This place is a complete dump and management is the worst we have ever had. She never responds to emails or phone calls and the corporate office doesnt act either. Lot rent is high and there are no services provided, such as tree trimming or taking care of their own grounds within the interior of the park. Youre better off looking somewhere else.

Ive only been here a month. So far Im not super impressed with management. They dont return calls (forget them actually answering the phone) or emails. The next door neighbors are renovating and hammer until early morning even tho the park is supposed to have a noise ordinance. Our lot is nice but Ive seen kids vandalizing the public grounds (one was beating the rails of the bridge with a hammer). I hope it gets better as we are purchasing our home, not renting, from an individual and we plan to stay a while.

The people in the office never answer the phone, they never return any calls. They don’t fix anything we have a list of problems that we have told them and put work orders in a year to two years ago and still have not been fixed. I almost forgot some of the lots have black mold.. they need new management bad

We sold our home almost a year ago and got charged for lot rent today...they said I had to go through the bank to get the payment reversed because they couldn’t reverse it themselves. How is it they can double dip on lot rent but can find a way to refund your money. Also we sold our home through a loan assumption and my husband if we needed to sign anything or a receipt to prove the home was no longer in our name and they said no. Now almost a year later we’re finding out the people are living in our home and never completed all of the paperwork so if they don’t pay they want to try and hold us responsible? Also this place is a joke, they’ll try to fine you for your grass but the neighbors hadn’t cut it all summer long and they never enforced it for them. The pool is never open for more than a couple of days then closed for a month because they can’t seem to maintain it. The manager is nice but hard to get ahold of and does nice things for the kids on the community, but unfortunately gives too much power/responsibilities to some of the office staff.

I have purchased a mobile home from hickory creek and it has been nothing but problems. There is absolutely no communication with the office. They never return calls or emails. The monthly rent has not been correctly billed and they will not respond to any questions.Worst mistake I have ever made trusting this group.Stay clear and save your money and time .

Located next to the actual Hickory creek water way into lake Lewisville. A well taken care of community, nestled beneath beautiful native oak trees.

The trailers home are very big and spacious, i think its bigger than my house in chicago .

I moved in back in 2014. And Ive stayed for 3 years. Hands down worst place to live. There always short staffed on maintenance guys. So there for if you ask for something to be fixed it either takes at least a month for them to get to you or it just doesnt get done. The trailer they rented to me is filled with leaks from when it rains. Im constantly having to put in work orders to try to get it fixed. And each time I either have to keep bugging them to finally get it done about a month later. Or they tell me they changed the way there doing the paperwork for the work order so I have to put in another one. If your a young adult they will take advantage of you by over charging you for water, and nit picking the appearance of the trailer and charge you for them fixing whatever the problem is. If your vehicle is touching the curb or too far from the curb they will tow it. I had a shower leak that took them about a month to fix and because it was left unfixed for so long it caused black mold to grow on the inside of the wall all the way to the outside of the wall. And when I told them about it all they did was come out with a bottle of bleach and wipe it off the outside of the wall. Ive have the same fart fans fixed at least 6 times due to them leaking when it rains. And due to me not always being home to put something down to catch the water. The wall started to rot and caved in, and Ive tried to get it fix but they never came out. Now that Im moving out there trying to charge me for the stuff they never took care of. And fix the damage caused from the things that they either never fixed or took to long to come out and fix. DONT MOVE HERE

We got put into one of the smallest lots they have extremely over priced, they get super picky about your lawn being mowed, the places themselves are mainly dumps they dont take care of anything the fridge that was already here is waaaaaay overdue for an upgrade I can handle an old fridge but when its constantly getting ice build up and nothing stays cold? No thank you, this place doesnt seem to care about its renters if I was you steer clear been living here for 2 years and its awful about to move into a place twice the size with only a small difference in pay unless your desperate (even then I still wouldnt move here) keep looking new apartments are popping up all over Im sure youll get way more for your money somewhere not here, and apparently based off these reviews Im not the only one, I hope this place gets new management or something.

