I do not recommend anyone living here. After the storm we had we were given rules that they wanted done within in two weeks. And if you own your home forget getting any assistance from them. If you own your home they will not help anything. I had a tree on my back stairs and had to take care of it myself. It was their tree that fell on my stairs. They turned down help from outside people and companies that offered, insisting they didnt need any. Keep raising rent for community improvements but arent doing any improvement at all to anything. Speed bumbs are way to high and are causing damages to residents vehicles. This place is a big joke. Management has changed like 5 times in the 6 years Ive been here. I would move but my home is too old to move.

This is the most expensive and oldest trailer court in the area, full of dilapidated and rusted old trailers, and feral cats. I moved here because it was the only one which would allow a large dog, and I thought it would be a better place to plan a retirement because of the small yard and 1-story home I found. I’m not sure how all trailer parks operate, but unlike a mortgage, if you’re late with rent here (6th of the month) you will be immediately served with an eviction notice. Many people who don’t know their rights simply leave their homes, which are then sold or torn down by the court. Mobile home courts will assume ownership of your mobile home after 60 days if it has not been removed after an eviction. (If you pass by the HWY 151 side you’ll notice there’s often a heap of someone’s belongings there, and that’s why.)This is a very old trailer court, mostly consisting of the elderly, the poor, or disabled, making evictions terribly sad. Lately they’ve begun hauling off cars if the plates are expired - because, unlike a private home, the court is private property and has the right to remove whatever they like. Think twice before putting roots here!!! Moving a mobile home is expensive and there are better, cleaner courts to choose from. Lot rental fees are now about as much as a mortgage.

I have seen better but I have seen much worse. They talk about things being a eye sore but they havent even taken care of all the tree clean up or the bad trailers yet so they should do that before they tell someone that the things in there yard are eye sores

This place changes owners frequently, keeps raising the rent to where it is one of the highest, denies services that you PAY TAXES FOR like garbage pick up, & issues threats to its renters that are questionable on legality. 1 tire on the grass I care for & pay for got me a towing notice. The stories of others owners/renters make me mad. Rethinking... but home is too old to move.

Wanted to get a place there and I couldnt because of my past not even a chance people like these people what makes us homeless and they dont care told my friend she couldnt have window ac units they have to be removed they are neglecting people and she owns her own home and pays her own electric bill this place is a joke dont give people chances and dont care bout the people they have in there I give it no stars and if I have to give it one to post it its because I wanted to post it

I lived there for exactly a year as per my lease agreement. First issue came from the initial rental agreement. The rent for our trailer was $875 a month, however, the rent due ranged from $900 to $1200 each month because the water, sewer and various other charges that were added each month. So we never knew what to expect. The next issue came shortly after we moved in, and the person responsible for the landscaping came and sprayed herbicide all along the trailer not only killing the grass but a bunch of my plants i had in flower pots. Nothing was done about this. There were a couple times I brought up certain malfunctioning issues to Jerry, the maintenance man, like the hole in the siding that was deteriorating the interior wall causing it to cave in a bit but nothing was ever done about the wall or anything else. We had electric problems, a gas leak, and overly high electric bills due to a surge somewhere in trailer. Almost two months to the end of our lease, our central air unit went kaput, unfortunately it was the end of June. Being an amenity as to why we took the trailer in the first place, I was under the impression that they would have to replace it and as time went on and July being one of the hottest months, nothing was done. We were miserable, my roommate ended up staying elsewhere and I was fortunate enough to get a window air unit to try and get the humidity under control. The place eventually started to smell of mold. Of course this is also the last month of our lease so I got to pack and move in the heat of July. It was awful. On top of all this, they didnt mow my yard for almost a month and half. All this, all the while Im calling and leaving voicemails trying to get this all resolved. No answer from them. I ended up mowing the ft and half long grass and sweating like mad even inside my home after the fact with no circulating air. They created an unsafe, unsanitary living situation and I for one would not recommend this place for your next one.

I recently moved in and I absolutely love Marion village. It’s quiet and everyone is respectful. But I will say I don’t agree with the fact pools aren’t aloud. I have a 5 year old and I seen everyone putting pools up, so I also did. Well we aren’t able to have them but everyone heard it was okay due to pools being closed so telling her we had to drain it and take it down broke my heart. She has been so upset about it and it wasn’t harming anyone. The strict trailer courts in Cedar Rapids even allow pools you just have to pay a little extra a month.. I get the kids falling in and all but why would someones child even be in my yard to begin with unsupervised... i keep my yard picked up and the pool and also cover it. I wanted to buy my trailer eventually and stay here for awhile but may be looking for somewhere where I can have a pool for my kids. I love living here so it upsets me. If you want a quiet nice place to live I definitely recommend it, if you have children and want a pool even a kid one, I don’t recommend. Playgrounds and other things are not allowed either. Management and maintenance are absolutely amazing but having trashy yards but not allowing pools is ridiculous. I have never seen my child so heart broken I just feel like if we work with them on rules they should work with us. If you don’t cooperate with your pool you get a warning and so on.. I don’t want this taken as a bad review because it’s not it is a very wonderful place. I just wish there was a little bit they could work with on having pools.

