New owner Riverstone, I think thats who runs it now are not so good,they seem to be trying to force us homeowners out with there rules. They took over about 3 years ago and my lot fees have over $125.00, Im on a fixed income,thought this would be the place where I would retire and finish out years. Now I want to sell my home and put this place behind me.

I have been a resident for over five years. Pay rent on time every month and a great resident. In the last year or so the new management has proven to not care about any problem concerning the tenant. I have reported Storm damage to the roof. Not address effective or immediately. Now experiencing a leaky roof during storms. Concern of mold in the house. No testing completed. Now concern with plumbing with back flow. Notified over a week. Unable to flush, wash clothes, use toilet and horrible smell to that I cant get rid of. Cant take a bath or shower. Non of the issues caused by myself. I am told well send someone to look at it but it will take a while before it gets fixed. No accommodations offered. I dont have money to move immediately or Pay for legal action. This is the worst management I have dealt within the last 5 years. Unliveable conditions and I feel stuck. This management care nothing for its renters and is increasing the rent payment. Would not suggest Indian Creek with the new management.

Neighborhood is nice, parking space are way to small. If you don’t park good towing will come and take your car, they have this rule that after 5pm towing comes which is a lie cause I seen several cars after 5 park on the roads, it seems the towing truck just comes once a month. and it doesn’t matter if you live there.

I have been staying at Indian Creek Overlook for a while now and Im so happy here. The management and staff are excellent and care about their tenants. I signed a two year lease and will sign another two years when the time comes. I find Indian Creek Overlook to be very safe as well as neat and clean.I would highly recommend Indian Creek Overlook to any one. I would not be living here if I didnt feel safe and comfortable and have a management and staff who goes out of there way to attend to my needs as a tenant . They are ready and willing to make your living at Indian Creek Overlook a very pleasant experience.

I moved into Indian Creek Overlook in September. I LOVE the community. It is VERY quiet and nice. Everyone takes care of their place. The homes are all kept great. I am currently renting. If I have a problem with anything they are very quick to fix it. (that has only happened once). I would recommend living here and plan on living her myself for a while. The pool, play ground, basketball court and tennis court are an added bonus. I dont have children but love the sheltered bus stop. I am TOTALLY in love with this place!Diane Fortenberry

Ive lived here 3 months now and so far my experience with the neighborhood has been great! The streets are quiet and the neighbors are friendly. The management and staff have gone above and beyond to respond to every need. Im currently renting and while I have had a couple of maintenance issues, they have been resolved promptly and Ive found the maintenance men to be professional and kind as well. My son and I attended a monthly meeting with the community committee that aims to bring neighborhood families together for various activities and events. We feel at home here and look forward to attending those events and getting to know more of our neighbors!

Looking at these reviews, I can kind of tell that my application is going to be denied and they probably wont allow me to have a cosigner. I went in this morning and told the lady FLAT OUT AND HONESTLY that I AM going to need a cosigner because I KNOW that my credit is NOTHING NEAR A 620. She says to just take an application and fill it out anyway and that I would be notified about a cosigner or whatever. But I feel like, do yall accept cosigners? And then on top of that, I walked in and I KNOW three people looked me dead in my face and didnt speak. I HAD to initiate conversation. I have been in customer service in each job Ive ever held, and when you see or hear a customer or the doorbell rings, you acknowledge the guest inside your establishment, No questions asked. Even if youre on the telephone, Eye greetings and contact work as well.The community is nice and clean and Ive had several family members to live there for YEARS. I hope I get accepted. And I pray my experience is an awesome one!!

Font park on side of road between the hrs of 5pm and 9pm they will tow you. And say its your own fault.

Let me just say that this is a very nice looking manufactured home community, however I am very disappointed in the process to be apart of the community. I recently applied for a home and was denied because of my co applicant which happens to be my husband. The denial was for credit ONLY, his income which was the majority was great, my credit great, and my income okay. The current rental place I am at is great in helping us out and working with us to get our current apartment, as many housing communities are. My review is mainly just to assist others before waisting $70 and for the owners of community to one day not be so hard on people that do have a history of paying their bills on time, long term work history, and trying to better the family for their children. Its extremely hard for those who try, to get cheated out of the hard work and effort they put in to better themselves.

This management is ridiculous. I have been communicating with them for the last two months. About issues with the home. Now all of a sudden they cant find my rent payment at the end of the month. No letter or comments in communication all month about not having rent or a late payment. I will show them proof of my payment but really cant keep up a rental facility and now cant keep up with rental payment records. Playing games.

You do not want to rent from these people. Very rude office personal. Add charges to bill when rent is paid on time. Charges added until payment is process. Some neighbors are loud and disorderly. Takes too long to make repairs. Keep your money and rent elsewhere.

Easy to stalk people at. Trust me! It isnt safe one bit.

We moved into Indian Creek Overlook a month ago. We checked out a mobile home elsewhere before settling on ICO but it could never begin to compare with ICO. This is the fourth time I have lived in a mobile/manufactured home and this is by far the best one of all. The area is extremely well kept and the management and residents are super friendly. We plan to stay here for a long time.

The office staff is very rude.I thought it would be a great place to raise my children, but i was so wrong. I was treated horribly,they tried to make me feel like i was less of a person than them.

Seemed like a nice quiet clean neighborhood.

We have called multiple times and even emailed their corporate office about receiving our deposit after moving out. On the rare occasion we can actually speak with someone, nobody seems to know anything. This is hands down the most unprofessional and incompetent management Ive ever had the displeasure of dealing with.

I dont know if the management has changed since the other posts were made but I would not recommend Indian Creek Overlook. The office staff are very rude! I am a US veteran and divorced so my credit took a slight hit. I tried to explain to the staff the predicament and was told well it dont matter if you make enough... You need to look at some apartments that dont care. You dont belittle someone who is genuinely asking questions. Needless to say, I am offended and hurt that this is how Veterans are treated when were trying to reinstate ourselves back home.

I have been here for 2 years and I like it. I feel that it is a safe neighborhood, it is definatly a very quiet neighborhood. Yeah they have their rules,what place doesnt... but it still is a nice area to live. Your neighbors are friendly and it seems to be very family oriented. It is much better than living in an apartment, you dont have to fight for parking, you have your own driveway...LOL !!!! No one living above/below you making all kinds of noise, it is great to me. I give it 2 thumbs up !!!!!!

1000% good indian creek overlook.

After several year of living here it has been the worst & most rude new management. Rules are ridiculous with a tow truck riding around 24/7 to feed of your money with a device ready for you to swipe your card if you dont want your car gone! Prices have gone up, HOA expensive. This new management is out hand they dont know how to run business!

These people will tow your car if it’s just one inch on the grass had to pay 150 we are paying for basketball courts and have no nets, the month goes up every year these people are a whole bunch of scammers and liars don’t waist your time and money if you want to have to deal with stuff like this
