Great location, right across the street from the beach. Walking distance to downtown with plenty of shops and restaurants....Been staying there with my family for years now. We absolutely LOVE Beachwalk Villas. Michael is awesome and so hospitable. Beachwalk Villas is our families home away from home.

This place was great for our needs. The location is unbeatable. A block or two from Carlsbad Village (which is awesome), literally 100 yards to the ocean! The condo itself was remodeled recently and very clean. There are laundry facilities and ice machine access. Staff was very accommodating to us.

The location is awesome and the floor layout is very spacious. We rented unit 5 and I would highly recommend it if you have enough people. The beds are okay. The blinds need improvement though. The sun is very bright in the morning and its hard to sleep with it coming in. Make sure to pack a sleeping mask if you want to sleep in. Laundry room on-site, bring quarters if you need to use it. Theres a shower by the pool to rinse off after the beach. Theres no AC but its by the beach and the fans work just fine.

We had a party of 20 stay here and we all were satisfied with our villas. We stayed in villa 5 which accommodated 9 of us perfectly. The rooms are well taken care of, beds are comfy, kitchen had pretty much what we needed. The view from balcony is perfect morning or afternoon. The only thing needed in our bedroom was better blinds or black out curtains since a lot of light comes in the morning. And hall bathroom shower had very low pressure. Cleaning crew is also awesome. Anything we needed while they were there they accommodated as they could. But beach is steps away, pool is clean and shower is right next to it to clean off. We will definitely be back.

We stay in a one bedroom unit, which was perfect for my two young kids and myself. The unit was clean was it in extremely close walking distance to the beach, shops and restaurants. This made getting around very convenient. The property manager was friendly had excellent customer service. Our family had a great experience and we would stay here again.

The place was delappetated, flooring was coming up, screen door was ripped.No manager on duty to complain to.The biggest waste of money.

On quiet street, beside public beach parking (not a big impact ie noise or traffic) public beach access within half block. short easy walking distance to carlsbad village restaurants and shops. bed was super comfortable. Mike was terrific!

Very nice and convenient beacause its right next to the ocean and there are plenty of places to eat at around the area, the only problem was there was no ceiling fan in the bedrooms so it was a little warm.

Michael was fantastic to work with! I was on the fence about making the reservation because it was a little over budget, but with his help, kindness, and above-and-beyond hospitality I knew that the extra $$ would be well spent! He confirmed for me that we would be in good hands during our stay and thats whats most important! Thank you, Michael!!

When in Carlsbad, there is no other place to stay.

We tried to book a stay there through hotels.com. Everything went through, however, they decided for some weird reason to cancel our reservation. When we called just a few minutes later - they already gave it to somebody else. Completely ruined our travel plans!

We love this place! Excellent location and view of the ocean with 2 wineries and several restaurants within walking distance! Michael is wonderful. We had an issue with the TV not working & he called immediately to try & fix it over the phone since my husband really wanted to watch some of the golf tournament. When the TV couldnt be fixed immediately, he allowed us to use the one next door and moved us into a bigger unit when one was available. We were celebrating my birthday so Michael went above and beyond to make our stay an excellent one, as always. This is our 4th time staying there and we will definitely be back. Thank you Michael. You are awesome!!

Great location and great management! The villa was a 2 bedroom 2 bath. A small balcony but serviceable. Very clean. The only issue is that the beds make quite a bit of noise when you toss and turn...enough to wake me up throughout the night. Plenty of storage, clean fridge and cabinets. Flooring was immaculate and the decor was very nice. We love the fact that it is so close to the beach and restaurants. If it wasnt for the squeaky beds, this is a five star easily.

If I could rate this lower than one star I would. Our family has rented the same unit (the largest with the best view) two years in a row for Christmas. The refrigerator was broken upon arrival and never fixed or really acknowledged as an issue. Instead we had to walk to the unit across the hall to use theirs. However they also rented that unit without notifying either tenet. The safe was broken from the year before. The same blinds with broken from the year before. The grill had no propane. The kitchen was spartan. The couch was worn and very uncomfortable. The kitchen chairs didn’t match and were metal and unbearable to sit in. The management was not only unresponsive but indifferent to our issues.

Perfect room overlooking the ocean. You literally park your vehicle during the stay, as everything is in walking distance. From the sandy beaches, to long walks on the beach to every type of restaurant to find your breakfast, lunch and dinner.And lets not forget the great customer service you receive while planning and during the vacation.We will for sure be returning. Thanks again Michael and everyone else.

Very excited for this trip! A large group of us (with several families) recently booked our vacation for next summer and had great experience working with Michael! He was so helpful and patient with so many of us trying to call in, organize & book the villas. We have heard nothing but good things about these Villas, cant wait. We all have kids but also wanted our own rooms, these Villas were a perfect accommodation and right on the beach!