Ive lived here for approximately 5 years. I live here bc I was trapped in a dead end job and it is one of the cheaper options. Houses are decent. They seem to be trying to slowly update them all, they have been the whole time Ive lived here. It is close to many things. These are the only positives I can come up with. There were problems from day one. We came and picked out a trailer we liked. We thought for sure wed be moving into that one, but they called to say they didnt want to rent that one anymore, they decided to see it. So we came back and picked another one. Not that big of a deal, its their right to sell instead of rent. But then the walk-through of the trailer. It was supposedly new, only lived in 3 months, but the place was filthy. The paint repair showed, there are literal spots on my wall from them just lazily painting here and there without either paint matching or just fully painting the walls. There were already damages in the floor, little cuts here and there. The soffits on the outside had missing areas, which has everything to do with energy efficiency and keeps critters from moving in. The faucets must of been cleaned improperly by the previous renters bc the finish was destroyed. These are only some of the things we noticed and reported. All of the above is still as we found it, except the filthy lol. Not only did they not fix those things, but we had a firm move in date, which they called and said if we did not move in sooner they would rent it to someone else. Yes we had a deposit on it. This caused us to have to pay for two places for a month bc we wouldnt break our lease with our last place. Then on move in day no one had changed the locks, and no one was available. Finally after waiting for five hours and paying extra to our mover, maintenance brought the door kits and we had to change them ourself. We were completely locked out during all that time.Now to mention more problems that have happened as time has gone on. Took almost two years for them to get my ceiling light to work, I had a dark living room for two years using lamps bc they didnt want to fix the light. Turned out to be a simple fix too. Never fixed the soffits, so ended up with water damage in windowsills and baseboards. They still havent checked for mold or fixed the damage, but they did seal the outside of the windows. Gold Key Service is supposed to be at regular intervals, but actually its just when they remember to do it, and its abused. There was a peeping tom who had victimized my young daughter, and for her protection we stopped allowing maintenance to just stop in with no warning and without someone there to supervise. Well one maintenance man who decided he was king of all became abusive to myself and my husband demanding he be let in whenever he wanted and said he was allowed. (Look it up, they are allowed in but there are guidelines) This problem went on for a long time 2 or 3 years. I simply asked he no longer be allowed near me or my husband bc of his threats and actions, and it isnt like there arent other maintenance men. Instead he was the ONLY one sent to us, even when the other maint men were on the opposite side of street and easily couldve come over instead of him. I think it was done on purpose and found funny by office staff.I had an outside table we moved in with. They had corporate coming through and sent out the notices that they send when maintenance comes out, saying everything had to be cleaned up. I keep my outside neat and clean. They illegally took my outside table saying it was against the rules when it was not in disrepair and was allowed. A house on the street parallel to mine didnt lose any of their belongings, and by belongings I mean the different colored and types of outside tables and chairs all junked all in front of their house. I requested my table back and they ignored me and threw it out. It had been a gift from my father that passed the month before.Yard care. Payments being lost, much more but out of characters. Do not move here

Worked here as maintenance for about a month through a temp service. Staff and property management are exceptional and caring, yet firm with policy for the greater good of the community. For a mobile home park, rather exceptional.

I personally love it here you can do so much sports and swim they do different events that are so fun

We moved our family in about 4 years ago, before YES! bought the property. Thank God they did. Before, there was No management worth anything. There were drug deals on the streets and a general feeling of not being completely safe. Yes! came in, and all that stopped, at least where we live. It is quiet, calm, and peaceful. People actually have a sense of community that was not here before. No place is perfect, but we now have a functional pool, nice courts, a useable playground, and streets are getting repaired. They are attentive to our needs, and I have found that they really do care about our property. Our neighbors around us feel the same way. I am glad that this place has turned into a place that we can feel pride in living in, and safe as well.

They say my water bill was $100 but when i went to look at the meter, completely different. They said 153629, but was 152681. How can you miss read that???? Been here since 2002. May rethink about a move.

Its very difficult to navigate your way through here based on the numbering system. Whoever designed that system was on something at the time.

