I would rate it a zero if i could. terrible place , please save yourself the headache . moved into a brand new mobile home and since day one had plumbing issues . only a family of 3 with electric ranging 80-100 $ but my water bill managed to average a whopping 200-350 . they received endless phone calls about the issues with zero desire to comply. i have phone call logs and plenty of videos to make a substantial case . code enforcement came and saw their was in fact a violation beings the pipe was exposed and completely flooded my yard in a matter of minutes with septic and fecal matter. pretty inhabitable environment for a pregnant women and her growing family. not that the area is in a desired location and having to deal with back ups on A DAILY BASIS . i will continue to spread the word on the upkeep of this residents

I dont know at this time if the residents are aware that they are being charged an additional 18.00 convience fee for processing your rent under new guidelines. If you think about it that is pretty sneaky way of giving you a lot increase from 465.00 to 483.00 base rent to during a state of emergency. Think about that people...this is how much your community cares about there residents. Buyer beware if your looking to rent or buy in this community. This policy was poorly implemented unreachable for weeks and to top it of set forth during a state of emergency! They park is extremely divided management is very unprofessional expecting much more from there tents than they do on there own privately owned properties. I have spoken to my attorney and unfortunately this might be unethical but completely legal. Shame on your corporate greed.

My mom brought a property there and they tow her box truck even though it was the perfectly park in her own parking spot just because they felt like a box truck is too big to be park in her own parking spot, although it took the same amount of space has her car since it is a small box truck. This place is had dumb rules in place. Super run down, crack heads high on drugs inside their cars. Definitely not a safe place to live.

This place is terrible, I have lived here 9 years and since this company took over it has gone way down hill. They cant keep a staff, they constantly put notices on your door (when it should be hand delivered or mailed. To ensure you receive it!). The basket ball court if thats even what you would call it, is run down and grass and weeds grown up all around it, the ground is all cracked and broken as well with the net and backboard. The playground is all paint peeling and they switched it to sand so now cats poop in it, its disgusting. No one ever checks or monitors the pool so thier are ways bad kids in there cussing ant breaking things. There are barely any chairs left and one busted up table. They also advertise a tennis court( which is the broken down basket ball court) and a fishing dock that has not been there in like 3 years.This past month the manager and a corporate manager decided it would be ok to come in my yard and put my sons basketball net to the trash and put his baseball net to the back of my house without any proper notice. Then yesterday my husband was on his boat in the lake out back and she put a town notice on his truck and trailor for bieng on the grass at the boat ramp, mind you its all grass. She told him today he needs to park in the compound after putting the boat it.... this place is not worth the 500.00 lot rent, they do not maintain any of the amenities that we are promised and its gone way down hill. We will be selling and moving because of lake shore properties and thier crazy outlandish rules and behavior!

Im a resident the vm is not set up maint is not avail the number never works water is always going out at the most inconvenient times. If i would have done a little more and talked to residents I wouldnt have purchased now im stuck.

This place is a joke. Manager threatens my neighbor shes going to call the tow truck because we parked into an empty lot parking spot across the street while we have furniture unloading. Meanwhile Spanish people are parked everywhere along the street.

This place sucks, theres no security, is full of crackers, stolen my mail,the roads are in bad condition, no one answer the phone when you call to the office,i hope i can move from here pretty soon.

Do NOT under any circumstance come to live here! I lived here for over a decade and have only seen the management and staff become corrupt and careless, they will not work with you and only want you to not be able to pay their really expensive land values and service charges. I lived in lot #1 of all houses so I got to see firsthand the changes of that neighborhood as I grew and matured. I would have given two stars for the basketball court, park, and pool but they wouldnt fix them even if they broke.

DO NOT RENT FROM HERE!!! Childish behavior. Apparently, the rumor was that the park manager was fired one week after we moved in and was asked to leave within 24 hours due to stealing money from the residents. **NOT TRUE **That was back in December. Apparently she left on her own accord due to the way the manageable company treats people and if its anything like the way they treat their residents then its completely understandable!!! We have sent numerous emails and written letters ever since with absolutely NO RESPONSE!!! You call the office and if by chance voicemail is empty you can leave a message, but you will NOT get a response to that either. Very unprofessional!!! Not the type of people you want to deal with. Ive asked for repairs with no response, but yet the maintenance people can run around putting notes on your car, and harassing you on everything else even things such as where you place your garbage can. Place is NOT clean, but it seems like if you live on the first row you seem to get harassed the most...Ive asked for assistance on getting signed up online to make payments for our rent, and no one has bothered to contact me. They just want you to go out and get a money order and drop through a little slot in the door and not complain or ask questions. Dont worry about your receipt. Funny how when I moved in I paid everything that I was suppose to, but someone they now show that I owe them money from the very first month and have never received a response as to how that is....Temporary person that comes over from Orlando is rude and she refuses to help in any way.****STAY AWAY FROM THIS PLACE****

Lived there for 6 years, never seen some many druggies before until I moved there.Pool is always closed, never a manager there more than 6 months. Lot rent is way more than it should be for the area of town.