Nice stay a stones throw from the water... Room was small but I knew it would be, and despite its size it had everything we needed. It was clean and comfortable.

Very friendly staff and clean comfortable rooms. And the view is spectacular.

Initially had Unit 10 but it was not big enough and not enough space for us.... no view, no windows. We also had an issue with the bed, and the toilet not being bolted down. We upgrade it to unit 6 and from there on our visit was fantastic.

We stayed in unit 2. Place was maintained well. Very spacious and roomy. Had one minor maintenance issue but it was fixed in less than 24 hours. Internet is slow but we werent here to stay connected but instead getaway. Location is perfect. Walking distance to a variety of restaurants and shopping. Best of all the public beach access is directly in front of you with volleyball courts also. Beds were a little firm for me but Im picky. Balcony is narrow but long and you could still see the ocean. Overall a great place to stay and already booked our trip for next year!

We are regulars and stay here for one week every summer. The price is reasonable , great location, within walking distance to beach, shopping, restaurants. Michael and his team give top notch service to us and all guests . We feel like family when we arrive every year, welcomed with a hug and can feel his gratitude that we continue to stay each summer. Weve stayed in units 1 and 6. Both are great. I would recommend this vacation home to anyone and would honestly not want to stay anywhere else for my vacation. Great job, Michael! Visited in March 2014, May 2015, May 2016 and June 2019. Property is beautiful and 5 min walk to put your toes in the ocean. Management is very friendly and accommodating. Full kitchen and grills so we were able to eat home cooked meals sitting on the balcony feeling the ocean breeze and watching the sunset. I will definitely return. Legoland is about 5 miles away. SeaWorld is about 25 miles away. Mostly freeway so not a bad drive. Lots of shops and restaurants within walking distance. This is for sure my favorite vacation spot in Southern California without a doubt. Michael is great to work with.

We scheduled an online reservation for this condo and a week later were informed our reservation would not be honored by email. The reason was because they received a reservation over the phone... Only after complaining did the manager offer to help find other accommodations. So, not much help. The professional way to handle this would have been with a phone call and other rooms/rates ready when the phone call was made. These looked wonderful and many things had to happen to make this vacation happen for my family. We are staying at a nearby condo with one less bathroom and for $500 more. Be wary, they can cancel on you at anytime but you would owe a 30% cancellation fee. We were not offered anything for our inconvenience or added expense.

Mr. Winsett we stay in unit 8 very nice and clean couldnt ask for anything better. The kids love that the pool was right outside the door it was like it was just for them,and dont forget the Ocean View off the balcony is amazing.

Cheaply updated 80s feel. The location is fantastic! To sum it up, facility is a 3, location is a 5.

It was a great vacation! Beach was only 1 minute away! Restaurants are 5 minutes away walking distance. No AC in the living room, only in the bedroom. Wifi was not that great, kids had to login back every 5 mins, due to lost signal during school hours.

Paid the lower rate for the room so no ocean view BUT the room was great! And we had a small patio with a bbq and if I wanted to see the ocean, it was a 30 yard walk there! Cool air day and night. The staff were so nice and courteous. Definitely going back and probably real soon!

Great place with a ton of wonderful features. We really wanted a room with a kitchenette and this FAR exceeded that. Perfect for balancing our own meals with visiting restaurants in town. Great location as well. Only challenge was the size and usability of the bathroom. A bit awkward and small. But easily overcome and the rest of the room and location more than made up for it. Thanks!

Thank you for a wonderful stay. My communication with Mike the owner was excellent, and he was so very kind on our arrival, even offering to help with my mom. The unit was beautiful but because of the stairs my mother couldnt enjoy the whole house, however her room was so big and comfortable, and the beach so close she was very content. Thank you hotels.com and Mike from Beach Villas. The tub in the down stairs bath to high. The pool needs vaccumed But a 10 for everything else

Very comfortable apartment with amazing sea view. Just steps from the beach.Bedrooms were super comfortable. Only thing was we couldnt get rhe TVs to work in any room so that was the only downside.The fire was a great way to make smores woth the family.

Beautiful beachy decor and fabulous location. Felt very home-like and private. Appeared very clean but not sure if it was sanitized. My only complaint is the very firm bed and the hard floors. I prefer carpet, as I do not wear shoes in the house. The free parking is a real plus. It was really nice to stay in a condo rather than a noisy hotel.

Overall the accommodations were great. The place was well taken care of, spacious and comfortable. The two downsides were some of the dishes in the cabinets were dirty and the family above us had little kids running around until midnight, which was easily heard through the ceiling. Luckily I had earplugs. The location is wonderful, so close to beach, coffee shops, restaurants, etc.

Solo traveler, perfect space. No air conditioning, not that I needed it. View from room is fantastic. Reccomend this property