I live nearby and while on a long run stopped to ask if I could refill my water. The maintenance man was happy to give me a bottle of water and I was back on my way. Its little things like this that make a difference. Thank you!

What is there that I can say. Would not suggest living here. Management is selective on what policies they will and wont enforce. Seem to harass owners more than the renters. They want everything to look good but safety is not a high priority. If you have kids, seek other housing for their safety.

Dangerous roads, very unfriendly office staff

Have not even moved in here yet and already having issues with them. Very unprofessional and ignores your calls for days. Already missed out on 2 mobile homes already and we missed out on another community because Hickory Creeks had promised us a place and my fiance is about to have our baby and we informed them on how we needed to move in before the 19th of May but they ignored our calls and our voicemail messages and when we finally called back to see about putting a deposit down and got told it was already given to someone else that put a deposit down already. So we got put back on the back burner for two different places based on other people had put in a deposit down but if we were already told we were approved i thought it was first come first serve. So we went ahead and contacted Corporate and they did not agree with how we were being strung around and that different properties are managed differently in the Yes communities. So Corporate has been very helpful for us. Hickory creeks is one of the properties that we will no longer give a chance. We have been back and forth with them for 2 weeks and we were very patient and understanding with them and qualified for everything so now we are fed up. If they are giving us this much problems BEFORE moving in then i can only imagine how it would be if had moved in. You may have a better experience than we did but we are informing our experience and we involved corporate on it as well.

This place was new to us the service was great the food was even better.

I would give zero stars if I could. Horrible place they love to call the tow truck and have your vehicle towed and than deny that they had your vehicle towed. They say no satellite dishes are allows but 10+ people have satellite dishes. They only pick on certain people and are very rude!!!! We lived there for two years and wouldn’t buy the trailer house, so they had our truck towed and did some other things. STAY AS FAR AWAY FROM THIS PLACE AS YOU CAN!!!!

Although corporate is hard to get in contact of! We finally got in contact with them because we have not even got into a place yet and they are already stringing us around on the back burner. Property manager picks favorites of his own staff and doesnt care for the residents or people trying to move in. We got approved and was told they will find us a place and they knew when we needed to be moved in and what we were looking for and I have a baby in the way! They fight over commission and ignore our calls for days on in when we wanted to put a deposit down and they tell us the property is not ready yet but when they finally answer our call, they tell us somebody already put down a deposit! Are you serious!? How do they get away with this!? I am pregnant about to have him any Time now and they know that and they Also know when our lease is up for our apts and that we have a time period on when do move in or we will be homeless with a new born!!! We literally turned down other communities because HICKORY CREEKS assured us that they will get us in a place!!!!! We have been back and forth with them for 2 weeks!!!!! And all of the sudden they took us off the board! We have even went in person! They just jerk us around! I am at the point now if they decide to last minute give us a place, I will RUDLY decline because if they are giving us a hard time already before moving in I can most certainly imagine what they will give us if we did move in! Also! If you put an app in on a place first and they have a friend, relative that wants it, they will put it on hold for them and lie to you by stating somebody already put a deposits down when in reality it didnt happen. Way too many unprofessional staff there incliding the property manger. Its ridiculous. I will go in there in person myself and tell them every thing I am saying on here!!! I will goto higher authorities as Well! I will put this viral!!! I am about to have my baby and I do not need this stress! I am on edge! No wonder they have a lot of vacancy places because people do not want to tolerate the way they manage everything!

This is not a Community. The Mgmt doesnt care about the residents. This is nothing more than a trailer park for temporary living until you the real place you want to live. Amenities for all do not exist, cant use the pool most of the time because its closed or filthy. But still get rent increases every year and get nothing in return except them dictating what you can and cant do. Heaven forbid you want to sit and enjoy your back yard. They just want you to pay your rent and stay out of sight. Even you kids cant have their outside toys without wallpaper being posted on your door! They send out the gustapo to remove your belongings if they dont like it. Don t move here if you can avoid it!

