Home to some of the best friends/family Ive ever had. Park is very strict on some rules but could offer a bit of understanding for visitors. Love my friends to much to not try complying.

The water bill is never accurate! This place scams with the water. It is way too high for only 1 person living here. One month it was 172.30 the next 258.27 and the next 120.Please get your bills accurate as this does not make sense.Google this is for you as well. Please have an option for reviewers to put 0 stars. As 1 star for this place is also not accurate.I guess 1 star for having that tow company removed from this community. They towed soooo many people here even when we had proof that we had registered our vehicles. It is a shame that River Ridge allowed Reliant Towing to do business here. You all already get too much money for the water fees you charge.

Not sure if this is good or bad, but this property will take any excuse to give you a ticket, grass to tall, to many cars, not parked perfectly in your spot, trash cans not in the right spot, you house needs paint, your door looks ugly, etc.It’s like a zero tolerance property.

Avoid like the plague. Actually the plague might not be as bad compared to management and how things are run

Everything everyone is saying about management is more than accurate. The fact that someone is coming on to reply to comments saying stuff like “we strive for the higher standards” is a bold faced lie. They follow through with NOTHING. It is egregious and unethical that they would treat their residents like this. You should never be stuck in a situation where no one from management cares or will do anything other than charge you for stuff. They can’t seem to figure out how to do anything but they sure can figure out how to tow cars and charge any extra money they can. Corporate doesn’t care. Their now on their third regional manager since I’ve been here and they don’t care. They do, however, continue to raise the lot fee every year and I expect that they will continue to do that. Because of the location they will exploit every person who lives here for as much as they can get out of them. Be warned: if you live here and ANYTHING at all needs to be handled by management t or corporate it will not happen and you will be stuck. STAY AWAY.

If i could rate this place it would be 0!!Id suggest you take your business elsewhere. Our lease ended on 1-31-2020 after 2 years of living at river ridge estates. When i gave the keys to sign out the guy said they wont charge for regular wear and tear. I ended up getting a outrageous bill close to 1,800. When we first leased it it wasnt in great condition. The sewers were disgusting. There was already little holes on the wall from the previous owner. The outside of the mobile home was not painted and it looked like there was already some wear and tear. But of course we didnt make a fuss because we knew it had just been leased out. They did clean the sewers the drains eventually. As the years went by we didnt want to buy this mobile home because the leasing office has VERY POOR MANAGEMENT (LISA) and every other person who has been in and out that office. We also didnt want to purchase because our water bill was TOO MUCH and when we complained they couldnt even give us an explanation. There was only 2 adults and 1 child living there so we had a few months of almost $200-$400 water bills for multiple months.So now we were expecting most of our deposit back and I FEEL LIKE THEYRE SCAMMING US AGAIN!!!! We are getting charged for another month of trash & lawn ( when we paid them on January and we left some trash but it all mostly fit in the trash bin), were charged 1,200 for paint?? and a lot of other MISC. Yes we left a small hole in one of the closets and We will pay for that.All in all, I do not feel responsible in paying for all these charges when we left THIS MOBILE HOME IN GOOD CONDITION in fact BETTER CONDITION THAN WE FIRST RECEIVED IT. We need to speak with corporate because i feel like im being cheated.again, look somewhere else before this nightmare!!!!!!!!!! :)

DO NOT MOVE HERE!!!Management is horrible. they are not helpful at all. Water bill is always different month to month and nothing changes on our end. no reason my water bill is over $100. Parking is horrible. Not enough visitor parking. if you park in the street your car will get towed during the day or night. My car has been towed from my driveway due to the tire barely touching the grass. You can not have a family get together at your home because of parking even if its an outside party and you are watching the cars they will still get towed. They offer the office to rent but for $300 and you can not serve alcohol. Management should offer a compromise or permit for you to be allowed to have parking in the street for a party for certain hours then tow. Violations are given out all the time. If you are buying your home you have to maintain it to their standards and they come and inspect often and harass you until its done and give impossible turn around times. Corporate does nothing and if you call and complain you are harassed more. Gym is not always open nor are the machines always in working condition. Pool is not always open during the summer and you can have only a certain amount of guests. No music is allowed nor food or drink so forget throwing a pool birthday party for your children. You rent the lot but are responsible for cutting the trees and they do not pick up the branches for you but will give a violation to cut the tree branches. If you are buying your home and not renting you can not paint it whatever color you like everything needs to be approved first thru the management office.You will receive a violation for having oil stains in the driveway. Its a driveway. but yet the community streets have cracks in them. Management will change rules and regulations on you but will not inform you about the changes until after the fact. Traffic is horrible due to the school being across the street from the only entrance and exit of the community. NOT ALL RESIDENTS ARE TREATED THE SAME. If you can rent some where else I would do so and do not recommend this community. DO NOT GET STUCK HERE. STAY FAR AWAY FROM THIS COMMUNITY

