Called up there to make sure I could pick up an application and was told after 12 I got there around 2 and the doors were locked and no application was left outside. I had to track down a maintenance man after waiting 30 minutes in the parking lot to try to get ahold of the office lady. After being told by the maintenance man that the guy that had the keywas picking up a mower blade, he then said the office lady was at a doctors appointment so I never was able to get an application. I then tried calling back the next day and was told she was not in the office and she would be back in an hour I got up there an hour and a half later and I was told by the same lady that I talked to an hour and a half prior that she was not in the office and I had to find a maintenance man to unlock the office. Very unprofessional do people who are trying to move in decided I didnt even want to deal with it

This place is currently a dump. I do however see progress in that they are clearing out old non livable homes to make way for new. Hope they can make it work. I know someone who rented there they had no water or heat. They used space heaters until electric went out. Office did then put them in another trailer. At point of move in no water or heat again. 3 weeks later still no heat. Ridiculous.

Pretty self-explanatory; Dont believe all the negative stuff you read because youll discover that the owners will work with you and for you as long as you play it straight with them.Pictures attached prove that no black mold is found in these units

My family bought a trailer in October here. AFTER 6 MONTHS on time payments. Our rent has been going up steadily. Have no hot water as our 220 wire fried yet my water bill for March is 114$ also means plug in for dryer washer and stove no longer works. Then our furnace line brakes an almost burnt down our trailer. Whole time manager an maintenance man take over wit fire department stating we r renters. But turn around an tells me they r not responsible for anything in the home. 220 wire wasday 1 of quarantine. So to comply my family hasnt moved. Im pregnant wit a toddler havent had heat in a month havent had hot water or a way to bath an cook in over 2 months. Also raised my rent this month April and we are a month in to quarantine!....

FIRST OF ALL DONT BELIEVE EVERYTHING YOU SEE IN THESE COMMENTS MOST OF THESE PEOPLE ARE JUST MAD CAUSE THEY GOT EVICTED FOR NOT PAYING THEIR RENT..... Ive lived here for 4 years never had no problems its quiet and actually pretty nice considering the neighborhood across the street. I recently found out that there is new owners that took over about 5 months ago and was supposed to bring in some new trailers and fix the stuff that needs fixed well I havent seen or heard of them doing anything yet except firing our landlord who is a very nice kind guy he worked with everyone and he stayed in this park after it was sold to try and help them out and for his residents unlike a lot of landlords John actually cares about the people that live in this park. He would give the shirt off his back for anyone. He worked with everyone and helped all the elderly people in this park if they needed anything he would get it for them like going to the store or checking there mail so they wouldnt have to walk to the mailbox. Whatever they needed he would do or get and he would do it out of his own pocket. Its really sad the way these new people have done him. Now I found out that the person or people that are going to be our new landlords or managers are from the Pasadena mobile home park and are just residents there with no experience managing a mobile home park. There walking around the park with guns on there side and making false accusations about John its just really sad all hes done is help people and this is the way he gets treated. I feel bad for the people who live in this park cause its about to go down hill real quick cause from what Ive heard they just plan on moving anybody in and giving them mobile homes for as cheap as 300 dollars with no background checks or anything. Its easy for them to come in and make John look like the bad guy just so they can look Good... Walking around the park with guns on there hips and making threats to residents that they will be evicted if they dont clean there yard etc instead of giving them a warning. This is Basically bullying ... This just goes to show how unprofessional someone with no training in management will be running this park..... WHAT A SHAME!!!

This place is a dump. My friend has a sewage issue and the landlord has not fixed it. Shes been in the trailer for over half a year. This is not a safe place for children. There is debris and garbage all over the place. However the biggest issue is the potholes!!! These holes are so deep you could hide a child in it. There is no pride taken in the care and upkeep of this park.

This park changed ownership at about the time I moved in, so dont believe everything negative you read here in the reviews. A couple of them were left by former employees and people who couldnt abide by park rules or be bothered to pay their rent. Yes, the park is older and with that comes more than your average amount of maintenance but things take time to fix and I have to give the current owner credit for being willing to work with people. All he has ever asked is that his tenants be honest with him, abide by the rules and respect the other residents. Great place for those on a fixed income in my opinion....

There is a lot of trailers being set on fire it start on july1,2019 and is still happren. Me and my family just moved out of there cause we wanted a safe place for our family and pets. It used to be good over there before there was new management. We live there for over 2 yrs.

Great community great deals the management is amazing! Making tons of improvements everyday

I have a heart problem from all the black mold in the trailer. Also Lucy the property manager likes to take the word of liers instead of good honest ppl. They have been saying for a year and a half they would fix the roads and still havent. Do not buy a trailer from them they strip out everything they want out of them before they show them for sale. After we moved we were told by someone who works there that they took the toilet out and all pipes and knobs so the park could sell them this is also why they arnt selling anymore. I stayed there for over a year and they never once fixed anything an I was renting they wouldnt even fix the electrical not even after we had two electrical fires.... So what does that tell you??