We had allot of struggles to begin with. Mostly in way of maintenance up keep and them closing out tickets on issues that werent resolved. Overall, decent. Our neighbors are friendly, the community is lovely, our rent is decent, and were pleased with the area; its Denton thats made it a safe place to be. I do admit to hearing of drug sells; Only because our neighbors are always watching out for one another...somewhat of a neighborhood watch in effect. I know there are things happening here that shouldnt be but its like anything else in life...You look for bad your going to find it...You look for the good your going to find it. I am ok with living here. Were not in any hurry to leave. I do think they could improve some of there policies. Mostly when it comes to safety. We have teenagers and I dont want people trying to seek them out for a sale.

Examples, turning off water to the whole trailer park, towing vehicles, when they really decide yes communities is going to do there GOLD KEY SERVICE ( Joke! ).Secondly, you can never get into contact with anyone from Yes Communities. This is including Coporate office or your local community that you might be thinking to move into... You cannot even call anyone at the corporate office to file a complaint. Their website does not even have contact number.. WOW! This shows you they do not care about your renters or buyers of your communities.. Yes! Their local sites do have a contact number. It is a flip of a coin if the local sites manager, and or employees really decide to answer the phone or decide to call you back.Now, as far as I can tell maintaince crews they seem to be on the ball about fixing trailers or hire someone to fix them.. Even getting things fixed like a water heater, or toilet they get it fixed same day or next day depending on severity.Last but not least mowing my own lawn. Ok I could see this being a problem in long term neglect. The communities grounds are well kept. They even do the whole community once a summer. Lets get real for a second. Make me pick up my own leaves this is some b.s. Get rid of the trees if your people do not want to deal with leaves. Plus if you live near a fence line/ tree line that stuff has been there since before I started renting (2 foot deep of leaves)...wild life issues are also another issue.. Raccoons are constantly in the trash.. I fixed my own problem with this issue. THANKS TO THE CREATOR OF BUNGEE CORDS. I am so tired of having to pick up other peoples trash in my yard. There also need to be a second play ground. Tired of all these kids leaving trash and playing in the street near where I live.

This Place is AMAZING! The girls in the Office are very nice and know thier stuff!! The maintence men are so helpfull!! I would highly recommend this place to everyone!! I love it here!!!! If you can live somewhere else...do that. I moved here as a temp thing and honestly thinking bout leaving sooner then planned. The staff is rude. They nit pick at every little thing from a window blind with only one broke blade to the grass to even making me take down a safety childs gate on my porch for when my younger siblings are visiting. Even after i was told it was okay. Plus they are rasing the lot rent again. And dont even think about letting your family park in the street in front of your house. The staff loves to call the tow truck. Trust me an apartment would probably treat you better. There are a lot of apartments in denton that are running the same price as the new lot rent. Base rent is going up to $500 not including house payment/rent or any bills. Thats just the lot rent. The only reason i stay for now is because its close to christmas so money is running tight.

This place suck and I would advise anyone who want a great place to live not to move here as I live here now and cant wait til my lease is up to move. The management is the all time worse. They never do what they say, they complain about everything from flower beds and grass while threating u with pictures cuz your grass is to high smh. The maintenance suck it takes days to ever get anything fixed and thats if they remember to come fix it at all plus are super rude in the front office over simple questions. Again I strongly advise not to move here trust me u will be harassed by mangment and will have no privacy due to people just randomly coming into your home smh. Plus the traffic around the place is horrible from 3pm til 6pm due to only one way in and one way out. Wish I could give negative stars

Lived here as owner over 5 years. Horrible experience. Wild west on weekends. I was ignored when I reported drugs and fighting. Finally being constantly discriminated against convinced us to leave. YES communities is the worst. Depending on your race, you can get away with anything. Or be constantly threatened with fines of 100s of dollars if something isnt done in 48 hours!! They are trying to run off owners because more $$$$ from renting. Final straw was when they said we all, even owners, had to paint our porches dark brown all to match and had to buy paint from them for $90.00. My porch was painted to match trim on house. Dark brown would have been ugly. And shows dirt and dust. You do not want to put an owned home here. You will be trapped.
