This line of trailer parks is a joke!!! They want to come tear up my yard with their lawn mowers and then charge me when I just mowed the day before but didn’t go and mow the neighbors that have longer grass? I’m so confused. These new owners want to take every little bit of money they can from people and then try to take them to court with papers that don’t even line up with the right dates. If I had the extra money to move I definitely would be out in a flash. But don’t worry because that day will come soon. Oh and I hope they enjoy getting served with papers just as much as they love to serve other families. If you can avoid this place it would be highly recommended.

Stay away far away. Only guarantees you get moving here are, 1. Monthly water main breaks, if not more then 1 in the same month, 2. Lot rent raised every year, 3. Wrong way drivers, 4. Republic waste removal (if they feel like running). The people working in the office are kind & helpful. BUT SUN HOMES ROFLMAO they need to close shop all they care about is your money not fixing this park.UPDATE.. 12/19/19So 4 days before christmas eve & guess what another water main break ironic part is its in the same spot it broke back in Oct & we went without water for 3 days back then. So since Aug 2019 this park has now had 6 water main breaks.

It was nice here sold something to someone I had on fb Marketplace, they were kind. The place is bigger than youd expect and diverse.

Ill give it 5 stars wen neighbors stay out of my buisness and the office stops picking on me and my wife for silly stuff. Like how we cant put our fire pit in the middle of the yard but yet others can. We have 5 kids and are expected to pick up everything they play with, including my babies play house, and put it on the side of the house but no one elses stuff is.

If you get home problems they take 6 months to get fixed if they even do that manager wont deal with you she trys to avoid you buy been going on over a year still mold problem well gloves coming off lawyer can deal with sunhomes because im done dealing with this...... All they woried about is you trying buy there problems because they dont want to fix nothing

Cantons Projects!You can pay you rent, and if your water bill, is behind, which they attach to the rent, that evil manager, and her sidekicks in the office, will try to evict people! The water bill, which is way too high, should be SEPARATE from rent! The judge in a courtroom would agree, if your rent is paid, thats the important issue, during a pandemic!

Management is really bad ,petty nosy neighbors ,cops are here about every day multiple times, rent is astronomical for the neighborhood and supposed upkeep that never occurs from maintenance. People are scared to park here even by the office for stealing or such. Go elsewhere.

Currently living here on year four we rent, have had nothing but problems!!! Management has changed three times and the whole staff has changed. This place is pure trash at it’s finest. We have had mold problems, leak problems, and neighbors next to us who weren’t supposed to be there. One of the issues was resolved the neighbors but as to the leak, household issues and mold not so much. If and when you call the office you will be lucky if you get ahold of someone and if and when they decide to return your calls it takes days to get problems resolved even months! Nothing but false promises!! Channel 2 news is going to have fun reporting this story! We have all the pictures and proof!

This place used to be nice. It has completely turned into a dump. Management is new and the worst by far. They try to dictate any and everything you do! You cant even live normal life here comfortably. They are infested with Rats and dont do anything about it.

Never move their pictures do not give either on of those places credit. Every trailer is close together and the rent will go up every year the staff dont know how to do their jobs the maintenance workers are a joke and dont know how to do nothing they dont plow the streets so good luck in the winter no parking and the pool is NEVER clean

I used to live at this park. It’s in a great location because it was right down from my job. Neighbors are really nosy at least the ones I lived by. If the lot rent didn’t go up 40 dollars every year I’d still be there. Sometimes you can ask them to go up 10 or 20 dollars and they will do that. But this last time they wouldn’t so I ended moving. I never really noticed a lot of cops coming in. But to me that’s good to see them driving through. The parking is marked with your number but visitors don’t care and park in your spot anyways. And you have to shovel you parking spots. Because they won’t do it. Unless you ask the maintenance guy and at times he does plow it. Their has been a few times I shoveled my spots and my neighbors would park in those spots and I’d have no spot when I came back from work.

Absolutely love this place. Would recommend to anyone. Very clean, safe place. Well patrolled by canton police. Very awesome park staff and management!

We have been here for over a year and we love our home. We love the community. It is quiet and friendly.Side Note: We do not, however, like the countless people that blast their music at all hours of the night in the neighborhood we are backed up to, Sherwood Village. The police nor the management controls Sherwood and for lack of better words, it sucks. It wouldnt matter as much if I did not have a small child that has been woken up before from the noise :(

The pool is NEVER open during the hours posted, streets never get plowed or salted in the winter, pot holes everywhere, everything is flooded. Yall raise lot rent EVERY YEAR but do NOTHING to maintain this place. The staff has the biggest turnover I have ever seen in my life which is probably why noone can run this place. What a mess.

