Only a few nice mobile homes.The place needs an upgrade

I have lived under S&J’s management for a few years now and I am very pleased with them as property owners. Their timely service and friendly attitude is a welcome change from the norm in Topeka’s rental industry, however they have left me desiring more in one or two aspects, but make up for it with rapid emergency responses to utility concerns, and a flexibility that is unmatched by other management authorities. The costs and monthly rental rates are below expectations for the areas in which they are located, and the standard of living is well above average for mobile home parks.

Not worth the lot rent they charge. No maintenance on roads in winter, ditches fill with water and they dont clean up the area on their property. Old pipes they dont replace so every single often water is off so they can repair the pipes

I am a current Resident in one of their mobile homes. I would give this place zero stars if I could. They rented me a place saying it was move in ready for my infant son and toddler but it was anything but. We have lived here a month or so and do not have an air conditioner, when we first moved in we had no thermostat,working water heater , wall outlets with no covers, refrigerator with no shelves and freezer with no shelves. Dishwasher that does not work our first night here with the newborn child we had running water only in the master bathroom and it was cold. We could not get the gas turned on because there was no connection to the house but the city of Topeka could hook up to. It was the same story with the water and the power. Our childrens Windows do not have screens and with no air conditioner that means we cant open their Windows to cool their rooms. Both of them have since become sick and we cannot follow the doctors orders to keep the house at 65 degrees because we cant call the house in their rooms while there sleeping. These are unlivable conditions and the maintenance does not care about any of the concerns that I have mentioned above. It was only out of the kindness of a few that we even got working appliances and basic utilities. The owner of the company does not care about how his business has been run obviously. This place is run by a slumlord in my opinion and I do not recommend that anyone ,who is not willing to fight for their basic rights as a tenant, rent from these people.

Disrespectful that I did everything in in my power to delivery. And being the only live unload, on the property, kept me waiting over 12hrs

Great place to unload potatoes!

I have lived here for about 10 years. They are constantly uping the lot rent, the people that work here are hateful, and they hate children. They assume that we are all trailer trash, and that our children must be terrible. They have nowhere for our kids to play, no pool, and the picnic area they once had with a so-called pond is now off limits! If I get the chance were out of here!

Not great place but does the job if you gotta get a place to live