STAY AWAY FROM THIS PLACE!!Your car will be towed if parked in the street even during the day. You can not have any type of family get together or party because there is no parking. Visitor Parking is always full and not enough visitor parking for all the mobile homes on this property. There is plenty of club house parking that is empty most of the time but if you park here you will be towed. Talked to management office they stated to have your guests park at Wal-Mart and shuttle your guests in. There is club house to rent for a party if you like but you are not allowed to have alcohol if you do they will keep your deposit. The pool is nice but only when its open which is hardly ever. When the pool is open you can not have music playing nor take food with you or any drinks besides water. You can not have more then 4 guests at a time. They have a pool monitor there while the pool is open. You have to pay a pet deposit even if your buying your home and not renting. Management is horrible and not understanding at all. If you buy the lawn care they only come once a month if that. Violations are given out constantly for little things and residents are given unreasonable turn around times for violations. All residents are not treated fairly. One residents grass could barely be high and receive a violation and threat to force mow while another residents grass is knee high. You are not allowed to leave any of your kids toys on the lawn nor porch not even bikes. Bikes have to be taken inside your home every night or shed if you have one. I recommend not to stay here. Find a different place to stay then here.

Its a nice area to live in but sometimes there are rude naighbors but i guess u have ro deal qirh them the pool only opens in the summer and when it its spring it rarely opens the park is ok theres a basketball court and they have picnic tables you can make friends well very easyly theres alot of kids who play outside.

This place has THE WORST management by far of any place Ive ever dealt with. Office staff never knows or can explain anything on the ledger and will have you talk to the office manager Lisa, who is probably the most unhelpful when it comes to resolving any issues. They make up charges on a whim month to month and call them management fees that management cannot really explain. My water bill one month was over $300. THREE HUNDRED DOLLARS. As if I filled up a small swimming pool. I was told I must have a leak somewhere. Plumber came out and didnt fix anything, which I figured would be the case. My bill hasnt been even close to that before or since that occasion. They run a very sketchy business.Theyll also tow cars from your own driveway, which has not only happened to me, but several neighbors for having any part of the wheels of the car in the grass. Then this place harasses their tenants when you question anything fishy or sketchy on your bill. Theyll also give you a list of all the exterior things that need to get fixed, then when its done, say it wasnt good enough. Id exhaust ALL other options before choosing to live here. Do yourself and your family a favor and stay away.

DO NOT BUY a home here! Management is unprofessional and disorganized! Our water bill is significantly different every month with no changes on our part. We are consistently having to pay for the offices inefficiency. They do not process paperwork on time and then try to place blame on the tenants. As far as traffic in the neighborhood, it is damn near impossible to exit during to the school year due to the school that was built across the only entrance/exit to the neighborhood. Its dangerous, especially if you have kids. Dont move here!

I got a really bad vibe from this place I read a lot of negative reviews about management both before and after they’ve changed then we went to look at a location for sale and a gentleman was advising that his family member was towed from in front of his house because they don’t allow parking in the grass or on the street but she was aware of but there’s not enough visitor parking and the office personnel replied to him saying she is aware they are speaking with corporate but a lot of people just park cars there and leave them. Also after she showed us a property she proceeded to talk to us and complain about different things about residents there and just had a general conversation about anything for over an hour since we were trying to possibly purchase we didn’t cut her off but she did ignore at least three phone calls coming into the office and didn’t try to multitask and do other work she was more interested in talking until closure. With her behavior alone and all the complaints I’ve seen we will not be purchasing there nor do I recommend anyone else going over there until they get another new management.

Its a safe neighborhood and theres a lot of kids to play with and everybody gets along

Been here 5 years very clean place. The only issue is parking sucks they have over 500 mobile homes here for 30 or less visitors parking. I stopped by like 3 months ago to let them know that I wanted to move out and I had seen they buy your mobile home back I told them how much I owe. They never told me that only if you owe a little bit they buy you back. They decided to tell me this month when I stopped to ask them what are the steps to buy me out bc my house is going to be ready middles of July. Plus if I want to rent out my mobile home that they have to have a 620 above credit, no broken leases, need to make 3 times the rent, no criminal background. If all this was informed to me 3 months ago I could of had enough time to look for someone or found someone to buy me out. Plus its summer and swimming pool is closed so dont let that nice swimming pool fool you because its always close.