Number one. My yard has been flooded because the two water main breaks in the last 2 years. My yard has been torn up and this last water main break on Memorial Day 2019 I called because water was gushing out into my yard I called the emergency line and no one came I had to call corporate and then they finally came in 2 days later they shut off the water now my whole yard is a mess. Ive been trying to get them to do something so I can get my mower out of my shed and nothing has been done no one wants to answer their phone are fixer problem they tore up my starting now animals are going underneath my trailer and I cant even have an air conditioner company come out because they refuse to deal with all the mess in the water underneath Im here with no air conditioning in this hot box and Im so fed up with this please do not ever consider coming in here because they are a poor excuse of a company.

Love LOVE LOVE it here!! We kicked back and forth between getting an apartment or moving here. Hands down moving here was the best choice! ZERO REGRETS!... Not to mention the staff absolutely ROCK! Visited and will potentially rent. Units were very close together, but they were nice and clean and staff was nice.

If I could give it less than 1 * I would. I would give it a negative Stars. If youre approached to cut some sort of deal on your lease get it in writing, OR DO NOT MAKE A DEAL! They wont honor it! Itll get you evicted or cost you a ton of money! Driveways been bad for 2 years still not fixed, requested fix 4x. Better than a apartment, more space and privacy, no honor though.

Terrible experience living here. The office never returns a phone call, they do not do a single thing they say they are going to do, they cant keep help in the office, there are stray cats running all over and living under homes including ours since we moved here in March, they RIP you off nickle and diming you to death, put things in writing they dont live up to, our street Is nothing but huge pot holes, it smells like sewer throughout the whole park, our cars have been messed with, the neighbors play loud music all hours of the night, they have workers that dont clean up their mess and tear up your yard with their heavy equipment and say they will take care of it and dont. Its ridiculous to pay good money to live in this cesspool. Word of advice but a piece of property, buy a mobile home and put it on property. You wont have to pay lot rent and it will not cost you near as much as living in one of these places. Better yet buy a real house.

I would really would love to sit in my yard oh but I cant because my yard is always under water so much water my shed floor has to be replaced. Can somebody fix that ?

Management decent, clean neighborhood. Yes snow removal can be a hassle when you get plowed in and have to leave for work or groceries but there arent a lot of optimal areas to push it to. I would like to see better attention to ice build up because of it. Its one thing to drive in slush. but a sheet of ice is almost impossible for any driver.

To be able to write a reveiw it needed a star. That said I dont see why google does not have a negative option for places like this one.We live in a park where people fight over parking. The kids have no respect for anyones property. Ive had may truck scratched up and kicked my car has been used as a bench multiple times. My fiances car has been flooded because they refuse to fix the water drainage issues. So the water floods in the rain.The people around here have their kids going through everyones cars to see if they are locked. Recently mine and a few neighbors had their lawn equipment stolen out of their shed. Ive had my kids toys and wagon come up missing. A few instances where when loading groceries weve come out and the rest of them be gone.The cops are in here 3-4 times a day. Almost always because of drugs or destruction of property. 2 months ago i whitnessed 4 kids tearing the siding off of a trailer. When i contacted the office they had no idea what to do because they dont want their parents to lose their homes.The water bill here is high 40% on average than a normal water bill. When asked they give excuses but aometimes they say we made a mistake. Lot rent is way too high and just went up to 588. Making the average home in here roughly 1k a month to live here. They do show up when called to fix things ..we once had a guy show up at 10 pm and work on a hot water tank until almost 1 am while hammering on things while trying to keep my kids asleep.In the winter the streets flood and freeze all of the time. The water smells rancid(could be tbe drains) but it has the same smell when the water floods outside.So in all this is a fantastic place to live. Junkies laying in the road. Drunks walking through the street. Kids playing basketball that hit your car as you drive by. Parents that have kids stealing for them. People randomly destroying your property. Dont forget that sweet smell of rancid water and the ever so appealing site of trash from the dump.

Worst decision. In the begining things were fine, staff was friendly .... then after a few weeks things went down hill. the cops are in here daily. most of the time they are here more than once in a day..... the kids are terrible and rude. things keep getting stolen out of my yard. numerous occasions where some one has tried to break in. my cars have been messed with. its never ending . the kids run the park after 5pm the office does nothing to help. they ask you to call the cops. still nothing. rent is out rageous. terrible experience. Bens nice... but usually cant do anything to help if it occured after hours....

The car I use and my family uses got hit and they did nothing about they just said oh well put a speed bump on the turn. THREE! YEAH I SAID THREE MONTHS LATER THERE IS STILL NOTHING! NO SPEED BUMP! NO NOTHING!

I have lived in West point for 10 years. I can say Nicole is the best manager We have ever had. She has done so many great things in such a short time. She has the attention to detail. She cares about every ones safety. Debra who works in the office, she is very professional. After seeing so many managers come and go. It is a breath of fresh air to have the people from management all the way to the maintenance Walter is the best!!!!! Thank you for all you have done for our community. The movie nights have been great as well. Anytime you need anything done Ben goes over and beyond the call of duty to get it handled. Thanks guys!!!! You guys rock! Plus its nice to see all the riff raff! Go bye bye! LOL!

