I have nothing but good things to say about Arlington Valley Mobile park, and Laurie and Brian. I bought a trailer there 4 years age for my daughter to live in. They keep the place nice and clean. And when my daughter had a problem with a neighbor, they were right there immediately and took care of it. There is a beautiful, clean swimming pool. The location could not be better. Its just a few minutes from downtown, and I69.

Landlord was extremely nice,worked with us on move in fast Andy bed I within days of seeing our beautiful 2019 mobile home. The mobile home we are renting was clean and updated and was in excellent shape. The whole neighborhood has been updated with new trailers,decks and even a new pool opening June 1st. Couldnt have been more pleased to move into the park now.

My best friend has lived there for a long time. She seems to like it.

Update:I had to change my review from 2 to 1 star (and most of my Google review history is positive)I have recently had some very bad experiences here as well as some of my neighbors.My dog was second in four dog attacks to neighbors and neighbors pets. Dispite phone calls to management the dog was still allowed to stay in our neighborhood. My dog was attacked in January and the dog was finally taken after it attacked human two weeks ago (end of June). But I get it, they cant control everything that tenets do. My real complaint is how they treated me after.So my huge vet bill comes in, I tried calling management because of the finanical strain it caused my family, no call back. I just wanted to touch base and explain I was going to be late on my rent. Im a recent grad. I make a comfortable living but still paying college debt off. So I still have a hard time catching up on huge unexpected bills.So one week into being behind my family goes to the pool while Im working, and they kick my family out of the pool in front of everyone. My poor young (5 and 8 yr old) daughters were so embarrassed and confused.Then today I got a notice from management saying I need to call them immediately or I will get evicted.Im just so upset with the poor choices of the management allowing a dangerous animal in the community, allowing it to attack 4+ times, then discrimating against us at the pool in front of everyone, and not returning my calls so we could avoid issues to begin with.Previous review below.Oh, I have lived here for about 10 years. Management can be rude. Every year lot rent is raised sometimes twice a year. Recently multiple speed bumps were put in. They are hard on our car and SUV. SUV was bought in April and now needs new shocks and the front control arm has slipped.Charges for back ground checks during application but felons are still aloud to live here (No problem with felons but why charge if back ground is not taken seriously)

Take the over whelming police presence and the lawns that look like junkyards away maybe take care of the drug problem then I might say it was ok but over all its a bad place

The owners are making improvements to this place and it is getting newer mobile homes in place. Still does have some unsavory people living there but that is slowly changing.

Very poorly ran by the manager. Theyre rude and only nice to you if they like you and if you have alot of money and no matter how nice you are to them. If the office people doesnt like you they will do anything to get you kicked out of the park. Ive lived here for 20 years. They have no reason to kick me out but they are trying to kick me out. You will always find a needles in the park. I have to pick up needles up from the roads.

The only reason I give this 5 stars because my girlfriend lives here

Run down and unkempt. May be affordable but very little privacy. It doesnt feel like the safest neighborhood.

Jama bales was kind enough to allow us to stay in her trailer although unfortunately the leasing office agents were very unkind and extra greedy and asked us to leave. So I can’t say they are very humble , kind , loyal or trustworthy

The police are at this park several times a day, the crime is constant.

The only thing I can tell you about this location is I have a friend thats lived there for a good 20 years nice shady area pretty quiet its one of the last trailer parks thats actually a nice place to live

There are way to many drugs, the management is crooked and residents are less than honorable. An example of this is, my wife and I were purchasing a mobile home and we had an emergency which caused us to leave state for almost a month. During this time the management had removed us from the lot lease without notification after they had already received the rent, made our roommate the sole resident and even though I still had my key and documents stating that it was my home my former roommate called the police and told them that I had broke into the home. The officer called the property manager and she told them she hadnt met. My wife and I were taken to the Monroe County jail where we sat for three days and all because of Arlington Valley trailer court. The good news is my wife and I beat the felony charges and the case was dismissed.

I love it there the people are nice and the office personal is wonderful

Not all that trashy.. but quite a few non-tipping low-lifes there... all the delivery drivers I know dont want to deliver there, but there are some decent people there

If you live her stay friends with the managment, if you dont then no matter what you do there will be a target on you back to get you out. Doesnt matter if you broke rules or not. They love to evict and take people to court. When I lived there I seen people get kicked out for something that was easy to change but didnt care. If it wasnt changed ASAP you were out. If your good friends with the managment they you will know everything about what goes on in the neighborhood and you will be able to get away with just about anything. So if you like to kiss butt all day everyday this is a good place to live, just be warned if you mess up your gone no mater whay you do.

Enjoying decorating my yard. And meeting my neighbors. They are cleaning the trailer park up trying to get out the unwanted type of people here and make it a much better place. I have had no problems in here so far. Have had many compliments on the work I have been doing on my yard. My dad and I are happy here so far.

The lady at the front desk was very nice so where the gentleman that were working on the pool. Its quiet in there are a lot of trees so that makes the birds come out and sing beautiful songs.

Although they have been adding some new mobile homes on the front part of the property, the place is for the most part not near nice enough for the price of lot rent. Not to mention the fact that they will take advantage of anyone they can and they will try to take charge additional bs charges for anything they can.

-No one is ever in the office during Office hours.-Same rules dont apply to everyone.-Move in if you want harrassed by management constantly.

Lived here for 10 years. It used to be a good place to be, a good neighborhood; one where you can let your kid out to play and not have to worry. Now the new management is kicking people out because they dont like them, or they dont look good. This place is known for gang members to hang out, murders to occur- remains were found here once as well! (look it up). Youre wasting your time if you move here, youll regret it trust me.

The Trailer Hood mantace is great office people are great they have their rules. Most people that live here stay to them selves most of the time .....speed bumps are real pain

I lived in garden hill before Arlington valley, the old manager from A.V. is actually managing garden hill now and thats who caused a lot of the issues the new management is working hard to correct. Cleaning the place up would be a lot easier if our fellow community members worked as hard as the employees do. If you see something, say something. be considerate to everyone, go the speed limit (10 mph for those who keep forgetting) keep your yard tidy....and most importantly, dont let just anyone come into or around your home, and please know that everyone can tell who has the most in and out traffic, you arent sneaky, we see you....and so do the police.

Its great place to live the management is very nice and maintenece is very helpful can call anytime and they respond very quickly and get things done and done right! They have really worked hard to make the place look great!

The management really cares abt you and IF YOU GO TO THEM ABOUT BEING BEHIND THEY RRALLY WORK WITH YOU AS MUCH AS THEY CAN.I love living here.love how much management cares abt this community and continues to clean it up. I have never met someone to work as hard in a community as they have.

This trailer court is a joke. They dont care if youre struggling in anyway and they will look for any reason to get rid of you. Theyre kicking my family out because were a little behind on rent but weve been here for 11 years without any problems but new management comes along and theyre ready to get rid of a bunch of people theyre ivicting our neighbors too and rejecting payments from them. they tell your personal info to people that they shouldnt, I have a handicapped sibling and they do not care what so ever they gave us a week to move. Dont move here youre wasting your time.