I lived here for around 4 years and never had any problems. The management was great, maintenance was great. If there was anything needed to be repaired they were right on it. Melissa was the manager at the time I was there and I just loved her. She was very kind and supportive , she was strict but that was how she kept the neighborhood as safe as she could by making sure people took care of their yards etc.Gayle

I like the trailer I live in a lot, plenty of room, but damn some of the management team SUCKS! Glenda is super nice and cool. Some of the other members of the management team, though, not so much. I called today to ask if the AC maintenance man had come by (I was away from home for a few hours so I wasnt sure if he had come by or not). I was briefly explaining to the lady that answered the phone (it was NOT Glenda) why I was calling, and before I could finish my statement she says Are you finished?She sounded incredibly rude---repeating it here in text form does not do justice as to how rude this lady was to me!!!I mean really, what the hell? Why would you talk to your tenant that way? I was not rude in any way, not annoying or persistent, this was the first time I called to check on the maintenance status.If she hates her job so much, she should quit rather than being rude to the tenants. Considering moving away from River Ridge for this and other reasons, one being that the rent price increases annually, without fail, as an incentive to get you to purchase your rental.

I am moving after 3 years ONLY because I need a bigger home to accommodate my growing family. Becky, Stella, Laura, Mike, John...all AMAZING individuals on staff who treated me, my husband and 3 kids like family. I have never had a negative experience here. In fact, I will truly miss this community. I have made some friends here that will be life-long. This home was a true blessing to us, and well never forget living here. I would highly recommend this community to any family looking for an affordable place to raise their children.

Applied over a month ago manager extremely rude. I needed to find a place ASAP to move out but they never really seemed to care! I would call to check the status on my application and they would always say the mobile home where we had applied was already taken due to someone else who wanted to purchase instead of renting. They always seemed to have a issue with my application. Either they were missing my ID or something! When I had already turned in everything!!On the last mobile home I was waiting on again they said they had to put it into treatment due to bed bugs. At this point I just gave up on this place!!Also received a letter from them about 2 days ago saying I had missing information on my application and was not accepted when they had already told me I was approved! I would not recommend!! Looks nice and everything but staff is nowhere near helpful!!

The neighborhood itself is great, we didnt really have any problems while we lived here. However, the management is a whole other issue. These guys have gone under different management 3 times while we lived here and theyve changed two more times since we left. Im guessing management changed AGAIN seeing is how we were just contacted last night about not paying rent last month (mind you we have been moved out for 2 years now)....It really is a shame, prices are great, location is great, but management is a cluster. If you dont mind having your car towed from your house, getting harassing calls while you live here and after you move out - then its not that bad. Otherwise, stay clear. They will try and report (which will hit your credit) even when you dont live with them. Honestly at this point, its border line harassment....

DO NOT MOVE HERE!Today, 7/29/20, THE WHOLE subdivision was supposed to be without water for THREE HOURS ONLY, from 9am to 12pm. It is now MIDNIGHT. No water and no one currently working on the problem. HORRIBLE PLACE TO LIVE. We will be out of here for good, ASAP!

Worst management. They are screwing over the Hispanic people that live there. They are charging people fake water Bills. Read your own meters on the first and on the last day of the month. And they wont show the city readings to you they just gi e you the run around and threaten eviction if you complain.

This place is just awful

The place has no sidewalks for pedestrians anywhere very unsafe. They charge for lawn maintenance that is not even done as often and they have very little visitor parking.

We have 2 family members that have lived here 6+ years. Its a safe neighborhood (in the sense that you feel comfortable letting your kids play outside after dark). Homes are in decent state, it doesnt look like a tralier trash trailer park, however some parts of the property are nicer (and newer) than other. The biggest problem: MANAGEMENT and PARKING. Management is terrible. All weve heard our families say about the management are bad things. Parking is strict (all cars must be parked in drive way, no street parking) and the Visitor Parking is very limited, over half is designated for the event center/office parking and you WILL get towed if you park there. We had some family members from out of town come in and stay with our family at River Ridge and their vehicle got a Parking Violation Notice for parking in Visitors Parking overnight. The Parking Violation threaten to tow their car if it wasnt moved in the next 24hrs. We ended up having them park their car at our home (20 min drive from River Ridge) and driving them back (another 20 min drive) so they could spend the night there. With all of that in mind, its an ok place to live if you must live there. You wont hate it but you will be looking forward to moving out.