I must admit they REALLY HELPED ME OUT LAST WEEK BC MY WATER PIPES FROZE IN THIS WEATHER AND THEY STILL CAME THROUGH. This place is a scam! I lived here and was a great tenant, always paid my rent before the due date and never gave them any problems. Although they have quite a bit of crime and trashy people living thereOnce being there a year they kept pressuring me to buy. I thought about it long and hard and decided that is not what I wanted to do. Didnt make much sense financially. So after letting them know they started to put pressure on me and then when I kept saying no they told me I would have to buy the place or move out. I was furious because not once was this mentioned to me. So I found a place and when I let them know they wanted to tell me that I could move in another one of their homes. I was like no thanks. They wanted me to stay because they knew I would pay my rent but they use their tactics to try to get me to buy. I had had enough. I told them the house wouldnt be available until the 5th and I was told that would be fine and no worries. So I moved out, cleaned the place as I always have done my entire life. Gave them the keys and my new address. Never received a call or anything in the mail. They only required a small security deposit so I didnt bother with it because I had a water bill that was due anyways.So a year goes by and I get a notification on my credit report. Stating I owed them $1200.00. I was furious. I contacted the main corporation office and they were no help. Never returned a phone call even though I called them daily. Then I contacted the office where I lived. It took a lot of time and pushing them just to get a copy of the invoice. They charged me for stuff that was not even my damages. Let me say never have I ever had to pay anything after moving, never have I ever left the home in nothing but clean and good conditions. I even steamed cleaned the carpets. They tried to say that I damaged their blinds. When I moved in I bought all the blinds except the kitchen. How can you charge me damages for the blinds I bought. Then they said damage to these thin trim pieces. They are so cheap they kept falling off the wall which they never fixed or ever fixed my front door that the lock never worked. Then I had a leak before I moved out which was under the home and soaked the carpets and ruined my hutch. When they finally came to fix it they did not even get the water up.So now they want to charge me a months rent, damaged trim and a bathroom floor that sinks in which was like that when I moved in. I told her to pull the service records and my lease and they claim they cant find them. It was only a year ago. Then I found out they were charging me for more rent then what I actually was suppose to pay from the beginning. When I started putting everything together they stopped responding. They ruined my good credit!! But I will not give in. I am fighting this.Do not live here! They will lie and scam you. I only moved here because it was fast to get in and I was new to the area. Your property will get damaged, and stolen.Needless to say the people there are trashy, well most of them. When I took my kids to the pool we witnessed 4 physical altercations with adults. I seen kids get bullied and jumped. And a lot of drug problems out there and police are always out there. They had a manhunt out there one night and pedophiles live out there even when their not allowed to. Kids walk around with backpacks because they go around breaking into peoples homes. Think twice before you move out there. You will regret it.

Service is absolutely terrible and they tell you to buy a home so they dont have to fix anything the homes are so cheap in my frist weak of being their we already found a lot of problems dont live here keep looking and some of the people who workk here are extremly snobish they act nice to sell you the home than after that its like their whole new peron. the only thing they have for the kids to do is a swiming pool thats it. they promised us when we moved in so manythings they never delivered dont move here if u can go somewhere else dont buy your home its all a scam.

My experience with this park has been the experience from hell. From the rat infestation to the neighbors from hell to the inadequate parking and extremely slow response times.I am currently a resident at this park doing everything in my power to leave. I am currently purchasing my home and have tried my very best to take care of any isses that arise on my own. After hearing a scratching noise under my trailer I alerted the office personnel. I was informed that although the noise is coming from beneith the trailer, pest control is not their issue. I then called an exterminator. I was informed that there wasnt just a raccoon or something under my trailer but a rat infestation under my trailer and the surrounding 5 trailers. I was also informed that 1 of the 5 trailers had an issue with not cleaning up behind their dor and that rats can feed off the dog feces and survive. I was walked around my home and the home next door to be shown the multiple holes where the rats have burrowed under. The trailer is sitting on piers without a concrete slab or ventilation in the skirting causing moisture under my home (ideal living conditions for rats). Both the exterminator and myself alerted the office of the findings. Nicholes response was I have a hard time believing we have a rat issue because we have a cat issue. Ive never seen a cat near my lot and Ive spotted 1 in my 3 years of living there while exiting the park. In any case that was the wrong response. The proper response would have been to investigate the issue.I then reported the issue to the Wayne County Environmental Health Department. The park put a bait box near my trailer. At this point the rats are already getting in my home. Ive been working closely with the exterminator to clear inside and under my home but out efforts are lost by the issue being more than just with my home. I am unable to live in my home due to my phobia of mice/RATS and I am extremely unhappy with the continued lack of urgency to handle the problem. My last conversation with Nichole revolved around her telling me how she is from Hawii and they had rat issues so shed know if we had a problem. Problem is she hasnt taken the initiative to go and investigate the issue.Aside from the issue being gross and completely out of hand, The response of the park with this and any issue has been horrible. But you can rest assure ANY and EVERY fine or fee they can pin on you will be pinned and ON TIME! If you are thinking about renting or purchasing here, run like hell.
