I moved here with excitement almost 3 years ago. It has been the worst purchase I have made. The home was already 2 years old when I bought it. They didnt bother to tell me that. They threw in a carport to entice me to buy. A carport falling down. See photos. There were many problems they were very slow to fix, some not fixed at all, and others caused more harm. They are quick to say we need to correct things when they drag their feet about their own responsibilities. If you dont want to fight with management constantly, please dont buy here! The people who live here are great and do not deserve this kind of treatment.

Issue after issue with this community and when you try to contact the office, no one is available or they are in the office you knock they dont acknowledge your at the door. Oak Ranch is out for money and money only. My contract says nothing about forced mows and being charged, they tack on extra for the water bill and cant give an explanation. I have tried to contact several times...nothing.STAY AWAY from any Roberts Community. Hopefully this will prompt someone to contact me.

I really do nit feel like they even deserve 1 star. They get a big 0 in my book. Being harassed by a guy that thinks he has a high and mighty job stalking kids trying to rack up fines although they cant do anything about stuff that really matters. Overinflated ego.Do not recommend. Any place is better than here.

Great place to live

My mom lives in this community. We used to love this community when it started as we were one of the first to move in. A few months ago the community changed managment and let me just say they are non existent. The manager Yehsenia could care less about the problems this community has. I’ve called multiple times and left voicemails and I still haven’t received a call back. We have asked to speak to the owner and the manager has refused to give us any kind of contact information. What is the point of having a manager if she isn’t able to solve any of our problems? All they care about is making money, they have fines for everything. They have fined us multiple times for no reason ( I have proof) yet they don’t bother to help or listen. This community needs to change management, If you are Hispanic forget about it because they treat you even worse. Discrimination at its finest....

10/10 HIGHLY DON’T RECOMMEND THIS PLACE!TOO STRICT AND THEYRE MONEY HUNGRY!! ALWAYS TRYING TO HUSTLE MONEY OUT YOUR POCKETS FOR EVERY INCONVENIENCE THEY SEE!TOO MANY GOOD PEOPLE LIVE IN THIS PLACE TO BE IN A “JAIL” LIKE COMMUNITY.NEED WAY BETTER MANAGEMENT!!!

I have lived here for 2 1/2 yrs now in the 55+ section cuz Im old... I really like it here and heres why... Everyone who is employed here is so nice, Im talkin crazy super friendly. This place is clean, the landscaping is beautiful, the residents are really awesome. The pool is great along with all the events that happen monthly. If you follow the basic rules of community living, you shouldnt have any disagreements with anyone. Just be friendly, neighborly, keep each other safe and sound and not a sh#t starter.This is my first time living in a mobile home community and its been great experience. Ive met some wonderful people here and Im glad to have them as my neighbors.I would recommend Oak Ranch to anyone, young or old.Cheers!

We like the rules they implement wish they even enforce it more, it will keep the community looking better . Only lazy people that dont take pride about the community complaint and in the long run will be better for all of us if they leave !!Please keep the enforcement and make people keep up there property .Dont give in to people that dont maintain there homes and yards, if they have time to sit on there a#% all day watching TV they should take time to maintain there properties also.We love this community keep up the good work !Thank youMunoz

Under terrible and disrespectful mgmt. Work orders do not get fulfilled in a timely manner if at all. English Is a Second language!! Criminal activity during the night. Entry/Exit gates do not operate so there is not secure residency. Move to this property and end up regretting it.

My first experience with Oak Ranch was great. I was impressed with the beautiful clubhouse and modern amenities. The community has well maintained lawns, with clean streets and new houses. With a school right down the street, downtown just 10 minutes away, and a safe gated neighborhood, this is a perfect place for a growing family.

I love living here! The community managers do a great job keeping all the amenities clean, in great condition making me feel welcome and happy to be part of this community. The sales team is always ready to help and made my first home purchase an easy process.

DONT GET TRICKED TO BUY HERE! This place is awful been here 2 years and they have raised the lot rent each year. The property taxes just increased my payment almost $300.00. Considering these home LOSE value and you dont actually OWN the property it is a RIPOFF. That means between the lot and the mortgage I am paying more than many people do to rent in Austin. I may not be able to do anything about getting out of this place but I hope I can keep others from getting ripped off. I NEVER write reviews but I am saddened and angry at how the Roberts Communities lie and trick people into thinking this is a good place to live. I am contacting BBB as well as anyone else I can think of to report these people and what I believe are unfair practices in lending. I dont know if anything will come of it but I tell you if you are thinking about buying here DONT.

Worst place to live. If you want to feel like you dont own a home this is the place for you. It is like living in an apartment complex.

Its alright if you like hundreds of rules and if your white you better watch out because they will raise your rent and if you have a limit to rent by paper saying that you cant pay higher than this amount theyll kick you out

Management does not care about your safety I moved in 4 months ago and they have broken into my car twice already had my 2 yr olds slide stolen and a bike stolen.Before you decide to move in come and talk to at least 3 of the residents and all will tell you that its not a safe place to live at all
