into the pool, and we didnt know flipping wasnt allowed, as the rules didnt state that. Kelle came over, screaming at my son that he wasnt allowed to dive into the 9 foot pool, and my son said I wasnt diving, I did a flip and so they put up a new sign as a result that said NO DIVING OR FLIPPING its like we cant win no matter what we do. I wasnt allowed to put plants in my yard without being approved, yet all of my proposed plans were rejected! They wanted an inspection first, which they appointed without checking with my schedule first, so I wasnt there for the inspection. I called and got the runaround for a while, then we finally connected and the inspection resulted in another big clean up of the yard & hiding storage containers but they regional managers didnt object to my home business. My proposed planting plans were never approved, since the regional managers never followed up. Weve gotten notices that my carport had too much stuff in it and I explained that I have a home based business making succulent gardens that I sell at market and the excess plants are my inventory. I use the money to pay the rent. Every time I received a notice I cleaned up & consolidated the carport as much as I could. This latest notice demanded that I clear the entire carport, that I was breaking the residential zoning by having a home based business. Which wasnt true. Also they want us to park both our vehicles in the driveway, which is quite perplexing. Several residents have 4 cars, and everyone parks their cars on the street; its too difficult to have to move both cars if the one in front needs to get out, and on a daily basis! The driveways are too narrow to get in and out of the car if it were parked inside the carport. But as much as wed like to leave, we cant rent out our home; we have to sell it. We heard from other former residents that they had 3 different potential buyers and each one was rejected by the management, and when they turned over the mobile home to the park the management found a buyer immediately. What a headache; wish wed never moved our hime here :( :( :(