Very nice people. No problems with violence or crime. I enjoy living here. Its quiet and most everyone keeps too themselves, but are nice when you do interact. There are a lot of empty trailers. They are not stripped out , and there is only 1 that burned still here. I have no bugs at all. I believe that the owner is working hard to improve the park. People who have been evicted may have their own agenda. Judge for yourself. Ive lived in much, much worse. I have had every single thing fixed that I have requested. Its not fancy, but it is safe and reasonable. They pay electric and the water.

They are selling trailers with no furnaces, hit water heaters and messed up electric for $99.00 and expecting people to be able to afford improvements. Flint has very little to offer anyone, yet people from Iowa purchase the park and bring in residence with no background check... I fear the consequences of their actions!

The roads will still ruin your tires and car if youre not careful. Management needs to take care of the burnt and trash trailers.

I have lived here for about 10 11 years. Have had no problems with management or maintenance. Owner will give the shirt off his back if he can. Affordable , slow process on cleaning up but miracles dont happen over night. I have seen worse parks than this. They work with ya if you work with them.

I would like to know when we will have power back on please if anybody can tell me I just called and they told me that they do not cover are Park so they cannot give me an accurate time to turn back on I have a fridge full of food that I cannot afford to replace that is just wasted my fiance needs breathing treatments he hasnt had one in two days now I do love the part they need to fix the potholes I have a broken windshield now from the Rocks heating it from just driving out of the park I had to replace two Tire which Im not really complaining about because they had to be replaced my muffler fell off from hitting the potholes going in and out of the Park i am just glad my daughter and i are ok because we was on 75 when we noticed something was wrong so it was just the too of us on the side of the rd when is it going to be fixed i cant afford to fixs my car and our home i am on disability sincerely your neighbors Kris,Angela

Nothing but abandoned trailers, huge car swallowing potholes, no street lights. Worried about my family during the trailer fires.

Its better than some places Ive seen in this town

Visited family at this little trailer park, it was small and out of the way but it was quiet, some of the trailers where a horrible eye sore but at least it was better than what I seen in twin gettos.

Owners need to get older burnt down trailers out of there, looks bad, would be nice if newer trailers were in there

Extremely run down, like 80% of the homes are abandoned and many are burned or stripped. The people are nice though and the manager is very willing to work with almost anyone who wants to rent a home. The rental units are clean and livable, ok for the price.

That place is disgusting and very dangerous

I lived here back in the end of 2015 and the very beginning of 2016. Half of the trailers were run down and the place had bed bugs in some of the trailers as well as cockroaches in some. Then when I had to go to the hospital for a month my family didnt pay my rent. I tried to move back in and they didnt have a trailer ready for four weeks. I ended up not moving in and they refused to pay me back any money, including my deposit.

Eh. Kinda run down but its liveable.

I live here. Its an ok place. Electric and water is included in rent which is convenient. You have to stay on maintenance workers about making repairs, but it usually gets done. Owner and workers are pretty friendly.

Most of the trailers were unoccupied or had been set on fire.

Horrible place to move to. Bunch of cockroaches bed bugs. Please please please save your self a hastle and find somewhere eles to move. A buch of child predators walking around. John eli is a rip off slum lord!! Hes also a drug addict takes subboxins for rent money. Loves giving people fake evictions. Lets people shoot guns off in trailer park. Very unsafe for your children with the bugs and black mold all over the place. NOT RECOMMENDED

If you want cockroaches bedbugs spiders and ants and poor maintenance move there the owner john ely will promiss you to fix stuff but wont then if you complain he will bully you and day he shut your power off and water hes a low life landlord for your safty dont move there

Do not ever move into genesee forest estate they are big time rip offs over charge for everthing, we pay our water bill and if the office dont the whole intire park gets there water shut off, then the owners are drugys the cant even maintain a clean mobile home its very nasty there youll be better off grabing a cardboard box an sleeping in the grand blanc garbage dump!! DO NOT MOVE HERE WHAT SO EVER ITS A DUMP!!!!!!!!!!!!!!!!!!!!!!! I DONT WANT TO GIVE THEM ONE STAR CUZ THEY DONT DESEARVE TO BE RATED

The trailer park is very trashy and has tons of trailers that need to be moved out they are very nasty and making the park look even worse

Worst place to live they over charge and I was paying my rent every month and cause I was gone for a a few days they broke into my trailer and through everything out and destroyed all my kids toys and my stuff I am so very upset do not move in here.