Management is constantly changing rules to how they want things to be and expect residents to comply in 2 weeks or less even following a natural disaster! They havent even cleaned up hones that were destroyed around us during Derecho that are flipped, off the foundations or split wide open with contents spilling out of them. Those are health & safety hazards yet their priorities are harassing families who have kids toys in the yard, insisting residents who own their home change the looks of their homes including newer homes that dont meet fire codes or building codes in our city. No thanks! Take your money and avoid here at all costs! You can call corporate and they give nothing but excuses and deflect issues to local management and local management blames everything on corporate. Its ridiculous. Used to be a nice community to raise your family and children in but now its a joke and NOT family friendly. If they cant rent to you or get you to buy from them then you mean nothing and will be harassed for speaking up/out about your experiences here. Management changes more frequently than any where Ive ever seen. One management tells you one thing and new management dont care or tell you that you should of gotten it in writing, no one expects they will have over 5 different managers in under 6 years! Also dont forget the MAJOR COCKROACHES residents get because when they tear down homes they refuse or make impossible for residents to resell when they move out they become infested and management & maintenance dont care they rip em down and let the roach issue spread thru the community. Disgusting is an understatement!

In 2015 I purchased a home here. I put a down payment on the trailer and made payments per month. Sure there were ups and downs. But i always caught up! The guy I bought the trailer from..i was told he had sold the trailer i was in 3 times in 4 years. And everytime hed collect nearly the entire 10k and either he or the trailer park would find reason to kick ppl out. I didnt believe it at first..cause they always seemed to work with me. But sure enough! Come Feb. 2017 my lot payment being so outrageous i paid half and said i would pay half with my taxes. They were ok with it. The womsn in the office said. Till the following week i got awrved by the sheriff. Well my taxes were due in on the 11th of Feb. So i went in snd talked to her and she said she wld let us stay and dont worry about going to court.. So i didnt go.. And was basically lost by default. So i then paid 500$ to do a writ to stay. Which the lady in the office then also somehow overrode that ...making me lose my 500 . so in all... They kicked me out for a half month behind on lot fees, which THEY said it was ok to do the pay arrangements.All in all.. I lost well over 10k for a home that was once again sold after i was out. So 50k on a triler that wasnt worth much more than 8k to 10k.. They sure did profit on that that.I hear there is new management there now and the place is great! Too bad i wasnt there now :(

Treat residents poorly if youre not a favorite of theirs. Raised lot rent every year once to twice a yr but never offered any perks. Maintenance is allowed to make sexual comments about single mothers but nothing is said or done about it. And plow them in repeatedly and threaten tows and fines. They caused 3 of my pipes to rupture by fixing one that was on their end and turning the water on full blast but never fixed the ones they busted and didnt tell us. Then their fix broke within 2wks and they never came to fix it. Causing my lot rent to be $753.00 every mo for 3mo instead of $400.00! Threatened to evict us if our cardboard in the recycling bin wasnt removed by friday to my son, a kid. Never returned any calls. Cut down my lilac bushes and mulberry trees without reason. I had already pd $100 to trim them back. Do not live there if you can help it.

The staff at this place is like a revolving door. The company does whats best for them, not the residents. Its a very old trailer park and is in ill repair, yet the Yes company raises the lot rent EVERY SINGLE YEAR by $20.00 a month. I was paying $487.00 a month when I left over a year ago.

This place is the racist capital of the trailer courts in Iowa. Not even kidding. If youre a person of color or anything but white youll get the cops called on you. Multiple times I have been stopped when Im about to approach my destination in the trailer court visiting people.

Came through to look at a couple trailers this weekend, driving in past the office we were yelled at by some maintenance guy who swore at us about speeding and promised to get our a$$es evicted.Mind you we havent even applied to live here.20 minutes in Marion PD pulls us over because of a suspicious vehicle possibly selling drugs...me, my wife and 7 and 9 year olds were held by the police until the maintenance guy from the previous encounter arrived and said yup thats them 3 hours later after the drug dog was run through our vehicle and we were all searched multiple times. We were allowed to go on our way.Screw these guys and their mostly rundown hole of a trailer park.

Friendly office staff willing to work with you on the rent if needed occasionally. Playground has been around for years and is well kept. We do have stray cats that are taken care of by a few people scattered around but we do Not have a rodent problem! Now that construction is finished on 35th st the road signs are back up. I have lived here on and off over 15 years and in the last 5, especially the last 1-2 years the old run down homes are being removed for brand new homes to be brought in! Since this manager took over the place is becoming nicer and nicer! I look forward to the future

BEWARE.......... I would NOT recommend this community to anyone whether your buying or renting. The office staff are rude, disrespectful, and not very pleasant to deal with. They care less about there tenants needs or concerns. I have had my 2011 vehicle towed for no good reason. They dont give you no notice nor a 24hr notice to move vehicles. You ask for things to get fixed at your rental it either doesnt get done or it takes forever to get done and the Maintenance people stink of Marijuana. Tryed calling corporate office of yes community and they just ignore your calls and dont return any of your calls. If i could give this place no stars i would. What ever the office staff and Maintenance get paid its to much. Dont believe what ive said well drive through here yourself and see. This property was much better with ARC owning it with the old staff. At least they didnt just have peoples cars towed for nothing and actually took much much better care of the property.

If you are visiting make sure you map this area out before you arrive because they removed all of the street signs at 35th street. My friend had an emergency plumbing issue and I I had to drive all over the place just to find the street that I was looking for. The street signs were there in 2012. Thumbs down on this place.