The place is wired in away it shouldnt be I ordered some shoes on ebay and they new.Theres a leak where it shouldnt be They shouldnt know what you order online the TV the same thing. I lived here for 2 years and was NEVER late on my rent. I overlooked many things from maintenance not getting things done timely , to the scamming tow truck company that will argue your tire was touching the rocks which is considered touching landscape. What blew my mind is when i moved out when my lease was up that i got a bill in the mail demanding over 2000 dollars!! They said it was for moveout damages. They said the carpet needed to be replaced (which i lived there for 2 years , of course it would not look brand new ,but i had no stains or anything), it was ridiculous fees of nonsense. I tried talking to management , but of course they rubbed it off that is was corporates decision . I told them i was NOT a negligent person that this paper is trying to make it seem.. I guess that is how they make money off people that were good tenants and NEVER late on rent.

Came to visit and almost got towed immediately thereafter. This is NOT a friendly neighborhood for visitors.

I have a civil court case with them but i was living as a minor thru 20 with my father and mother even tho i never was on the lease for paying rent they have a civil sute against me for $0.00 and now i can not get a apartment or house because of them ! I would gladly pay $0.00 for this to get off my record

HORRIBLE PLACE!!!! I wish i could give zero stars! So steer clear of this community! You CANNOT do anything! They do not let you live in peace! You cant even have visitors over because they are not allowed to park in the street. Each home only has room for three vehicles and if you park at the office the tow truck will tow after an hour and same if you park out in the street. How can you have people over when you live in fear of being towed! If you have one or two things outside your house they inmediately write you up. But when you need maintenance, they sure take their time to get to you. I got notice to powerwash the house. Mind you a family member has recently passed and money is tight and couldnt do it soon enough. A week later I got second notice that I had to powerwash the house within a week or Id be kicked out. I went to talk to management and they were absolutely rude and basically stated that if I did not like the private community then to move out! After being here for 5 years!!! There is absolutely no compassion with management. They are simply trash! Always changing and having all these strict rules. But mind you that if you move in as a renter you are constantly harrassed to buy a home. NO thank you! I will not purchase a home from a community that simply does not care for their residents. They harrass you and try their best to kick you out to get in the next round of money. STEER CLEAR!

Awful, awful, awful!!! Management and employees are abusive and rude to the tennants. Anything that breaks in your rental you pay for someone who comes out to fix the problem. Maintenance is a joke. Everything has to be ordered because forget trying to go to home depot, these manufactured homes are impossible to fix! Nothing fits! Not even a standard door knob. Youre not aloud to have your bbq grill on your porch, you can not put in a fence, no trampoline, no pools, no hot tubs, not aloud to leave toys in your yard, and the home has absolutely no shade, while rocks surround your trailer and you will sit inside and cook! Its either incredibly cold or sickeningly hot in this home! So enjoy your utility bills. Your kids cant safely play outside because there are no speed bumps towards the back of the complex so theyll get hit. You can not park on the street whatsoever!!! So forget about having family gatherings!! The tow truck drives around ALL DAY LONG! I simply can not warn people enough to stay away from this hell hole!!! The porches are not sealed with anything, so you can enjoy splinters anytime! The sink is deep enough for 2 dishes and a cup! I know its a trailer home, but I had no idea all the appliances would be minature! The pool is rarely open, and when it is we have a pool monitor, also know as a snitch. This person just watches you, waiting to tell you to stop doing something. Like the kids cant jump into the pool! I wouldnt mind if the pool monitor at least knew CPR! But THEY DONT. Also, you must have your lawn mowed the way they say and the time they say, or youll be fined and also charged for someone of their choice to mow your yard. Sun homes community sends strangers from companys to fix broken things in your home and will not diclose these mens names or company they work for. I personally find that alarming, and will no longer be residing in this dump as of next year when our lease is up.

Our lot rent is 624.00 a month and 25 $ a year increase so in 15 years from now our lot rent will be a $1000.00 a month as much as a house payment .why is there no cap on this × that by 500 homes, sun homes is profiting millions a year just at this location thats why I see people moving out and moving there home to less expensive locations

WORST PLACE TO LIVE!! I have lived here 10 years and have nothing pleasant to say. My car got towed from the driveway for barely being parked on the grass. If I didnt buy my home and didnt need to wait to sale it, I would have left already! I cannot wait to move out!!

Ok place to rent, dont buy a home here and expect to be able to sell it while it is located in River Ridge. Sales staff only want to sell their new homes for their commision. We had to walk away with a mortgage buy out only, after 4 months being listed with Sun Community/River Ridge
